I almost never leave yelp reviews, but I want to share my experience with Atlas Lane as neither a property owner nor a tenant, but as neighbor that interacted with one of their property managers (Matt). I live in a condo in Adams Morgan adjacent to a recently-built building (The Olso), which Atlas Lane managed at the time (two years ago). Right after the building was completed I noticed that the outdoor floodlights were on all night, and they were shining into my bedroom and keeping me up at night (even with my curtains drawn). I did a little research and found that it was managed by Atlas Lane, and thus I emailed them at 9pm about the issue I was having. I wasn't expecting any response at all but I figured it couldn't hurt to try. To my surprise, an hour later I got an email back from Matt apologizing for the light pollution and saying that he would take care it. After that night, the flood lights were never on overnight again for over two years. Fast forward to last week, when the flood lights were again on 24-hrs a day. I again emailed Matt at Atlas Lane to let him know. He told me that Atlas Lane was no longer managing that building, but that he knew the company that was managing it now and would email them on my behalf. He even checked in with me again a few days later to see if the issue was resolved (of course, it was not), and then emailed the other property managers once again to remind them. In my opinion, this is outstanding customer service, and I'm not even a customer! I am so impressed that I am actually now considering using them to manage my own condo once I finally move out, even though I've never before even considered using a property management company because I always had such *terrible* experiences with them as a tenant. read more

I read negative reviews but applied with them anyway. Mistake. Waste of money and time. The agent I worked with was communicative but kept pushing tour out. They said we are #2 in line. But that often the first people to tour don't like it. Said have to wait for tenants to be ready before we could tour, then kept coming up with excuses for not being able to see apartment. Finally, after supposed weekend for tours to start passed, I reached out and they said they had so many applicants that apartment rented sight unseen. Based on their info, I estimate they made $1500 in fees taking all the applications. At some point, it seems unethical to take application money past 5 or so applicants. Honestly, a refund of our $100 would have been appropriate. It honestly feels like it was a money grab to get application fees. read more

I had an abysmal experience as a renter trying to rent an Atlas Lane run apartment- I wish I had seen these reviews sooner and neither gotten my hopes up nor wasted my time. The tour was not with an Atlas Lane employee so she couldn't answer any questions with certainty. My partner and I each paid the $50 application fee and heard nothing back for weeks, despite making multiple calls and emails to determine the status of our application. Felt like a scam. Claudio called us three weeks after submitting saying our application was approved. I provided additional information (no current pets, etc) and he said he would confirm with the owner then send the lease. He confirmed there would be 1 free month of rent. Then he ghosted us again. It seems online that the apartment is still available, so this company not only treats renters badly, but it seems they're costing landlords $ as well. read more

I have been an out of state property owner in NW DC with Atlas Lane for over 3 years. Matt , the manager, worked with me to prepare the property, obtain necessary city licensing, and to find excellent tenants. Kelly is my property manager, who is easy to contact and ready to resolve any issue. i can honestly say that I am 100% satisfied with the services. My rent check is deposited automatically to my banking account. We recently changed tenants and Atlas found highly qualified tenants to lease the property promptly. They coordinated the replacement of an appliance also. The fees are reasonable and totally worth every penny. I would note that my original tenants stayed 3 years and I had no complaints. This is a highly professional and consumer oriented company for both owners and tenants. read more

Started using them in 2021 and they were so great. My sales person Matt gave me a great deal and my previous property manager was great. He helped take a video of the unit, made sure someone was there for all of the tours, and helped me understand which renters were good before we extended the lease to them. Fast forward to 2024 and they have undergone some serious management issues. I had a tenant renewal and it took 3.5 months to get them to sign. All the while I was the one who prompted my new property manager to respond to me. I had four emails out before I got a response. The entire time I was prompting the lease to be renewed only to get no responses. I was escalated to their CEO of the company and that did not resolve the issue. I have now switched property management companies and could not be happier. read more

We applied to rent a condo through Atlas and paid the application fees. For more than a week, they have not returned any phone calls or emails. The last email I received said they had received the application and the leasing manager would contact us within 2 business days. That was 9 calendar days and 6 business days ago. We've tried reaching out to them by email and by phone. read more

These guys are a bunch of clowns. If you tour one of their properties, they will send a random person to essentially unlock the door for you and recite the listing you already read back to you. They are incapable of answering your questions since they are not employees or individuals who would otherwise have knowledge of the property they are showing or of Atlas Lane as a company. The unit I viewed was so lovely that I decided to send my follow-up questions to the generic email address provided in the automated email I got after my tour. It took 3 days, 2 emails and 2 calls to get a call back from someone who also recited the listing back to me. I didn't even bother asking most of my questions because I realized she had no clue what she was talking about. The other reviews I read of Atlas Lane fall in line perfectly with my experience. I cancelled my other tours of Atlas Lane properties, which is a shame because they unfortunately have high quality inventory. I honestly feel bad for the property owners who are missing out on highly qualified tenants who are enthusiastic to move in because of Atlas Lane being a scam of a company. I urge all renters and landlords to avoid this company at all costs. read more

The absolute worst. I have had to personally manage this property and respond to tenant needs while paying Atlas Lane commission. Account manager never responds to emails or calls. I arranged for repairs myself (from different time zone) and negotiated my own lease renewal while Atlas Lane ignored all inquiries and reminders about lease renewal deadlines. My prior tenant experienced delays in getting deposit back, and I have had to chase on behalf of the tenant. On top of all of this, a sales rep from Atlas Lane cold-called me asking for business when my property was already under their questionable management. read more

Choosing Atlas was the worst mistake I ever made in managing my 6 unit apartment building in DC. Their management model is to try to get everything for the property automated. But there's no human touch. When anything comes up out of the ordinary, which it always does when managing a property, they just don't deal with it. It takes days and sometimes weeks to get a response to an email. Managers don't visit the property. And when they do, they won't touch anything. They'll insist on calling a contractor to adjust a light timer or change a lightbulb. Something's seriously wrong with this company's culture and operations. I'd give them zero stars if I could. read more

They're unresponsive to tenant requests, do not comply with lease terms, and take a significant amount of time to return security deposits. They add on admin fees for things like submitting your rent on the app they require you to use to pay. read more

I had to write a review of my experience with this company after they ghosted me on my tour and then, insult to injury, sent me a thank you text and email with an invitation to apply. What a joke! Renter beware, Atlas Lane is a ghost company - there's not a real person to be found. You request a tour and then it's all automated confirmations and follow ups from there. Even if you confirm your showing, they will not show up. I emailed them twice before my showing with no response. Trust the other negative reviews. It really says something that the reviews are either one or five stars. Would not recommend. (It's a shame for landlords who work with them, because some of the units are very nice and would have success with another managing company.) read more

This company is extremely disorganized and unresponsive. One day before my scheduled move-in date, I receive an email informing me that my move-in date needs to be pushed back a week due to maintenance issues. A week goes by, I still don't hear anything. It takes multiple emails and phone calls for me to receive a response informing me that they'll "be in touch asap." It has now been over a week and a half after my scheduled move-in date, and I have yet to hear from them. read more

I worked with Kelly from Atlas Lane. Very responsive and professional. She did a great job during the leasing period and was very effective in renting the place quickly. I recommend anyone looking for a professional property manager who can get things done. read more

I am updating my 04/02/2022 review . Trever, the owner, contacted me regarding my review. He was genuinely concerned about the issues I had raised. I thought it extremely responsible for a business owner to take time to investigate what's going on under his watch. We discussed my issues. Since this was an issue that had occurred in the past, there was no real way for Trever to reach back across time to fix those problems. But the remaining lockbox issue was promptly addressed. I'm sensing a company that is growing into an efficient team of managers who are willing to go the extra mile to keep their clients happy. We're now considering contracting with Atlas Lane again to property manage our home when we undertake our next extended overseas travel . read more

My guess is that the people that have posted positive reviews here are people from within the company, as the negative reviews stand true to my experiences. Unresponsive. Horrible customer service. Cancel showing appointments minutes from the scheduled viewing times without excuse or apology. Professionalism and attentiveness is required in property management. My experiences have proven these things don't exist at Atlas Lane. read more

My review is based on trying to rent a home from Atlas Lane. My partner and I were disappointed with the lack of communication/clarity from atlas lane and the overall rental anonymous bidding process. It is not a human friendly process (I felt like I was trying to bid on eBay, although eBay is more transparent ) and I expected much more given the price of the property we were interested in. I will avoid dealing with this company in the future when applying for an apartment because I found it quite frustrating, stressful and a bit shady. read more

I wouldn't recommend them as a property management company for leasing and managing a property. They are unresponsive and they aren't great at communicating with clients. Communication may occur once a week via email after their weekly meeting. Their customer service is poor and seems to take forever to lease a place. They are too reliant on technology as oppose to having that human connection with the customer. With this property management company, the art of pleasing customers and having good service is lost. read more

Super unresponsive property manager. Didn't once come to validate my complaint of a major pest infestation in my home, but after several follow ups over many weeks, they begrudgingly sent someone to spray (did nothing). When I called DCRA, they found 6 other housing infractions and discovered the homeowner didn't have a license to rent. Seems like something the property management company would check, no? read more

Atlas Lane - A few days of mosquitos in my bedroom - Property Management Near Me - Washington, DC, District of Columbia

See all

I've been very pleased with Atlas Lane. I own a condo in DC and lived in it for many years. I had a long-time property management company, but when they were sold, their successor was bad. Then I used a different company that was downright terrible - see my review, they're now out of business! Atlas Lane fixed a long-standing leak in my bathroom that affected the tenants below and that no other company was able to resolve. They're so easy to work with that I don't have to think about them. They got me good tenants and rented at a higher level than I thought I could get. They handled a transition as well when one tenant left and the other tenant found someone. They make sure I'm meeting DC's laws and doing everything correctly. I'm very pleased with them and would recommend them highly. I'd be happy to serve as a reference. read more

I was catfished by an AI!!! But seriously, I had some legitimate problems with their AI email scheduling agent (did not mention in the email that it was a rude AI) that scheduled a showing (which I confirmed the previous week), and then cancelled it within an hour of the appointment. It then took SIX phone calls to get someone to tell me that no agents were actually at the property and nobody was available for a showing. After posting my original review, the owner of Atlas Lane emailed me to explain where the synergy between man and machine failed, I explained how the AI gave the distinct impression that it was actually a less than enthusiastic owner (it didn't say it was an AI, messaged in a non-enthusiastic tone, and asked me to confirm I could afford the property, and I had good credit, before I even saw the place!). He took the time to go through the misunderstanding, and confirmed he and his team were dedicated to ensuring a great customer experience in the future. I definitely appreciate that! read more

My landlord switched to Atlas Lane midway through our lease. Since then, it has been a horrible experience. The communication is extremely impersonal and there were many random walk throughout which is concerning during COVID. My apartment had a emergency maintenance situation (flooding from drain) and atlas lane took extremely long to get back to me and we are still waiting for a plumber to come. They don't seem genuinely concerned about the well being of their tenants. read more

Tldr: Atlas Lane is definitely, without a doubt, one of the more professional and organised property management companies in Washington DC. I've lived in DC for a while and have lived in different properties. And honestly there are so many god awful property management companies (*cough* Bungalow *cough*) that absolutely do not care about the property or you, the renter. However, I can deff say Atlas Lane is one of the most professional property management companies in DC. Like we had a minor leak in the basement and they sent someone out within three hours. Honestly, in Washington DC the best you can hope for is that they don't break too many tenant rights laws while you live at their property, but Atlas Lane sincerely is above and beyond (which is a rarity and a breath of fresh air). Definitely recommend! (And thank you to Kelly for being so responsive and professional). read more

I am an out of state owner of a new construction condo in upper NW DC. I contacted Atlas Lane just from an internet listing. The representative linked me with the residential licensing company which handled all of these issues to legally rent the property following the complex DC laws. Atlas found great tenants and have been responsive to any of the issues that arise in a new construction building, such as mail delivery, tenant needs, minor construction issues. Kelly has been a fantastic manager, and since she has been promoted , Greg will be taking over and we have already been introduced. Atlas explained that they are not the least expensive management company, but their quality is high. I would agree that the service is well worth the cost, especially my being on the West Coast, and I do not have to worry about the property. I even talked to my tenants, who said they loved living there and were pleased with management. Five Stars on the talent search! read more

I've been working with Atlas Lane as a property owner for the past 2-3 years now. They are incredibly responsive and have given me an invaluable peace of mind that my tenant and property will be well looked after. When there are repair requests, they notify me promptly and give me several options (at different price points) so I can make well informed decisions. For example, my tenant had reported to them that a few tiles came off of the shower and needed repair. AL sent several options from simple tile replacement to full shower wall redo - and each had detailed quotes from contractors and had sample pictures of the tiles so I would know what the final result would look like. I would highly recommend to anyone who is looking to find a responsible and responsive management company that will take good care of BOTH your property and your tenant. Two very enthusiastic thumbs up! For context, I saw a few really negative reviews making accusations that the positive reviews are from people within the company. So I want to share my story here: I was living in DC in 2010 and purchased my own condo. Then different career opportunities took me overseas which required me to use a property management firm to look after my condo. The firm I worked with merged with Atlas Lane about 2-3 years ago and that's how I came to work with them. In the past years of working with Atlas Lane, they sourced my tenant (within a month of another long time tenant moving out) and have been very easy to work with. I am now back state-side, and technically close enough to DC that I could look after my own condo, but because of how easy they've made my life, I've decided to continue working with them. read more

I've recently moved out of an Atlas Lane managed property and had a great experience. They were quick to respond whenever I had an issue (which was rare). I would definitely recommend them! read more

We've had a fantastic experience working with Atlas Lane. In particular, our property manager Kelly has been extremely responsive and helpful in navigating particularly tough situations with tenants. As property owners, we outlined our objectives and priorities to Kelly, who very clearly communicated them to the tenants and managed to negotiate the best possible resolution given a complicated dynamic. She is the consummate professional and we would recommend working with Kelly and Atlas Lane writ large to anyone looking for an excellent property manager. read more

Atlas Lane made everything about renting my apartment easy and hassle-free. Highly recommend!

Atlas Lane has been successfully managing one of my properties for years now. I get updated when it's necessary, but for the most part it is very hands off for me, which is how it should be. Whenever I have had questions over the years, they were answered professionally, with confidence and reassurance. I have never walked away from a conversation feeling mislead. When it comes to property management, they know hat they're doing. If you're seeking a property management company that you can trust, then I would strongly recommend checking into Atlas Lane as one of those options. They are a formidable candidate for the job. Thank you again. read more

Atlas Lane was the worst property management company I have ever rented from. I am convinced that no actual humans work there. They only communicate via email and you cannot reach anyone by phone. In case of emergencies, you're simply out of luck. Every maintenance request was met with a hard no. I'm sure they're good to property owners but they are so difficult to renters. Do yourself a favor and DO NOT RENT FROM THEM. read more

I have used Atlas Lane for my DC property twice. They are the most responsive, amenable to many of my requests, and have gotten the best tenants at a most reasonable income for me. I would never refer anyone to another company, but Atlas. Thank you so much Atlas Lane. read more

Great company, great service, great staff. Helped me to quickly find a tenant for my DC Capitol Hill area condo. Highly recommend!

Atlas Lane managed my property for two years while I was living on the west coast. We saw all kinds of things: repairs, one tenant moving mid-lease, heater going out in the middle of a snow-storm, and Atlas Lane managed it all! They did a great job of keeping me informed, finding quality tenants, dealing with issues as they arose, and keeping tenants happy and costs down. read more

Would not recommend as an owner. My apt was left unrented for MONTHS, even after lowering the rent multiple times. I switched property management companies and it rented within a few weeks. I was attracted to Atlas Lane because the company seemed younger and more tech-savvy, but really they are inexperienced and unprofessional. There are a few employees who seem really customer focused and eager to help (Dan), but I found that with most of the employees I was in contact with, I had to follow up multiple times in order to have an issue addressed. I don't live in DC anymore and need a company that is reliable and on top of things to manage my property. This wasn't it. read more

Atlas Lane has given me a peace of mind that I couldn't have expected from any property management company! They are responsive, agile, and extremely cordial. They have dealt with everything in a very smooth way. There is a particular reason why I have highlighted first the peace of mind that I have felt from working with them. Please, imagine my situation: After 6 years of a great DC life (my wife and I are originally from Brazil), my life went through some deep changes. I received a job offer and was moving to a new company, moving to Turkey, and having a baby at the same time!!! On top of it, I had to rent my place and choose a property management company that would completely take over. I had absolutely no time (or mindset) to solve issues with the property on the other side of the world, with a 6-8 hour time zone difference, pulling crazy work hours and doing my best to be a present Dad for little Alice. It was impressive how I felt that my house was on automatic pilot. Whenever an issue has arrived, solving it was very painless and smooth. It has been plain simple. Totally recommend these guys, in particular Nick and Trever. Almost forgot to mention: the rental price ended up being above what we thought it would be, and they were quick to get very good tenants. read more

I've hired Atlas Lane twice now (in 2017 and this year) to rent out a property in a not so great neighborhood. The first time we went with tenants who had rapid rehousing support from the DC govt and they helped us navigate the whole process. They found us the second tenants within the first week of advertising the home. The guys at AL are really great to work with and accommodating to our needs and situation! I definitely recommend :) read more

Atlas Lane has been managing our house on U Street for a year, and we have been absolutely delighted with them. We had a previous property manager who was having trouble renting our house, but Atlas immediately identified the correct market price for the house, aggressively marketed it, and identified multiple strong prospects. The tenants that they ultimately identified have been wonderful. Atlas has also been very responsive with questions and issues, and they do a great job at effectively communicating whenever there are charges or repairs. Atlas also is a very hands-on property manager, and they have a great service providers. When we've had issues, they have been able to leverage their vast network of service providers. They also have been having quarterly walk-throughs of the house, which is great for both us as owners and our tenants, and it's given us great peace of mind with our house. We recommend Atlas, and specifically Nick who has been our point-person, in the strongest possible terms. We were very lucky to have found them. read more

Atlas Lane has been in charge of our Capital Hill condo for almost a year now and they have EXCEEDED our expectations!!! They helped us find tenants who are awesome (in a super seamless process) and made sure that we got the best price for our place. Also, they are SUPER responsive and update me on any issue- large or small! I was drawn to Atlas Lane when I was looking for a management company because of how they are so customer driven and have easy to use technology platform when handling documents. We recently had an electrical issue with our unit and they called me every day to let me know the progress. They also interviewed several electricians to make sure we were getting the best rate for the work. Atlas Lane has made living out of state away from our property SEAMLESS and WORRY FREE, and I cannot recommend them enough! Do not be swayed that they are a new company- this is exactly why I chose them because I was tired of the property management companies who never responded or did not care about me as the customer. The owner started the company because he was tired of how his property was cared for...Do yourself a favor and hire ATLAS LANE- they are the BEST!! read more
