Any time we had an issue, it was dealt with immediately with frequent and clear communication and the move in and move out process went insanely smooth. if you are considering renting a Nest managed property, I would recommend not. If you do, make sure that your future apartment is in excellent shape. any maintenance requests you make will be punted down the line and sat upon until the owner okays the expense. I'm a current renter and I've had to make upward of 60 maintenance requests in 8 months living here. The very worst has been the lack of heat, lack of hot water, lack of a draining tub and most of all, not being able to take a shower for days and weeks at a time. Such issues as a non-draining bathtub, no heat, no hot water, a broken A/C and heat wall unit, non-functional fire and CO2 alarms, broken blinds, a broken window, a bathtub full of frozen water, a frozen bathroom have all been a part of my brief stay in this place. None of these maintenance requests were addressed in a timely manner. It is, indeed, very hard to get in touch with an actual person at Nest. You, the lowly renter, communicate through the website. it's like trying to call your bank or Amazon. Sub-optimal apartment management is what Nest brings. read more

I currently rent a unit that is managed by Nest Property. Over the past two months our unit had two water leaks that were remediated incorrectly, (I.e. Nest did not install blowers/drying equipment after the leak occurred) which caused mold growth. We had to follow up with Nest multiple times to have them inspect and remediate the mold. Once the mold was identified and remediation steps were in place, we were not allowed to use the laundry machines.We asked for compensation for laundry services because we couldn't use the appliances and they denied it. If I were a tenant I would avoid a property that is managed by this company as they will do everything to shift the blame of negligent repairs onto you. If I were homeowner looking for property management services, I would STEER CLEAR. They do not care about your property and will implement the quickest fix, even if it's incorrectly done and causes more issues down the road. read more

For most of my 4 years living at a Nest property in DC, I had very few problems. We had a few break-ins and stolen packages but it was attempted to solve these problems quickly. My problems began upon moving out of a property managed at Nest. I am a great tenant- I pay on time and often had a cleaning service come clean my unit. I care about where I live and I take care of my environment. After moving out, I followed the directions and returned my keys. Multiple people from the office couldn't find the keys and proceeded to ask me if I had misplaced them. Not a huge deal but it seemed to be a lot of miscommunication within the same small office. Prior to moving out, I reported a few broken items (cabinet door, microwave no longer working, toilet making noise) to maintenance. Nest canceled the request. I was appalled when they gave me a receipt with those charges subtracted from my security deposit. They charged me for the broken items that I reported to maintenance. They charged me approximately $800 to replace the carpet along with the other broken items. All of the charges were for my full security deposit amount. Not to mention the fact that my security deposit was $1795.00 and they charged me more than that for the "damages" in the end. I took a few videos upon leaving but I wish I would have taken more pictures- that's on me. I am somewhat understanding of wall damage and I have no problem paying for that. The rest of the charges were absolutely ridiculous. I get that these companies are trying to get the money back that they lost during the pandemic but why do that to a loyal, clean, quiet tenant. It is an attempt to take advantage and it's awful telling of how Nest operates. Nest's company newsletters about being a community is nothing than words, their actions speak way louder. My recommendation is to please take LOTS of pictures and videos prior to moving in should you choose to move forward with this company. This company rents this one torn down house year after year in NW DC they should be ashamed of themselves but RENTERS BEWARE! Just when they get your money they will send someone two days before your move-in date and to patch up and put a coat of paint over the ten coats of paint that already exists. Nest DC does not come out and inspect this property until they get your security deposit and your money and they will not follow up because this house is falling apart but the pictures they use before they rent this house to make you think "wow that house looks great" NOPE its not. The washing machine and dryer in this place is at least 20 years old. RENTERS AGAIN BEWARE!! If you have section 8 or any type of voucher I wouldn't apply they give you hopes and as soon as someone not applying with a voucher apply for the same unit your placed under them and them above your application! I was hesitant to apply because I read the review but I'm not a word to mouth person and applied to find out myself that all the reviews are accurate on how they do business was told I could transfer my application did that a day after renting out the unit I originally applied for to transfer the application to not get a response until 4 days before my initial application expires I'll be uploading picture proof once I get my last response from my last message to management along with my case worker and a worker from DOH being attached . It seems like Nest manages a lot of properties so I can't speak to many of the negative reviews. But as for the Nest Co-Living in DC, I had a solid experience staying at their District location on 9th street. I am generally not one to speak in favor of landlords or management companies. However, Nest delivered on pretty much everything that is promised. One of the highlights was the furnishings- our refrigerator and oven were really excellent quality, and we had a very large gas stove. A flatscreen TV, couch, rug, and the weekly cleanings (sometimes not on time and sometimes didn't get enough supplies but overall what we expected) were all included in rent. Not paying utilities at all is pretty crazy. They responded to our maintenance requests in semi-reasonable time, some faster than others. Most importantly, though, this was co-living. So there's a clear risk in signing up. I got sort of lucky and my roommates were all the same age as me. It could definitely be a more awkward situation, and I don't feel the rent price was a crazy good deal for what we shared. However, it was definitely not price gouging, and includes all of the amenities I mentioned. I think the rent price could be lowered a bit to compensate for the inherent risk of co-living. Overall, I would definitely recommend Nest DC's co-living properties. I am not a robot and certainly not paid for any of this endorsement. read more

On top of their many flaws, one of the members from their maintenance team made ANTISEMITIC REMARKS to JEWISH TENETS. This was not one of their contractors, this was one of their internal employees. Additionally, most negative reviews are spot on about what it's like to rent from them. Easily the worst rental company I've ever experienced. It took over two years for them to fix an ice maker. TWO YEARS! We had a sewage issue when it was flooding into our unit which took them 4 months to fix while they argued that there was no associated mold. There was, we could smell it and see it, and it took us threatening to call the government to get them to act on it. Our home was broken into because Nest left our keys outside our unit. Can't make this stuff up, folks! Plus you have to watch them like a hawk, they'll randomly add additional charges to your rent with no warning and no explanation. Honestly they should be put out of business as the fraudsters they are but they probably pay Mayor Bowser enough to keep existing as the predatory goblins they are. read more

I can confidently say Nest DC does not care about their tenants. I have lived at a Nest DC property for three years now and here are some of my highlights: 1. The issues began the first day I moved in. I was told to reserve the elevator and use a key in the vaguest of terms. When I asked for clarification I received no response. Days after my move they attempted to blame me for breaking an elevator I did not use. 2. Then they refused to give me a mail key so I could not get mail for almost a month. They claimed a different agency had my mail key. That was incorrect, as the leasing company, per my lease, this was their duty. I had to quote my lease and go to my building board before they would do anything. 3. A couple of months later I noticed a leak in my shower and informed them to which they told me "it's fine" without checking. Later my shower leaked into the unit below mine. They then called and said "in twelve hours maintenance will replace your shower so you won't have a shower for up to three days". I was without a shower for two full days with almost no notice. 4. I have had maintenance workers enter my unit without my knowledge for whatever reasons. When I complained they simply said "sorry", with no explanation. 5. My AC broke at the beginning of last summer when it was 90 degrees outside. I was without AC for almost a week. The only reason they fixed it is because I threatened to contact DC housing authorities. 6. Finally, I am attempting to move out. I am suppose to receive 48 hours advanced notice before a showing. Instead, I was called by an agent 20 hours in advance, who said "I will be showing your unit tomorrow morning, tomorrow afternoon, and the next day." He stated it as though I had no choice and I called him out for not giving me the full 48 hours and he gave a half-assed apology and cancelled the tours. I have not had a single positive experience with Nest DC. read more

Nest DC has managed my property for nearly ten years. I bought my house after the housing crisis (when I could afford one) and spent years making repairs and improvements. When I moved out of state and decided to rent rather than sell my home I turned to Nest to manage it. At the time, they were the only company that specialized in multi-tenant leasing, (don't know if this is still the case) which I knew would attract more potential tenants to my property. While not everything has been perfect, looking back over the decade I've used them as my property manager, I'm not sure anyone could have done better. When there are issues, they are quick to bring them to my attention and get them addressed. I also appreciate the online portal which keeps documents organized. I think Nest DC leans more favorably towards tenants rather than owners. But, my position is that this likely attracts a wider pool of qualified candidates which helps me in the long run. I also appreciate their attractive website and listings that make turnarounds quick. I love my DC property. There's a lot of my sweat and tears in that old home and I want to make sure it brings as much joy to the tenants living there as it did to me when it was my home. When they did finally come to remove the mold, they did not put up any protection and destroyed all my belongings in the process. I've been working with Nest for about a year and they've always been responsive and have gotten good contractors out within about 48 hours of request for service. It's true that it's not always clear who you should be emailing, but if you give their front desk a call they're responsive and the portal works well. read more

I rented in the B11705 P St unit and had a terrible experience. 1) It is difficult for mail carriers to enter into the building so they will leave the packages outside where they are often stolen. 2) The basement unit is underneath large pipes that are VERY loud. Many sleepless nights during the colder months that you cannot run away from. 3) I have never had sensitive skin before, but after moving into the unit, I broke out to a degree I have never experienced (it was either mold or dust). My skin only healed after moving out. 4) It was very difficult to get into contact with the Nest team. We were left without a dishwasher for 3 months before they finally fixed it. The good parts of the unit. 1) Location- very central to Dupont and U St. Many grocery stores nearby and a lot of restaurant choices. Easy to get to any part of the city from this location. 2) Cheap price for two bedrooms. However, the second bedroom is VERY small. Was able to fit a full bed and a dresser (nothing more). We took to calling it a den than a bedroom but was nice to have with two people wfh. Overall, the cons outweigh the pros and I would like its new tenants to have the full picture before moving in rather than having to figure everything out like I did. read more

Nest DC is incompetent to the point of negligence. I could go on about the issues I've dealt with while living in a Nest managed apartment. They first leased us the wrong apartment unit, so I couldn't move into the apartment for a month after I was supposed to but we still had to pay full rent and were not offered anything to address the situation. We were frequently locked out of the building for a month and they changed the locks and never gave us real keys. They did not care, despite it being incredibly unsafe to be trapped outside and being at the mercy of our neighbors to let us in. There were multiple periods where we were unable to receive mail because the postal service was unable to also access the building. We probably could not receive mail for a total of 3-4 months over the course of a year (I missed a lot of important mail). Maintenance has been an issue for many tenants in my building. We got charged over $200 for a very minor plumbing issue. Many of the other tenants I know in the building have had far worse maintenance issues, ranging from leaks to a lack of air conditioning, that have consistently been failed to be addressed. I am glad that the owners of the building I live in have transitioned to a new management company because this is the worst management I have ever lived under. If I could give 0 stars, I would. Save yourself the trouble and live in a property managed by literally anyone else. Oscar the grouch would do better. read more

STAY AWAY! We began working with Nest prior to relocating to the west coast for work. We went with Nest given they worked in the neighborhood and their pitch that they took a more personalized approach to property management depending on the property and landlord/tenant needs. The red flags began to rise when we found our first tenant (which we found, not Nest) and they executed the lease on our behalf without giving us notice or the ability to review. We made it very clear that we were not comfortable with this and asked that it not happen again. Nest told us they appreciated the feedback and would make sure it didn't happen again. We had our first tenants for four years and noticed a number of smaller issues throughout that time. We had a specific issue that came up that required ongoing maintenance. We ultimately had to manage Nest managing the issue. They were incapable of independently managing a routine maintenance issue despite consistent reminders. After four years, it was time for our first tenants to relocate back overseas. There were a few interested parties, one of which we (the landlords) identified and was willing to sign a 3 year lease. However, Nest executed a one year lease on our behalf to another party without consulting us. While the his party would have signed a two year lease, again Nest dropped the ball and executed a lease without consulting us. Fast forward to move in time, there was a 15 day period where the house was not rented. Nest claimed to manage the turnover process but failed to provide any guidance, such as telling us we needed to put Washington Gas/Water in a specific account to ensure water/gas were not shut off. They failed to do this and then the tenants moved in to no heat or water. Nest offered to bring space heaters recognizing the issue, but then charged hundreds of dollars to the tenants for the heaters and transportation. AND THEN THEY PICKED UP THE HEATERS after asking the tenants to pay for them. Throughout our tenure with Nest, we received multiple complaints from our tenants about Nest's incompetencies and their frustration trying to work with them on the most basic of things. If you are looking for an expensive company that lacks basic common sense and is more focused on marketing and their company image than their customers, Nest if for you. If you want a fair and customer focused partner that you can trust, STAY AWAY!!!!! read more

You can find somewhere better to rent from, EASILY. I also was locked out before due to no fault of my own - the call box was not responsive so the fob was useless. The only way I was able to get in was just by luck: someone else in the building attached came out and let us in. My dryer also does not properly work, and instead of even TRYING to look at it they just gave me a discount for a couple months.. attempting to fix the problem would have been helpful..... Do not rent from this company. I have been living in one of the units for 4 years. The last two have been getting worse and worse and i keep trying to hope it gets better. There are constant maintaince problems that they refuse to fix. My ceiling has a major leak that they just keep painting over the water stains instead of fixing the roof. The paint in my bathrooms is constantly chipping. They fix one thing but break another and then don't come back to finish what they start. The safety issues that they cause as a management company is highly alarming. 3 times Since I have been living here they enter my apartment without notice or if you do put in a service request they never send notice as to when they will show up they just show up whenever. There's a parking spot included that I can never use cause either other tenants are parking in it or other ppl from surrounding buildings and Nest does nothing about it but send automated emails. If you want to feel safe, and that the building actually cares then go somewhere else cause you won't find that here. read more

This is the first time I have ever gone to the effort of leaving a review on Yelp. I would not recommend engaging their services as a landlord. This is my second time leasing my apartment through Nest, after doing so from 2018-2022. While I was genuinely satisfied the first time, unfortunately this time around has proven to be quite frustrating, with slow-to-no responses on management issues. I am not sure if they are understaffed in cost cutting moves, or this is a growing pain of graduating from a boutique to larger company. tl;dr - stay away if you (1) value your time, sanity, and investment; and (2) want a management company that will act in your best interests as an owner. I'm a property owner who previously worked with Nest DC to manage my condo. Nest is by far the worst management company I've worked with in any capacity (i.e., as landlord or as tenant). Do yourself a big favor and look elsewhere. If you value your time, sanity, and investment, steer clear of Nest DC. Nest uses a "team" approach to manage properties. Nest DC sells this as more efficient. In reality, what this team approach means for you as a landlord is that you'll never know who is responsible for your unit; you'll never know who to reach out to with an issue; you'll call their office and get a receptionist who will not know how to direct your call and/or will invariably tell you the person you wish to speak to is unavailable and will call you back (expect to wait days for a return call). The worst symptom of Nest's "team" structure is that it diffuses responsibility to a point where there is no accountability when things go wrong. During the nearly 2 years we worked with Nest, we were in contact with 21 different people about our 1-unit condo rental. Pure chaos. One Nest "team" was working on renewing our lease with our tenant. For some reason 3 different Nest people were involved in a lease renewal (1 "Client Experience Assistant", 1 "Client Experience Specialist", and 1 "Client Experience Manager"). Due to internal miscommunications within this "team," Nest signed a new lease on my behalf for $150/mo LESS than what had I approved. They never told me they planned to sign the new lease. They did not give me an opportunity to review the new lease before signing. I was surprised to receive a new, executed lease. I was even more surprised to see the lease terms did not match any terms I had previously approved via email. You will lose your mind trying to get an answer to a simple question, such as "Was this maintenance completed?" (I once waited 15 calendar days to receive a response to that question, despite 5 follow up emails during those 15 days.) Our tenant regularly submitted serial maintenance requests for things that were relatively minor and/or purely cosmetic. Nest's in-house maintenance team consistently disregarded my instructions to defer unnecessary/non-emergency maintenance, and then charged us $132.50 for each visit. Did they listen to my instructions to wait until they could address several minor issues during one visit to save us money? No. Did they charge me $132.50 to spray a tiny bit of WD-40 and do nothing else? Yes. Did they charge us for repairs, then charge us for the same repair a couple months later? Yes. Nest has far too many employees who are tripping over each other to get work done yet failing to keep relevant people in the loop on important information. I guarantee my condo would not have been re-leased at an incorrect rate if we'd had a single point of contact for my condo. I'll reiterate this: do yourself a big favor and stay far away from Nest. read more

I cannot implore you enough: do NOT rent a property that is managed by Nest DC. First and foremost, they are terribly unresponsive. If you have any issues of any kind (maintenance, access, mail) or severity (major repair, etc.) , do not expect any kind of response within 48 hours. When I first moved in, I was left without access to my mailbox for nearly 2 months. Once I did finally receive a mail key, I found that I had no mail. Went to USPS and learned that they were without access to the building. It is only when I threatened to file a complain with the IG that they resolved the issue. Secondly, expect them to be expedient with anything that will affect their own bottom line. Yes, of course there is an underlying business that has to run--got it. But they will cut corners to get there. Appliances and construction are cheap. Maintenance is even cheaper. They can and will enter your property with 48h notice and no negotiation. I have notice to vacate, and immediately have strangers being guided through my apartment by leasing agents multiple times each week (with 45+ days left residing here. Overall an incredibly negative experience with 1 year renting from them. Preserve your peace of mind and privacy. Do not rent a property managed by Nest. read more

Dane and Shane have conducted work on my property for some time now. This involved our water heater, the sink systems, general other maintenance. They are an absolute joy because they're communicative prior to arrival, during, and after. If I have any questions I can reach out them and they respond in a timely manner. Further, what really showed their integrity, was when they had to deal with a difficult neighbor downstairs and instead of losing their temper they addressed it to the best extent possible, by trying to diffuse the neighbors temper, being patient with them, and even when the neighbor was being absolutely disrespectful, distasteful, and irate (NASTY, if I may say)....they still managed to get their work done and do what they needed to do. Since living here it has been nothing but a shit show. First week in our toilet exploded with sewage and it took Nest over 3 weeks to send someone to fix it. After one year of working with Nest property management's owner services, they deserve maximum stars, particularly for their service, heart and responsiveness within the constraints and challenges of a global pandemic. My relationship with Nest began pre-pandemic, as I readied for a cross-country move, reluctantly stepping into the role of landlord. Since I'd be on the other side of the country, I wanted to hire a local company to ensure the safety and comfort of both my tenants and neighbors, while providing myself the peace of mind that my home was being cared for in my absence. Based on previous experiences with DC government, I expected a residence-to-rental process rife with headaches and hidden costs. The Nest team swooped in and made the process manageable. As a first-timer, Nest offered me a clear, easy-to-follow onboarding process. In record time, Hanna took professional photographs and put my home's best foot forward. The team put me at ease as tenants were signed and paperwork was handled. Moving is nobody's idea of a good time and a pandemic amplifies complications. In the midst of my uncertainty and hesitancy, the Nest team, particularly Eser, expertly guided me through the move out/in process and made everything seamless. Challenges were quickly addressed and I am eternally grateful to the Nest team for keeping everything moving forward, providing support at every turn and likely adding years to my life! During the past year, when issues (small and large) arose within my home, Nest responded promptly and made certain my tenants were cared for and my home was well-maintained--all while keeping me in the loop. Shout-out to Cesar who handled a fan replacement (amongst other items) and sent photos of the materials and the results. Nest made an effort to be responsible and respectful when handling complaints and maintenance requests and I always knew where the money was going. At tax time, Franklin was ready with excellent, thorough reports--my CPA complimented Nest's "gold standard" work. While this is my first time working with a property management company, I appreciate it's a difficult space to operate in. Team members play essential roles that are often thankless (how many people reach out to their management company beyond reporting problems or asking for assistance?). Everyone I've interacted with on the team is warm, maintains a sense of humor and seems to genuinely care about solving problems. THAT is excellent customer service. I am also proud to support a business that serves neighborhoods and believes in creating an inclusive world through sustainable urban communities. A few months ago, Nest leadership held a Town Hall covering everything from new DC pandemic-related policies to trends seen by the maintenance team. Living several hundred miles away, I valued this update and it deepened my trust in the organization. The Nest team continually seeks ways to resourcefully and innovatively make owners' and residents' lives easier (like making YouTube videos for simple home repairs and streamlining payment processes for all parties). In addition to their day-to-day work in a challenging industry, Nest is a values-forward, community-oriented, inclusive employee-owned company (the only one in the District!). The creation of the birdSEED Foundation--providing cash assistance to help Black and brown people in the District buy homes--is one of the best examples I've seen of an operation taking purposeful action to respond to its community's challenges. Nest's mission ("We do this work because we know how important it is to nest. We believe deeply in the quality living and obsess over comfort, community and great spaces.") resonates with me and I admire founder Lisa's vision and ability to build a great team. After a year, I am grateful that Nest is my management company. I sleep easier at night knowing that my home is in good hands, especially during a pandemic. Nest has been managing my rental property for about 8 years now and I cannot even begin to describe how wonderful they have been. They have always found quality tenants and are incredibly knowledgeable of all things DC rental-property related. The best thing about Nest is that they have a range of staff on their team (maintenance people, lawyer, etc) which makes it especially easy to keep up with a rental property. I also liked how Nest was responsive to the tenants and myself whenever an issue came up, and was flexible with addressing any issues. Renting out a property in DC is not easy, but Nest makes it about as easy as it can be. I definitely recommend them to anyone in need of a good management company. I'M CURRENTLY ON THE 3RD WEEK WITHOUT HOT WATER (and their app signals the owner authorized the repair quickly upon being notified, so its purely on Nest's incompetence). I have had several other bad experiences (for instance, a hole left on the ceiling of the living-room for months). The service is bureaucratic, no one never takes repsonsibility for anything. There is a ginormous outsourcing of everything and they send terrible workers that often can't solve simple issues. I also had issues regarding them entering in the house without my permission. They suposedly run everything by an app, but once they start outsourcing services its up to you to keep up with the extremely large chain of people involved even on the simplest repairs. Contractors often don't show up on sheduled days (which is frustrating since we have to make arrangements to host them, also because I don't trust them into the house unsupervised). And despite clearly indicationg I wanted no one unsupervised in the house, I have had experience of contractors entering while I was not home. Ah, of course, they did a terrible job painting the house before renting it to us (there are drawings in the wall from the children of previous tenants, for instance). They seemed very cordial while enticing us to rent the place, but the moment we signed the contract we started dealing with something completely different. And, adding insult to injury... when I gave them a bad review upon being approached by the customer satisfaction team, they inverted things and tried to blame me for "filling too many orders" (as if this wasn't a reflex of their poor maintenance rather than anything else). When we were moving two years ago, we decided to look at Nest properties, since we had seen the positive reviews. We reached out to view a property, saw it a couple days later, and were approved the next week - the whole process was very easy, and Nest was responsive and friendly about our application and needs. Before renting a Nest property, we had a HORRIBLE experience with a previous property management company. The experience with Nest has been the complete opposite. Nest staff members treat you like you're real people with real issues and real lives; it doesn't feel like they are trying to exploit you or take advantage of you, but they actually trust you and want to support you as tenants. If you are a section 8 voucher holder there is alot of Housing discrimination going on at Nest Dc. I applied for a beautiful home for me and my child and A'Lexis Rhode of Nest Dc totally played with us. My application was held back because of my voucher. I submitted my application on the 18th of September and received my screening letter the next day. The following day A'Lexis Rhode of Nest Dc called me to verify my application and to tell me that I was the only applicant and the only person to view the property. After my verification checked out ok I was expecting her to send in my application but she held it for over a week after she lied and told me that it was sent out immediately after the verification process. I've called her several times to check the status without an answer so I called her from a different number and she immediately answered and started talking about a new tenant who suppose to sign a lease the next day. I was totally shocked and in disbelief because I put in a 30 day notice because A'Lexus Rhode insured me that this place would be mine soon. Now me and my daughter will be homeless and we have to go thru the housing search process all over and this is so stressful and heartbreaking. read more

Do NOT rent from Nest. The right hand CONSTANTLY doesn't know what the left is doing. Communication whether that be regarding maintenance, rent, etc. is awful. I have called and left messages multiple times but no one responded. They also waste their employees time on multiple occasions by not telling them the right time slots on when they should come out to locations to fix things. For example, multiple handymen came to my apartment at the wrong time (when no one was there) because Nest's lack of communication skills. I'm getting calls when I am at work/school because Nest doesn't know how to schedule. Lastly, they WILL try to intimidate and add fees that don't make sense. Don't believe the fake and paid reviews!! Easily the worst run management company I've experienced! They lie, cheat, hire their buddies to charge $1,500 for $70 repairs, are VERY dishonest and disorganized. Tons of staff turnover so no institutional knowledge.
