These people are literally trying to sweat me out. Their communication around repairs is astoundingly bad.

I have never written a negative review and in fact rarely write reviews, but they have driven me to it. If you are a renter, look elsewhere. If you are a property owner, they will not care about your property. Their responsiveness is hit or miss but when it's bad, it's bad. 1) When we first moved in, the turnover team had missed a bunch of issues. Fine, it happens, but what was awful was not having having a key to our mailbox for over a month, despite calling and emailing several times. 2) We dealt with an ongoing issue with birds in our vents, which can cause health issues to residents and structural issues to the building, as well as being a fire hazard. There was always some excuse-they didn't bring the right ladder (multiple times in a row) or it was raining (really, it was raining for a month and a half straight?). Also took several calls and emails to fix. 3) we were dealing with AC issues with our upstairs unit. Tech came out to fix it and the next day there was a water leak through the ceiling. My husband was messaging with maintenance who told him to shut off the water and then completely stopped responding when he asked when a tech would be out. This is insane. You cannot expect people, especially a family with young children, to be without water with no notice of when it will be fixed. We figured out in our own that the leak was coming from the AC when turning off the water did nothing. So we turned off in the sweltering DC summer. Our kids can no longer sleep in their bedrooms. No concern about this maintenance emergency. The call center can only forward a request on to maintenance, but it is up to them to do something. They did not even give a status update. Luckily I had the direct number of one of their maintenance people or I don't know what would happen. I received a brush off email from someone on their "client experience teams (ha!), nothing from management. Property owners, take note: if we had followed their advice the leak would have just continued. Our property is beautiful. This company does not deserve to manage it. read more

I have to agree with many of the posters that having Nest DC manage our rental property has been majorly problematic. It wasn't that way the first year, but the second year has been terrible. We just terminated our agreement with them. We pay 10% of the monthly rent on their service, and get little in return. Very few people (from maintenance to finance to leadership) respond in a timely manner, the new Meld platform is a nightmare, there is little to no accountability when performing maintenance on our rental, resulting in grossly overpriced repairs that most likely didn't need to be done (or could have been done more economically). Charges that were supposed to go to the tenant were charged to us instead. I could list myriad examples from the last year in particular. I would seek another management company in DC and avoid working with Nest, if possible. read more

Do not rent from Nest. I lived here for one year and had a terrible experience. Once, I was locked out of my apartment for 5 hours because the building's door code was changed - and NOBODY told the building's residents. The directions for how to find the door code were unintelligible - I spent hours on the phone with the Nest customer service folks (who, by the way, were almost impossible to reach because of the way the answering service is structured), and they all had no idea how to solve the problem. The next day, after I had to hop a fence to enter my own apartment, someone from Nest told me the process was clear, just dial for maintenance and they can help you enter. I spent hours on the phone with maintenance and they were just as lost as me. Nest does not understand its own systems. I was issued no credit and waved off as though it were my fault. This is emblematic of a number of incidents with Nest. Maintenance requests took forever to be filled, our landlord often took days to get back to us, etc. Package theft was a huge issue in our building because the fob to get into the building was broken for months. I just stopped ordering packages to our building because I didn't trust it. Do not rent from Nest! read more

My in-unit washer/dryer has not worked for FOUR MONTHS. Nest has delayed and delayed every step of the way -- I've been waiting weeks for them to just get a serial number on the rear of the unit. And they are passing the costs of their bad service onto the owner: my expenses are piling up and they've promised the OWNER will reimburse. When it's Nest's fault this thing has dragged on for four months. I hope every prospective owner looking to have Nest as your property service company thinks twice, since they seem to have no problem screwing over owners as well as tenants. Edit to add: the worst part is they told me to use a unit with a manufacturing defect that literally MOVED ITSELF ACROSS THE FLOOR and marked up the floor in the process. Nest doesn't have a care in the world for the owners' property. read more

Have had a great experience with Nest. We're in our second year of a lease with them and have a positive experience, both as a prospective renter and current tenant. All of our service requests have been responded to promptly and they are always quick to answer any questions we have via email. I have been using Nest DC for 2 years now as a landlord client/property owner. I am currently trying to change management companies, but Nest DC is being unresponsive (for days). They keep asking me to leave a message and they'll call back. Not sure what good there is to say aside from that they are good at collecting rent and distributing it on time but when it comes to actively managing and coordinating repairs and maintenance or going through the turnover process then they are disorganized, slow at communicating, and stressful to deal with. The quality of their repairs varies as well. I recently had a tenant turnover, and they did not do any of the repairs/items listed on their turnover quote. The tenants then sent a maintenance request for all the items they were supposed to address in the turnover report... Still waiting to see if they'll try to charge me on my next statement... I had one repair in my unit done in the previous year and they did not use matching paint, they also left paint marks in several places. They do not send the owner an email or record of the repairs with pictures when they happen. The financial management and accounting are good. They are organized and provide clear statements every month and documents for tax purposes. They have missed some items or misplaced some cost items through. I like using my own contractors who I trust for certain things, and it was difficult getting Nest DC to have them listed on my account and use them. Nest DCs contractors can sometimes be grossly overpriced (350$ to replace a microwave door handle...). I don't feel comfortable using Nest DC anymore hence why I am switching. There is a lack of supervision and they cannot keep up with the work they have to the point where they can't even execute the turnover of my property. A home taken care of is better for all parties. read more

I have had a great experience with Nest-DC as a tenant for going on three years. I was in one unit for 2 years and then when the owners decided to sell, I worked with Eser from the Nest family to find my new home. He was so patient and even took the time to summarize multiple properties for me according to what my top priorities were - outdoor space, gas range, etc. We found the right home for me and I just love it. I also want to note that Nest-DC has invested in some cool tools that made this second experience with them more efficient and easy including confirming appointments via text, online walk through procedures, etc. Very cool. read more

We have experience renting an apartment through Nest and have now been using them to manage our own rental for the past 4+ years. We've always found them to be super easy to reach by email and quick to respond to various concerns from us or from our tenants. This gives great peace of mind, particularly because we moved out of state and can't physically check on the property ourselves any more. Nest presented itself well enough, but has been a pretty horrible choice all around. Tagging on unnecessary fees and outsourcing their maintenance duties to a call center in Mexico. Five days (during the Christmas holiday) waiting for a response to a maintenance request over the Christmas holidays (the request was made before the holiday) - for a flooded kitchen and broken dishwasher. First day I moved in the refrigerator didn't work. I informed Nest and they had the audacity to say it's an old fashion problem??? What do that even mean? They also said someone can't come out until the beginning of next week. Now my food will spoil and I will have to restock the entire fridge. Inconsiderate is an understatement. Not only did my refrigerator not work but the heat don't work either. It's winter and the temperature in the apt is 65 degrees. All of this on the first day. Nest llc is the worst. read more

My dishwasher had been acting funny for a few months but I've been eating out/ordering out a lot so I didn't really care too much. Once it starting getting chilly and I wanted to start cooking more, I remembered - oh yeah, the dishwasher is being funky. I placed a few maintenance requests for it to be inspected and tested and after the 2nd or 3rd test the Nest team decided to replace it. They came within a week or so (they were off for the holiday) to deliver my new dishwasher and it works PERFECTLY!! Cesar was very responsive to my emails and my maintenance requests. read more

I am currently a tenant at a property managed by Nest DC, where I've lived since 2020. When I first moved in, I was so thrilled with Nest! Although there quite a bit of debris and other objects to clean up on the property when I moved in, I didn't mind because Nest was otherwise so awesome. The staff was pleasant and our service requests were always promptly acknowledged and addressed, which is basically the primary service I need and expect from a property management company. Unfortunately, the quality and responsiveness of services has significantly declined over the past year, especially relating to maintenance requests. As one example, we started noticing some small water damage occurring last May around a skylight in our office/bedroom. We immediately logged a maintenance request and, although someone did initially come out to assess the damage, it took weeks to get anyone to repair what evolved into strips of our ceiling falling off as a steady stream of water poured in onto the carpet whenever it rained. See attached photo. This is our HOME! Our family sleeps and works here and it's not cheap! Would you want to live with this every day? This is was eventually patched up in July, but not before potentially damaging the property long-term and also putting us as tenants at risk of mold exposure. We're also still waiting to hear back on maintenance needed for our deck, which is becoming increasingly hazardous. We logged a ticket in September...it's now December. We've followed-up multiple times. I'm not sure what happened to Nest! Staff or management change? Maybe the homeowner has stopped authorizing repairs to the home? It's unclear, but I'm pretty disappointed with the services we currently receive and I hope they can get back to being great again soon! read more

Unorganized, inconsiderate and sloppy. While living in a Nest home for a year, my roommates and I experienced about one major maintenance problem per month- and we aren't ones to neglect our living space. While we had only positive experiences with the workers contracted through Nest to actually fix the problems, the Nest office was extremely negligent in actually getting these problems fixed. To mention a few- we lived with a hole in our living room ceiling for about two months and a broken washer/dryer unit for about FOUR months. The icing on the cake was when one of us started having major allergic reactions to something in the air. Nest basically refused to take any responsibility, despite a medical professional telling us that these allergic reactions were environmental and lurking in the home. We were all pretty sick the whole time we lived there, and made sure Nest was aware that we were all experiencing health problems from this home. Nest refused to take any further action. To top it all off, we were barred from knowing any details about the actual owner of the home for the entire lease. We asked multiple times, hoping we could contact the owner to tell them about the serious problems this house was experiencing. After all, wouldn't the owner want to know about these sorts of maladies? Unfortunately, Nest would not provide any of this information to us, despite numerous attempts on our end. Long story short, DO NOT rent with Nest unless you literally have no other option. read more

I rented a condo managed by them for about a year and it overall went pretty smoothly. They kept in touch and their online rent payment & maintenance portal was super easy to use. The only issue I had was that they were good at responding to initial maintenance requests, but horrible at follow ups, i.e. if something needed to be done that wasn't day-of it would not happen without some pushing. Nest DC feels sort of like your high school year book club started a property management business. A saccharine, phony clique of young, would-be professionals who are 50% brand and 50% incompetence. We didn't get started on the right foot. The owner of our property had a sickly cat that apparently regularly pissed all over the hardwood in the foyer. We didn't notice it when touring the property, but the stench was unbearable after move-in. Of course, we contacted Nest and asked them to fix this, and, after 3 months of being slapped in the face with the smell of cat piss every time we entered and a handful of strongly worded "fix. this. now" emails, they finally replaced the hardwood. Ok, so they resolved that after a while. Thought maybe we could reset on better footing. After all, to me at least, it seems pretty reasonable that your tenants would be impatient and angry at that situation. But nah. These kids hold grudges. Like facilities bro who, having seen nothing in person, claimed over email that a toilet shattering under the weight of a 130lb woman was due to her improper use of the toilet, and we would be liable for it. I mean, he was clearly trolling, and we didn't take the bait. But this is the type of petty they are. How bout that $200 "roommate swap fee?" They enact a policy that would make Bank of America seem like a millennial-minded start-up then try to brand it like it's innovative. They really take us for fools don't they? In no particular order, other more minor grievances that added up: - our unit had a set of keys that only Nest could have copied. Replacement takes 1.5 months. - related, when we moved in, we needed 2 extra keys. This boy from Nest made copies and left those keys in an envelope jammed in the front door with the word "KEYS" written on the side, clearly visible from the sidewalk - Lydia either has the reading comprehension of a 5th grader or purposefully ignores portions of your messages. Either way, prepare for email exchanges to go on 5x as long as they should with her. - A rail that we reported on move-in as being loose and in need of fixing broke during our time there. They charged us for it. - Family size washer/dryer units, if they break, will be replaced with small, bottom of the barrel machines. Not what we agreed to rent Bottom line is, do not rent from these folks. If you find their facade earnest and genuine....I don't know what to tell you. But for the rest of us (I'm looking at you down-to-earth white folks or people of color) you should run. They will try you. And you will not win. read more

While we have known Nest as a business for a long time, we recently became tenants. As a tenant, I cannot more highly recommend Nest as a property management company. As my family fled an apartment during the coronavirus pandemic in NYC, we were lucky enough to end up in a Nest property on extremely short notice. We used NEST to manage three apartments over about 6 years. It took a few years to realize that they were overcharging us for unit turnovers between tenants as well as regular maintenance calls (their wholly owned subsidiary does their maintenance work.) They would recommend that we redo an entire unit of wood flooring because a few boards were loose/missing. When a tenant left after 10 years in a unit, they essentially painted over the filth -- they had never checked annually as promised that the unit was being respectfully cared for -- and started marketing for a new tenant. It took about 100 hours of work to clean, get new appliances that were disgustingly dirty or unworking, redo shoddy paint, etc. The experience with NEST was so horrific that we decided to get out of the rental business. As far as I can tell, Grace Langham was a 29 year-old with a marketing degree. She saw an opportunity, made a cutesy website, got herself on a 30-under-30 list, and wanted to sit back and let the rent checks roll in. Incompetence at property management would be bad enough. The problem here is that Grace, her colleague Stephanie Witko, and the company as a whole are the most fraudulent and dishonest businesspeople I've ever met. I wrote a BBB review citing all of the fraud, lies, and negligence, but it is 3 pages long and I can't post it all here. So I'll just give 2 examples: 1) Grace and Stephanie, after no time trying at all, lied and said that it wouldn't be possible to rent out the fancy new penthouse rental in our building at a market price and that it had to be lower. (Lower, in fact, than the basement of our building rents for.) We later found out that's because they immediately rented it to their personal friends, giving them a sweet deal. When their friends damaged the building, Grace and Stephanie refused to take money from their security deposit to fix it. They never disclosed their conflict of interest. This is fraud. 2) We needed a building repair and asked Grace to get 3 quotes from contractors so that we could compare repair methods, qualifications, and price before selecting. After complaining that that would be too hard (though it's standard practice), Grace lied and said that she tried but that only 1 contractor had responded to her request for quotes. She sent us a blank document with just a price, a logo, and a URL. The URL pointed to an entirely blank website. The website WhoIs domain registration was owned by Nest DC. She was trying to trick us into hiring her own company to do the repairs, while pretending to be a third-party company. This is also fraud. Beyond this, I spent literally several hundred hours having to deal with Grace and Stephanie and their shameless lies and absenteeism. The co-owners in my condominium wanted to keep working with Nest, because they didn't know who else to hire. So we were stuck with them for 2.5 years. Over the course of 1 year, Nest had rented the unit to a particularly bad renter who "worked" a "night-shift-at-home" job involving heavy labor. The noise was so bad that we almost moved out of our unit below, but we didn't have anywhere else to go. I was pregnant during this time, and they kept me up all night, several nights per week, for a year. I'll refrain from explaining Nest and Grace's involvement in this problem, since it will take far more space than I have. But suffice it to say that Grace's behavior was consistent with the above. She lied and gaslighted us endlessly without shame. We talked and begged and yelled over the parts of this that Nest was involved in. It caused so much stress that I ended up going into early labor and giving birth to my baby 8.5 weeks early. So, sure. They have a cute website. For tenants who never ran into a maintenance problem at their unit, all they know is that they interacted with a group of chipper people when signing their leases. For tenants who do run into maintenance problems and for owners, Nest is an absolute nightmare. They may be fantastic at marketing. Hell, look at how many tenants they've gotten to give them 5-star reviews here on Yelp, despite never having interacted with Nest for more than a few minutes. Grace Langham is less ethical than Elizabeth Holmes, though. Nest is toxic. read more

The Nest managed my condo rental for two years. I would not work with them again. In terms of positives, they were responsive throughout and easy to work with. Unfortunately, the work that their repair/maintenance team performs is not quality work and is very expensive. The most glaring example is that while they were managing my condo, they recommended repairing a leaky shower by rebuilding the shower floor (for $3000+). Living far away from my condo, I was inclined to take their recommendation. They went on to hire a contractor to do this work that did not know how to perform this work. When I returned to the condo less than 6 months after the work was performed, the shower was leaking even more and creating additional damage to the bathroom. It was clearly shoddy work as I inspected further. Now it needs to be completely replaced again. The Nest offered no refund and took no accountability for performing faulty work. If you are to use the Nest's services to rent your unit, I would scrutinize every repair and not accept their recommendations for work to perform. Much of the work they performed during the "turnover work" (stuff outside of the shower) was either poorly completed or not fully completed. read more

Nest is the best management company (from a tenant's perspective). They are so incredibly prompt with maintenance requests and get the job done the first time. They are so communicative and are willing to work with you to solve whatever problems you are having. They make move in and out a breeze. I've been renting for 15 years in multiple cities, and they are by far the best management company I've ever worked with. read more

I was a tenant for four years in a Nest managed property from 2015-2019. The Nest leasing professionals were good to deal with and the electronic lease was a breeze to review and sign. Work with Nest DC if you want to receive multiple reminders and confirmations about a showing only to be cancelled on with no explanation 20min prior to the showing. Having already traveled to the home. Scheduled a week in advance. Never answers the phone when called. Automated replies to "reschedule with online appointment" with no slots available. read more

Big disappointment! We followed all procedures and were further encouraged to pay more fees. We were consistently told we we first in line to get a property. In the end they took all fees and said the property was given to someone else. We paid $450.00 and in the end got nothing. How many others paid $450.00. They are a scammers. They broke into my house (literally kicked the door in) thinking they were dealing with a sticky door to another unit. Now they won't replace the door and I'm being charged for the repairs. They also responded improperly for every maintenance request I ever submitted (there was a leak to the dishwasher so they sent somebody to work on the roof; we had mice and they laid down traps for cockroaches; a toilet was reported as running constantly and they threatened to charge me extra in my ALL INCLUDED utilities because there was excessive water use that month). Very bad at communicating. Will break into your home. Won't fix things. Will end up costing you as a renter. DO NOT TRUST. read more

We've never had any major maintenance problems, but Nest dealt quickly with small issues that arose. Nest managed the condo building in which we rented a unit. Bottom line, these people are incompetent and disrespectful. At one point, our unit suffered from major water damage, as the unit above ours flooded. Nest did everything wrong and lashed out every time we tried to talk to them about it. They pretended that they couldn't talk to us since we're renters, though we had talked to them about many other issues. They would pretend that the water damage was "alleged" even as the damage was obvious in several units. They entered our unit without notice and tried to avoid acknowledging that or committing to giving notice. I can't speak to the rest of Nest DC, however the maintenance team is an absolute nightmare. There is no transparency, communication, or accountability. During our brief tenure with Nest we've had our washer/dryer break which took 6 weeks to resolve, a rodent/insect infestation which was never resolved, and multiple other issues including no hot water. Instead of communicating and addressing maintenance issues promptly the team will routinely ghost requests and in some cases even up-charge you for materials without providing any sort of receipt or transaction history. Honestly do yourself a favor, save the headache and avoid Nest at all costs. read more

I had to leave town for a year and Nest was able to find me a tenant, set up cable and internet, and handle any and all maintenance requests (I wouldn't know if there ever WERE any, because I didn't have to deal with it!). HOWEVER, I felt the need to create this review after a very unprofessional email exchange my daughter had with Jennifer. She starts conversations with "I'm the new VP or Starling" which is refreshing at first but she is unresponsive, and her emails come off as rude. My daughter has only had great experiences with Nest and their emails translate as happy however this isn't the case with her. One time she never responded at all and my daughter had to reach out to finance for a response About a maintenance issue. Well anyway I just thought since she is leading a team her tone should be better. read more

The nest folks have been fabulous in managing my condo when I decided to rent it this year. From the very first conversation we had where they explained their process and some info about the rental market to figuring out quickly what to do when the fridge in my unit started to break to renewing my tenant's lease, they've been fabulous. I also am so grateful to support a local business committed to supported dc homeowners and preserving smaller buildings (our building isn't 3 units but it's not huge either)! They are quick to respond, reasonably priced, helpful in thinking about complex questions and just in general very helpful. Couldn't recommend them more! read more
