    For most of my 4 years living at a Nest property in DC, I had very few problems. We had a few break-ins and stolen packages but it was attempted to solve these problems quickly. My problems began upon moving out of a property managed at Nest. I am a great tenant- I pay on time and often had a cleaning service come clean my unit. I care about where I live and I take care of my environment. After moving out, I followed the directions and returned my keys. Multiple people from the office couldn't find the keys and proceeded to ask me if I had misplaced them. Not a huge deal but it seemed to be a lot of miscommunication within the same small office. Prior to moving out, I reported a few broken items (cabinet door, microwave no longer working, toilet making noise) to maintenance. Nest canceled the request. I was appalled when they gave me a receipt with those charges subtracted from my security deposit. They charged me for the broken items that I reported to maintenance. They charged me approximately $800 to replace the carpet along with the other broken items. All of the charges were for my full security deposit amount. Not to mention the fact that my security deposit was $1795.00 and they charged me more than that for the "damages" in the end. I took a few videos upon leaving but I wish I would have taken more pictures- that's on me. I am somewhat understanding of wall damage and I have no problem paying for that. The rest of the charges were absolutely ridiculous. I get that these companies are trying to get the money back that they lost during the pandemic but why do that to a loyal, clean, quiet tenant. It is an attempt to take advantage and it's awful telling of how Nest operates. Nest's company newsletters about being a community is nothing than words, their actions speak way louder. My recommendation is to please take LOTS of pictures and videos prior to moving in should you choose to move forward with this company. It the best security you can have to protect yourself!

    Horrible service. They always tell you maintenance has been scheduled only to find out the day of that it hasn't and no one is coming.

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I live in a condo in Adams Morgan adjacent to a recently-built building (The Olso), which Atlas Lane managed at the time (two years ago). Right after the building was completed I noticed that the outdoor floodlights were on all night, and they were shining into my bedroom and keeping me up at night (even with my curtains drawn). I did a little research and found that it was managed by Atlas Lane, and thus I emailed them at 9pm about the issue I was having. I wasn't expecting any response at all but I figured it couldn't hurt to try. To my surprise, an hour later I got an email back from Matt apologizing for the light pollution and saying that he would take care it. After that night, the flood lights were never on overnight again for over two years. Fast forward to last week, when the flood lights were again on 24-hrs a day. I again emailed Matt at Atlas Lane to let him know. He told me that Atlas Lane was no longer managing that building, but that he knew the company that was managing it now and would email them on my behalf. He even checked in with me again a few days later to see if the issue was resolved (of course, it was not), and then emailed the other property managers once again to remind them. In my opinion, this is outstanding customer service, and I'm not even a customer! I am so impressed that I am actually now considering using them to manage my own condo once I finally move out, even though I've never before even considered using a property management company because I always had such *terrible* experiences with them as a tenant.

But that often the first people to tour don't like it. Said have to wait for tenants to be ready before we could tour, then kept coming up with excuses for not being able to see apartment. Finally, after supposed weekend for tours to start passed, I reached out and they said they had so many applicants that apartment rented sight unseen. Based on their info, I estimate they made $1500 in fees taking all the applications. At some point, it seems unethical to take application money past 5 or so applicants. Honestly, a refund of our $100 would have been appropriate. It honestly feels like it was a money grab to get application fees.

As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!

H&C was not the least expensive quote I received, but they also weren't the most expensive. In my experience, the value they delivered more than justified the investment. One of the things I found particularly valuable was the project management app they use. It made it easy to manage the project from end to end, stay informed, review decisions, and keep everything organized in one place. The design phase did take some time, but it was time very well spent. Once we finalized the design, everything moved at a great pace, and the execution was smooth and well coordinated. This was actually my second project with H&C Construction this year, and I am once again very pleased with the results. The fact that I chose to work with them a second time says a lot about my confidence in their team and the quality of their work. I would highly recommend H&C Construction to anyone considering a kitchen remodel. They are professional, organized, communicative, and committed to delivering quality work--and they made what can be a stressful process feel very well managed.

    I did not have a good experience at all with this company. First, they changed project managers on…read moreme just before they came out to do that work without explanation. When the work started, they moved at a glacier pace with erratic attendance. There were days they did not show up at all, other days they would show up unexpectedly at 7am, and leave at 10am. This was never communicated with me. Next, mistakes started happening. They painted the walls the wrong color. They put up the shower door on the wrong side. They also put up the window blind backwards so I couldn't reach or use the rod to open and close it. After the shower door went up backwards, the project manager fired the workers, but the had no one to finish the work. When they finally came back to fix the shower tiles wrecked when the door went up on the wrong side, they didn't align the replacement tile patterns with each other so the pattern is disjointed and doesn't line up at all. The project manager told me it's not supposed to line up!? After complaining about it 3 times, they finally offered to replace the tiles. But they stalled on ordering them and now it's out of stock. There are also other problems - the shower faucets are not properly secured to the shower walls, the vanity light is separating from the wall and the light switch fixture is also separating from the wall. The floor tile is irregular with grout lines sometimes thick in places, other times nonexistent. Currently, they are not returning my calls or texts. I've even reached out to the owner who came out and promised to fix everything, but commented that I was overly concerned with "small" details. Now he has not returned my calls or texts about when he will come to fix things. Maybe I am concerned with details but I'd think that is common when paying 20k to have a bathroom redone according to an approved plan. At the very least, I expected that shower tile patterns would match up and that things would be well grouted or secured in shower and on walls. This was my first renovation in my first home and I'm so disappointed in how it turned out and how I was treated by the team. Also, this 2 week project took 5 and 1/2 weeks to get to where it is now. Overall the project was done carelessly with no attention to detail and with no acceptance of their mistakes and no attempt to repair the problems identified. I see they have had good reviews in the past, but my project did not go well at all. I would definitely recommend choosing another company. When I first complained they asked me not to write a bad review and I said that along as everything was fixed we had a deal. Nothing has been fixed and they are not communicating with me. I know have to either pay another company more money to fix their mistakes or take legal action to resolve the simple issues that could be easily fixed. If detail and having a project done to your liking is important I would not recommend H&C at all.
