I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

We live in a rowhouse with all the normal problems one would expect over the years, and they've never let us down. (We're also grateful for the owners who have agreed to replace most everything we needed replacing: water heater, fridge, dishwasher, etc.) It's one of the reasons we've continued to call this our home for nearly a decade, raise our kids here, and recommend them to others. We really appreciate it.

They currently manage five properties for me, and over all these years their communication has been consistently excellent--clear, timely, and proactive. I am never left wondering about an issue, a tenant matter, or a maintenance decision. They anticipate questions before I ask them and respond quickly and thoughtfully whenever something arises. Their financial reporting is exceptionally clear and well organized. The statements are easy to understand, accurate, and dependable, which makes long-term ownership and planning far less stressful. As a property owner, that level of transparency and professionalism is invaluable. Equally important is their dedication to the properties themselves. Yarmouth treats each building with care and attention, not as a commodity but as a long-term asset that deserves thoughtful maintenance and stewardship. They balance tenant needs, regulatory requirements, and owner priorities with real skill and judgment. It is rare to find a property management firm that delivers this level of consistency and integrity over such a long period of time. After decades of working together, I can say without hesitation that Yarmouth has earned my complete trust and continues to be a pleasure to work with.

11 October 2024 - I hope the company responds so I can revise this review in the future…read more My relationship with Gordon James *was* great for 12 years! As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!

I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. They left exposed pipes under our home, so our bathtub downstairs flooded the crawl space. They seem to have denied responsibility and have continued to ignore requests to repair these pipes and the related damage. Their contractors almost always flake or are late when they even bother to agree to show up. Then, when they arrive, they demur and pretend not to realize the plain issues they see. They're also quite rude. They left a Washington Gas account open at our new address for more than a year and repeatedly refused to call Washington Gas to cancel it. So, my wife had to do it for them instead. All the while, the people in the M Squared offices dismissively claimed they had nothing to do with it. In closing, condo builders like M Squared are a dime a dozen. And other ones might not do shoddy work and treat you poorly. So take a chance with one of them instead.

I know the rental market may be competitive but be seriously warned renting through M squared…read more Usually I give at least a 2 star review but with them trying to screw us over at every turn, it had to be a 1 star. Starting off the list: 1) They allowed our AC/Heat to stay broken in the dead of summer for 5 months. The only reason they fixed it was because we said we were moving out. They said it was our fault, that we didn't change the filters, but we had proof that they were changed. And the technician told them explicitly to replace the blower the first time he came to fix the AC. Luckily we left before it got too cold. 2) The paint they used on the walls was very cheap and cracked very easily. Leading to them taking a large chunk out of our security deposit because they had to double paint. Apparently $3300 is how much it costs to paint 1 floor of a house with cheap paint. 3) They raised our rent $300 at the start of the pandemic before it became illegal. $200 extra for month to month and $100 for an annual rent raise. 4) They offered us the parking space in the back but then took it out from under us to sell the downstairs unit. 5) The house had mice when we first moved in. 3 of them within a month span before we finally found and patched up the hole. But I will say this is common with DC houses so not their fault. Unfortunately they let landlords walk all over their renters and refuse to fix problems. Especially in old houses that are bound to have issues. They use the fact that renters don't want the expenditure of taking action in court so they make every excuse to squeeze you. Absolutely the worst experience we've had renting in the 10 years we've been renting apartments/houses.
