We have used Next Level Rentals since October 2016 to manage my property in Maryland and they also represented me when we recently sold the property. We had an excellent experience working with Nurith and the team at Next Level Rentals! They inherited a property that we owned that already had tenants in it, and made the transition seamless. The team was available with quick responses by email (and even phone call at times) for any of our questions/concerns or needs. They also helped us hire contractors rehab the property after our tenants moved out, and eventually sold the property for us. The nice part of this company is that they are not only a rental management company, but they are also realtors. We personally have used them as realtors twice this year, and have had nothing but good experiences when selling properties with them. The team is kind, responsive, knowledgeable and hands on. I went into a contract with one of their clients and had the worst rental experience of my life. To start, they provided me a contract with an illegal rider stating that I owed the entire year's rent in advance. Landlord and Tenant Affairs agreed that it was illegal and said the contract was invalid. I should have left at that time. Unfortunately I did not. Due to the state of the property, I submitted over 18 maintenance requests. Next Level cancelled every single one of them. I had to resort to involving the Housing Code Inspection department to come to the property. They cited the owner 21 times and forced Next Level to come to see all of the issues. Everything that I had mentioned that I needed help with ranging from feces oozing out from under toilets to losing all water at times were all cited. Rather than take any responsibility for the issues I faced, Nurith gave me grief. She even came to the house and yelled in my face that the issues would be addressed when I gave them the entire year's rent. After getting nowhere with Next Level, I stopped trying to work with them and only went through the county. As my move out date approached, I asked the owner's son Daniel (to whom I was directed) how I should handle the move out cleaning. He said not to worry, Next Level had a "white glove" service to assist with this where they would line up the service and provide a quote for the cleaning and if I agreed to the price they would take it from the deposit. I followed up for weeks on Mondays in writing to inquire on the status. I should have just paid for the service, but they shined me on about how it was in the works. So today, I received half of my deposit back with a change for $1360 in cleaning fees without any receipts provided. While knowing full well that my 75 year old mother had cleaned the house the day I moved out. Additional charges were $60 a light bulb, etc. So I called to inquire about the bait and switch and what is essentially theft, the company owner said I should talk to their client's lawyer. As expected, this company did nothing to help and made plenty of excuses. The company owner even said that if I would have used them as a reference, that she would have told the next landlord not to rent to me which amounts to defamation of character. I have never dealt with such horrible people in my life. I have had to reopen my case with Landlord Tenant Affairs due to their unscrupulous and illegal behavior. Do yourself a favor and stay as far away from this company as possible. What you will get from them is the Next Level of hell. I can provide photos of the quality of homes they rent to anyone who is curious. Steer clear of the people at all costs! read more

Let me begin with the positive. Nurith is very responsive, something I very much appreciate in an agent. On the downside, Nurith sent me a management agreement with language which basically negated her liability for any damage done to the property, even if her negligent or intentional acts or omissions caused the damage. When I brought this up, she immediately gave me push back and ultimately, when I asked that a provision which simply allowed for liability if, and only if, she acted negligently or intentionally, which resulted in damage to the property, she refused to move forward with managing the property. She insisted that the language already accounts for this possibility, which it clearly does not. Any service agreement I have ever signed allows for liability if damage results from a service provider's careless or intentional misdeed and someone should not be forced to sign an agreement with a management company that permits them to do a bad job, with no fault to them. Pleasant as I found Nurith, and good as she may ultimately have been, I cannot in good conscience recommend signing an agreement with her. read more

Nurith and the entire team at NLR have been fantastic with me and my property. From the start Nurith was extremely responsive to my inquiries. She walked me through the entire process. They helped me to find a great tenant for my property which included background checks and previous rental history. They dealt with rental payments and made timely payments to my account. Maintenance requests from the tenant were dealt with when appropriate and sent to me for approval when major repairs were required. I was extremely sad to have to sell my property but Nurith offered her services in this area as well which was a very happy shock. Slow to respond with little accountability. The house we rented was poorly maintained, dirty when we moved in, the water heater broke during winter and the basement flooded twice. We received little help from the property managers but they laughed all the way to the bank when we had to pay to replace their carpet, which was the direct result of a poorly maintained property. read more
