As a prospective renter, my experience was very poor. That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!

Service started out promising in the beginning then concluded sloppily once the end was on the horizon and no money was to be made. There were many belabored emails that just went in circles, offering no resolution and no apology. Two tenants moved out while NLR was managing the property and there were damages unfixed and no deposit credited. For example, after the first tenant moved out we were told to get the carpet professionally cleaned, then replaced altogether in order to rent. The repairs department was the exception, especially the new manager. He stayed on top of the jobs, and communicated before and after.

They built our condo. Not bad. But they didn't connect some underground pipes to the water or sewer…read moresystem. They left exposed pipes under our home, so our bathtub downstairs flooded the crawl space. They seem to have denied responsibility and have continued to ignore requests to repair these pipes and the related damage. Their contractors almost always flake or are late when they even bother to agree to show up. Then, when they arrive, they demur and pretend not to realize the plain issues they see. They're also quite rude. They left a Washington Gas account open at our new address for more than a year and repeatedly refused to call Washington Gas to cancel it. So, my wife had to do it for them instead. All the while, the people in the M Squared offices dismissively claimed they had nothing to do with it. In closing, condo builders like M Squared are a dime a dozen. And other ones might not do shoddy work and treat you poorly. So take a chance with one of them instead.

Starting off the list: 1) They allowed our AC/Heat to stay broken in the dead of summer for 5 months. The only reason they fixed it was because we said we were moving out. They said it was our fault, that we didn't change the filters, but we had proof that they were changed. And the technician told them explicitly to replace the blower the first time he came to fix the AC. Luckily we left before it got too cold. 2) The paint they used on the walls was very cheap and cracked very easily. Leading to them taking a large chunk out of our security deposit because they had to double paint. Apparently $3300 is how much it costs to paint 1 floor of a house with cheap paint. 3) They raised our rent $300 at the start of the pandemic before it became illegal. $200 extra for month to month and $100 for an annual rent raise. 4) They offered us the parking space in the back but then took it out from under us to sell the downstairs unit. 5) The house had mice when we first moved in. 3 of them within a month span before we finally found and patched up the hole. But I will say this is common with DC houses so not their fault. Unfortunately they let landlords walk all over their renters and refuse to fix problems. Especially in old houses that are bound to have issues. They use the fact that renters don't want the expenditure of taking action in court so they make every excuse to squeeze you. Absolutely the worst experience we've had renting in the 10 years we've been renting apartments/houses.

John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I live in a condo in Adams Morgan adjacent to a recently-built building (The Olso), which Atlas Lane managed at the time (two years ago). Right after the building was completed I noticed that the outdoor floodlights were on all night, and they were shining into my bedroom and keeping me up at night (even with my curtains drawn). I did a little research and found that it was managed by Atlas Lane, and thus I emailed them at 9pm about the issue I was having. I wasn't expecting any response at all but I figured it couldn't hurt to try. To my surprise, an hour later I got an email back from Matt apologizing for the light pollution and saying that he would take care it. After that night, the flood lights were never on overnight again for over two years. Fast forward to last week, when the flood lights were again on 24-hrs a day. I again emailed Matt at Atlas Lane to let him know. He told me that Atlas Lane was no longer managing that building, but that he knew the company that was managing it now and would email them on my behalf. He even checked in with me again a few days later to see if the issue was resolved (of course, it was not), and then emailed the other property managers once again to remind them. In my opinion, this is outstanding customer service, and I'm not even a customer! I am so impressed that I am actually now considering using them to manage my own condo once I finally move out, even though I've never before even considered using a property management company because I always had such *terrible* experiences with them as a tenant.

But that often the first people to tour don't like it. Said have to wait for tenants to be ready before we could tour, then kept coming up with excuses for not being able to see apartment. Finally, after supposed weekend for tours to start passed, I reached out and they said they had so many applicants that apartment rented sight unseen. Based on their info, I estimate they made $1500 in fees taking all the applications. At some point, it seems unethical to take application money past 5 or so applicants. Honestly, a refund of our $100 would have been appropriate. It honestly feels like it was a money grab to get application fees.
