    Update - 1/2026. I have ended my property management services with BM after 2 years of inadequate services. This company does not live up to their goals and services they promise you. Unless you have a perfect tenant that pays on time GOOD LUCK having them manage anything with their REMOTE property managers from THE PHILLIPINES. I have inurred thousands of dollars (15k+) repairing my home due to tenant damges as a result of the property manager negligence of NOT reviewing inspection reports and managing the property. Communication is majorly subpar. My PM was consistently emailing me, responding to my correspondences, closer to 5pm leaving me no opportunity to receive a counter response that day. And responses were rarely timely. I am still waiting on my monies to be disbursed to me after ending my services with them too. I ENCOURAGE ALL POTENTIAL CUSTOMERS TO DO YOUR DUE DILIGENCE. THIS COMPANY OUTSOURCES THEIR PROPERTY MANAGERS. THEY NEVER SEE YOUR PROPERTY AFTER LEASING IT. THEY OUTSOURCE THEIR INSPECTIONS TO INDIVIDUALS AS WELL. THE INSPECTORS HAVE NO KNOWLEDGE OF YOUR LEASE AGREEMENT. THE RESPONSIBILITY WILL ALWAYS LIE WITH THE HOMEOWNER TO MAKE SURE THE PROPERTY MANAGER IS BEING HELD ACCOUNTABLE FOR DOING WHAT WAS PROMISED. HOWEVER despite all my attempts to talk to directors, assistant directors, etc nothing was done to change or compensate me for the damages caused by the tenant and oversight failures of the property manager. This company Main objective is to COLLECT MONEY FROM YOU with monthly fees, Late fees, and additional fees. I have often questioned how my property was ever being managed if i am having to double check the inspecrion reports against my contract with BM and the tenant and double reviewing accounting. With noted errors discovered and apologies/sorrys received from them I am still bare THE FINANCIAL LOSSES. CHOOSE ANOTHER PROPERTY MANAGEMENT COMPANY Update - 1/2024. I have been with Bay Management for about 1 full year now. I am on my 2nd or 3rd property manager. Things have not been exactly all that I hoped and expected from a top property management company as they advertise. I still find myself managing my property ensuring that I receive proper accounting and the mental well being that my tenants are receiving the adequate information and support they need in addressing their concerns. I have held phone meetings with my property manager and the director when things needed to be elevated. Today I discovered another accounting issue that really bothered me. I hope that they improve on their attentiveness and learn to understand that ibas the property owner incurs all the financial losses and burden due to the mistakes, issues and failed opportunities caused by the property management company. Update - 6/28/23.it has nearly been 3 weeks and my property manager still has not responded to my emails. Last communication I received was that she was out ill/sick again. No out of office notice was provided and no back up support referring me to another property manager was identified. Its been almost 2 months since my first home inspection was performed and no closure was provided on the outstanding questions I have raised. Very disappointed customer. I have been with Bay Management for almost a year now. I was recommended by a work colleague/friend. I am not completely satisfied with the management of my property. I am happy that they were able to secure a tenant to occupy my property. I did experience some issues with the leasing agent not being fully communicative in the process. However with Bay management fully managing my property I am really only seeing the benefit of them collecting the rent. From the onset I conveyed my expectations on how the property would be managed and I am not seeing that. I am struggling with communication channels having to send many emails to the property manager and managing director with days of no response. Its really frustrating when the client is trying their very best to get the company they hired to respond to calls. I am trying to manage a business and its disappointing. I also shared other comments and concerns that I have experienced with no resolution. I am going to wait another day or so and then trying sending my fourth email in hopes of correspondence. Hopefully this situation can be resolved now and for future.

    Ive been renting from them as of April 1st and it has been unpleasant after the second week. My water pipes broke on the 20th and they didn't have the water fixed until 6pm April 29th. In between that time me and my roommate have had to use the bathroom in bottles, fast food restaurant & really anywhere we can upkeep our hygiene. This has been a health hazard and a violation of our lease agreement. Not to mention it's totally illegal. My property manager Rio Cordova has not once answered the phone directly for me and she never responds after her initial response to follow up.     letter i got in the mail falsely claiming we haven't paid rent for April

    Bay Management Group has some kind of issue with their software, which prevents them from accommodating leases with rent due dates other than the first of the month. This has led to numerous complications and even legal issues for my significant other and I. Bay Mgmt took over the property we live in, where we'd already signed a lease stipulating our rent to be due on the 15th of every month. When Bay Mgmt initially took over, we received a notice from the interim property manager that our current lease would be honored and we could continue to pay rent on the 15th. My girlfriend and I have never paid rent late. However, starting in March, we received multiple letters in the mail citing our failure to pay rent on time. It was explained to us over the phone that Bay Mgmt's software, whatever they use, does not accommodate our rent due date, and we could ignore these messages. Earlier this month, Bay Mgmt filed a complaint against us for summary ejectment (eviction) in rent court, saying we failed to pay rent on time. Many other people in our building received these notices, too. I found these notices crumpled up and torn in a pile near the mailboxes for our apartment complex, and distributed some of them to my neighbors. Despite the notices being torn and hidden, the complaints against us were still open and I had a court date (which I wouldn't have known about otherwise, because the legal notice from the city was crumpled & hidden like I said) THE SAME DAY that I discovered the paper! So I spent my morning and early afternoon in rent court waiting for someone from Bay Mgmt to show up, and get my complaint dismissed. After 13 unanswered calls to my property manager's office, I got a response from someone apologizing for the oversight. They placed the blame on my previous property manager, who was apparently fired. They reassured us that we wouldn't receive such notices or be the subject of legal action again, because we had done nothing wrong. I would not have left this review if I didn't receive ANOTHER letter in the mail stating that Bay Mgmt plans to file a complaint for summary ejectment against me for my rent in April. I paid my rent ahead of schedule, but their software does not understand this and no one working here seems intent on fixing it. I have not been able to get in touch with anyone at Bay Mgmt who can confidently reassure me that I won't be the subject of erroneous legal action again. Avoid renting from these people, they are grossly incompetent and hard to get in touch with.

It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. It has been a complete nightmare working with this company. Save yourself the headache and find a different property manager.
