It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. It has been a complete nightmare working with this company. Save yourself the headache and find a different property manager.

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

While some communication has been responsive, the overall condition of the apartment and follow-through on certain issues have been disappointing. Upon move-in, the unit was not thoroughly cleaned. There were hardened food splatters in the microwave, a dirty stovetop, stained cabinets, filthy outlet covers and light switches, and windows that looked like they had never been cleaned. One of the bedroom windows didn't open at all. The living room and bedroom floors were also worn and splintered--rough enough to tear pieces off my mop while I was cleaning. I submitted an inspection report with photos and received a response from the property manager acknowledging the concerns. A bathroom wall hole was patched (though the repair was done without any coordination or notice), and I was told the chipped toilet tank issue was being reviewed with the landlord. As of now, I haven't received a follow-up. I was also told the technician would be reminded to be more mindful of cleanliness, as the workspace left behind wasn't ideal. The most concerning issue, however, was finding a roach inside the microwave--before I had even used it. That was the final factor that led me to submit an early lease termination notice 22 days after receiving the keys. I'm giving 3 stars because rent payment through the portal was convenient, and Victor did respond to some of my concerns (however, it felt like he never responds to an email in its entirety). But the move-in experience, unresolved maintenance issues, and poor communication has bothered me entirely. I hope more attention is given to preparing units for future tenants and being more efficient in communication.

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

My community has no common area and the HOA provides NO services to you for this exorbitant fee other than taking out your trash and mowing you lawn, which at best is a 15 foot by 15 foot patch of grass on flat land. They can dress up their explanation in as many flowery words as they like. At the end of the day, their reasoning for why they charge so much is "well, everyone else charges about that." Oh, and if you're late on your dues? You're going to get an aggressively worded letter demanding that you pay up, or you're going to be dealing with collection agencies and lawyers. You don't like being spoke to that way? Well, too bad, they say. It's legal for them to talk to you that way. A simple polite phone call or even a first time notice written politely would work, but threatening people that you work for is another route, I suppose. Oh, something is broken? Well, "we didn't see your email last month." And if you want to call them, no one picks up the phone, or they'll promise to call you back and no one will. Homeowners associations should be a POSITIVE aspect of owning a home. This one is legalized extortion. If you are in any community "managed" by this HOA, I encourage you to vote for its dissolution.

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. But he will also help you navigate the emotional ups and downs of a competitive and fast-paced market. He's a wonderful, positive, helpful guy, who knows Baltimore and its market exceptionally well. He is the perfect balance of letting you have space to form your own opinions, but also saying what needs to be said, when appropriate. In terms of follow-through and communication, you couldn't ask for a better agent. Emails and phone calls are responded to quickly, and he will find any information you request (even if its not readily available). And let's talk about patience: over the course of 5 months, Ted looked at roughly 50 houses with us. Never expressing annoyance or frustration, and always providing insightful "pro/con" analysis. In short, Ted is a very nice person, easy to be around, friendly, and professional; he is also responsive, capable, and very good with Baltimore real estate.
