As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

I am very excited to lease with Rent the District. My roommates and I found a beautiful home on…read moretheir site, and from my very first correspondence with Hanna via phone, the communication has been flawless. Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

If you only have minor issues that in-house maintenance can handle, BMC is great. Once there is a…read morelarger issue they must contract out, they are terrible to work with. I am 10 months into a mess caused by a pipe bursting then the contractor breaking the radiator. I had to wait over a month for them to begin to address the issue (my wood floors literally warped into a hill), they gave me an inaccurate timeline for me having to temporarily move out of my apartment, then the work completed was both substandard and incomplete. Despite not having the time to address this, they did have time to send me a letter informing me my rent would be increasing. I had to follow up with them multiple times for them to address the issues. They had a contractor come out to look at the issues then they had no follow up with me but again had time to update my rent in their systems. Also, the difference between property managers is stark. We used to have a property manager who would follow up and communicate with residents. However, now our property manager hides in his office and does not follow up. I have had to be the one to follow up with him about scheduling contractors and adding promised rent credits to my account. Prior to this issue, I thought BMC was pretty good, but I only had minor maintenance issues where their maintenance team handled the issue. I love my apartment and my neighbors so I am hoping they will finally be able to fix my floors and walls and I can go back to not having to communicate with the management team.

If you have mold in Your hvac system they wont fix it and will tell you how trained they are how they found nothing, even after a professional comes out and gives you a lab report proving you do. 2. Most of their great reviews are fake. So read well. 3.when you tour they will only show u the beautiful parts of the building which the maintain very well unlike their units. But look close to the ceilings, and walls . 4. Roaches live in this building like no ones business bc of the mold and moisture. 5. If u ask to speak to upper management they act like they dnt exist. When u have big problems, which u will, they will respond in about 48-72hours and give you a very corporate answer, which involes little to no help. 6. Your health means nothing to them..they will smile in your face and do nothing when you leave. 7. Yes some of their prices are good, but thats how the, trap you! And they make sure their lobbies and lounges are beautiful so u get stuck at the glitz and skip over the sham. 8. Inclusion, iver been treated like su h a low level citizen. I pay my rent on time and i have no issues. But this mold is truly affecting my families health and they keep telling me, oh we cant find anything.even after providing proof.
