Jen's mantra is "I like to win," and there is no way we would have without her. The DC real estate…read moremarket is not for the faint of heart. Particularly when you are buying, as we were, in a formidable sellers' market in some of the most popular neighborhoods in the city. In our case, we had started with another agent, a specialist of the area where we settled on buying. He was great; the problem was that we soon landed on one of the houses for which he was representing the seller. We needed to make a shift to a new agent quickly, and Jen was gracious and immediately on it. My husband and I had not anticipated such a competitive situation, but Jen was ready for anything - in this case, what ended up being a bidding war with a total of ten bids. She knew what it was going to take and she worked with us to build a strategy that aimed to win but stayed within our comfort zone. She was a terrific listener, fun to work with, and we always saw her suggestions as well-informed advice rather than pressure of any kind. And she was not only a good listener to us, but also to clues coming from the other side - with whom she also worked to build a good, communicative relationship. This was something that I think ultimately made a critical difference. In the end Jen helped us craft a very competitive bid that was within our means yet forward-leaning where we were ready to take risks for the house that in so many ways was perfect for us. With Jen's guidance, we moved through each of the steps of the strategy and were ready on the day the bids were due (my birthday!). It was over in a matter of just a few, harrowing hours - and with Jen's proactive engagement at the last minute we came out on top. Ours was not the highest bid, and we learned we were also competing against cash. But it was the cleanest, the one completely ready off-the-shelf (even with financing) and in this way the one the sellers were looking for. Recommend her to others looking for the right agent on either side? In a heartbeat.

TL; DR: We would not recommend hiring Jen. Sloppy work and inattentive service did not command an…read moreabove average commission rate and fee. We had a positive impression of Jen after an introductory phone call, but ultimately, she was careless and not detail oriented. Compass Search The online search Jen set up had criteria that we were not interested in. The resulting houses were not within walking distance of a Metro station. They also shared walls with neighbors when we said we wanted solely a detached house. We did not look at any of the houses that resulted from the automated search; we only visited houses that we found on our own. We also did not learn of any off-market properties through this search. Offer During the offer phase, Jen acted as an intermediary between the seller's representative and us. The information she conveyed was inaccurate and required follow-up during a stressful time. She stated that the seller agreed to $15K off the selling price. She also said the selling price would be $X. However, doing the math resulted in $25K off, not $15K. We had to go back to Jen to get the correct figures before we could proceed during a tight timeline. Additionally, during the negotiation we were left to ourselves as first time homebuyers to determine what our counteroffer should be. Despite multiple indicators the property was listed over market, Jen did not suggest an appropriate selling price. Rather, she recommended asking for seller credits numerous times, which would result in a higher commission for her since the selling price would be higher. We crunched numbers on our own and verified with an AI chatbot. Inspection Jen contacted a home inspector that she knew. She asked if 2 or 2:30 p.m. would work three days from then. We confirmed 2:30. Jen later emailed saying the inspection was at 2 p.m. We had to clarify with her that the inspection time was indeed 2:30 p.m. Closing Two days before closing, the Compass operations person sent another client's ALTA statement with settlement numbers instead of our statement. Not only did this seem like data breach and violation of privacy, but it was also careless that Jen, who was CC'd on the email, did not verify the attachment. Unbeknownst to us, our actual ALTA statement was higher than what was in the Closing Disclosure the previous week, but we did not receive the correct numbers before closing day, so the payment we brought at closing was significantly short. We had to take time to find the discrepancy and then figure out how to meet the shortfall at 4 p.m. We nearly did not close on time, and our interest rate would have increased.

Don't be fooled by the angry tenants like David A., Key Home Management is a great company and…read moreBetty is a true professional. From a rental property owner's perspective, I can't imagine going anywhere else. She's been managing my property for almost 3 years and I have no complaints. We have had some troublesome renters - ones (like David A. - yes he rented our place unfortunately) that severely damaged our property and made other changes (like re-grading the front yard without permission, apparently that counts as leaving the house in better condition), and she handled them very well. Unfortunately, some tenants do not know how to treat a home, especially one that is not their own. Nicest thing for a landlord? Betty was so good at her job, I rarely had to get involved. She handled all the numerous issues our tenants caused, only engaging us when absolutely necessary. When it came time to move David and his family out, Betty helped ensure we assessed the large amount of damage he left behind and determined what was truly wear and tear and what was damage beyond that. There was a lot of damage. What David fails to mention is that he completely wore out the hardwood floors in several areas. Floors that were pristine when he moved in were so completely worn down, we couldn't even see the wood grain anymore in several areas. His dog had chewed on several window sills in the home. When he repainted, he did such a bad job, he shouldn't even have bothered since we had to redo it in several areas. Oh yeah, and he failed to return our leaf blower. Assessing all that damage and shoddy work, Betty advised on what was acceptable to charge and what was not. We took her advice and were able to identify a large amount of justifiable charges, though we settled on a slightly lower amount to avoid having to deal with David anymore - it had nothing to do with the non-real estate lawyer neighbor who should never have gotten involved. Some people just aren't worth the effort. I worry about what his next landlords will have to deal with. Also, I don't know what that picture is that he posted on his review, but it has nothing to do with my house. On Betty's side, monthly rent payments have always been delivered in a timely manner, and the website and itemized statements are easy to read and access. She responds properly to all communications and her staff are great to work with. Thanks Betty and Key Home Management!

But the private correspondence prior to the yelp review was rude and insulting. Original Review: Betty Worst and her team. Wish I could give ZERO stars. Betty and her team don't spend time actually vetting tenants. If they look good on paper, she allows them to rent. She and her team picked all of the worst tenants. They are more interested in taking money than making sure there is a good tenant- landlord match. They didn't properly handle repairs. They didn't follow my instructions or requests. They weren't fair or reasonable. They bully everyone. Will blame you or the tenant for things they're responsible for. They just want to collect your money and not do any work. They are deceptive in their practices. And they are vindictive and petty.

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Before he left he declared that it was fixed but would take awhile to make ice. It still hasn't made ice. I reported to the maintenance department that the icemaker wasn't working (among other issues). The realtor who listed the rental came over instead of a repair person. Bottom line the icemaker has not been fixed. The realtor stated that she does not believe that the owner would want to spend the money to replace it. Further, she said that the owner was returning to the area on October 1 and she will be bringing a refrigerator filter with her...the brand filter may solve the problem. I have to wonder if a filter might be purchased here at Lowe's or Home Depot. This, and other matters I've experienced since before and after moving into the unit, makes me think that this management company is unprofessional.
