Silver River Property Management has been a continued lifesaver providing property management for my home while I'm out of state. They are upfront with services provided, cost, professional and a business I trust to manage my property and make sound decisions! Silver River has provided an array of services for the past two years. Most recently, my home had repairs after the previous tenant moved out, Silver River coordinated all repairs within a week. The next week my home was listed and application was processed. The next week new tenants were approved and moved in! As a tenant, I would ABSOLUTELY not recommend this property management company. I have had nothing but issues with them and my property manager. My ability to pay online was terminated over an issue with my roommate's account. I was never notified that it was terminated and when I logged in to pay rent, surprise I can no longer pay online. Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners. read more

From the day I contacted Silver River Property Management to view this property, I have received nothing but impeccable service and care. As an initial matter, this company's reviews are heavily solicited and extracted by manipulation. I just deleted mine, after firing them a month ago. WHAT A COSTLY AND HORRIBLE EXPERIENCE. I selected this company years ago, having to travel overseas for a period of years on short notice. The owner Dan seemed smarmy using the word "friend' and 'church' in strange fashion. When there was an issue and he did not return my call, we were friends. A couple years went by and they always seemed bizarre. Not judging, went to Church, AKA "The Moonies". Again, there always seemed to be two economies, the "friendly" one and a non-existent "business" one. For example If I called my property manager, Channel, with an issue. "Sure, we can......but I am going to the Dominican Republic for my birthday...." Was not interested in her Birthday, the Dominican Republic.....things were falling to the wayside and I found myself having to manage the managers. I learned one of my three properties was going to be vacated, while I was in the states. After a week of not hearing anything I drove in and investigated. The electric was turned of, damages exceed deposit. The figures were academic as I was not allowed to see what was spent on the repairs attempted. It is a full two months and I am doing it from my own pocket. Having asked, given the runaround I have to cut my losses and move on. I explained to Dan Stein, the owner, such secrecy on finances came of as scheissters, From what I have seen, the books are "cooked" to a crisp. Equally, having my disbursement lag to the twelfth of each month, until I wrote a favorable review was a hassle. The second of three properties, an apartment: The homeowners association insisted I meet with them in person. Silver River was persona nongrata with the Association and not noticed numerous complaints or that the HOA had changed their billing address. My storage locker was targeted for burglary, items neatly removed...valued at about 10K and the last things my late father left me. I had a key, Dan had a key. Equally, noting there were problems: HUGE PROBLEMS with two out of three, I asked to inspect the third house. It was another conniving run around; They give the impression of ineptitude, which seems more negligent and no matter the circumstance can be devastating to your most valued investments. I jeopardized a half million dollars and lost tens of thousands placing faith in Dan Stein and his company Silver River Property Management. If you value your time sanity and money, KEEP LOOKING AND PICK A DIFFERENT COMPANY. If you do business with at present, and things seem weird, they will only get worse. read more

This has been the most unprofessional experience I've ever had with a company. First, no one will ever answer the phone. Second, the property we moved into was never cleaned as promise and then they had the audacity to lie to us saying it had been professionally cleaned. Saying "it's not clean but it's not dirty", I'm sorry but how can you say it's clean with giant hair balls, dust, dirt, grime, and dead bugs scattered in each room. If you did hire professionals, what kind of bs professionals are you hiring? Now we spent over 2 hours conducting our walk through after being told it was all ready we could do the easy way, just sign and go, or the hard way and do a quick walk through. During this process we added pictures and took notes of all the damages and filth left behind to their report. Now the next day as we check the report none of what we demanded be noted was in that report. And we were told the work orders for the damage they left "may or may not" be taken care of. Honestly, how pathetic. I wonder if the home owner realizes how trashed their home is. In prepping to relocate, I knew that I would require assistance in renting out my property. In passing I mentioned this need to a family member and they highly recommended that we use Silver River Property Management. They had previous experience with another local management group and indicated that the experience was like night and day. I took the time to do some research and it came down to Silver River and another management company, I chose Silver River not based on price but based on the experience I had from my first inquiry. I needed one less thing to worry about and renting out my property became less of a chore than I know that it can be. Our initial meeting with Dan Stein was thorough, with comps to help us decide on a competitive rate and suggestions on improvements to get us ready to market. Once we made our decision, Dan handed over the reigns to Chris to complete the signing process, a seamless transition. Once our property was vacant, Channel took over and I had to invent things to worry about. By the time I reached out with a question or follow-up, Channel had our property rented out with a fully vetted tenant. It was dead winter and I was prepared for a worst case scenario that did not happen.Till this day I am happy with the decision to sign up with Silver River and Channel continues to be just as accessible and responsive as she was at the beginning. Silver River Rental Property Management has been nothing short of a nightmare. The day we were supposed to go through the walk thru they didn't have the keys to the property. They had to contact the previous renter for the keys. The house was not cleaned, carpet not cleaned,bugs everywhere, the walls were filthy, light bulbs missing, needed paint etc. They did not even cut the yard for the walk thru. We had to move our stuff in the garage on our move in date just so they could get the carpet cleaned and have the movers come back days later. I have been at the property 3 weeks and have been home almost 3 days out of every week trying to get repairs done that should have been checked prior to moving in. The microwave, the garbage disposal didn't work. We received no compensation for the things we have been thru, Silver River acts as if this is the normal process. To hear things like we don't promise paint or cleaning. The house was not move in ready. Our landlords switched property management companies to Silver River after a year of problems, and we are so glad they did. Chris was responsive to issues that arose, and Nari was great as well! Nari helped facilitate a lot of the details required when we were ending the lease, and made the process as easy as possible for us. For example, we accidentally left our carbon monoxide detector in the unit after we ended the lease. Nari kindly went far out of her way to pick it up, and drop it at our new house. It's this kind of service that really makes a company and its employees stand out. We are now home owners, but if we ever found ourselves working with a management company again, I hope it's a company like Silver River Property Management. read more

Our initial interactions seemed positive. As a result, I was sent a contract to sign. The contract was 30 pages, and I meticulously read each page. I had questions and concerns. There were things written into the contract which went against the verbal agreements we had made. When I asked that the contract be adjusted to reflect only the actual services offered, I was told "if you wont sign the contract the way it is, maybe you should find another company." I was only asking that the friendly interactions and promises made in person were reflected in the legalese. I was given the sense that they werent use to being questioned, and assumed the contract wouldnt actually be read. I walked away with a BAD feeling about this company. read more
