    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I thought I…read morescored a deal when I recently moved into a unit on Bunker Hill Rd (early June) managed by this team, however, I have had a mixed experience. While some communication has been responsive, the overall condition of the apartment and follow-through on certain issues have been disappointing. Upon move-in, the unit was not thoroughly cleaned. There were hardened food splatters in the microwave, a dirty stovetop, stained cabinets, filthy outlet covers and light switches, and windows that looked like they had never been cleaned. One of the bedroom windows didn't open at all. The living room and bedroom floors were also worn and splintered--rough enough to tear pieces off my mop while I was cleaning. I submitted an inspection report with photos and received a response from the property manager acknowledging the concerns. A bathroom wall hole was patched (though the repair was done without any coordination or notice), and I was told the chipped toilet tank issue was being reviewed with the landlord. As of now, I haven't received a follow-up. I was also told the technician would be reminded to be more mindful of cleanliness, as the workspace left behind wasn't ideal. The most concerning issue, however, was finding a roach inside the microwave--before I had even used it. That was the final factor that led me to submit an early lease termination notice 22 days after receiving the keys. I'm giving 3 stars because rent payment through the portal was convenient, and Victor did respond to some of my concerns (however, it felt like he never responds to an email in its entirety). But the move-in experience, unresolved maintenance issues, and poor communication has bothered me entirely. I hope more attention is given to preparing units for future tenants and being more efficient in communication.

When it was time to move across country for the next chapter in our lives, Brooks Property Management was the business we chose to oversee the property management details in our absence. It began with an interview with Bruce and Natalie Dickie. From the beginning we could sense their professionalism and their integrity. Their meaningful guidance was instrumental in making sure the home would be in top notch condition for tenants. They made the entire process so easy and it took a ton of stress off our shoulders to know the house would be in great hands. We are fast approaching 10 years of continued home management with this business and we feel LUCKY we chose the VERY BEST management company to oversee our property. They regularly keep us informed with property updates, arranging with the tenants and dropping by for the occasional inspection. And when the home needs a repair, we are informed quickly so arrangements can be made to fix or replace whatever needs it. This assures us that not only are we happy, but the tenants are as well. Happy tenants = satisfied (and often repeat/extending contract) tenants. Every month they send us ledgers of lease income, any costs associated for occasional repairs, and management fees, which are VERY fair. At the end of each year, we have received the last year's combined ledger for tax purposes. Brooks Property Management has been able to keep our property under lease during our entire absence with absolute minimal time between leasing parties for the entire duration we have been working with them. I can't emphasize strongly enough how much stress this takes off our shoulders. My husband and I HIGHLY recommend them!

    Tenant beware. From a tenant perspective these people are absolute crooks and heartless. They do…read morenot abide by lease agreements and will run their own playbook. They used me for free labor as a disabled veteran for months, and started an eviction process while not even being late on rent. They took my rental funds and applied it to security deposit making it look as though I was late on rent and forced me and my children onto the streets. They charged me $250 a day in late fees and threatened me daily. If you're a tenant and these people manage your home do yourself a favor and run, do not walk, run to another place. They are heartless and do not care about your well being, especially Bruce Dickie. Dealing with them has absolutely devastated my family and I. Thank God the veterans administration was able to step in to save me and my kids. They are NOT veteran friendly and will take advantage of you every chance they get!

    Poor communication. Poor customer service. Little value for the $131 per month. Not sure what I get…read moreother than use of a not very nice pool neither I nor my tenants use. Try calling them to speak with a person. You will get a voice mail telling you to email them. This poor communication is important when there is an issue. First, I had a tree go down on my property and hoped the HOA might help the problem. Nope. Next, They switched their payment address in January and it messed up my auto pay with PNC. After correcting the issue apparently I was a month behind on my payment and incurred late fees for three straight months which I didn't know about until an email in late February (after two months of fees) and then March. I asked for some relief from the late fees after offering to pay the full amount but Tracie was curt in her emails and not interested in any sort of conversation about removing late fees. It's a shame since they, ideally should be a customer service oriented company, there for the homeowners and focused on fairness and making life better for those who own and rent property in the areas they service. This is not the case. By their actions they show that they are only interested in collecting money and doing as little as possible for the homeowners.

    Hello, I've been in contact with Tom since March 16 about a vehicle parked in my reserved spot that…read moreappears to be inoperable. Tom came out and put a yellow tag on the vehicle on March 17, 2018 and still no one moved it. On Tuesday March 27 I called and notified Tom that it hadn't been moved and he said he put in a tow request that would execute either that day or the next. It is now April 2, and the vehicle is still there. This vehicle needs to be towed ASAP. Not what I expect from a professional organization that I pay $80/ month to.

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs
