I do not recommend this organization. Despite completing a long application and undergoing a credit check (I make over 200k annually), I was denied a rental as I was planning to live there with my daughter who is a student. I was up front about her being a student and also (on initial contact by the agent) said that there may be a third person renting, another student. Note that both students had applied, paid 60 each to apply, and were denied. Secondly, I was summarily accused of not being honest by the agent who finally called me. A sad state of affairs today. I'm now going to buy a place and won't be using these folks. I can only imagine what the response from this company would be if I applied and was a low income person of color, based on the way I was treated. read more

I am very disappointed in the level of care and service this organization provides. The property I toured needed to be cleaned, dust and cobwebs everywhere. In addition, prior to completing a application, I asked several times for clarification as to wether all parties applying needed to meet the 600 credit score requirement and I was told that it shouldn't be a problem but all parties must complete an application. we make more than 3 times the requirement income and still were denied because 1 member of the party did not have a 600 credit score. THIS SEEMS LIKE A DELIBERATE MISREPRESENTATION on the part of APS employee. read more

APS does not treat the tenant as the customer. APS may work our well for the landlord, but they do not work out at all for the tenant. The property managers are rude and unresponsive to tenant needs and maintenance issues. We are paying a significant amount of rent, and we find that we must struggle to get anything done. APS insulates the property owner from the tenant, but typically makes the property owner the "bad guy" when issues are raised. APS refused to properly clean the property prior to occupancy and then simply said that we could simply cancel our lease if we didn't like it. APS refused to replace a refrigerator that was defective upon our occupancy of the property, even though the refrigerator would not cool below 50 degrees. 5 months after we occupied the property, the property owners visited and only after they personally tested the refrigerator and found it to be at unsafe temperatures, did they replace it. We had to provide our own refrigerators and freeze in the meantime. We were without heat for three weeks in November and survivors with our own electric fireplace. The delay was due to APS not scheduling repairs and seeking multiple opinions regarding the heat failure. The heat pump and air conditioning unit have been inoperable for two weeks now and we will not see any progress for more than another week. All in all, stay away from APS. Rent through a reputable realtor or through a landlord owner! read more

In trying to view rental properties in the Annapolis area, I contacted them regarding a few of their properties and tried to schedule an appointment to do a walk through. I was told 1) that if I wanted to see more than 2 properties, I would be charged a $50 fee and 2) if I wanted to view a property on the weekend, that also would be a $50 fee. I couldn't believe a property management company would charge a serious, potential tenant to view their available properties!!! Needless to say, I decided not to do business with them. I have no idea how they treat their homeowners or their tenants, but facing a charge simply to view a property, I wanted no further dealings with them. read more

TLDR: Not saying don't rent from them, but know what you are getting into. (1) They had some former practices that were questionable and (2) their exit process was the most difficult I have experienced yet. While the owner of the company worked with me over several issues, it was still the most active I have had to be during an exit process. As a pre-renter... EDIT: After discussing this specific issue with the owner of the company I was told that this policy of charging for viewings has since been cancelled. Additionally, I was informed that the employee who so poorly provided service has since left. When we first contacted Annapolis Property Services, they were going to charge an additional $50 to see multiple properties, so we only scheduled to see one property. After walking through the property, we immediately liked it. The employee of course played the real estate game of "we already have a bid in on this property so we will need to know right now!" We called the APS employee out on this game, (1) why did he take us to a property that was no longer available and (2) why would I pay for $40 credit check if there was no possibility of getting the house. This was then followed by the APS employee pushing us towards another property that didn't meet our needs. As a renter... I liked them the most at this stage. They checked on the property once every six months. They always gave us the required 24 hours notice to come into our home. The home owner would only pay for repairs that she wanted to pay for, so APS was not at fault here. For example, during the winter of 2013, the heat went out almost every 2 weeks during the entire winter! We seriously considered putting our rent into escrow until a solution could be found. APS responded in a timely manner, and they were always able to get the heat back on within a couple of days. We were told they would reimburse us for space heaters, but instead lent us two. I had a six month old son at the time; this was seriously unacceptable. We did our best to be good renters; we were EXTREMELY understanding through all of this. Leaving/Post-renter... EDIT: After speaking with the company owner, we have been reimbursed an additional $200. The total taken from the deposit is now $1131.87. The owner was very respectful and desirous of having my exit experience be a better one. I could not directly argue the status of the carpet as I had already moved out of state, as such I accepted their decision for additional cleaning. The other large charge that I disagreed with was valid as the charge was mislabeled. After being an understanding and overly helpful renter, I had expected more goodwill from this company. Contrary to our experience in other locations, normal wear and tear is considered the responsibility of the renter. In total they initially charged us half of our security deposit. In comparison, of all the locations we have ever lived at we have never lost any money from the security deposit. To go from nothing to half the deposit was both shocking and disappointing. read more

I am not impressed with this company. I inquired about 2 of the properties they were listing and requested to have a friend view them as I am relocating from California in a couple of weeks. I was clear with them that time was of essence. It took me 3 to 4 days to finally get an appointment to see the properties. While apparently the property was still occupied and we would not have been able to see it before, it would have been great if they had all the information to share with me about the property. When I asked questions they told me inaccurate information. (i.e. the property had a sunroom but it was a greenhouse, they couldn't tell me if the property had an attic, even during the tour! Finally we were told no attic, and actually there was. For a different property, they claimed it had pool access and there was not!). Finally decided to put in an application for one property, and while in the middle on the application I get an e-mail letting me know there was another application and I couldn't apply anymore (the same day my friend finally saw the property). I decided to immediately apply for the other one we saw that day, they confirmed they received my application and inquired for more info, at no moment they told me there was another application. I was excited thinking I got the property only to find out they did take in another application and rented the place to the second person. It is then when they told me the first property I wanted was again available. I am extremely disappointed at the way things were handled. I understand the owner has the right to choose who they would rent their property to, but in the meantime we've wasted valuable time and have no home to live in yet. I also think the fact they delayed things so much themselves cost us to lose the second property. I wish they had given us priority before accepting the application that was submitted after hours, we could have negotiated certain things in order not to lose the property. read more

Love these guys. I called to see a property that my agent had been dragging her feet about and was scheduled an appointment that week. I did a walk through, loved it. Put my application in that night and fortunately the owners were willing to accept my big dog with $500 deposit. Before I got keys, I sat with one of the reps and went through payment procedures, ways to call for maintenance, etc. Easy peasy. I had an issue when I moved in with the garbage disposal not working properly and someone was sent out immediately to replace it. When the maintenance guy comes he's super nice to my dog and I couldn't be more grateful. Would definitely recommend! read more

Peter and his staff have been doing a great job for me for almost 4 years now. I rarely have to think about the property, and when I do, they've usually already dealt with whatever my concern was by the time I contact them. I've seen at least one other review criticizing their choice of tenants. I want to say I've had exactly the opposite experience. Very early in my working with them, when the property had been vacant for a while, Peter called me an offered me a tenant that he recommended I pass on. He explained he wanted to give me the option since the place had been empty for a while, but that he didn't think it was a good idea. We passed, and filled the property two weeks later with a tenant that stayed for a couple of years. The tenants have always been happy (I've checked, trust but verify). I've been happy, and as far as I know, APS is happy with providing the service. A win-win all the way around. read more

I do not recommend! We applied to rent a condo and was told that there was another applicant pending on this condo. However, the agent indicated that if we could lease the condo at the earliest possible date, we would have a better chance over the other applicant. As it turns out, the agent called the next day and told me the condo owner chose neither of us because both my application and the other applicant required a "guarantor" as a co-signer. This should have been disclosed upfront before collecting all of the application fees from potential renters. Annapolis Property Services should have refunded the application fees to all parties since the owner chose to not rent the unit to us. read more

We moved in to an Annapolis Property Services manged location earlier this summer. It's a much older property that was recently gutted and renovated so we knew there might be some issues along the way since we are the first post-reno occupants. There have been, and the team at APS gets an A+! They are quick to respond to all issues, always return calls, and respond immediately to emails. And they are always patient with a sometimes stressed out renter :) From first meeting them while we looked at several properties to until right now, the process couldn't have gone better. They are organized, the online management portal is fantastic (has all relevant move-in docs, easy rent payment system, you can add work orders, etc.) and everyone is nice and courteous. Thank you Brendan, Matt and Ashley (and everyone else behind the scenes that I don't interact with directly) -- you guys run a tight ship; it's most appreciated. read more

If you care for your property do NOT put it into the hands of these people. They are good at collecting the money and taking their 10% cut but when it comes to vetting the renters they seem to have a proclivity for finding reality tv i.e. "Hoarders" participants. Poor pre move-in inspections followed up by even worse post move-out evaluations. They seem to view their role to be renter advocate rather than landlord advocate. I'm not paying them good money to make me do their job. read more

We've been APS tenants since we moved to Annapolis 6 years ago (we've been in two properties) and they've been phenomenal. They are extremely responsive, there are no shenanigans, the properties in their care are well-managed, they are fair in terms of expectations in all parties. Their standards for both renters and property owners appear to be relatively high. We have appreciated that. Balancing the needs of the tenants and property owners seems to be their thing and we recognize as renters that it's actually a major "pro" for us. They wouldn't rent us a slum nor would they allow us to turn a property into one (and of course we wouldn't do that...) We will likely decide to buy a house in a year or two, but we would have no problem continuing to be APS tenants if it took a little longer to find our dream home. read more

We can not say enough great things about Annapolis Property Services! We own a rental house in Edgewater, Maryland and were frustrated with being landlords. We were hesitant to sign with a property management company because we own other rental properties in different markets and have had mixed results with property management companies. The minute we signed with APS our landlord frustrations were gone. They advised us that in order to get the proper renter, we needed to invest a small amount in the property. It was the last thing we wanted to hear but they had the connections to make it happen at a reasonable price and were confident they'd get the proper renter with these suggestions. Boy, were they right. We went from rent coming in late or never every month to a fully qualified renter in under a month! Additionally, whenever there was a problem at the property, they would contact us; tell us what was going on, and then what they did to take care of it. It was great! We didn't have to make phone calls or run around getting estimates -- they really did take all the stress out of owning the property. I can't say enough good things about Peter Cook and his staff -- they are honest, friendly, caring, and efficient. Every month we get an owners statement and funds deposited directly to our account -- none of our other property management companies could even come close to their professionalism! Our previous experiences with property management companies led us to believe that property management companies were middlemen that simply were a screen between the tenant and landlord. No action or answers would result from the relationship. With APS, it is the exact opposite. They take care of everything. APS is simply the best property management company we have ever had the pleasure of working with. Do yourself a favor and hire them today. read more
