He did some research and recommended that we work with Jen Holden. What a great choice! Jen was very professional and knowledgeable plus she was very down to earth and easy to work with. No pressure at all. We could have sold our house "as is" but we decided to have some work done including painting, carpeting, cleaning, and landscaping. In each case, Jen had a contractor that would drop everything in order to work with her clients and at a very reasonable price. All of them did a great job. Ultimately, we sold our house in one day at $15,000 over the asking price. We could not be happier. We highly recommend Jen and her team. Don O'Neill

I highly recommend choosing Jen Holden as your realtor.

We moved to Europe and had to leave half way through the process, which made no difference at all. Alex took over all of the things we couldn't do and kept us up to date on everything. She made what is normally a very stressful time seem so easy and pleasant that we were surprised at how fast it was all over and dealt with. I can highly recommend her for not only her competence but also personality, which is very unusual in this business. Thank you very much, Alex!

When it was time to move across country for the next chapter in our lives, Brooks Property Management was the business we chose to oversee the property management details in our absence. It began with an interview with Bruce and Natalie Dickie. From the beginning we could sense their professionalism and their integrity. Their meaningful guidance was instrumental in making sure the home would be in top notch condition for tenants. They made the entire process so easy and it took a ton of stress off our shoulders to know the house would be in great hands. We are fast approaching 10 years of continued home management with this business and we feel LUCKY we chose the VERY BEST management company to oversee our property. They regularly keep us informed with property updates, arranging with the tenants and dropping by for the occasional inspection. And when the home needs a repair, we are informed quickly so arrangements can be made to fix or replace whatever needs it. This assures us that not only are we happy, but the tenants are as well. Happy tenants = satisfied (and often repeat/extending contract) tenants. Every month they send us ledgers of lease income, any costs associated for occasional repairs, and management fees, which are VERY fair. At the end of each year, we have received the last year's combined ledger for tax purposes. Brooks Property Management has been able to keep our property under lease during our entire absence with absolute minimal time between leasing parties for the entire duration we have been working with them. I can't emphasize strongly enough how much stress this takes off our shoulders. My husband and I HIGHLY recommend them!

They used me for free labor as a disabled veteran for months, and started an eviction process while not even being late on rent. They took my rental funds and applied it to security deposit making it look as though I was late on rent and forced me and my children onto the streets. They charged me $250 a day in late fees and threatened me daily. If you're a tenant and these people manage your home do yourself a favor and run, do not walk, run to another place. They are heartless and do not care about your well being, especially Bruce Dickie. Dealing with them has absolutely devastated my family and I. Thank God the veterans administration was able to step in to save me and my kids. They are NOT veteran friendly and will take advantage of you every chance they get!

This is the same review I've left on ApartmentRatings.com (6 months later, and it still holds…read moretrue!): My husband and I knew while we were living here that we had found a great apartment community, but it wasn't until we moved last week that I've truly come to appreciate just how wonderful it really was for us. So many other apartments don't seem to be made with the kind of thoughtful touches that make a place easy to live in; our one-bedroom at Fieldstone had everything exactly where we needed it. HUGE walk-in closet in the bedroom, plenty of cabinet space in the kitchen, spacious and well-designed bathroom, TV nook, washer/dryer in unit. The walls are thick; I only ever heard neighbors through our front door when they were in the hallway, or through our windows when they were in the parking lot. (Speaking of which - all of our neighbors were very friendly! Mostly older single people, middle-aged couples, and young military families.) The surrounding neighborhood is fantastic for families and dog-owners - a large park is right across the street, and lots of trails of varying length are also nearby. A shopping center with a Food Lion, sushi place, Subway, etc is a 30 minute walk from the apartments. I always felt very safe in our neighborhood - even while pregnant I would walk along the trails alone without a second thought, and I never heard of any break-ins. Maintenance always replied promptly to any requests. The leasing office was pleasant and dealt fairly and honestly with renters. Commute time through the gates of Fort Meade is about 20 minutes. Odenton proper and the strip of road across from Fort Meade don't have much to do (it's mostly just run-down chains), but the Waugh Chapel area (10 minutes from Fieldstone in the other direction, towards Crofton) is booming. There you can find a brand-new Regal Cinemas, Target, Wegmans, and tons of other stores and restaurants. If you can't tell, we miss our Piney Orchard home. Rent an apartment here for us - you won't regret it!

I've been threatened by the neighbor that lives below for moving stuff during the day when I first moved in and yelled at, and I informed the leasing office of both situations. afterwards in an attempt to retaliate against me the below neighbor complained about me back. every single time I asked the leasing office to give me the times my neighbors claimed I was making noise the leasing office doesn't give an actual time.. this leasing office doesn't actually like to do their job from what I can see and again I've been here less than three months

I lived here from spring of 2023 till the summer of 2024. This is going to be a long one…read more The reasons why it's not a 5-star review: - The lack of consequences for dog feces/urine in the pathways of residents (indoor/outdoor) - The residents don't pick up/clean after their dog's feces/urine (there are bags available and trash bins available throughout the complex) so it's common to step on dog poop while walking on the sidewalk. The smell of feces in the grass too is very unpleasant. - The lack of consequences for unleashed dogs - it's in the leasing agreement and a violation if not followed. While it was a pet friendly apartment - there wasn't much enforcement for any irresponsible dog owners who let their dog unleashed (besides in the dog park). - Fitness center - had only 1 working treadmill for quite some time and some weights were missing, finally by summer 2024, they updated the facility, and it looks great. - Depending on which person in the leasing office is sorting through the mail in the package room, your package may be easy to find or sometimes not. - Lack of consistent notification of when the leasing office is closed. On some holidays, the leasing office team does not give notice if their office is closed. Some holidays aren't observed for residents but at the very least there should be some notice. - Lack of security. For the entire duration of my residency, at least 10 cars have been broken into and or bricked (wheels stolen), even in the parking garage. The culprits targeted Toyota sedans (Corollas, Camry's) and the occasional Honda sedans. It sucks for those residents affected, not sure what was done to mitigate that issue. - A longtime resident I had made friends with even mentioned that the service/maintenance has gone downhill, so they were on their way out after living there for a few years. - Leasing office rarely answers their phone, you're better off emailing them or going in-person. - Residents are driving way too fast in the parking lots and especially the garage that has caused a near hit of residents, their kids, pets, and other cars. - There are only 2 elevators and only 1 can be used for moving-in/moving out and this is in the main building so you're SOL if you're in the other buildings (have to use stairs), or if the freight elevator is broken. There's no loading dock for moves and some locations for a particular apartment isn't convenient for movers = you may be charged more if you're moving in/moving out using moving companies. - The pricey rent did not equate to the overall maintenance of the complex, services, lack of security, and amenities that was offered. The reasons why it's a 3-star review: - Katie's attentiveness and kindness from when I first moved in to all the way till I moved out - she's the reason why this not a 2-star review. - The proximity of the apartment complex, it is so close to many stores, grocery, mall, etc. - The maintenance team. Anytime you need to get something fixed, the maintenance team is really quick. Don't read the apartments(.)com reviews. I was basing my decision to move into this apartment through that site and sorta regret it (moved from CA to MD).

They are rude, and they act like they are being bothered. If you're paying rent close to $3000+ a month, they need to be a little more polite, and Bozzuto needs to pay them a decent salary To attract better employees. Apparently, leasing office staff don't appreciate having a paid job. Staff don't answer the phone, and they don't respond to phone calls. They don't return emails. Maybe, they need more staff. So, unprofessional. Staff needs training! It is a nice location. Rather than hardwood floors, they have carpet. Carpet is old and HVAC system is not cleaned properly. residents leave the trash bins out on non pickup days smelling up the place and creating a potential problem with rodents. There's an extra charge for trash pickup. It should be included in the high rent. Unit and layout are tiny, appliances are old. Rather than a walk in shower and tub, units have 2 bathtubs. Outdated. Photos on their onsite gallery have color, accent walls and curtain rods. Actually, Units wall are all beige. No crown moldings or chair rails. Very plain. No curtain rods. Limited shelving in closets. Wooden cabinets are worn and water damaged. The only lobby is the main bldg. Only one building has an elevator. The other buildings have four flights, no elevator. There's no real security, and the garage is very dark with limited lighting. Drivers speed throughout complex. This location is not managed like a typical Bozzuto property. corporate either doesn't know or doesn't care due to a housing shortage. I don't like key fobs because it's computer-controlled and others could potentially have access to your unit.

As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!
