My ability to pay online was terminated over an issue with my roommate's account. I was never notified that it was terminated and when I logged in to pay rent, surprise I can no longer pay online. Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners.

They are upfront with services provided, cost, professional and a business I trust to manage my property and make sound decisions! Silver River has provided an array of services for the past two years. Most recently, my home had repairs after the previous tenant moved out, Silver River coordinated all repairs within a week. The next week my home was listed and application was processed. The next week new tenants were approved and moved in!     I would not recommend Prime Resource as a Property Management firm. The company was easy enough to…read morereach throughout my time working with them, but I was not happy with tenant placement and general customer service. I hired Prime Resource to manage my property at the end of 2019 and allowed them to manage my property for a little under 2 years. I would have likely had better luck managing the property on my own, as the things I aimed to avoid when deciding to hire out happened anyway. I understand tenants are unpredictable, and if the case was a thoroughly vetted tenant, turned bad - this would be forgivable. This was not the case for the tenant selected for my property, however! There were plenty of red flags, easily located by just a MD court search - no complicated vetting needed. The style of management was not proactive, but rather reactive - with most actions being requested by me. Along with the slew of issues with the tenant, to include but not limited to, nonpayment of rent, destruction of neighboring property, disrepair of appliances, several break-ins when none existed before and no further reports of increase criminal activity in the neighborhood; we discovered even more after the property was vacated that could have been mitigated with basic management. The tenant clearly had pets, a non-documented occupant, and was smoking in the home. I terminated my contact with 'no cause' in order to easily move on, but I had a feeling my property was not being managed well. I am glad I did!

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    STAY AWAY.....I'm sad to say I've lived at the Gates of Cipriano for almost 5 years. I moved during…read morethe pandemic and lost my job, so I was stuck and complacent. Not to mention, the housing market and interest rates were terrible after the pandemic. Over the past few years, I've had maintenance issues that would take a while to be resolved, not to mention most of the buildings have pest control issues and constant black mold issues. Furthermore, the property has a very high turnover of staff members; maintenance staff members are underpaid and overworked; and front office members are very unprofessional. The office is like a ghetto central station. Over the past year, the property has evolved with more violence occurring. There were 3 shootings in the summer of 2024, and they never sent out awareness letters or posted the occurrences in the monthly newsletters. It's really nothing to hear gunshots on the property near the pool area, and when you call the police, they're not in a rush to come. One night there was a domestic issue and the woman was being badly abused in the apartment, and the police never showed. Not to mention, on-call patrol leaves at 1 am. Look, if you have no other option, don't stay here long. Don't allow yourself to become complacent. Save your coins, straighten up your credit, find a real estate agent, and buy your own home!! There are so many grant programs offering down payment funds, not to mention you can also buy a home with section 8, even though there is a fine print in their criteria.

On the move in date of my lease I was not contacted, but informed after tracking an agent down that they had DOUBLED RENT. COULD NOT MOVE IN on the proposed date etc. I was completely disgusted.

Otherwise you will end up getting screwed with all their fees,late fees etc....Read all fine prints on the lease,do not sign anything with them until an experienced real estate attorney reviews the lease and does the appropriate changes. My advise is still stay away from them they are scumbags .Do not share any of utilities with other tenants otherwise they will get you especially with water bills $500.00/month .They will suck your blood even after death. I will eventually file a complaint with Maryland real estate commission because of their illegal conduct and you should do the same.It is easy to file a complaint .

It was one of the worst experiences of my life--filled with unresolved issues that the management refused to fix. For the rent they charged, the living conditions were unacceptable. 1. Persistent Plumbing Nightmare From nearly the first day, the apartment suffered major plumbing failures. Most of the time--about 95%--there was no hot water, and the rest of the time, no water at all. Weekly emails warned of boiler repairs, but service never improved. This was especially devastating for my daughter, who is battling cancer. After her chemo sessions and long hospital stays, she deserved the comfort of a hot bath--something that should have been easy to provide. But too often, when we got home, there was nothing but cold water. It broke my heart to watch her suffer and to realize that even that small comfort was taken away. I informed the rental office multiple times that my immunocompromised daughter needed hot water or risked infection--and possibly another hospital stay. No one responded. 2. Lingering Mold Problem Shortly after moving in--in November--I noticed my bathtub peeling and mold growing in the sink area. I reported that the tub needed reglazing and pointed out the mold issue. The only reply I received: they wouldn't reglaze it unless I renewed my lease. Despite my efforts to keep it clean, the condition worsened. After months of ignored emails, I threatened to involve the health department--and only then did someone come to fix it. By that time, my lease was nearly up--and I was done. 3. Why I Endured It I didn't pursue legal action or break the lease because my daughter's health was my sole focus--I simply didn't have the energy or attention to fight. So, I endured the full year and moved out the moment my lease ended. Conclusion: A Final Warning Once again, PLEASE DO NOT MOVE HERE.

If I have an issue they have worked with me by notifying me of scheduled time that maintenance will be there to fix issues and were very patient and knowledgeable about the issues and concerns that I had. So I want to give them cuddos for what they do. They deal with a lot of issues and they try their best to handle them. What I've learned about them is if you are notifying them in a timely manner they can get things done as far as fixing the problems, if you allow that issue to just continue and not say anything until it gets worse then ABSOLUTELY you are at fault and then you are mad and complaining but you allowed it to go on that long and want them to perform an overnight miracle and that's not fair to them, they cannot fix what they are unaware about and when they are notified just know that it doesn't happen overnight, somethings may take a little time. If I have an issue I put in my ticket immediately and honestly they come and get the job done if they are able to or they inform me that a contractor will be out and I am happy about that, so hats off to them and great job. Now about the Resident Coordinator Lakia Meriweather she has been doing an outstanding job, she has really been getting the work done, whenever I have a maintenance issues it gets done and it doesn't take long. I appreciate her and the maintenance supervisor Gary and his team, shoutout to Antoine he has been really working hard, like the fact that he was outside helping tenants dig out their cars during this last snow storm as well as making sure that the sidewalks and walkways were cleared, but again people will not send a review on the good only what they think is bad, but I am talking about what I've seen done personally. I am forever grateful to them all and the maintenance team cuddos to you all as well. Thank you Ashley, LaKia, Fatima, Simone and Terrell for everything you all do, it does not go unnoticed.
