In addition, they built a brand new door and steps on the side of my house (following architectural plans). Paulo supervised the work.  The team worked 2 days.  They showed up on time and ready to work. Paulo is amazing and very personable.  He's licensed, bonded and insured. His forte is large jobs-complete guts, additions and pop-ups. I will use Paulo again on my next jobs (new roof and basement waterproofing). I recommend him without hesitation. I have tried reaching out to management but I'm not sure where else to go. The trash pickup for the…read morebuilding is run very poorly. It's excessive & obnoxiously loud. I've noticed the units closest to the trash pickup have emptied within just a few months. No one wants to deal with this noise and the building hasn't done anything to help it. Trash pick up is almost every day of the week. Always before 9am. Tons of banging, slamming, people yelling. About 10-15 minutes for pickup, but even before pickup starts, at 7am their team is prepping and the slamming begins. After pickup, more slamming for cleanup. Not to mention during this time the entire alleyway is blocked for cars exiting and entering. I would like to ask that Judd & Weiler reconsider adjusting their pickup process. It would make all the difference to start later in the day (after 7am please, after 10am would be huge), and reduce the number of weekdays this occurs on. It is a huge issue within the building and the surrounding community. Please be considerate of the noise. Thank you.

What might be the final nail in the coffin that leads me to not resign for a 5th year is the building's management. Our apartment WiFi has been out for TWO WEEKS. Conveniently, the issue started the same day that Single Digits, the required internet provider with HORRIBLE reviews, came to do "routine maintenance". We have contacted management nearly ten times about the issue since they are the ones who require us to use this service (and pay $60 a month for it) but they claim it is a Single Digits issue. We have called Single Digits over TWENTY FIVE times to get this resolved and have been told that they are unable to access our apartment (regardless if anyone is home or not) because the complex will not schedule a time for Single Digits to come with a building maintenance worker. Our calls, emails, and visits to the leasing office have been virtually ignored. It is completely unacceptable to require your tenants to use a company (which again has possibly the worst reviews for an internet provider ever seen) and not assist them in addressing any issues. We are leaving this review in hopes that the leasing office will actually reach out to help us resolve this TWO WEEK LONG outage, but I am not optimistic.

The employees are responsive and friendly. And they are very reasonable about situations that other buildings can be overly nit picky about. The pool is open and heated 365 days a year... and there's a hot tub. I am moving for professional reasons soon, but I'm really going to miss that rooftop. Lastly, it's in an awesome neighborhood where something new is opening up within a block or two at least once a month. If you drive, there is extra traffic when there's a nats game, but it's not as bad as I thought it would be considering it's literally right next to the stadium. Love F1rst, gonna miss it.

The leasing specialist (Leo) helped make the move-in process seamless, and I was settled in no time. The unit I initially moved into did not work out. Although this was a bit of an ordeal, the assistant general manager (Robert) did a phenomenal job giving attention to my situation, demonstrating great leadership over my transfer process, and ensuring I was happy with the outcome. The leasing manager (Johnny) was so kind and sympathetic, advocated on my behalf, and committed to getting me a resolution. The maintenance manager (Crawford) went above and beyond to ensure I was comfortably settled into the new place, checking up on me during and post-move. I got to see first hand how committed the staff are in ensuring residents have a great experience living here. The thoughtfulness and care that goes into this place is pretty incredible. From having coffee in the resident lounge 24/7 (vs in the lobby during restricted hours) to having rowing machines in the gym (I'm a rower and noticed majority of the apartments do not have these) to having units made ready for installing your own ceiling light (no other buildings offered this), even the smallest things matter here. This is a great building run by people who show commitment and integrity. You will love living here for the amenities and outstanding customer service.

Rodents, Mold, HVAC Failures After 5 Years at Dominion…read more WARNING: MICE VIDEO MAY CONTAIN GRAPHIC CONTENT. We lived at Dominion for 4-5 years without major issues until Fall 2025, when we began experiencing a mouse problem in our unit. From September 2025 through February 2026, we caught a total of four mice in the apartment. Management did respond and scheduled repeated visits from Eagle Pest Control over several months, placing multiple traps throughout the unit. On our final clean-out day -- after the apartment had been mostly empty for several days except for a sectional -- we discovered a dead mouse on one of the snap traps that had been placed in December. The odor was extremely strong, indicating it had likely been there for some time. This was after months of weekly visits and assurances that activity had slowed. In addition to the rodent issue, we experienced recurring mold buildup in shower crevices and along window sills during our tenancy, as well as a leaking ceiling at one point. These conditions required ongoing cleaning and monitoring on our end. Throughout the pest process, we were repeatedly instructed to rearrange furniture, clear cabinets, and prepare the unit for inspections. At times it felt as though the burden of managing the issue was placed on us as residents, even though we had maintained the same layout and living conditions for years without any pest issues prior to Fall 2025. Management's involvement noticeably increased after we posted our initial review, which they asked us to remove. We chose instead to keep the review up and provide updates as the situation progressed. We also experienced persistent HVAC failures during Summer 2025 severe enough that management provided us with a window AC unit. The shared washer/dryer appliances are frequently in poor condition and difficult to have replaced. During conversations with neighbors, several residents shared they were also dealing with mold and pest concerns and planning to move out. To management's credit, they did offer two options: early lease termination without penalty or transfer to another unit. We chose to terminate our lease and move. We requested a rent credit during the months the pest issue was ongoing (September through January). That request was denied at both the property management level and the regional management level. For anyone experiencing similar issues, it's important to know you do have tenant rights in Virginia. Tenant association meetings, city complaint channels, rent escrow through the court, and tenant advocacy groups such as BuGATA can help you understand your options. We are sharing this update so others understand both the seriousness of the issue and the steps available if they encounter something similar. What makes this especially disappointing is that we were inconvenienced by a problem we did not create and could not control. We maintained our unit consistently for years without issue prior to Fall 2025. Yet the disruption, preparation for repeated inspections, and ultimately the decision to move fell entirely on us as residents. Even after relocating, we are still dealing with outstanding charges and final billing questions related to our move-out. It is disheartening to feel that the ongoing impact of this situation has been absorbed primarily by the tenant, while the larger property operations remain largely unaffected. This experience has been both frustrating and saddening, particularly after multiple years of tenancy. We share this not out of anger, but out of disappointment.

TLDR: Nearly $1,000 wasted after my fridge malfunctioned TWICE in my FIRST TWO MONTHS. Management refuses compensation despite their huge profits. Photos attached show some spoiled food (discarded most before someone informed me I should document everything) as well as notes from maintenance as proof that the fridge was broken. Moved in March 15th with an intermittently malfunctioning fridge. Initially seemed functional (light on, somewhat cold) but first groceries spoiled prematurely. The fridge sometimes worked- so when I grabbed food from the fridge it was not obvious it was broken. Second grocery haul also spoiled quickly. On the 26th, discovered spoiled meat and barely-cool shelves. Lost approximately $700 in groceries and temperature-sensitive items. Manager Michelle refused compensation, claiming they "don't compensate for unexpected malfunctions" and that fixing it "timely" was sufficient. By April 30th, fridge broke again, wasting another $100. When requesting compensation, Michelle hung up on me, demonstrating complete disregard for residents' financial losses from their negligence.

My husband and I moved here in summer of 2021- newly married and ready to share a space together. We were matched with Tsehai, who was very personable and professional and guided us through the process. After viewing the Ashley layout, we felt like it was the perfect space for us and quickly applied. I do recall being a little disappointed to know that our 2nd floor apartment came with carpet when I was led to believe apartments had vinyl flooring. Soon after we moved, the complex changed management companies and their name to what it's called now. As for our apartment, we absolutely loved the layout. Our bedroom was huge! We were able to fit a king size bed and 3 full size dressers, a desk and still had room to spare. The closet was also a decent size. At first, I wasn't particularly a fan of the way their jack and jill sinks were set up but after living there for a while, I appreciated having a sink in the bedroom. I wish the bathroom was bigger but it got the job done. We had a problem with stains on our ceiling which maintenance claimed was because we took hot showers but in reality I honestly think it was some kind of mold. Another personal issue was our the height of our sinks and toilet. Both sinks were very low and as someone who is average height, I was straining my back any time I used it. The toilet was also on the smaller side and very low to the ground. I do believe they may have updated everything because I toured their newer units and the upgrades were very nice. The kitchen size was good and I loved having a gas stove, definitely a plus! Our neighbors were quiet and we never heard anyone walking above us or hear our neighbors between our walls. Everyone was respectful of each other. Over the last 3 years, I did enjoy my time living there but were a few problems as well. Over the last year, there were doing a lot of repair work on the roof and siding. We didn't receive any notice for such construction which would start at 8am all the way in the afternoon. My husband and I both work from home and it was very inconvenient for us. Even if we didn't WFH, the sound was absolutely insane - it was as if they were drilling holes in my own house for 8 hours straight. We eventually did receive a few emails here and there letting us know that construction was taking place but the streets and buildings they would mention would be incorrect so we actually never knew when they would be working outside our place. Another problem with this construction project was parking. Contractors would leave their equipment in the parking lot overnight and we would run out of parking spots by 8pm. They didn't let us park under the canopy as courtesy nor provide alternate options during this time. I do wish this was handled better considering the construction project was on going for a few months. Our AC would also break multiple times a year - they did eventually replace the whole system but scheduled it without my consent and I woke up to a male banging at my door at 8am insisting he's a hired contractor but was in plain clothes. I refused to let him in only for him to return with Windsor maintenance which was a relief once they told me what was going on. Maintenance was professional and prompt with their service but the stain on our ceiling was a constant battle and they never offered a permanent solution. I also noticed that it was hard to communicate with management via email - I recall sending messages through their portal and via email and almost never heard back. They do have a phone number to the leasing office but again, either no one would pick up so I would have to leave a message or off site receptionist. Lastly, one thing that is still an on-going issue was related to our last payment upon move-out. We were sent a bill for our last months utilities which included a $150 charge to paint the stained ceiling in our bathroom. We received the bill on June 28th with a payment due date for July 3rd. I called the office on July 1st to inquire about the $150 charge that should not have been our responsibility - I was told someone would call me back but no one did. I called back on July 2nd and again, had to leave a message but someone did call me back this time to let me know that I should contact them via the final bill email so the proper team can assess the problem. No one responded back and the bill was sent to collections the following day. I wish this was handled a little better and I'm disappointed with the lack of communication and care; now I have to deal with the collections department for an incorrect bill.
