Twelve12 offered me one month's free rent due to severe smoke smell in my apartment and as a safety hazard or to wave the fees associated with breaking my lease early. When old management left, new management did not honor any of the written agreements made written in emails. This was my first lease; their website is currently adverting "LEASE NOW FOR ONE MONTH FREE!*" Don't expect The Yards Collection to keep their word even in writing or to care about their tenants. I experienced sever smoke smells in my apartment leaking in from neighbors smoking several times most days throughout my lease. This has had terrible impacts to my overall health. There are moments where I felt like I couldn't breath and had no place to go in the middle of the night, and not being able to sleep in my own home made me feel homeless at times. I've met 5+ people with the smoke smells in their apartments to differing levels of severity. (Smoke smells including cigarettes, smoking weed, growing weed, and vapes.) Don't expect anything to be done to address this except sending emails to tenants. I know 3+ people who have had issues with their front door not locking to their respective apartments. HUGE safety issue. Maintenance issues aren't the fastest, but they try. They do not order extra inventory of much, so if you have an issue, expect to have to wait due to the lead time associated with ordering the part, it getting delivered, and time to install. The area is also going downhill with increase in crime. Police officer was shot and the block got shut down. A resident in a wheel chair dropped from the 6th floor balcony. A skimmer found at the Harris Teeter. Lululemon shutting down due to crime. The best part is that I've met some great friends with people that live here, many of whom are leaving. I have had limited portal access since I moved in back in August. As the months progressed I have done the majority of the leg work trying to figure out what's going on. I have spoken with every single person from leasing agent to manager on the team in the front office pleading for help. Nobody HS every called or emailed me back with any solution. I have been the one to call the third party company that controls their portal and personally troubleshoot with their tech team. I now have ZERO portal access and no way to submit my December rent. I have called corporate three times as well and have just been passed along to someone else each time. Someone has also been submitting random maintenance requests (of which I never asked for) on my unit and maintenance has shown up UNANNOUNCED with no curtesy call to tell me they would be letting themselves into my apartment. read more

I lived here for 18 months and would not recommend this place to friends. For how much they charge for rent, there really is not just any value. The $250/month parking fee should've tipped me off to this. My one star is only for the lovely front desk staff. They are so friendly to me and all the dogs in the building. If this review were just for Ms. Mary at the front desk, I would give her 5 stars! First - the apartments themselves are poorly constructed. The finishes look nice at first glance, but the quality of the materials is subpar. The floors and cabinets scratch easily. Many of the cabinet doors were uneven and my floors were stained when I moved in. Management can say all it wants about being smoke-free, but the common spaces and my apartment were regularly inundated with cigarette and marijuana smoke. It regularly took 3 phone calls and an in-person visit to the management office to get maintenance to fix anything. The gym is tiny, so I ended up paying even more for a VIDA membership next door. You also have to join Vida to get access to their pool. I was explicitly lied to about the pool process during my leasing tour. I was told that I would get 2 wristbands for the pool for me and a guest and that there was even a private door between the Twelve12 outdoor space and the Vida pool. This is totally untrue. I had to join Vida AND pay extra for the pool throughout the entire year. Then they charge you an arm and a leg for guest passes. When every other building in the neighborhood has their own pool at no charge, this is insane, especially the dishonesty from management. The location is cool, but the construction is out of hand nearby and the congestion gets overwhelming. The location does not make up for the price and other issues. read more

STAY AWAY. The reviews on google + yelp are spot-on. Management is TERRIBLE. I had an AWFUL experience with the leasing office, so much so that I intend on reaching out to corporate. I was 1-week away from moving in and decided it wouldn't be worth the headache to deal with such an unprofessional and unresponsive staff. I was given misinformation on the day of the tour as to the "look and lease" and how it would be applied AND the terms of the lease sent to me by e-mail were different than the amount posted on the portal. Leasing office RARELY ever answers the phone. Always in "meetings." The most recent e-mail I received from one of the leasing agents was to inform me that she could meet with me after her TANNING APPOINTMENT after i sent an e-mail indicating that I was cancelling my application. Stay away. UPDATE on 2/17/21: I e-mailed the General Manager below on 2/11/21. I have yet to receive a phone call and/or an e-mail. These folks don't care. I've lived in Twelve12 for about 10 months now and will not be renewing my lease due to the rent increase (was already the highest I've paid in DC for a 1 bedroom even before it went up) and the lack of amenities this location offers, in comparisons to other newer apartment complexes in the area. I had to move last minute so this was the best option for this past year- but I did hesitate and was a little disappointed in the lack of "extras." The major WIN, however, at this location, is the management team and the front desk staff who are ALL first class. I think they run the place BETTER than anywhere I've lived since moving to DC 5 years ago. I know if they could magically make everyone happy and have everything here that anyone could wish for they would. They know everyone by name and always say hi! :) So if you have extra money for rent in your budget, don't workout, don't care about coffee service machines available 24/7, and/ or don't want a pool, this might be a place for you. read more

Pros: Great front desk staff, mostly sound-proof apartments, views from the 9th floor looking east are incredible, distance to shops and restaurants, access to metro. Cons: We've had 2 false fire alarms in the last month, and 4 water outages. Our move in experience was a bit chaotic - broken dishwasher, no hot water, small lights out, and electrical issues with a ceiling light. Ventilation from restaurants below or other apartment cooking occasionally creeps its way into the central air system. For all of the above issues, the cost of renting doesn't match up. EDIT We moved out a few days ago to go out of state, but since I posted this review much of the building-related issues happened a lot less. read more

I lived here for 2-1/2 years and cannot recommend this place to anyone who wants to feel part of a community or treated like a valued resident by their property management. It started out promising enough, but proved to be a profound disappointment. THE LOCATION: Easy access to the freeway and Green Line. This is very important because to enjoy the real DC, you have to leave the area. This is not a community. It's a corporate development without a soul. I don't see it changing anytime soon. I have since moved to a new place in Shaw, and it couldn't be more different - vibrant, friendly, historical, full amenities, great resident events, etc. I can't believe I wasted so much time in Navy Yard. If for some reason you feel this location is right for you, I strongly encourage you look at properties other than Twelve12. There are a number of new buildings with much better amenities and environments, at competitive prices. THE PROPERTY: The aesthetics of the apartment were nice at first look, but the construction isn't great - sloppy finishing. They don't maintain the property very well and things started looking shabby within a year. Hallways with windows full of spider webs and grime, peeling wallpaper, sloppy painting, light fixtures falling out of the ceiling; a garage with abandoned junk; a lobby that lost its plants and gained a rotation of mediocre artwork and shoddy wall patching when they swap in new pieces. The gym had 4 or 5 pieces of equipment - pretty sad. No pool, but you can pay a premium for the VIDA pool club next door, which is not directly accessible via the property. THE NEIGHBORS: The dog across the hall barked incessantly - for hours on end - and despite complaining about this to management multiple times, nothing ever happened. Not to mention the regular stench of pot smoke - another rule unenforced. THE MANAGEMENT: The original security guards were friendly, but they changed to "concierges" who were not friendly and seemed to dread their jobs. At move out, despite giving ample notice via registered mail, leaving my apartment spotless, surrendering my keys early, and paying the rent due through my lease term based on the proration the management office provided, I still have not been properly reimbursed for my deposit. The Forest City office has messed up my closing statement three times and it is now over three months since I moved out. The complete lack of attention to detail and clear disregard for my time is astounding. I had every intention of leaving quietly and keeping my disappointment to myself. However, after three months of this crap, I can't hold stay silent. Many of the positive reviews from months ago were due to incentives - property management slipped fliers under everybody's doors encouraging positive Yelp reviews in exchange for free latte gift certificates. The staff, site and location are amazing. I have actually lived here twice- moved back when I relocated because it was great the first time. Location cannot be beat and while it is expensive to park your car (DC), it is attached to the building and extremely convenient. The staff both in the office as well as the front desk are fantastic and always willing to help. I am super happy here and while I have bought a home, would have stayed for even longer! It is really a shame that it has come to this but the building has really gone down hill in recent months. While the building boasts a no smoking policy , you would never be able to tell. For the past few months cigarette and marijuana smoke has entered my apartment through the shared ventilation system and clouded up my balcony. Residents are so emboldened by the complete lack of enforcement that they regularly smoke in the common areas and on there balcony. Just this morning my neighbor decided to smoke a join on his patio. The parking situation has become a nightmare, if you arrive later than 8 pm good luck finding a spot. The fixtures in the hallways are breaking and rather than fix them they are taken down leaving the hallway dark. And rather than focus on the real issues the management sends out notices about dog accidents in the hallways when this is a dog friendly building. While it's disgusting it happens and no dog owner allows their dog to have an accident on purpose. All in all this apartment had such high hopes with the location, but the property management is under preforming. Rather disappointing. read more

My husband and I lived at Twelve12 from March 2015 until December 2016. I'd really like to give this place zero stars, but I'm giving it one star for location and one star for some of the front desk staff (there were a handful of very nice people that we interacted with daily). The rest of our experience was not great. We originally moved to Navy Yard from another property management company in Noma, and this was our first experience with Forest City. First of all, you have no choice but to rent from Forest City if you want to be in the immediate Navy Yard area - they have a monopoly in the area with Foundry Lofts, Arris, and Twelve12. It would be absurd for me to list all of the issues we faced while we lived here, so I'll just highlight a few: 1. It's absolutely insane that they charge an amenity fee for absolutely no amenities. The gym (if you can call it that) is a small room with two treadmills, two elliptical, and a few free weights. The logic of this is to force you into a membership at Vida. They also have no pool (to force you into a membership with the Vida pool), and virtually no community activities (and if there were community events, they were so poorly advertised, I never knew about it until after the fact). I understand that much of DC is like this with amenity fees - but it seemed just absurd to charge market rates for amenities when you have zero amenities. 2. The workmanship of the apartment we were in was really crappy. The whole thing had a 'rushed' feel to it - there were paint splatters all over the floors in the bathroom and bedroom, caulking was everywhere, etc. We were told just to mark it on our move in form so we weren't charged when we moved out. Okay, but maybe I want to live in an apartment that doesn't have paint all over the place. Our particular unit was also pretty poorly planned - zero bathroom storage, zero closet space, and a tiny refrigerator. They fully acknowledged at our walk through that this refrigerator was designed to force residents to eat out at the restaurants in the area more. Annoying, but tolerable if you can figure out how to cram all your stuff into the tiny space. 3. The worst of all was probably dealing with the management on several issues. We were constantly given the run around on things, or management just forgot to follow up on our requests. One example - one of the benefits of having a building like this is that you have front desk staff to accept your packages and keep them safe. On one occasion we got an email notification that we had a package at the front desk. When I went to pick it up a few hours later, the front desk staff couldn't find the package. He was very helpful and said he would try to find it and would let us know when he did. Later, I went to the front desk and there was a different person behind the desk. I picked up a different package, signed for it, and inquired about the missing one. She informed me that I had already picked it up and had signed for it. I told her I hadn't. She argued with me. Eventually, the original person at the front desk said he would investigate the matter and review video footage of packages being delivered. I was told to provide a physical description of the package (how would I know - I never got it). Several days passed and there were multiple instances where there was an unwillingness to admit that our package had been given to another resident. Eventually - after much back and forth - the front desk let us know that another resident had picked up the package and kept it. Forest City offered to pay us for the value of the package and put it on our bill as a credit. We had to chase them for this for several months. There are a few issues I had with this: 1) We had to argue for a few weeks about the fact that we didn't get our package, which was absurd. 2) It took a few weeks for them to figure out what had happened. 3) We have a neighbor who apparently just took our package and never returned it. To be fair, this was the only time we had an issue with our packages, but it was a relatively big one and our interactions with management were just not great. We also had major issues when negotiating our lease renewal. We've dealt with other companies before and have never been met with such an unwillingness to work with current residents. We knew we only wanted a short term lease to wrap up our time in DC, otherwise we would have moved out of the building and gone with a different property management company. Overall, if you want to live in Navy Yard, the building is aesthetically pleasing (at least superficially), and is conveniently located next to the gym, a brewery, restaurants, and a grocery store. However, I would recommend you lower your expectations as far as the community and the management. I expect a lot more from a place that is nickel and diming me to death. read more

Nice building in a good neighborhood, but two major drawbacks: 1) SMOKE: For a place that advertises itself as "smoke free", there is an extensive marijuana haze that circulates throughout the building, including the hallways and individual apartments. It's hard to say if it's a badly designed ventilation system and/or a whole bunch of smokers in one place (who evidently enjoy getting high ever single afternoon and night, seven days a week), but it's a lot. I've lived in lots of other apartment buildings and dorms that never had half as much as much of that smell in the air. 2) APARTMENT MAINTENANCE: Don't expect your apartment to be anywhere near "move in" condition when you move in. If you're not sensitive to smoke and don't mind the maintenance hassles, it's not a bad place to live, but for anyone who has health issues, the smoke issue is critical. read more

But there are very few amenities considering the price. And I haven't always found maintenance and the office staff responsive. I'm updating my review to share my experiences of living in this building now for 6 months. The location is the absolute best thing about Twelve12. Above Harris Teeter, Takorean, and Sweetgreen. Across the street from Blue Jacket and everything else the Yards has to offer. A quick walk to the Navy Yard metro stop and Nats Park. 99% of the reason I live here has to do with the location. Additionally, the front desk staff is friendly and my husband and I both appreciate the ones who go out of their way to chat with us. Maintenance requests for our unit have been handled quickly, which is a big plus. To the best of my knowledge, the issue with the sewer smell that some people have written about has been resolved finally. We dealt with that for at least the first 3 months we lived here. They've also finally put a stop to the pot-smoking on our floor. However, the whole building is not being maintained at the level you would expect from almost new-construction. The ceiling in the lobby had a leak and it was left dripping into a large ugly trash can propped on a bench for two months. One of the ceiling tiles was bulging down about a foot and one was removed. There was a small fan placed in the ceiling with an extension cord running from ground level up to the two-story ceiling. The whole thing was a huge eyesore and was embarrassing to bring guests past. Let me reiterate, it was like this for two solid months. Possibly related to this issue, for about a week during this time the lobby had no air conditioning (in summer) so they had to bring in a giant fan for the front desk staff (who I felt horrible for, it was hot!). There was a similar issue on the second floor (where the office, gym, bike storage, and storage cages are) where the ceiling started leaking in the hall just outside the elevator and they left it dripping into a large trash can for a few weeks. The carpet where the leak happened still hasn't been cleaned/replaced. Speaking of carpet, the carpet in the halls is starting to be stained and ugly and either needs more frequent cleaning or the squares with stains should be replaced. The rooftop area also hasn't been maintained very well, with broken lights and fire pits that only work intermittently. The screen in the mail area that should show packages is only ever turned on maybe twice a week. I don't know if it's not working or if it's just not being utilized. The online resident portal also doesn't allow you to reserve things like the elevator or kitchen/party room. The buttons are there but they don't work. The elevators themselves are usually dirty, full of mosquitoes (no idea how or why), and hot. For some reason the freight elevator is always locked on the first floor at night. You cannot access the dumpsters or Harris Teeter garage and get back inside with your key fob without propping the door open, which people obviously do, creating a security issue. On the fourth and fifth floors, the air conditioning is either not used or set very high so the hallways are hot and humid all the time. Something beyond their control but still a consideration when choosing a building, the open lot that was grassy just a few months ago is now being built up for a new building. Same with a large chunk of Yards Park (between the surface parking lot and Morini/Ice Cream Jubilee) where I believe they're putting the winery. That means that all the dogs living in all three buildings (Twelve12, Arris, and Foundry Lofts) are sharing much less potty space and it's really starting to show (smell). Again, not up the building management, but there is no dedicated space on the block for dog relief. My final gripe is that when we toured the building, we were told that resident events were planned every month and all residents from the Yards developments were invited (no matter which building was hosting). Since February, there has not been a single resident event advertised to the residents of Twelve12. In 6 months. I realize there are lots of things going on in Yards Park and those are advertised to us, but no resident-specific events have been planned to my knowledge. These may all sound like small, nit-picky complaints, but overall they just add up to a poorly maintained building. I can and will ask management about these things, but the point is, I shouldn't have to. I don't want to be the resident who sends an email every day with a new complaint. None of these things individually is that big of a deal, but I moved into a newer building to avoid things like this. Combined with the lack of basic amenities and first hand accounts that rents are raised astronomically at the end of the lease, we will definitely not be renewing our lease here. read more

My time at Twelve12 is coming to an end in September after living here for the past 2 years. I've lived at two Forest City properties in the Navy Yard area since moving to DC in 2012 (here and Foundry Lofts). I pay a premium for my floor plan and view which I like. The biggest drawback about the building in my opinion is the lack of community here. First off, Forest City doesn't do a good job of bringing people together. We haven't had an event in almost a year whereas other buildings host monthly events so neighbors can get to know each other. I'm a social guy and yet I can count on one hand how many people I know in the building. On a second note, when Forest City does hold events not many people show up. I hate to admit this but this building is filled with unfriendly milennials who work on the "Hill" or for some government agency for the most part. In my time living in DC I still don't understand why people in these fields aren't friendly but it is what it is. If you're looking for a sense of community this is not the place for you. If you want a cool building in a bustling neighborhood it may be a good fit for you if you can deal with unfriendly neighbors. read more

My husband and I lived in Twelve12 from April 2015 through the end of March 2016. Pros: -Beautiful building, rooftop and lots of bike storage. -Incredible location (Nats Park, restaurants, and shops all within walking distance) -Abundance of transportation options (Green Line Metro Stop, Circulator Bus Stop 1/2 a block away, Bikeshare docks) -Weekend front desk attendant is so pleasant and welcoming. You'll know her when you see her. -VIDA gym and grocery store in the same block Cons: -Expensive, but it's DC so what else is new? -Shoddy construction, faulty fire alarm system and glitchy appliances (we were the first people to live in our unit and there were lots of mechanical issues), once went nearly the whole day without water -Unresponsive property management staff. They make it very clear that their bottom line is profit. They could care less about your happiness or experience in the building -Some front desk staff attendants are incompetent and don't know building policy. In one instance our dogs had to wait hours because they failed to follow policy and give our dog walkers our apartment key -Amenities were clearly an afterthought. Two grills and fire pits (if you catch them on a day that they are working.) If you don't want to shell out $100/month for the VIDA next door, you can use building's gym. Unfortunately, it smells, is dark, faces an alley behind the building and equipment is always missing. -Parking is a toss-up. We received a parking concession which made parking more affordable, but we had to park outside, about two blocks away. Garage parking appears to come at a premium. -Oh, and this is a neighborhood still very much in transition. One apartment construction just wrapped up, but when we were leaving a condo project was underway. So expect to wake up to construction noise for months on end. read more

Not only was he personable and knowledgable but he answered every question and helped us through every step of the process like a pro. This place is not " luxury living ". I think you guys made a horrible choice in hiring the new front desk staff. I have noticed that once you guys switched from security to concierge the front desk service has been HORRIBLE. They are barely at the front desk, they take about a day or two to process new package pick up, they rarely greet guest because they are always on their iPhones, their attitudes suck, you have to ask to get buzzed through the door when they can clearly see that residents hands are full and can't find their keys. Also, do you guys plan on fixing this disgusting building up? The lounge area is always unkept and the roof top area is disgusting! This place is filthy. I see the cleaning crew daily and they work hard but you guys need to invest in the look of this property considering the fact that rent is well over $1500. It's very hard to reach anyone in the leasing office by phone. They're all sooo busy doing absolutely nothing. I will not recommend this building to anyone. It's disgusting. One last thing the front desk let anyone through the door without contacting residents. read more

For starters, I've been in the building since July '16 and have never witnessed anything obscene until this past weekend. Dont get me wrong, there have been times where folks in the building were intimidated by guests in the lounge or rooftop and did not enter; however this weekend was the dagger that stole the show. There was a party on the rooftop terrrace and they were extremely loud. Not only did they not reserve space, they took over the entire terrace and dared you to enter. One of them cursed at me and I was completely flabbergasted that management stood-by and did absolutely nothing. I was unable to sit on the terrace or enjoy the media room. Although Vida gym is here to use at our disposal; that too was hard to access due to the obnoxious crowd of ruthless people. My wife and my 2 year old son were unable to roam freely for fear that some lewd act would take place. If these are the kind of people 1212 are allowing to take over whenever they deem I can assure you that people will not stay long. As I am planning an exit due to the noise and company kept here in the building. VERY DISAPPOINTED. Did I mention the marijuana smoke? As someone else may have stated, there is an extensive marijuana haze that circulates throughout the building, including the hallways and individual apartments. Moved in about a year ago and couldn't be happier. We only had one instance where we had to call emergency maintenance. They came out and even noticed that I had a light out and came back with a light bulb! How great is that? The Staff here is terrific. Customer service is amazing and they always have a smile. I recently worked with Aaron to secure my apartment at Twelve12 DC and he made the process incredibly easy! I showed up without an appointment and he took more than enough time to make sure I felt comfortable with my final decision. He also dealt with the indecision on two apartments flawlessly, his patience was definitely noted! Aaron provided all necessary information quickly & allowed me to move in in one week! Amazing! I work in the area but I have a few friends that live inTwelve12. The lobby, mailroom and common areas are always tidy, the front desk staff/conceirge is always helpful and friendly, the residents lounge and outside area is simply amazing. When my lease is over I will definitely consider moving to Twelve 12. What a great place to live!!! read more

This is my first review about the leasing process and will be updated after I move in (that is, if I move in). My roommate and I are in a somewhat unique situation because we're both relocating to DC, but nevertheless, my experience so far is indicative of their level of customer service. The leasing office has been consistently horrible at returning calls from day one. Over the course of the past two weeks, I have called several times using the general number as well as a leasing agent's direct line, left voicemails on both (more than once regarding different things) and not received a response to any of them. Yes, they have called back a sum total of 0 times. My soon to be roommate has had the same issue. However, in times we have called and actually spoken to someone, everyone has been very polite and helpful. So I would like to think that the lack of response to our phone calls is isolated and perhaps there's a logical explanation for this- but still as a tenant who aims to reserve an apartment and urgently needs to have the details fleshed out, this to me, is not a good first impression. In addition to this, the leasing agent we have been corresponding with does not respond in a timely manner with time sensitive issues. We paid the holding fee for a unit that is refundable within 72 hours- with our luck, due to their delayed response times, the 72 hour window will pass before we get answers to our important questions and won't be able to receive a refund in the chance we decide against this place.
