In all my moves I have never wound up at a Camden owned property and little did I know what I was missing out on. I have been at Camden South Capitol for a few years and it has proved to be a great experience. The office staff, who occasionally get rotated to other properties, are engaged and make every effort to answer questions and requests in a timely manner. Another huge plus are the concierge and maintenance teams, as they are courteous, friendly, and helpful. As for the building itself, many units have an outstanding view, but this building was one of the early ones to be built in the neighborhood, so many of the newer buildings nearby may have common area amenities that are flashier than this specific Camden property. This property though is in an area that is rising in popularity with more restaurants and retail coming into the neighborhood with the growth around Nationals Park. In the area of health and safety, the management takes seriously the requirement of no smoking throughout the building and are always quick to address concerns when it happens. With the COVID-19 pandemic they go above and beyond in keeping the areas, including stairwells, sanitized with constant cleaning and reminding residents and guests of D.C. requirements and CDC recommended guidelines. Taking into consideration the entire experience, Camden South Capitol is the best apartment community I have ever lived in. Definitely check this location out if you are looking to live in the Capitol Riverfront/Navy Yard/Buzzard Point area of D.C.

Our final bill came with ridiculous extra charges for painting and carpet replacement. We lived in our unit for one-year and never spilled anything on the carpet, and did not have a pet - but the building made us pay for carpet replacement for standard wear and tear. In addition, we were told that any holes under the size of a dime were okay to leave and not repair, so we only repaired the large holes. We were then hit with at $105 bill for painting and repairs because the leasing office said they did not have enough time to fix this before the next tenant. The Assistant Manager Gabrielle Jacobs​ worked with us on this, and was extremely rude throughout the entire process. In addition, while we lived in the building our hot water had to be repaired multiple times, we found cockroaches, and there were a series of other maintenance issues we experienced. The maintenance staff was also great, but many of the problems (like the water) persisted throughout our lease term. The front desk staff is great, and the location is awesome. The move-out experience put a sour taste about Camden and I would no longer recommend the company because of it.

Their penthouse floor has a pool along with beautiful views of the Capitol and Nats Park. The metro is conveniently two blocks away. Everything from grocery stores, coffee shops, and restaurants are all walking distance. The windows installed help keep the majority of the noise out. The staff is the best part though. They have all been extremely helpful, responsive, and professional since day one. Everyone from the leasing team, building management, to the maintenance staff made my move less stressful. They go above and beyond for their residents. I strongly recommend checking out J. Coopers Row for your next home.

The building has a very low key, comforting ambiance. It's almost like you're walking into a serene day spa. Inside the apartment there are large windows bringing in a ton of natural light. My plants are thriving. The appliances are name brand and high quality. Besides the live music from Pearle Street, my apartment is quiet as I never hear my neighbors through the walls or in the hallways. All of the staff is amazing. Everyone seems very organized and on the same page. I love that they have a dedicated concierge staff that actually works for the company. The last building I was in, the concierge were all from a temp agency. They often lacked knowledge of the property and you could never get to know anyone too well because they were always coming and going. At Incanto, the concierge staff is very knowledgeable and proactive in helping in any way they can. Henry, LaDonna and Jackie have been awesome. They are constantly organizing really great events from wine tastings to 4th of July BBQs. Weekly, we get surprise treats as we leave for work in the morning or come home in the evening. They seem to really support the local businesses in the community but especially on the wharf, which is really cool. The leasing staff made everything incredibly smooth and seamless for me, as well. Ranija and Jacob had everything ready to go for me and were incredibly accommodating to any questions or concerns I had. On my move-in day, my apartment looked amazing with tons of treats they left for me in the kitchen, the laundry and the bathroom. It was such a great surprise! I got everything from sparkling sodas and power bars to a gift from Sur La Table and a rubber ducky and clean white, decorative towels! Getting to the metro is much easier than I thought it would be. The SW Waterfront bus picks up right next to Incanto in front of CVS. It will take you straight to the metro, which is incredibly convenient. It feels great living on the wharf. It is a hot spot with great restaurants and shopping. If you ever just want to get up in the morning and take a walk along the water or go out onto the pier, it's right there. It's so peaceful and serene. I can't say enough good things about living here.

    I rarely write reviews, but after over four years of living here, I feel it's important to share…read moreour experience. At first, the property presents well, and management encourages residents to report concerns under a "see something, say something" approach. In practice, that standard has not been upheld. Over time, we have experienced persistent issues including marijuana smoke regularly entering our unit and common areas, ongoing pest concerns, repeated maintenance problems (including damage during repairs), and disturbances from neighboring units--including noise, balcony activity, and sanitation issues affecting the shared entryway between units. There have also been multiple concerns related to privacy and safety, including unauthorized entry, surveillance from a neighboring unit directed toward our balcony, and an incident involving a maintenance staff member that escalated to the point of a police report. Despite assurances from management that these matters would be addressed, the same issues and patterns continued. Equally concerning has been the inconsistency in how concerns are handled. While issues are often acknowledged, they are rarely resolved at the root. In several instances, staff responses were dismissive or unprofessional--for example, being told to "mind your own business," being encouraged to move out rather than have issues addressed, and experiencing generally terse or unhelpful interactions when reporting concerns. As a resident managing a serious health condition, stability and a sense of safety at home are critical. Unfortunately, the cumulative experience here has fallen short of those expectations. There are positive aspects to the building, but prospective residents should be aware that responsiveness, consistency, and accountability have been ongoing challenges.

I've been living here long enough to address every part of apartment living and will break down each experience individually. Leasing: There was an issue with my income verification, but after connecting with the Property Manager, Charlotte Brown, she quickly got to the bottom of the situation and I had my rental approval in hand shortly thereafter. I'm glad that I had this initial challenge because I was able to see how the management team handled the situation and I couldn't be happier with how effectively it was handled and resolved. Apartment: My 5th-floor one-bedroom apartment is nearly 800 square feet with a gorgeous view of Eastern Market, the Capitol Building's dome, the Library of Congress, the Supreme Court, and Senate office buildings. My floorplan includes a spacious living room and bedroom, a built-in oven, microwave, and gas range in the kitchen, and an in-unit laundry room with a linen closet and extra storage space. I utilize the dining room space as my home office and it provides plenty of space for a large L-shaped desk. The developer, EastBanc, originally planned to build condos and included many features that are not found in any apartments I've looked at in DC, like extra insulated floors and walls (I have not once heard any noise from my neighbors), gourmet kitchen with built-in appliances and externally vented exhaust hood, individual apartment venting with 100% fresh air replacement, customizable closet storage system, real hardwood floors, and more. Amenities: The building has an incredible 6th-floor rooftop with a community room and open-air grilling stations with panoramic views of Capitol Hill, Navy Yard, and Virginia in the distance. There are many additional residence spaces like a main floor community room, coffee and tea station, outdoor courtyard, library, rooftop heated pool, a well-appointed gym, and a Trader Joe's right below. We can even access Trader Joe's without stepping outside! The 24-hour concierge is one of the best I have experienced. Every concierge quickly knew my name and easily handled any request I had as well as the large quantity of packages I had delivered. They will even deliver the packages to your apartment if you'd like. It was amazing to come home from work and have all my packages neatly stacked in my apartment. They've all quickly made me feel like part of the family. As part of our rent package, we can receive complimentary light housekeeping services every other week. I've taken advantage of this and have been amazed at the quality and care from the housekeepers. They will also take care of any dry cleaning, grocery shopping, plant watering, taking packages to the post office, and all I pay for is the cost of groceries or the dry cleaning. Maintenance and Management: My apartment was freshly painted and looked great at move-in. Shortly after, I discovered a couple of issues like a refrigerator water filter needing replacement and a toilet tank that wouldn't always refill completely. Maintenance was at my door first thing the next morning with replacement parts and were in and out in less than 10 minutes. The property is kept immaculately clean by the housekeeping staff and the residents here also seem to take great pride in maintaining a clean and inviting atmosphere. The management at this building is second to none. The Property Manager, Charlotte Brown, is amazing at her job and as a person. She has hosted three or four resident events in the short two months since I moved in and each one had fantastic food, drinks, and entertainment. She knows every resident, child, and pet in the building and goes above and beyond in everything she does. I signed my lease while living in another state and when I finally met Charlotte in-person for the first time after moving in, she gave me a big hug and I immediately felt at home. Price: This building is priced quite a bit higher than any other apartment I've lived in. However, when looking at the price per square foot, it isn't as large of a price difference as you'd think since these apartments are so much larger than others in the area. Additionally, the amenities that I mentioned earlier make this building very attractive and add significantly to the value. The fact that I can live in a large, quiet, luxury apartment, with numerous on-site amenities, in the middle of Capitol Hill, bi-weekly housekeeping, instantly responsive maintenance, regular community events, and a five-star property manager like Charlotte, this is probably the best value for an apartment I've ever had.

From the friendly concierge to the management team, all have taken steps to make sure our move-in was a smooth process. The parking garage is easy to get to via the same elevator that takes us to our apt floor. You are also steps away from the grocery store (Trader Joe's). In fact, you don't even have to go outside to get to Trader Joe's. I would highly recommend getting a tour of this place like we did. We fell in love with this place and we were able to pick the exact apt we wanted.

I have high standards for a five star review and little things like the lack of designated parking, zero guest parking, elevator issues (there are three, but one always seems to be on independent use or out of service, and there's not an easy way to just take the stairs up) pull the rating down a bit. I'd give 4.5 if I could, but it's not an option. I will say the staff is 5 stars - from maintenance to the leasing office and front desk, but I particularly wanted to give a shoutout to Irvin. I feel better knowing he's working his patrols around and in the building. He's a friendly face who always says hello and is willing to lend a hand, whether it's something simple like opening a door or grabbing a package for you, to one time when I was hospitalized and a new mattress arrived -- he lugged the whole thing up to our place for my wife. If you like unorganized staff repairs on their terms and time. Monthly inspections then definitely rent with Rosewick. The hidden filth was from a horror movie. If you like privacy and live a peaceful life Rosewick is not for you. I was warned about the chaos and I didn't listen and now this property management company is almost a daily disruption in my life. We pay our rent on time every month and cannot wait until the year is up. Never again Joplin never again.
