The previous night, I took my dogs with me to grab packages and I suspect they grabbed the dead mouse out of the many rodent traps in across the building. **The photos are placed on my Google Review.** I have been working with the DC Department of Buildings and the Attorney General's Office on a resolution. To this date the apartment claims no knowledge of rodent issues. As you can see from the third photo, their rodent traps are all over the building and often filled with shit. Lastly, the noise is unbearable. I am up every morning at 4 am. I have since come to find out that the tenant in my specific unit moved out within two weeks due to noise. There is a coalition of residents working for some form of resolution. Finally, the building management is nothing short of inept and inattentive. Do not move here. Photos do not lie - visit the Google Reviews for verficiation, they allow you to post photos.

However, The Lockwood is the single worst building I have lived in since undergrad. First, it's a wood structure building - very rare in urban settings. You will hear every move your upstairs neighbor makes. If you ask about noise the management will tell you, "we have no issues, it's a quiet community." They are lying, they are aware of multiple complaints - Google it. And, if you opt to move in here, ask your neighbors about the noise. Secondly, the hot water doesn't really exists. The building developers made a choice to cut costs on adequate water heaters - the maintenance staff will confirm building wide issues with water temperatures. Most horrifically, on Dec. 15th, after an already tough month here, I see a little mouse running around the building. Last straw. This is a building marketed as luxury, it is not. And any positive review you read is for their "perks" program or AI generated.

I literally have to plan for no sleep until 3 am on Friday and Saturday night. There is currently community organization going on to sue The Mo due to it's lack of responsibility concerning this. We were told by managament there was nothing they could do and simply told us to file noise complaints which we do to no end. We were even told they would refuse to lower our rent or make any concession so don't even try. Check out change.org and you can see all our names (there are at least 180 of us and I'm sure more who haven't bothered to sign) on the petition to get UDR or The Mo or whoever to take responsibility.

The building itself is nice, with solid amenities and a clean, modern feel. That said, after comparing price per square foot and finishes with other nearby buildings, I ultimately decided it wasn't the right fit for me. There's a lot of competition in the area, but The Mo could be a great option depending on what you're looking for. I'd definitely recommend checking it out and seeing how it stacks up for you.

Building is quiet and residents and staff are friendly and helpful. I recently needed so help with a notary and I asked Asia Gathers, the Assistant Property Manager for her assistance. Not only did she offer to assist, she interrupted her work and helped a second time (notary made a mistake) with no questions asked. Office staff has always been helpful and I appreciated Ms. Gathers help. Office and maintenance staff make or break apartment living and Asia Gathers sets a great example for everyone.

The Hudson is in a great, great, great location. Seriously, it's next to Whole Foods, CVS, Starbucks, drycleaning, a hardware store, a paint store, Wachovia, PNC, Halo, Mercado, and Logan Tavern. Like, I can walk to each of those within 15 seconds of the front door of The Hudson. However, due to all of those places surrounding the building, there's a lot of NOISE. So, if you want to live here, live on the top floors (the 6th or 7th floor). AND, live in the back of the building. If you live up there, your apartment will be silent with the occasional roof party. Otherwise, you will be waking up to delivery trucks every morning and going to sleep to the sounds of people screaming at the bars. The interior of The Hudson is nice, although there's no community feel to the place, so if you're looking to live somewhere to meet people, it might not be the best choice. (Dupont Flats has a great community feel throughout). The Hudon purposely has an industrial feel to it, so most (maybe all?) units have red cement flooring with the pipes and hardware showing on the walls and ceiling. However, the units are airy with big windows and lots of light, which is a huge plus. The kitchens are also beautiful with granite countertops and hanging lights. The managment is changing right now, but the security people are always super nice and will help you out with anything. Oh, and beware of the elevators - they open and close veeerrry slowly.

There's been consistent water damage issues with this building and Novel has been extremely rude to…read moreresidents who are routinely displaced and ultimately need to move, refusing to assist in basic ways after residents quite literally cannot live in their apartments. Novel also has refused with multiple residents to identify a root cause or take preventative measures to keep these issues from recurring. On top of that, residents are expected to continue to pay rent for time they are displaced and cannot live in their own homes. In addition to this, Novel has sent extremely rude emails to the entire building, accusing residents of not using the trash chutes and creating unclean conditions. However, when residents respond and point out that the trash chutes are broken and cannot be used, they are ignored. The issues with Novel are so widespread that there is currently an ongoing class action lawsuit against this specific building's management for deceptive practices and overpricing (Google Hettinger vs. Bozzuto)

The following staff have made Novel my home and have gone above and beyond in their treatment of residents: Becca, Keith, Natalie, Steph, Angie, Fatou and Walle. Unfortunately last week in the Novel Dog Park, a black rat bait box was somehow open on the rocks section in the park, with rat poison spilled on the turf and rocks. My dog ate some and was rushed to the ER and had his stomach pumped, was given charcoal, and is on 30 days of Vitamin K to prevent internal bleeding. I emailed Lexi the GM and requested reimbursement for the vet bill and assurance that the dog park be closed and cleaned, and she promptly denied the request, saying my dog should not have been on the rocks section and it was not Novel's fault an open rat bait box with poison was everywhere. This all despite no signage, fencing, or warning about dogs not being allowed on the rocks, or that poison was present in the 3+ rat bait boxes in the dog park. The park was also never closed and was hosed down to clean. Despite several emails back to her initial denial, she has never responded. She is never physically in the office, and had the assistant manager respond to my various attempts to reach her instead of directly responding to me. My dog could have died, and all the wonderful staff mentioned above have personally found me and asked for an update on Leo, and apologized for this horrible situation. I have never left a negative review before, but felt it was my due diligence to post about the negligence of this scenario.

The Whirlpool appliances, fixtures, and counters are good quality and the units are hardwood (laminate) throughout (no carpet, thank goodness). And the (seasonal) rooftop has a fire pit and a view of the Capitol! The leasing process went smoothly, I worked with Ndidi and she was kind and answered my numerous questions over a period of several weeks. Everything is done online, no paper. Be sure you reserve the loading dock well ahead of time when you move in. Ndidi and the staff love chatting it up with residents, making it really feel like a community. The concierge are great with packages and don't mind when people pick them up late at night. Be aware that your rent doesn't include any utilities but trash, water, and pest control are cheap and get added to your rent each month. I've yet to pay an electric bill so I don't know what to expect there, and there is no gas (sorry chefs - but the range has a ceramic glass cooktop, not coil, and for someone used to gas it works very well for me). I decided to put in an application here on a unit sight unseen because the advertised rent and unit size (at least on paper) seemed to be a good deal. I was really trying to find as much space as possible for as little rent as possible. I came by on a weekend when the office was closed to walk around the building. I was able to follow some people inside and took a look around the areas that didn't require a key fob. The building is at least 10 years old at this point and looks rather dated, but overall it was adequate for my purposes. There were police in the area out front for some reason, but I decided to overlook that, the relatively high crime in the area, as well as the low reviews online for this building, as the price and the space seemed right. I went home and applied online. Now here comes the part that makes me leave the bad review: To apply to rent here, you have to let a third party platform log into your bank account(s) to verify income. In any other place I've rented, I've been able to provide a letter of employment or a pay stub. This practice of handing over your log-in info is sketchy and overly invasive. However, I do think this is a common practice in the DC area and renters probably don't have a choice in the matter. My application was denied because my bank accounts showed no income, despite my having lots of money saved up in my accounts. I've been traveling and had just started a new job. As far as income goes, I make more than twice the monthly rent required. When I inquired why I was denied, the person at the leasing office suggested I had a criminal record or bad credit. This upset me as I have neither. Hearing my voice raise, he decided to look at my application and explained it was denied for "lack of income." When I asked how we can address this, he said I could pay up to one month's rent for someone to be a guarantor for me, or I could provide my own guarantor. Again, I feel it is predatory to make your requirements so rigorous that you can offer someone the "service" of providing a guarantor at the cost of one month's rent. I provided my own guarantor, a family member who was willing to vouch for me. THE OFFICE NEVER FOLLOWED UP WITH ME OR MY GUARANTOR. While I lost out on my $50 application fee, I feel I lucked out by not moving into a place where the office staff are uncaring and careless. At the very least, do what you can to rent out your units and get people to sign. From a business perspective, the management company is losing money by having the current crop of leasing agents representing them.
