I have been at Camden South Capitol for a few years and it has proved to be a great experience. The office staff, who occasionally get rotated to other properties, are engaged and make every effort to answer questions and requests in a timely manner. Another huge plus are the concierge and maintenance teams, as they are courteous, friendly, and helpful. As for the building itself, many units have an outstanding view, but this building was one of the early ones to be built in the neighborhood, so many of the newer buildings nearby may have common area amenities that are flashier than this specific Camden property. This property though is in an area that is rising in popularity with more restaurants and retail coming into the neighborhood with the growth around Nationals Park. In the area of health and safety, the management takes seriously the requirement of no smoking throughout the building and are always quick to address concerns when it happens. With the COVID-19 pandemic they go above and beyond in keeping the areas, including stairwells, sanitized with constant cleaning and reminding residents and guests of D.C. requirements and CDC recommended guidelines. Taking into consideration the entire experience, Camden South Capitol is the best apartment community I have ever lived in. Definitely check this location out if you are looking to live in the Capitol Riverfront/Navy Yard/Buzzard Point area of D.C.

The building has a very low key, comforting ambiance. It's almost like you're walking into a serene day spa. Inside the apartment there are large windows bringing in a ton of natural light. My plants are thriving. The appliances are name brand and high quality. Besides the live music from Pearle Street, my apartment is quiet as I never hear my neighbors through the walls or in the hallways. All of the staff is amazing. Everyone seems very organized and on the same page. I love that they have a dedicated concierge staff that actually works for the company. The last building I was in, the concierge were all from a temp agency. They often lacked knowledge of the property and you could never get to know anyone too well because they were always coming and going. At Incanto, the concierge staff is very knowledgeable and proactive in helping in any way they can. Henry, LaDonna and Jackie have been awesome. They are constantly organizing really great events from wine tastings to 4th of July BBQs. Weekly, we get surprise treats as we leave for work in the morning or come home in the evening. They seem to really support the local businesses in the community but especially on the wharf, which is really cool. The leasing staff made everything incredibly smooth and seamless for me, as well. Ranija and Jacob had everything ready to go for me and were incredibly accommodating to any questions or concerns I had. On my move-in day, my apartment looked amazing with tons of treats they left for me in the kitchen, the laundry and the bathroom. It was such a great surprise! I got everything from sparkling sodas and power bars to a gift from Sur La Table and a rubber ducky and clean white, decorative towels! Getting to the metro is much easier than I thought it would be. The SW Waterfront bus picks up right next to Incanto in front of CVS. It will take you straight to the metro, which is incredibly convenient. It feels great living on the wharf. It is a hot spot with great restaurants and shopping. If you ever just want to get up in the morning and take a walk along the water or go out onto the pier, it's right there. I wish I could say things have gotten better but it's 3pm and I have been asking when maintenance would come up to fix an pipe issue in my apartment (video listed). There is no sense of urgency and the leasing agent try to stop me from communicating with the General Manager (who I can see through the glass door windows). Very strange behavior. The Leasing agent was yelling out "Don't" and making a bizarre scene. I guess, he is supposed to be security. Pretending like things are getting done, so we don't communicate with the GM. I think avoiding the residents will not get you far when managing a large building. Also a large building with crime and where a dead body was found and a building where the concerige let anyone in. Safety is a big concern and People don't feel heard. Packages go missing and not logged in. I feel like there will be another management company overseeing this building in another 6 months. To new management don't hide from the residents and to the leasing agents, we live here and pay rent and have the right to speak with management. If you list an maintenance issue, as urgent where is the urgency to fix the problem. Telling a resident, "You didn't want to bother the maintenance team" is unacceptable. Along with preventing residents from communicating with the Manager.

The parking garage is easy to get to via the same elevator that takes us to our apt floor. You are also steps away from the grocery store (Trader Joe's). We fell in love with this place and we were able to pick the exact apt we wanted.

Once I applied and paid a deposit, the leasing manager started giving me conflicting information on the move in date. Several weeks later, she stated that the tenant did not want to move so they were not going to honor the rental deposit agreement. I still have not received my deposit back. I found the management to be dismissive and unprofessional. They left me in a horrible position and couldn't explain why the tenant who terminated their lease could remain in the apartment even though they took my deposit. They offered other apartments that were smaller or more expensive. They took my deposit and after I asked to see the apartment, they promised to let me see it so I would not cancel my deposit. They never scheduled a time for me to view the apartment as promised but suddenly said the "tenant withdrew their notice." The tenant had effectively terminated the lease at that point. I still have not received my deposit despite them saying they expedited it and sent it overnight.

I'd give 4.5 if I could, but it's not an option. I will say the staff is 5 stars - from maintenance to the leasing office and front desk, but I particularly wanted to give a shoutout to Irvin. I feel better knowing he's working his patrols around and in the building. He's a friendly face who always says hello and is willing to lend a hand, whether it's something simple like opening a door or grabbing a package for you, to one time when I was hospitalized and a new mattress arrived -- he lugged the whole thing up to our place for my wife.
