I decided to put in an application here on a unit sight unseen because the advertised rent and unit size (at least on paper) seemed to be a good deal. I was really trying to find as much space as possible for as little rent as possible. I came by on a weekend when the office was closed to walk around the building. I was able to follow some people inside and took a look around the areas that didn't require a key fob. The building is at least 10 years old at this point and looks rather dated, but overall it was adequate for my purposes. There were police in the area out front for some reason, but I decided to overlook that, the relatively high crime in the area, as well as the low reviews online for this building, as the price and the space seemed right. I went home and applied online. Now here comes the part that makes me leave the bad review: To apply to rent here, you have to let a third party platform log into your bank account(s) to verify income. In any other place I've rented, I've been able to provide a letter of employment or a pay stub. This practice of handing over your log-in info is sketchy and overly invasive. However, I do think this is a common practice in the DC area and renters probably don't have a choice in the matter. My application was denied because my bank accounts showed no income, despite my having lots of money saved up in my accounts. I've been traveling and had just started a new job. As far as income goes, I make more than twice the monthly rent required. When I inquired why I was denied, the person at the leasing office suggested I had a criminal record or bad credit. This upset me as I have neither. Hearing my voice raise, he decided to look at my application and explained it was denied for "lack of income." When I asked how we can address this, he said I could pay up to one month's rent for someone to be a guarantor for me, or I could provide my own guarantor. Again, I feel it is predatory to make your requirements so rigorous that you can offer someone the "service" of providing a guarantor at the cost of one month's rent. I provided my own guarantor, a family member who was willing to vouch for me. THE OFFICE NEVER FOLLOWED UP WITH ME OR MY GUARANTOR. While I lost out on my $50 application fee, I feel I lucked out by not moving into a place where the office staff are uncaring and careless. At the very least, do what you can to rent out your units and get people to sign. From a business perspective, the management company is losing money by having the current crop of leasing agents representing them.

The View is only motivated by charging you as much as possible and sometimes providing you with the minimum legal standard of a habitable apartment. Don't expect more from this place. We were nickel and dimed on our security deposit and all our friends that moved had the same experience. They charged us more than we felt we owed, but strangely could not reach the staff at the view, and were ignored. They just want you to pay your bill and not argue here. For 8 months straight, our neighbors played music or the TV from 10PM till 2 AM on and off during the week and weekend. I had concierge go and warn them to stop like 8 times and filed numerous noise complaints, which I felt were not addressed properly as the issue persisted for as long as it did. Even the band that played during the day above us was quieter and more considerate than this guy. They did not care to fix this, because our neighbor was a paying resident like us and that hurts their bottom line. It doesn't matter if you break the rules here. For every problem we had here, it felt like they just want to you live with it. Just like the roaches that infested the building for a time, or when our AC was broken for a month and our apartment reached temps as high as 90 F. They couldn't believe the problem wasn't fixed. This is the experience you will get here, they just want the problem (you) to go away and pay your rent in peace. Literal garbage landed onto our balcony all throughout our stay from other residents tossing their trash from the roof or their balcony. I've seen report cards, boxes and dental floss thrown onto my balcony. It was disgusting. The resident events went downhill in quality and effort. The community is also not really here anymore. Everyone seems angry, and people drive like maniacs in the garage. The elevators are often broken down and in need of repair, often putting residents into a constraint of 1 elevator during our time here When we told the office we'd move out and afterwards made maintenance request, it took them three days to fix it. And they only did so after we went to the leasing office to address it. It was fixed twenty minutes after speaking to the leasing office We booked our loading dock slot and were told a week later that another person reserved it (by email, not via the reservation system). We were informed that it was a glitch, but it shouldn't take two weeks for a glitch in the system to be noticed. They prioritize at all costs, new residents. Once you've sent in your notice to move out, you become chopped liver. If you're thinking of the view, go somewhere cheaper. They raise rents 5% or more every year, and don't provide more value in return. Not to mention the apartment industry in DC is full of price collusion. Go across the street, live somewhere else. You can have a View anywhere.

It is in walking distance to everything - metro, mall, food, hair salons, gyms, Harris Teeter, a mile from Clarendon, etc. All of the apartments are brand new, with stainless steel applicanes, white quartz countertops, hardwood floors, and huge windows. My apartment is very spacious and has a great view. The maintanence guys/staff at the building are awesome. There is someone at the concierge/front desk 24/7 which makes it an extremely safe and secure building. The concierge will call you directly anytime you have a visitor. The leasing staff was wonderful throughout the entire process. Dani, Derek, and Stacey were all extremetly helpful. Not only did they allow me to push out my move in date to one that worked best for me, but they stayed in contact with me throughout my move in and after to ensure I had a smooth transtion. It is nice to know that the people who are running the building are really there for you and make an effort to see that you are enjoying your stay. They are always willing to lend a helping hand, even now that I have been living here. Amenities: The amenities at The View are great. The gym is brand new (just like everything else), is open 24/7, and never gets crowded. There is a community area on the 14th floor with a flat screen tv, bar area, and a great area for entertaining. Also on the 14th floor is "The Scene" which includes a tanning area and plunge pools - I can't wait for summer. This place is a no brainer if you are moving to Ballson. Love it!

Location was great - we faced the Garfield St side and it was generally quiet. The Board Room was right downstairs, and Endo Sushi was across the street. We would have 100% renewed except that we both switched jobs to a different city.

My storage unit was broken into (there are constant robberies at this property), and everything…read moreinside was stolen resulting in thousands of dollars in property losses. What makes this even more disturbing is that the storage room requires both a key fob to enter and a key to unlock each individual unit. I contacted the police and filed a report, and they found no signs of forced entry on any storage unit except mine. I'm the only person who knows which unit is mine (outside of the building management), and I keep my key fob and key on my car keys, which are on my person at all times when I leave my unit. This robbery makes no sense. Somehow, the only key provided to me by the leasing office opened my storage unit, and everything inside was cleaned out. The fact that no one without a fob or key should have been able to access the storage room makes this situation feel suspicious -- almost like an inside job. To make matters worse, management did not review any security footage and showed no urgency in trying to help or investigate what happened. It's deeply unsettling to live somewhere where your belongings can vanish from a "secured" storage room that supposedly only residents can access. On top of that, you can expect an automatic rent increase of $100-$200 every year, regardless of your lease experience or the condition of the property. They offer to "negotiate" the mandatory rent increase to create the illusion of being diplomatic, but any new offer is insignificant. And if that weren't enough, my pregnant wife was screamed at by the lead leasing associate and was recorded by their phone's camera without consent. Completely unprofessional and unacceptable behavior. This entire experience was stressful, invasive, and incredibly disappointing. Between the theft, the lack of accountability, the rent hikes, and the disrespectful management, I strongly urge anyone considering this property to look elsewhere.

Only my husband and the two building managers knew about the unit. We reported it to both the managers and the police, but nothing was done--and nobody seemed to care. This experience has left me feeling completely unsafe. What's next? Will my car be stolen? Could someone break into my apartment too? If the building can't protect something as basic as a locked storage unit, how can residents feel secure? This is absolutely unacceptable. The building is not safe, and the management's lack of action shows a complete disregard for residents' safety and peace of mind.

We were told that someone else was moving in and that the lady who told us we could extend our stay was no longer working there; as a result the manager told us we could find a hotel or an Airbnb to stay at...
