I lived here for 18 months from 2023-2025. Let me start with the good: the maintenance staff are wonderful and responsive. The concierges are friendly. The building is well maintained. The gym is fantastic, and the rooftop deck and pool are wonderful. The units are fine, if a bit expensive compared to others in the neighborhood with similar amenities. The bad: Anytime you have to deal with things like lease renewals/payments, etc., you'll be dealing with their corporate office. This is as bad as it sounds. They'll raise your rent because 'the algorithm tells them to' (they're included in the DC AG's price fixing scheme lawsuit), and you won't be able to negotiate it down. My rent went up 12% between leases, to the tune of almost $200/month. Absolutely absurd. They'll basically make you use their own company for renters' insurance, regardless of if you have a longstanding relationship with another insurer. You may as well pay for the 'courtesy cleaning fee' when you move out, because they're going to try to charge you anyway, even if you leave the apartment in excellent shape. And they won't itemize what they're asking you to pay for. Ask questions. tl; dr: the local staff is great, the corporation itself is pretty awful. I suppose that's probably true of most major corporations that own buildings in the District, however. But I wanted to share what I wish I'd known before moving in. read more

To start, I moved in blind because COVID and they lied about my unit (said I would get a balcony and I ended up with a unit where the windows open about three inches). They say they take COVID seriously but there was a literal shit in the toilet when I moved in because they toured the apartment hours before they handed me the keys- they will say and do literally anything to rent a unit because the construction that goes on all day/every day next door makes living here a nightmare. I have to keep my curtains closed all day even though I'm on the 4th floor because the construction is 8 feet from my window and the workers will wave- I'm sure they're just being friendly but it's weird. Not sure how so much construction dust gets in since the windows don't open but I've gone through a year's worth of air filters in 6 months- despite all this, I've still developed adult asthma. All in all, I miss my moldy, rat-infested basement apartment in SW...at least the windows opened. Oh, and all the reviews before me say THE PEOPLE ARE GREAT. It's true. Beautiful amenities and front desk staff are so helpful and lovely but be aware of the most important thing when you think about leasing an apartment or a home for your family is that you don't want your community manager/ leasing manager to take advantage of you. Renters can feel helpless because a lot of times we don't know our rights. And this place will take advantage of that. If you go check google reviews, you will see a comment that because of terrible construction noise a resident was offered onsite transfer with a $500 transfer fee. Now please click the photo which is an email from my community manager asking me to pay a month of rent ($1700) for transfer fee. And she knows the fact that I'm a first-time renter and a foreigner. I scheduled a phone call with her and told her the reason for my transfer request is that I couldn't bear the construction noise which lasts 6 days a week and starts 7am in the mornings. (The construct will last until 2022 and at have 10 floors so I wouldn't have much sunlight on floor 3). She told me there was nothing she could do and 100K does not offer onsite transfer. She's providing me the $1700 fee option for courtesy. If I insist on transfer, she will ask me to follow an early termination policy (the reason is that the absurd transfer policy is not on my lease). Fortunately the DC office of the Tenant Advocate confirmed that it was enough going on and they started a formal intake case to help me go through this. I'll keep posting on the review column so that prospective renters know what they are dealing with. The building management tries hard, the staff is doing their best during a pandemic, and the amenities are nice even by neighborhood standards. However, the community itself is struggling with issues including crime and noise, and there are other buildings in the area that do not have these problems. We have been living here for almost one year now. When we moved in, the apartment was very dirty, they refused to offer cleaning help and told us there is nothing to do about it now. They have been good with maintenance since then, the guys working with maintenance are gems for the building. There is always a lot of construction around here so be prepared for zero silence during your stay here. The rooftop closes at midnight on weekdays and at 11 pm on the weekends which is a bummer, this might have been a COVID precaution but not sure. They very rarely clean the windows, not once since we moved in and at this point, you can't look out the windows during the afternoon when the sun hits. We pay very high rent and get very little in return. People have been asking to have the windows cleaned since we moved in 1 year ago and still nothing. The front desk staff is now great but has been shit over the year, there was one period when it was constantly empty in the front desk and all the packages were left out and the doors and elevators were open. However, they have done a rotation in the staff and the one we currently have is doing great. The leasing office however is not good. I left messages but zero callbacks. Equity apartments, same thing. I have called multiple times and no callbacks. I love the neighbors and the amenities, the gym is always empty and available, same with the pool. He was extremely attentive, without being pushy, and responded to my emails quickly. He's very knowledgeable about the property and neighborhood, and I appreciate that he was frank in discussion of my concerns. This is a very nice community. Construction for a new apartment building began a few weeks ago but noise is minimal, property management usually informs us about updates regarding the construction. I just moved into this new building but so far my experience has been beyond expectations. The leasing office went above and beyond to ensure a smooth holiday/weekend/after hours move-in from out of state. Everyone has been very nice and more then accommodating. The building is squeaky clean new and has many amenities to offer (large gym, court yard, secure package delivery, valet dry cleaning, parking-for extra $$, bike lock rooms, grills and a roof deck with pool). Also the building is in a great location and gets a walk score of 96, transit score of 81! With more then 4 grocery stores within .5 miles, restaurants, bars, gyms, salons, and even a movie theater this is a great location. Not to mention Union station is right down the road or NoMa up the road. Looking forward to being here! read more

Recently moved to Washington DC for work. Finding the right home is VERY important to me since I have no family or close relations in the area. After carefully assessing some apartments, 100K stood out to be a better option. I LOVE the property location. Close to the Metro, easy access to major grocery stores, restaurants and some recreational areas in the city. The manager and office team have been wonderful. The community is clean and the concierge team makes everything much better. They always ask how I'm doing and if there's anything they can do to make my living experience much better. Would not trust any review from before Nov 2019; entire leasing staff has changed since then and there is a loud construction site directly next to the building that began around then. The construction will last until 2022 (Storey Park), if it finishes on time. Do not expect any accommodations from management to deal with this. It will block one side of the apartment. If you are looking at a balcony expect it to be facing active construction and then blocked by another building. Construction is allowed to start by 7 am Monday to Saturday. Residents routinely receive emails notifying us of extra noise/vibrations in the coming days. Do not pay amenity fee until those are re opened. Management will not offer a credit for them, despite DC passing laws requiring monthly amenities to be returned (as this is a 1 time fee not a monthly fee and thus not legally required to returned https://www.popville.com/2020/05/dcs-covid-bill-requires-buildings-to-refund-amenity-fees-if-closed-during-emergencies/). Building is over priced, our lease renewal was for $300 per month over what the exact same apartment is currently being offered. The building is nice, opened relatively recently, when open the gym is quite good. Front desk staff and maintenance staff are consistently very friendly and helpful. There are new buildings opening every 6 months in NoMa that will not be directly next to a construction site, their pricing will match this ones. Would not suggest looking here. read more
