I just moved out of RIR after living there for 4 years and I already miss the place!
PROS:
- The space! Ahh the storage space. I'm looking for apartments now in another state and I sure miss this part. In my 2BR/2BA apartment, I had the room with the walk-in closet and another closet with big shelves in it. Also, if you really need it, you can rent storage closets in the hallways too.
- The amenities - We have a pool with shareable grills and fire pits (although it doesn't stay very sunny as long as those rooftop pools because it's on the ground floor surrounded by the 2300 building), a gym (there's actually 2 gyms... one in the 2350 building on the top floor but I've had issues getting my key to work in that building, so I mainly used the one in the 2300 building. 2300 building gym has treadmills, ellipticals, bike, weights, and a couple machines while the 2350 building gym has a kickboxing machine, elliptical, and TRX bands), green roof in the 2350 building - that's a space with outdoor couches, grills, and fire pit, community room with free coffee/tea via the Flavia machine and pool table, and business center with computers and printers to use
- The concierge is usually pretty helpful and they're there 24 hours unless they step away for a while or on holidays. I like that my big packages would be kept safe there and I'd have to sign to retrieve them.
- Convenient stores/restaurants around: I wish there were more retail stores below... because most have been empty the 4 years I've been there.. but I really like that we have the CVS, restaurants like Dunkin Donuts, Chipotle, Sala Thai, Jersey Mike's, TKO Burger, Carolina Kitchen.. and around the corner there is a Home Depot, TJ Maxx, and Giant grocery store. There's also the DC DMV, Nail Salon, Sprint store, T-Mobile store, Suntrust bank, and H&R Block but I didn't frequent those..
- Maintenance responds to requests pretty quickly, usually within 24 hours. You make the request through the Resident Portal and can specify whether they can enter without you being there. They'll leave a note saying what they fixed if you're not there.
- Last year on Thursdays, there'd be a Farmer's Market downstairs. This year during the summer, they moved it to Saturdays. Pretty nice to be able to walk outside and buy some food, coffee, and produce.
- I always felt safe in the area despite there being a variety of individuals who linger around due to the metro and bus stop being right there. There's a security guard that patrols the area all day. You have to swipe to get into all the entrances as well.
- Ease of transportation - The red line metro is right next to the building, Capitol Bikeshare is there as well, the relatively new bridge next to the metro leads you right to the Metropolitan Branch Trail (if you go down the stairs, 1 mile left leads you to Noma and 1 mile right leads you to Brookland), 2 stops on the red line and you're at Union Station. I usually Ubered if I wanted to go out on the weekends... about a 15 min ride to U St, 20 min to Dupont.
CONS:
- The noise from outside. I lived in the 2300 building and couldn't hear my neighbors, but I could hear everything on the street! Sometimes, I could hear direct conversations of people on the sidewalk from 3 floors below. The layout of the roads by the building was pretty dumb because it's a one way street, so any time people are stopping to get out of their cars, unload something, if there's traffic... there's quite a bit of honking. I worked from home during the day and that was really annoying. From where I lived, I could also hear the metro whizzing by and sometimes the building would shake a little... but after a while you get used to it and ignore it.
- Empty retail stores- there is so much potential because of all the retail spots under the building, but so many have been empty in the 4 years I've lived there. Recently, we just got an H&R Block and a Suntrust... which I wasn't enthused about..
-There's no rent control, so depending on market value they may raise the rent significantly. One year, they raised it by 10%! But then, another year I guess market value went down so I argued to have my rent lowered, which they did reluctantly.
- Back-office can be frustrating. I had to sign the lease twice because they lost the first copy, had to provide them my Renter's Insurance multiple times, etc.
- This is kind of minor, but the "close" button in the elevators don't work so you have to wait for them to close... I was always annoyed by that haha
- We have received notices about cars getting broken into despite the cars being parked in a parking garage. My car was broken into once about 2 years ago, but nothing was taken... had to get my window replaced.
- I also had a bicycle that I parked in the bike area of the parking garage, but it was stolen even with a U-lock (this was about 3 years ago). You had to swipe to get into that area too... but I also didn't check on it in 10 months so... read more
