Do NOT, and I cannot stress the NOT enough, rent at Rhode Island Row. If your experience here is half as bad as mine - then you'll still be miserable. It started with the leasing process back in spring of 2024. My fiancee and I were trying to get our paperwork in order and every time we called to ask for clarification, we got different answers about what was acceptable from different people. It took over SIX WEEKS to hear back from the assistant manager, who had been on vacation and apparently didn't leave a sticky note or any sort of instructions to the person next in charge. She said that she didn't know how the online forms worked because she "had never seen the website before" -- this will be a common theme with her as she didn't know how the payment page on the website worked either. Ten days before we were supposed to move in I got a call: the apartment that we signed for had been inspected and was - in their words - "Unlivable and uninhabitable." So instead they were going to move us to a different unit down the hall. We got a shoddy video recording of the place, and were assured that it was a nice apartment unit. What the people of RIR "forgot" to mention was that this unit is DIRECTLY UNDER THE GYM IN THE BUILDING. So now my fiancee and I get to hear people running on treadmills, dropping weights, jumping rope, punching/kicking the sparring equipment, and more - at all hours of the day. Let me clarify that we would NOT have agreed to this unit under normal circumstances, were COMPLETELY unaware that we would be under the gym, and if they had told us about it before rushing us into a new contract then we would not have signed. There are small display stands outside of each unit door that you can put decorations on, many people do. My fiancee and I put a small painting on ours, and it was ripped up and destroyed by another tenant within 48 hours. Wish that I could say whoever did it was caught, but there are no cameras in the hallways - so anything could happen out there and no one would know. The parking garage connected to the building is owned by a separate company that will charge you hundreds of dollars per month to do a shoddy job making you feel like your car is secure: we hear car alarms going off nearly every morning or night., and they don't seem to mind the homeless people just laying about the place. The CVS at the end of the block is a joke, the shelves are never more than 25% stocked, and people steal things from there constantly. This also goes for the Giant up the street - seems convenient on paper, but you'll learn how badly run that store is too. The main elevator to our building goes down seemingly every other week, and the most recent time that it did it was down for about three weeks. Communication is piss poor here. You can call the concierge desk about something and the person working there will constantly interrupt you and just try to get through the conversation as quickly as possible without a resolution. If they say they're going to follow up with something, it turns out that YOU have to be the one who follows up or you'll never hear from them again. Apparently Buzzuto hires temps for a few weeks at a time, because the faces of the desks change constantly and no one seems to know how anything works here. For example the pool closed the first weekend in September, and we were still getting emails about the pool closing "soon" mid-way through October. Your mail and packages will not be safe here. We've had multiple instances of ordering something, getting the confirmation email that the package was delivered, but no one at any of the desks have any idea where it is. One of my most recent packages was lost for over a week - and when it was found it had been shoved in the back of the mail room with our unit number crossed out and a different one scribbled on the side. There is more, but I'm at my character limit. Let me just say that the best part of RIR is how close it is to the metro station, so you can get away from here quickly. If you live in Apt 516, there is a gym with hard floors over your head. Don't make the mistake of renting here and paying $3,000+ per month for lack of security and lack of management working to solve the problem. The Bozzuto name used to be synonymous with luxury. Rhode Island Row is definitely not that. Please read ALL yelp and Google reviews on this property. You'll notice the positive reviews are all from several years earlier. The reviews on the Rhode Island Row website are all positive as well and refer to "staff friendliness" but not the multiple issues at the property. The staff at this location has at least 200% turnover due to these issues. During our 7 month stay at RIR, our concierge at 2350 changed 5 times. If the staff refuse to stay, it's very telling. Be well informed of the vagrants who are allowed to camp in the Rhode Island Row stairwells freely, the rampant drug use in the stairwells and hallways by residents AND outsiders. The building has a supposed " no smoking policy" that is not enforced. The fire alarms go off multiple times per month due once again to vagrants easily gaining access to a supposed "secure" building. Bozzuto does not care about the residents of this property and the management on site will do nothing but say "we are so sorry you had that experience." Nothing is proactively be done to fix these ongoing issues. If there is an issue, the management sends a memo reminding residents of the rules, but it is as ineffective as you think a memo would be. read more

This little area in DC has a a lot of fast casual food choices and a dc dmv. I saw an urgent care situation. I just went for the coffee. I honestly wanted that small business feel. I didn't see many business over there that fit that bill. Maybe the Thai restaurant, but it was 9 am on a Saturday. I thought about the smoothie spot, it they were to expensive and I had a free drink at Dunkin' so Dunkin' it was. I can be super cheap at times. read more

Rhode Island Row (RIR) is the perfect example of what happens when gentrification meets capitalism & corporate profits outweigh the needs & safety of people. I want to share my experience as a four-year resident. The mismanagement, poor communication & service that my neighbors & I receive is anything but the Bozzuto standard RIR claims to uphold. Recently I moved to a larger unit to accommodate working from home. Residents are given access to available units before they are shared publicly. I found a unit that was going to be available at the time of my move. I reached out to the leasing office which agreed to show me the unit & start the paperwork the next day. Over the next 2 days I reached out via phone & email to no avail. By the time I did reach someone, the unit had been leased from under me. I find another unit that kinda works, though not as nice in design or price point. I work with the Asst Property Manager who started the paperwork. He sends me the papers with the wrong dates, so I ask him to provide me an updated copy. 3 days later, he sends it with a note explaining that he had miscalculated my fees & I need to come up with an additional $1000 to move into my new place. When I asked about the miscalculation I was told it was "a typo". $1000 is a pretty big typo, dear. The new unit is down the hall from my previous. I plan for a simple move. Before the move, I asked to view the unit so I could get a feel for the space. Although no one replied, I was able to view the unit 2 days prior since the maintenance team had the door open. There, I met the maintenance manager, who assured me that everything would be move in ready. Moving day arrives & no one in the office contacted me about picking up keys & the moving cart. I head to the leasing office & trip on tarp when walking out of my apartment. The management office scheduled hallway repairs on the day when a resident with a disability (me) was moving. I get to the office where the lead concierge was unaware of my move & had to find someone to help make my key. I spot the manager Brian, who had been unresponsive to my emails & calls earlier in the day & ask about his lack of response. He assures me that the team is looking for the carts & that my keys would be ready soon. I sat in the lobby for 30 mins while the staff attempted to make my keys. While waiting, Brian is again confronted by residents claiming they had not received responses from him. Two hours later, after my movers leave,I am finally let into my unit - still w/o a cart. Immediately, the paneling on the kitchen island & face plates on outlets fall off. I see paint on the countertops + a swarm of GNATS erupt from every drain & kitchen appliance. The maintenance team left the apartment prep checklist on my counter - according to it, they made every repair. The checklist also showed that while it was required for a member of the office staff & housekeeping do a walk-through of the unit, they had not. Days later I met with Brian to talk about the condition of my unit & the infestation of gnats. He told a series of lies & excuses for the delays. I was assured that maintenance would work with my schedule to fix the unit & pest control would happen in a few days. When speaking with the Regional Manager, Lauren, the lies continued. She assured me that a crew did flip my apartment despite the checklist (the one they left was 'outdated'). She praised Brian for his ability to turn "properties like RIR" around, hence he was hand selected to manage the property. RIR is a 90% African American living community with 98% African American staff. The property manager Brian, is white. It's clear that RIR is given little concern or care from the corporate & management offices due to the demographic of residents & the location of the property in N.E. D.C. If this property was in a more affluent neighborhood, with predominantly white tenants, my experience would have been much different. At every level leasing agents, property managers & Regional Managers told lie after lie as to why my move-in process was anything but the Bozutto standard & refuse to take responsibility for their shady actions to keep property costs low at the expense of service to residents. While many repairs have been made, I still have some gnats & pending maintenance requests. Outside of my horrific moving experience, here are additional issues my neighbors can also attest to: The office hardly answers emails or phone calls. The high turnover means you'll most likely get the wrong answer about almost anything you need. The brick sidewalks along RIR are loose & crumbling, making a serious tripping hazard for everyone. The elevators are often out of service for days at a time & shared community spaces & appliances are outdated or often out of service. I advise anyone who values honesty & professionalism to live elsewhere. RIR is acutely aware of their faults without a care. read more

Giang at 2350 Lobby desk is the best! He goes above and beyond. Takes the time to remember the tenants' names & faces. Always on top of new package deliveries (some people take much longer "putting it into the system.") So reliable when you call. Not only is he extremely helpful, but he is ACTUALLY there (when the other lady that used to work at the desk "stepped out" for over an hour. My roommate forgot her keys one morning and she had to wait for that lady to come back since 2300 Main Lobby didn't have the keys either.) I give 4 stars because I signed my lease thinking it would be 24hour front desk service. But when Giang's not working, I don't think anyone else is working there. This needs to be changed. NOTE: The building manager is flagging all the negative reviews. I am a real person that lives here and reviewed this apartment. The only way I considered moving to NE DC was if there was a secure area to walk my dog. I was promised that the green roof would be pet friendly. Then without notification the green roof was made a no pet zone. Several requests to meet with management have been ignored. It seems they don't care about putting dog owners in harms way and expect us to walk our pets on Rhode Island Ave (where a murder took place recently and I was robbed at gun point.) Or we must use a poorly lit fenced in area across the street. This was a bait and switch move and probably illegal. I do not recommend moving here especially if you have a dog. Additionally they just send nasty letters to pet owners telling them not to use dog pads in the well lit parking garage. On a positive note the door staff are all very nice. Other negatives: The heater sounds like a small airplane taking off, the knobs on the cabinets might fall off in your hand when you try to open it and people party on the green roof all night long and management seems to have no ability to enforce any kind of quiet hours. read more

I'll give it one star because it's right beside the metro. I lived here for 2 years and initially the concierges were fantastic but they moved on and we got a new head concierge with no personality or services skills. He was always rude and must not pass on messages very well because Alexis, Chris, and Danielle never seemed to get them. The management is constantly in turnover and it is run more inefficiently than the federal government. They always refused to talk to residence and avoided them at all cost. It took them 3 different occasions to fix a leak and our wet carpets after their neighboring mechanical room had an incident. I had a package delivered to the front desk, it never got to me until after contacting FedEx about the issue, getting the name of the concierge who signed for it, making several attempts to contact management only to be told by Chris that "he was investigating it himself". After I threatened to call the police my package magically appeared, ripped open and re-taped. The initially provided a dry cleaning service through Capitol Valet, I returned one evening to retrieve it assuming they had failed to let me know it was here. The on-duty concierge went to the back for several minutes to find it, only to return empty-handed and ask my name and apartment, once again. After shuffling around in the back a little longer, he returned with my bag in hand, just as I dropped it off, un-laundered. He presented it to me as if it were completed and said nothing. When I asked why it wasn't laundered, he just stated: " I wasn't here, I wanted you to see it." I then informed him he might as well leave it and I will email Capitol Valet and find out the issue. Capitol Valet was very responsive, unlike the previous management at RIR, and informed me, "Unfortunately, last week the manager from Rhode Island Row came to our plant to drop off our laundry bags and requested for us to no longer pick up from the building. It was a total surprise to me, because we have been delivering there since the day the building opened, and I can't think of any real issues we have had with anyone! I even give free cleaning to the manager!" Now, my question is, when was management going to inform the residents this service was no longer available? How long was my laundry going to sit on the floor in their back office before I was informed it would no longer be picked up? Why did the concierge not tell me this last night instead of taking it back? I had hoped management could provide me with these answers but Alexis only stated Capitol Valet was lying and they were notified over a week prior to the incident, but clearly the time lines didn't add up to her excuse considering her staff didn't even know this. If you do need an associate to get back to you, I learned that a tweet to Bozzuto gets a really fast response. read more

During my time as a resident I have experienced the following: - Concierge staff unlocking my door to allow people into my residence without my consent not once but TWICE. To this day my unit is the only one with a dead bolt top lock installed for that reason. -For at least a year a external door was broken it was either unlocked or locked and the key fob would not allow residents into the building. - 2 years of AC issues. Going without air for 4 months in the summer. I still have the portable AC unit when I was restricted to one room in my apartment. - Lost/mishandled packages -2 years of astronomical water bills due to the property management's negligence. My Bill went from approximately $25 per month to $80 per month. I complained and was told the cost of water went up. Only to learn the meter in my unit meter was broken and the seal in the tank of the commode was worn causing a leak. -Pet owners are allowed to use entry ways, side walks, flower beds and the parking garage to walk and relieve pets. I have had to step over urine and feces. -The elevators constantly go out, sometimes for days at a time. People have gotten stuck in the elevators. Most recently-April rent overpayment resulted in the need for a credit to be issued. I was informed by Desmond Cross - Asst Manager he would issue a credit to my account. May invoice (no credit), June invoice (no credit), July invoice (no credit). Each month I remitted my rent payment along with a note to correct my account. Not only was no credit issued but the outstanding amount continue to increase above and beyond my monthly rent. On June 24th I called the office to report my hot water was out (a ongoing issue where a part STILL needs to be replaced). Because Brian Belsky-Property General Manager answered I mentioned my account. Brian stated Desmond was out but upon his return he would follow up with me. I never heard back from Brian Belsky as he promised. I received a "non payment email" on July 19th for July's rent I called the office immediately. Once again Brian answered, once again Desmond was out of the office and apparently operations depend on his presence. Brian told me that there was a "non payment" of June's rent. I corrected him that I remit my rent payment every month so it is not a non payment issue. Perhaps you lost or misplaced my payment. I offered to call my bank to see if the check cleared. I asked if he could let me know something before close of business because this has been a ongoing issue and I didn't want to go into the weekend with the issue outstanding...that's when Brian informed me that he was off at 4pm and it is now 4:15pm. Brian committed to follow up with Desmond and call me on Monday. On Monday Brian did not call, rather after 4pm I received a email indicating "non payment" of June's rent and a erroneous account ledger. AGAIN I called the office , when I spoke to Brian he had a attitude. He became irritated that I questioned his email and why he continued to use the term non payment when I had already advised him that I remitted payment. Each time I spoke He would yell over me. I ask that he not be rude, disrespectful ...he has had months to correct this issue and has failed miserably and the very least he can do is allow me to complete a sentence without yelling over me. He continued to be unprofessional and nasty at one point he stated "I didn't loose your payment, YOU DIDN'T GIVE IT TO ME! I escalated to Tom and Toby Bozzuto and Lucretia Kumah to inform than I would not be interacting with Brian Belsky going forward as I found his conduct not only unprofessional but discriminatory based on his tone, attitude and comments. I got no response, instead I receive a warning letter from a law firm of violation of my lease. Well needless to say I have not violated my lease. This was a malicious act of retaliation and a intimidation tactic. I will be exhausting my legal recourse on this matter as I have done nothing but live here, pay my rent on time and expect Bozzuto to live up to their contractual responsibility. This is the abbreviated version of my experience. I have included some screenshots to verify some of the facts I have mentioned. I am fully aware that people will continue to rent at Rhode Island Row if nothing more than the location. The purpose of my review is not to deter potential residents. However it is my hope that residents be informed and educated. So many things to say! Im actually a current resident and have been living in the building going on 4 years. Let me start off by saying that the building has a lot of great potential, is mainly doing a good,but has areas that need improvement. Each year when it's time to renew the lease I look around at other places to see if I'm getting my monies worth and each year (so far) I decide to renew my contract. Based on the proximity to the metro, the size of the apartment,and the amenities I think this place is totally worth it! Positives: The apartments are really a great size. Each apartment is about 700+ square feet! That plus the fact that you literally can't live any closer to the metro makes this place ideal. Again the proximity to the metro! Honestly it's the best selling point to this place! You can roll out of bed and jump on the bus or metro at anytime. The outdoor and community space are also really nice! In the summer I love lounging by the pool and feeling like I'm on vacation. TJ Maxx and the grocery store are basically my home away from home! I love that the grocery store so close and that I can go browse the racks on any day. Negatives: You can hear EVERYTHING going on outside of your window. They must have gone for cheep windows because they let in every single sound! You can't hear your neighbor but you can hear every laugh from outside. The freight elevator kills me!!! I live closer to the freight elevator so I usually try to take the freight elevator BUT most days it doesn't work! I convince myself that I'm getting in my workout but after a long day of work I hate that I'm forced to take the stairs. Imagine how much it sucks carrying groceries up all the stairs. No residential parking anywhere! If you have a car you have no option but to pay to put it in the garage. $175 each month! There is no zone parking for residents so your only option is to get rid of your car or pay to keep it in the garage. There is very limited street parking but you have to pay for it by the hour and it's extremely limited. read more

On move in day our apartment was not ready and we sat in the leasing office for 3 hours for them to clean. Arriving in our apartment, there were still multiple things that needed to be repainted or fixed. Our garbage disposal was full of glass! When contacting management about concerns during our time at RIR, it took at least a week to be called back. The concierge desk was hardly staffed after 3 pm to get packages, the pool was filled with sand, and the fire alarm goes off at least once a week. When it was time to move out, our inspection was approved via a walk through by management. I checked to make sure there was not a balance on our account. Now here we are a year after leaving, I find out there was a balance added. I was never contacted by phone, mail, or email. This bill was sent directly to collections. Office staff still has not replied to our follow up questions to resolve the issue. Daily operations by this management staff are poorly conducted, shady, and at times illegal. read more

Most of these negative reviews are written by white people who have mixed feelings living in a predominantly black neighborhood. "Safety" is an issue wherever there are people inhabiting the place where you are. This neighborhood is just as safe as my new neighborhood in Georgetown. So I will give you the perspective of someone who is from Philadelphia, went to Howard and is accustomed to living around black folks. So, the good: -Relatively new, the lobby and common areas are nice. There's a medium sized pool for the summer. My unit was new, new cabinets, appliances. Everything worked really well. Maintenance responds pretty quickly. -Not far from Brookland restaurants and shops. The location is great for anyone who works on the red line. As a neighborhood, its definitely residential, surrounded by homes and people who have lived in that community for generations. Ideal for red line access. There is a bus hub that includes many lines to Union Station and Maryland areas. -Concierge was always very accommodating and friendly and helpful. I had a few issues during my year here and they were always so professional. I appreciated their presence. -Right next door to Giant food market, super convenient. -Events in the community room seemed fun and festive. -Relatively quiet building with friendly residents. -No bugs, no mice, no critters. -Very affordable, maybe the most affordable in the city for what you get. -My unit was very spacious! I had 2 bedrooms and we had more space than we needed. Ok, the bad: -The windows are thin, I could hear people outside. The trash truck came by the building twice a week and it woke me up before I got used to it. -Some residents smoke weed and you can smell it, occasionally. -The fire alarms go off accidentally about once a month at any time. There was once an actual fire but it was contained and no one was hurt. This was the hardest thing to get used to while living here. -I hate electric stoves but that's just me. -No free parking -Moving out was elusive and I am not even sure all has been finalized. Hopefully it has, no one responded to my message. I would have stayed but my daughter switched schools all the way across town. I really enjoyed living here and would recommend it to anyone who works on the red line. read more

The only reason I can give this place a One Star is because they are conveniently appointed next to the metro, and decent sized apartments for the price. My roommate and I lived here for two years (April 2013-April 2015). There is another review from S.B which sums up my review, but I will go into other details as well. *Leasing Office: the word Unprofessional doesn't even sum up how incapable the office is at even the smallest details. The response from the management is painstaking slow. There have been several times when emails were sent to residents with no letterhead or signature with the words "EVERYONE EVACUATE THE BUILDING" or "WHEN YOU HEAR THE ALARM, YOU MUST LEAVE THE BUILDING", and even "COME HAVE WINE LATER IN THE COMMUNITY ROOM". That sentence is literally the entire email (all in caps) and has no email signature, so your thoughts is the email is spam. * Concierge: This is a joke. The desk is supposed to be open 24 hours, but several times i have arrived home after being out late and found the desk person sleeping on a desk. Only after knocking on the office door did I wake them up and have them give me attitude about having to help me. *Keys:This is the most annoying issue. This apartment does not have a normal key fob, they have what would be comparable to a hotel key. The doors lock after ever time you walk out, there is no option to keep the door unlocked. As you can imagine its almost commonplace to leave your key in the apartment, especially when you take the garbage out or maybe your pet. Well for you sake, hope its between the hours of 10:30am-6pm (M-Sat), because any other times or day, you will be expected to pay $25 for the concierge to let you into your apartment. There are even times when the system goes down and you cannot enter the building, and worse yet, your apartment since there is no backup key process. Fire Alarms: They go off all the time, ALL THE TIME, to the point where you just ignore them. Atmosphere: Some residents in general are disgusting. They leave trash bags on the floor of the trash room (too lazy to put them down the chute 10 feet away), the dog park is a joke. The dog park is a pile of gross mud and dog feces located behind the dumpsters and is re-mulched once a year. I will say the gym, and a majority of the building is kept well. They do keep the floors clean, walls painted, and maintenance is amazing at responding to request. The pool is open until 9pm, and allows drinking, which is great if you have a get together (all though you only get 1 guest pass for the pool). Fees: $150 for parking, $500 pet deposit + $50 per month, $500 amenities fee each year (crazy), and $25 lockout fee. I know this seems a little harsh, but being a firm believer in top down management, this community could use a makeover in the management department. With a little change, and focus on upkeep, modernization, and dedication to making their residents happy, it could be a great place. The community was created to transform the Brentwood area, and its letting that promise down. I would love to see the building have a major overhaul, and be a pillar in that area, setting a trend for more new buildings to come in and change the neighborhood like NoMa. Typically, it takes a lot for me to provide a one star. Several occasions these comments were spoken to with management, and like several others mentioned, there was no response or care of change. This is the death of a business, refusing to accept their issues, and making a change. If you choose this place, I do hope that you see a major difference than what I experienced. read more

I lived here for 2 years between 2012-14 more or less. Pros: it was brand new when moved in so the apartment was perfect and set up roommate style which was ideal for us. It's also at the metro which was convenient. We never had any mice/bug issues but again, the building was still being built when I moved in that's how new it was. Common areas were nice. Cons: things fell apart quickly in the apt. The management was awful and pretty clueless. The elevators just happen to not work on both the day we moved in and the day I moved out -with no notice. The walls are paper thin and I would hear the neighbors next door and upstairs constantly- this was not helped by the fact that there are many college-aged students in the building who are extremely loud (things would actually fall off the bookshelf because of our upstairs neighbors). It's next to the metro so there's a higher chance of crime - my boyfriend was mugged right outside the building and cars were broken into frequently. I was pretty happy to be out of there. read more

This place needs a lot of help. Let's begin with the most important matter. It is infested with mice! Regardless that it is a new building it is not too much different from living in any projects. The elevator is always out without notice, so don't plan to move anything heavy without checking first. The parking is not secured since it's ran through colonial my car has been tampered with more than once and nothing has been done about it. They expect you to pay a $500 non refundable deposit and an extra $50 on top of rent for your pet, yet it's not pet friendly. The only place your pet can go is pretty much in your apartment. Oh and if you have a dog they have a dirt spot by the garbage that they call a "dog park." And if you face the row be prepared to wake up every morning to some homeless person screaming or yelling at themselves at the crack of dawn while the police just sit and stare. Besides metro being literally outside your door, and a few nice people that work the front desks...this place is not worth the stress. read more

A under-maintained, and overpriced apartment building. I've lived in Rhode Island Row (RIR) for two years and its been a underwhelming experience (to say the least). I ended up at RIR because my husband and I needed to secure an apartment fast. We were getting married in a few months and did not have time to look around. We moved into a one-bedroom and was later told by a neighbor that the former tenant was nearly STABBED TO DEATH by an intruder who entered the building ( http://www.wjla.com/articles/2012/10/woman-stabbed-multiple-times-in-ne-condo-81487.html ) . RIR did not disclose the history of the apartment at all...only skimmed over their recent increased security measures. Since being there, every amenity has been downgraded, heavily regulated or completely stripped away. All the common areas (the pool, terrace and 2350 gym) have curfews like youre in college. The dog park is a muddy lot next to the dumpster and parking garage. There is no longer a 24 hour concierge. The concierge are never at their desk during "staffed hours" and never have the answers to any questions. This is in part because they have rotating temps servicing the desk so just as one person learns the ropes, they are replaced by someone clueless. So you never know who you'll see at the front desk (if anyone at all) upon entrance. The facility is poorly maintained and their security system is insecure and needs work . The elevators are always broken and there is only one that services all floors. Many of the key/pass entrances do not work so anyone can walk in (which happens...oftem). We've had homeless find theyre way into the building several times and somehow RIR always seems to place the blame on residents rather than their poor security system. Additionally, at least once a month the fire alarm goes off in the building- sometimes in the middle of the night causing you to get up and stand outside until the fire deparyment arrives 10 mins later. As far as the actual apartment, the space is competitive but things break often. Cabinets falling apart, AC/ heat leaks foul odors, and the walls are paper thin. What makes matter worse, is that they unjustifiably increase your rent every year despite the inverse relationship with your amenities and quality of life. I would not refer anyone to live here...this building does not live up to the Bozzuto brand at all! read more

It is only day one and already issues galore. Our apartment was NOT ready for us to move in despite signing a lease over 30 days prior! There are missing handles on drawers and we were told to not put anything in the bedrooms since the carpets still had to be fully cleaned. Currently our living room is jam packed and our apartment is unlivable. We also were given no timetable for a fix and are even being charged rent. To make matters worse this is the second bozzuto building I have had move in issues with. This is the last time I will lease from bozzuto as this poor level of customer service and honoring of contractual stipulations is alarming. If you have a deal elsewhere take it. This place is very impressive when taking a tour, and my bried stint here thus far has been wonderful. Its brand new, and sits on top of a red line metro station. Its not in the middle of a night-time hot spot, but you can metro anywhere you want or take one of the 15 or so bus routes out front, or hop in taxi at the taxi stand that is basically out your front door. The gym is really nice (though the pictures make it seem twice as big as it is since the take a picture including the giant mirror wall). The pool and grill area are beautiful. You can play billiards all you want in the rec room. Very upscale. The sales people are very friendly and seem very experienced, and my move-in went very smoothly. I have not lived here long, but the the maintenance staff seem very competent and my requests have been handled quickly. Thus far, I have zero bad things to say. read more

This place does not have its act together. We made an appointment several days ago to view some apartments this morning. We show up on time, and are told by the front desk that it will "be a few minutes." After 20 minutes, we ask the front desk what is going on, and the gentleman explains that all the leasing agents are currently busy and he cannot tell us when they will be available. What is the point of having an appointment system? Based on other reviews, this is obviously indicative of how management operates here. We left after waiting 30 minutes without seeing any apartments. We will not be moving in. read more

I loveeeeee living at Rhode Island Row. The convenience of the Metro is also a plus. I moved in from the very beginning. The staff is always attentive . Whenever I've had a maintenance request it has been handled in a very professional and timely manner. I was born a n d raised in D.C yes it's a busy city but what city isn't. The ease of being by the Metro is a PLUS. The grocery store is right here along with a CVS drug store. The restaurants are nice as well. I don't regret moving here at all . I just moved out of RIR after living there for 4 years and I already miss the place! PROS: - The space! Ahh the storage space. I'm looking for apartments now in another state and I sure miss this part. In my 2BR/2BA apartment, I had the room with the walk-in closet and another closet with big shelves in it. Also, if you really need it, you can rent storage closets in the hallways too. - The amenities - We have a pool with shareable grills and fire pits (although it doesn't stay very sunny as long as those rooftop pools because it's on the ground floor surrounded by the 2300 building), a gym (there's actually 2 gyms... one in the 2350 building on the top floor but I've had issues getting my key to work in that building, so I mainly used the one in the 2300 building. 2300 building gym has treadmills, ellipticals, bike, weights, and a couple machines while the 2350 building gym has a kickboxing machine, elliptical, and TRX bands), green roof in the 2350 building - that's a space with outdoor couches, grills, and fire pit, community room with free coffee/tea via the Flavia machine and pool table, and business center with computers and printers to use - The concierge is usually pretty helpful and they're there 24 hours unless they step away for a while or on holidays. I like that my big packages would be kept safe there and I'd have to sign to retrieve them. - Convenient stores/restaurants around: I wish there were more retail stores below... because most have been empty the 4 years I've been there.. but I really like that we have the CVS, restaurants like Dunkin Donuts, Chipotle, Sala Thai, Jersey Mike's, TKO Burger, Carolina Kitchen.. and around the corner there is a Home Depot, TJ Maxx, and Giant grocery store. There's also the DC DMV, Nail Salon, Sprint store, T-Mobile store, Suntrust bank, and H&R Block but I didn't frequent those.. - Maintenance responds to requests pretty quickly, usually within 24 hours. You make the request through the Resident Portal and can specify whether they can enter without you being there. They'll leave a note saying what they fixed if you're not there. - Last year on Thursdays, there'd be a Farmer's Market downstairs. This year during the summer, they moved it to Saturdays. Pretty nice to be able to walk outside and buy some food, coffee, and produce. - I always felt safe in the area despite there being a variety of individuals who linger around due to the metro and bus stop being right there. There's a security guard that patrols the area all day. You have to swipe to get into all the entrances as well. - Ease of transportation - The red line metro is right next to the building, Capitol Bikeshare is there as well, the relatively new bridge next to the metro leads you right to the Metropolitan Branch Trail (if you go down the stairs, 1 mile left leads you to Noma and 1 mile right leads you to Brookland), 2 stops on the red line and you're at Union Station. I usually Ubered if I wanted to go out on the weekends... about a 15 min ride to U St, 20 min to Dupont. CONS: - The noise from outside. I lived in the 2300 building and couldn't hear my neighbors, but I could hear everything on the street! Sometimes, I could hear direct conversations of people on the sidewalk from 3 floors below. The layout of the roads by the building was pretty dumb because it's a one way street, so any time people are stopping to get out of their cars, unload something, if there's traffic... there's quite a bit of honking. I worked from home during the day and that was really annoying. From where I lived, I could also hear the metro whizzing by and sometimes the building would shake a little... but after a while you get used to it and ignore it. - Empty retail stores- there is so much potential because of all the retail spots under the building, but so many have been empty in the 4 years I've lived there. Recently, we just got an H&R Block and a Suntrust... which I wasn't enthused about.. -There's no rent control, so depending on market value they may raise the rent significantly. One year, they raised it by 10%! But then, another year I guess market value went down so I argued to have my rent lowered, which they did reluctantly. - Back-office can be frustrating. I had to sign the lease twice because they lost the first copy, had to provide them my Renter's Insurance multiple times, etc. - This is kind of minor, but the "close" button in the elevators don't work so you have to wait for them to close... I was always annoyed by that haha - We have received notices about cars getting broken into despite the cars being parked in a parking garage. My car was broken into once about 2 years ago, but nothing was taken... had to get my window replaced. - I also had a bicycle that I parked in the bike area of the parking garage, but it was stolen even with a U-lock (this was about 3 years ago). You had to swipe to get into that area too... but I also didn't check on it in 10 months so... read more

There have been a number of request from my unit, let alone an entire complex and she accommodates them with ease all while making you feel like her top priority. Beautiful apartment in an extremely dangerous neighborhood. I agree with Sarah E., there needs to be a secure access place to walk dogs. Too many females have been placed in danger by leaving this building late at night. I would love to move here for the interior of the building, but not at the risk of stabbing or being robbed at gunpoint when I need to walk my dog. CONSUMER ALERT! Colonial Parking has set up a predatory "ticketing"scheme where they have placed parking signs that look deceptively similar to DC Government/DDOT parking signs. If you don't pay, say because you think you're exempt due to a special zoned parking pass or disability placard, then BOOM, they issue you a fake ticket for $25 then threaten to report you to a collection agency or hire an attorney if you don't pay up. My roommate and I were residents for two years. We renewed after the first year mainly out of laziness, but after two years decided it was time for a move. Overall, we had a decent living experience. Safety/Neighborhood If you've lived in DC long enough or done your research, you'll know that this is a developing neighborhood and also isn't the best area to be walking or jogging around at night, especially alone. That being said, while RIR should do its job in ensuring resident safety, residents should also use common sense. Specifically for the 2350 building, it can get very noisy being near the metro and a main road. It used to be a big nuisance to us, but we grew accustomed to it. An advantage is - you're an easy walk away from the metro. Building and Amenities It's a very nice (and new) building and has a modern feel. I will say that the 2350 building's layout is so confusing that even the leasing agent who showed us around two years ago got lost. In any case, after a while you'll be able to figure out your daily route. Since we moved in, both buildings (2300 and 2350) have changed a lot, for the better. CVS has always been here, but now there is a good variety of restaurants, a nail salon, retail (mobile carriers), and the DMV. It took over a year for these places to open up, but future residents will actually be able to benefit from them. Home Depot, Giant, and TJ Maxx are also a short walk away. The gym in the main (2300) building is small, but it's functional. (There is a "gym," though I've never been to it, in the 2350 building, but it looks small and isn't on the main floor.) The pool is nice and it's good to take advantage of the grills. Beware though, the gas tanks for the grills run out quickly in the summer due to high usage. Looking at the general area, it's easy to see that it isn't very pet-friendly since there aren't a lot of green, open spaces for your cat or dog to run around. Management As I'm sure most apartment management companies are, RIR was either slow at responding/getting back to you, or they just can't seem to get you the information you need. It's important to note that Bozzuto/RIR has seen a variety of leasing office employees come and go. When the former PM (who was recently replaced suddenly) was still at RIR, it was difficult to get in touch with the office regarding account information or receiving information in a timely manner. They're also very strict when it comes to your lease agreement, so read the fine print. Be sure to keep written records of any correspondence, because you might be working with more than one person on a specific inquiry. However, the recent staff transition has brought us a new PM and Assistant PM, both of whom I hope help improve customer service and its relationship with residents. The front desk and maintenance staff are usually very helpful and friendly. Apartment Rent is reasonable for the apartment quality and the area. We moved into a new unit and the 2BR units are spacious. Everything is modern and sleek - perfect for a first apartment. The washer/dryer in the units is a great plus, and all the appliances work well for us. I had recurring issues with my bathroom making some noises, but maintenance finally nipped it in the bud. The walls are sort of thin, but it's bearable. Like I mentioned previously, the 2350 building is more prone to outside noises (metro/traffic). read more

Great location. Nice apartments. Timely service. Quiet, non-smoking buildings. Parking is easy, but costs extra. The parking is very secure on the top two levels. The one issue I have is the security. They do not take it seriously at all. Too often, the outside doors near the train station are left unlocked (or the locks do not work). Non residents can walk from the street all the way up to the residential floors without inhibition or key fobs. My daughter has had actual homeless people living on her floor because the doors' locking mechanisms never work. Even today, after she shut the street level door behind her, a non-resident walked into the building after her and she had to run to protect herself. The place can be beautiful, but if it isn't safe, why bother? You need safe buildings in DC in general, but also near a metro station...and in a pandemic. We have told them about these issues multiple times and it keeps happening. So either they do not care about safety or they do not know HOW to keep residents safe. read more

I've been a resident for two years and absolutely love the facility. It is super convenient as it is right about the metro and 5-10 minutes from all major areas of DC. (U st, chinatown, dupont etc.) Giant grocery store and home depot are only a hop skip away. Amenities include a pool, gym, grill, daily events such as happy hours and yoga classes, and 24 maintenence. I have had only good experiences with the concierge. They are urgent in solving problems that may arise and always polite. Overall, I've had a great experience living here and don't plan to move out any time soon. read more

This area is extremely loud especially on weekends and the windows are not sound proof. You can sleep and the street sounds like it's in your apartment. There are constant fire drills and alarms going off for long periods of time in the middle of the night calling for an evacuation, the last one left tenants evacuated in the rain. Constant construction noise and early trash pick up noise at 4 am. Mail and packages continue to be lost and concierge is inconsistent and non existent in the 2350 building. The rent goes up every year and amenities get worse. No internet access in the 2350 building in the commons spaces as promised. The computers in the business center almost never work and nor does the scanner or fax machine. Coffee and tea is nonexistent in the 2350 building and the elevators are extremely slow. Key cards are used instead of Traditional keys and sometimes the cards self de-activate leaving you locked out of the whole building. The gym in the 2350 building is a joke and always locked so no one can use it. Paying over $2k a month for a one bedroom and enduring all of this is unacceptable. read more

RIR has been my home since July and I love it. The apartments are lovely and well kept, its conveniently located next to the metro, the bike trail, Giant, and several shops/restaurants! The neighbors are neighborly, no issues with maintenance and the leasing and front desk staff are always pleasant! Maryam in the leasing office is so very helpful - she answered the million and one questions I had before I moved in and all with a smile! Mr. Nygel at the front desk is amazing too! I can't walk through the lobby and not speak to these two if they're there. All in all, its been a great experience and I will definitely be staying here another year! read more
