We recently just moved out of rhode island row. I would not recommend this place to anyone. You will literally and physically have to hold the hands of the staff in the leasing office. Please read some of the reviews listed about the office. In only one year, we had our apartment leased to another couple after we had put down a deposit, the leasing office misplaced our checks and money orders, you have to hunt down your packages, and the parking garage is disgusting. Also, while the pool is nice, it is rarely cleaned. They change the management just about every 3 months, so it is quite confusing and frustrating to say the least. It took us almost 4 months after we moved to get our security deposit back because the communication is so poor in the office. I also agree with the other comments about the noise. It's so noisy that you hear every single thing. I could never sleep in because you can hear everything from conversations, car horns, traffic, incoming/departing trains. One morning there was construction on the roads at 8am on a Saturday, just about 50ft from my window. And while having the train close is an asset, you feel can feel your room shaking between the train tracks and the cars on the road. There are some Pro's: The apartment residence is beautiful and the units are clean. Didn't see any mice or bugs throughout the complex, which is pretty rare for DC. I was always very comfortable and I felt safe. The complex is well lit and there are many food options down stairs if you like to eat out like myself. read more

I have been a resident of Row Island Row for two years. I have lived in the DC area for 10 years. Out of all the places I've lived, this apartment is by far, the best. plan to return because I have had a phenomenal experience in my last few months there. I can't begin to describe how amazing the assistant property manager has been, and additionally the Maintenance staff. We do have the average apartment issues, but that is from the ware and tear of living anywhere! I've been living at RIR since before it was completely finished. I was one of the original tenants who moved in while construction was still going on in 2011. Needless to say that my love for the property is the reason why I'm still here. I can only vouch for the 2300 building! With any property in a major inner city area, there will always be pro's and con's. For example uncontrollable Metro noise, stragglers/strangers and bad parking. However, I've never seen a property offer a vast variety of tenant activities (although I don't attend most of them) it definitely doesn't go unnoticed. For example: Wine down Wednesdays, Yoga night, Farmers Market on Thursday, an All white party hosted by the property with Food and drinks by the pool, resident meet and greets, Superbowl parties, Movie nights, breakfast on the go (if you get up early enough) the list goes on and on. RIR serves convenience more than anything with the Metro less than 10 feet away and all the eatery shops on the first floor. I will admit parking sucks (however you can always park in the Metro garage on weekends for free or late night after midnight). Also, sometimes hearing the Metro depending on which way you're facing can be very irritating. Yes you get noise more so on the weekends but that happens ANYWHERE! I've never had a security issue or an abnormal complaint at this property. If you have any part of a life living here you don't experience much of the alleged bad reviews that other people are leaving. (Some of this stuff is just downright hard to believe, honestly & truly). Bottom line if you want peace and quiet and a minimalist living experience maybe you should consider moving OUTSIDE the city where it can be a lot more quiet than the inner city! However everyone knows there is nothing like living in the heart of Washington, D.C. with much diversity! Unfortunately inner city living comes with the good and bad! We're not in Kansas anymore folks nor is this going to be some game board like Candy land where everything appears to be 100!. read more

Rhode Island Row is an amazing community. The complex is about 1 year old. The staff are amazing. We recently just toured the complex (moving in from out of state). The leasing agent was great, very helpful, and found us the perfect apartment. We move in about 2 weeks. Parking is no issue (extra, like all DC complexes). There is CVS downstairs, and Giant right behind us. My wife loves that TJ Maxx is also right behind us. The metro is 25 seconds from my door. I now work 10 minutes away off of K street. I don't think that can be beat. Yes, the area is up and coming, like many in DC. If you want safety, don't love in the city -- anywhere. This is a great development and I can't want to move in. PS: The security is first rate. There is cameras everywhere. Its about as safe as you can get. Very impressive. read more

These are great apartments, especially for young professionals and recent grads. It is right off of the Metro (Red line) station so it is safe and a very short walk to the building. This is a developing neighborhood and, while not in the downtown main action, is worth being so close to resources like CVS, Home Depot, Giant, etc. RIR offers parking, but if you don't have a car, no sweat! There's lots of ways to get where you want fairly conveniently. My roommate and I have had a great experience thus far! read more

Marketed as a "luxury" apartment, but is, in fact, the exact opposite. This is a poor quality building run by incompetent people. The only people who seem to do their jobs (and do them without treating you like you are the bane of their existence--nothing but attitude from the concierge desk) are the maintenance staff, who had to come help us more often than we would have liked. The thing with this apartment building, is that on the surface it appears quite nice. It's a great price, close to a metro, etc. HOWEVER, during my time there, the little annoyances just kept adding up. We were lured in by the low price and how shiny and new it was, yet were left disappointed and frustrated. I won't bore you with a list of all the things that went wrong (specifically with our move-in and move-out), but suffice it to say that from day one I had zero faith in the management and was shocked at how poorly constructed the entire building is. Happy to have moved on from this place and hope that my review, and the review of everyone else on this page, will dissuade any apartment hunters from renting here. read more

As a tenant who moved in from out of state, I felt safe, warm and welcomed at RIR. My experience with management and the community have been wonderful. The staff is attentive and full of energy. They really bring a personal touch and make you feel a sense of camaraderie. I live in the 50 building facing inward, so in regards to noise it is quite peaceful - I work remote so I spend a lot of time in my apartment. I enjoy the amount of events that RIR hosts for tenants. If you are not locally from D.C. and it is your first time, it is a great way to meet people and make friends with your neighbors. I also can't tell you how much I love and appreciate the concierge. I really enjoyed spending time chatting with Danielle and when I have ridiculous (literally!) questions they are always helpful and eager to provide me with guidance. I recently have spent time hanging out by the pool and to see how everyone interacts and gets along is an added bonus! I would definitely live here again if/when I have to return to D.C. read more

Whatever you do, DO NOT sign a lease here. Do not listen to anything they tell you when they take you on a beautiful tour, tell you all about the awesome pool and awesome 24 concierge services, and about how everybody here sits around and soaks up each other's awesomeness. I've lived here for more than a year and I am finally moving out. Here's what you need to know: 1) Leasing office/management: Flaky, slow to respond, typos, condescending, constant revolving door of personnel. They ordered us to surrender a copy of our lease 6 months after moving in....implying that we had made a mistake...they are shadier than a white van drug deal. Misprints of rent checks (multiple times). They are open 7 days a week, yet it is typical for them to take that long to respond to an email (if you remind them twice)! They give residents no notice of any changes. For example, they didn't notify residents of scheduled elevator maintenance at least 3 times during my stay here. They didn't inform residents that they would charge $25 to let residents into their apartments after business hours. Most recently, they didn't inform me that they no longer allowed U-Hauls into the parking garages for incoming/outgoing residents, effectively tripling the time/distance required to move in/out of the building. They nickel and dime you for anything and everything. 2) Concierge: Hilarious what passes for a 24-hour concierge. They constantly lose packages. They apparently don't track when a package from a unit has been picked up, which causes headaches if you live with other people. No apologies, ever. They once lost my perishable package, which expired. Residents can give the concierge permission to let in certain people (significant others), and they delete permissions for people they don't like. Super rude if you DARE point out any of this. 3) Amenities: NOTHING EVER WORKS. Elevators, gym equipment, keys, etc. I've been locked in stairwells and outside of the building, not to mention my apartment. On the other hand, my key can be used to open almost any apartment in the building, so there's the upside. The pool? It's open until 9pm. The fun pretty cool spaces? You have to pay $100+ to rent them, unless you're friends with the concierge. The business center? 10 cents a page to print. 4) Fire alarms: If a fire alarm goes off in any of the businesses in the community (Chipotle, CVS, Jersey Mike's---who, incidentally, will email you with offers on subs even though you don't remember giving him your email address), so will the alarm in your very own apartment! All day, every day, at every hour of the night. 90% unannounced. Panic always ensues. If you're lucky, concierge will send an email, the subject reading "EVERYONE EVACUATE THE BUILDING NOW" causing widespread panic. It's great. If you work a 9-5, enjoy a 1am wakeup call. ****IF YOU COMPLAIN ABOUT ANY OF THE ABOVE THINGS, NOBODY REPLIES TO YOUR EMAIL**** You can get more for your money in a safer, more accessible part of town. The convenience of Chipotle cannot make up for the suffering we've endured here. PUMPED TO BE LEAVING. Heed my words, naive DC renter. It's not your fault. read more

This is the third review I am writing for this place because mine keep getting deleted *somehow*. DO. NOT. LIVE. HERE. Seriously. I lived at RIR for 2 years, and it was the worst experience. They lied about the amenities available for dog owners. The fire alarms go off CONSTANTLY, sometimes several times a day, sometimes for up to an hour at a time. They refused to allow me to put a lock on the door to my second story balcony because no one would ever be able to climb up 1 story to break into my apartment, right? One day, after the fire alarms had been going off for over an hour, my poor dog tried to escape and opened the (unlocked) balcony door and was seriously injured. I complained to the building and rather than apologize or behave reasonably, they tried to evict me! They told me that someone would be coming over to install a lock on the balcony door, so when I heard a knock on the door I answered it (usually I wouldn't have because the neighborhood is so bad and I didn't want to get stabbed). Instead of coming in to fix the door, I was instead served eviction papers (they claimed we failed to pay rent, despite the fact that they had cashed a check every month since I moved in). When I very reasonably brought up the point that retaliatory evictions are illegal, and that I know that because I am a lawyer, they quickly back pedaled and said that they didn't mean to evict me! It was just a mistake! A mistake that is on my record now, and one which will need to be explained to every employer for the rest of my life. They then jacked up the rent for the following year-- significantly increased it, despite the fact that most of the restaurants we were promised never materialized, or that the security in the building is a joke, or that there was basically no space on the property where my dog was actually allowed to be. We couldn't get out of there fast enough, and now you couldn't pay me to live in a Bozzuto building ever again. read more

I do not live here, but this complex repeatedly posts ads on craigslist displaying the WRONG location, particularly in Dupont circle. I have called and notified the office twice about this discrepancy. This building is not anywhere near Dupont Circle. I believe they are actively trying to deceive people unfamiliar with the DC area. read more

This place is beautiful. I've been a resident for a year. Here's my quick and dirty review. LOCATION, LOCATION, LOCATION - Living near a metro is a bonus. No if, ands or buts about it. Having a CVS on site is also a plus. Feeling slightly like you need a helmet when walking around. Normal. Realizing that urban doesn't not always mean the same thing to everyone. Having to notify your guests that you have a parking curfew and they can't stay more than 4 hours without feeling like they should have their order taken, priceless. Six of one; half dozen of another. Either play parking tag with DMV and Chipotle drivers for a parking space or feel the wrath of the Private Property Police. Ask management for a parking permit for guests, you muse. Understand before going, the price may fluctuate for unknown reasons. This deserves a thumbs down. AMENITIES - I used to like to write on walls as a child. It appears so do others, and our parents (management) think it's A-okay. It would be nice if the walls, garbage chutes, in and out, and the carpet were cleaned, at least once a month. Do you yearn for childhood games like Musical Chairs? You've found the right place. When the ?generator is down, your key card does not work on ANY electronically-accessed entry or exit door. That, my friend, includes elevators, stairwells and even...duduhduhn...your apartment door. I was once stuck in the stairwell attempting to get to my unit and distracted by how great the acoustics were. I thought I could hear people talking. In truth, I could. There were several others stuck in the stairwell with me. Expect at least one of these a month. Sunny outside. Not so bad. Blistering cold. Frack! Fire alarm ringing in your dreams? Wake up! The fire alarm is still ringing! 3am surprise! Two thumbs down. MANAGEMENT - If you want to be ignored, you've found the right place. The only time I feel important is somewhere between the 1st and the 5th when I'm beleaguered with email blasts of ?gentle reminders. If I pay on the 1st, shouldn't I be taken off the 2nd through 5th listserv. There are rumblings of ceilings leaking, windows buckling in, sinks and countertops caving in and light fixtures exploding. These are rumor only. They couldn't be true, could they? Nah! It's strange how well the support staff interacts with residents. Me loves Mr. Morning Matthew and Night-Time Ashley. If you go any further up the on-site management ladder, you're going to be disappointed. There's no need to call her name. Everyone knows it. She has the name that you dare not say for fear she'll run away. That rhymed. Too bad this fable is real. Wish I could grown another set of hands merely to give management FOUR thumbs down. I said this would be quick and dirty. It was quick and all the interior walls are dirty. In closing, this place is beautiful. I said that once. When you first see it on the metro, you think what a "fancy-smancy" place. Illusion. When you visit, you imagine how you'll transform the raw essence of this community bottled in one unit to your own private enclave of serenity. Fantasy. When you sign your lease, you are overwhelmed by the reality. I'm out of thumbs. I was one of the first tenants at RIR in Jan. 2012-Sept. 2012. On moving day (from out of state), I was worried. I hadn't been to DC before moving and found RIR online. The space looked great and I was excited about the retail (sadly none ever opened during my 8 months there), but i didn't realize how isolated this place was. Living here was fun at first, there were only 25 or so of us at the time and we got to know each other at the resident events. The only thing I really disliked was the fact that the red line is notoriously bad and would 20 mins on the platform most Saturdays, but didn't know that prior to moving. The walkability is also bad, closest bar is 1 mile, which I would walk to on a summer day, but not at night. I understand there is a bike share there now. When I lived there Kelly was our concierge and she was so, so nice and sweet. My wallet fell out of my pocket one day while walking my dogs. Someone picked if up & walked off with it before I realized I dropped it and she waived the $80 fee for a new key. I cut my lease short and moved downtown because I felt like I was too far out living here. read more

I have been here for several months. The little row of shops in the community is pretty well put together, but I have learned it is a house of cards.. a complete facade. I am very concerned with my safety. There was a shooting two weeks ago and since then there are several exterior doors that are unsecured or even left open. I see police chasing people all the time. The first week I moved in DC detectives were reviewing the security footage at the front desk. I knew then this was not going to be a good fit. I do not feel safe here and this is during the winter. Statistically crime goes up in the summer. I will be moving out before that happens. read more

Been living here for 2 years and the apartment complex is great. There are new people currently working in leasing/management and they are very nice and helpful. The new maintenance team does a good work in a timely manner. It is extremely metro accessible and there are many restaurants and stores at your fingertips. Great pool area, community room and clean fitness room. Fire alarms in great working order, so no one will be left unaware in case of an emergency. Residents are always pleasant to one an other and the building is very pet friendly. read more

I absolutely love this place. I moved in around the beginning of October and since I have had nothing but the best time. The concierge staff is amazing they are very thoughtful and always happy and it makes me feel so welcome when I come home especially from having a crazy day. Even down to the management and leasing staff they are always available and happy to answer any questions I have. The building itself is very clean and secure and I feel comfortable that anyone off the street cant just walk in and access an elevator, and that I can go grab food from down in the lobby in my socks with out them being black once I get back to my apartment. I also greatly appreciate all the resident events that are thrown as well. We just recently had a saint Patrick day event and it was amazing. The staff really can through a nice event I was definitely in the spirit. Whats also nice about this community is that it is pet friendly. I do not have a pet but I love animals and its so cool that we have a pet of the month and little doggy treats at the front desk,and then there is even a dog park. However that not even the half of what this place has to offer. When I first moved in the building had a farmers market that came on Thursdays... A legit farmers market that had tasty food and fresh veggies and even ice cream! Then with everything being at arms reach its makes for a very convenient leaving space. the TJ MAxx and the Giant, the DMV, T mobile all things things are walking distance form the building. I literally could go all day talking about this place ,but i feel i have said a lot so far. This place is amazing even when i have family and friends come over they do not want to live because of the positive vibe and how beautiful this building and my apartment looks. I definitely recommend coming to take a look at he property you will be blown away. I could not have not asked for a better place to be than here!! read more

I've been living in RIR for a little over a year now, and it's been great. Living there has been super convenient with all of the shops in the area and the metro accessibility. On top of all the convenience, RIR constantly puts on great events for the residents. My favorite so far have been the pool parties this summer. The fitness & pool party in particular was a great time and a wonderful way to end my summer. Overall, I think RIR is one of the best places to live in DC. read more

I have lived at RIR for a year. Every time I have an issue the Assistant Property Manager is always polite and professional. If she can't meet with me that day, I always get an email apologizing and a time to reschedule. She is the secret weapon on all things at Rhode Island Row. I've lived in A LOT of different apartments and condos, being a college and grad student, and I can honestly say I have never had a better relationship with my landlord/property managers than I have with the people at Rhode Island Row. Matthew is the most fantastic front desk concierge person ever! He's been such a great help since I moved in here in August. Whether it's calling my mom a cab, answering my maintenance requests, or keeping me updated on safety concerns in the community. Everyone here seems like a team player. The apartment is beautiful. The area is a little rough at night I'd say, but I applaud this development for trying to change the reputation of this community with beautiful, new, safe apartments! read more

This building is brand new. We were the first tenants. I have been living here for exactly 2 years. The very good thing is that is close to the metro and very convenient for any kind of weather. As soon as you get off of the metro, you are home. Unfortunately, my negative experience from this place outnumber the positive. I am not sure about one bedrooms but two bedrooms apartments have their A/C inside one of the bedrooms. It is LOUD. UNBELIEVABLY LOUD! And many times it doesn't work properly. Every time I call maintenance people, it is always the same, adjusting or reversing the value but the actual problem is never solved. I think is a huge mistake to place your air conditioning equipment inside the bedroom to start with. I don't know how they didn't think it through. All of my friends (including my boyfriend) do not like to spend nights at my place because they don't get quality sleep. Wake up during the nights and sometimes wake up with headaches. The heater/ A/c used to wake me up during nights because of its loud noise. Now, I got used to it and I don't wake up but I guess my brain catches the noise and I have long headaches afterwords. I don't like to complain in general and that's why I have survived in this place for such a long time. I honestly want to tell people who are excited about this place if your sleep is important to you and you want to be well rested for work, this is definitely not the place to be. I really don't know how did I stay here for 2 years. My boyfriend stopped spending nights at my place 1 year ago and kept on asking me how do I do it and why don't I complain harder. I just did not want to bring trouble and was truly hoping it will get better if a technician checks it out. But now I see I was very wrong. Don't be fooled with the metro proximity. I would much rather walk/drive/take bus to home and get a good quality sleep rather then get home right away and always feel tired. Also, in 2012, woman was stabbed multiple times after a burglar entered into the building complex besides all the security and security cameras they have. read more

The buildings and the amenities are nice, and the proximity to a number of services is useful, but the leasing bureaucracy is clear as mud, and for those young enough to need a cosigner, the required security deposit is huge. Contrast this with other property managers who make initiating a lease relatively painless, and you have the biggest downside to Rhode Island Row that I have encountered thusfar. read more

This property has a high turnaround and poor management. I have experienced repeated issues with front desk staff and back office from the date I moved in, many of which I have detailed to Pam Alvaraez, who is the General Manager. Even after multiple discussions with Pam about the performance of her staff, my experiences have not improved. I do not feel that Pam, as a Bozzuto employee, has sufficiently addressed many of the issues I have reported to her. Rhode Island Row charges an amenity fee and continues to remove amenities, like front desk coverage in the 50 building, for example. Had we known we would have limited concierge service (necessary when hosting guests) we might have made a different consideration before moving in. That's just once example of the issues I've reported to Pam, which she has made absolutely no attempt to correct or resolve. She simply wants to talk on the phone and assure me that "things will get better" which is no longer acceptable at this point. I need her to do her job and make some decisions, starting with the incompetent, obtuse people she staffs this property with.. read more

I lived here from10/2014-02/2016 (just moved out), and overall had a really good time. It's conveniently located and the grounds are very well manicured. The gym is clean and well kept, as is the pool and common room. I also appreciate the many efforts management makes to bring the community together and make the place feel like home. They planned activities such as "wine down wednesdays", "thirsty thursdays", movie nights, and boot camps, and opportunities for entrepreneurs in the building to introduce their products to the community--the RIR staff made it really fun. The Resident Manager Matthew Hinton is AWESOME, incredibly professional and responsive. He addressed any and all concerns of mine in a timely fashion, and deserves most of the credit for why the few problems I did have while living at RIR never really bothered me all that much. I was also grateful for the concierge staff, in particular, Nygel who works from 3-11pm during the week. He's very good at his job and also a true customer service professional. read more
