We moved our son into Hamilton House in 2021, after GWU locked students out of their dormitories during the COVID pandemic. He just moved out after nearly 5 years there, and I have nothing but good things to say about his experience. His studio apartment was perfect for a college kid's needs, and anytime there were maintenance issues they were promptly addressed. He didn't have to worry about anything. The most important aspect of his stay there, though, was the staff. From George, who we helped us choose a unit and set up the lease, to the front door staff--especially Walter (who my son grew to love and will miss)--everyone went above and beyond to be welcoming and helpful, not just to my son but to my husband and me when we would visit. Even during move out this was the case (special mention again to Walter for his help--you are an angel!). Any GW parents looking into Hamilton House for their student: this is a really great option for off campus housing. It's quiet, safe, and the building is managed well. Can't recommend highly enough! read more

I've been living at Hamilton House Apartments for almost a year now, and it is without a doubt the best place I've ever called home!! Every single person who works here goes above and beyond to make sure we feel safe and secure. The building is impeccably clean and cared for, the rooftop has a beautiful view of the city, there's a pool, and the location is in a safe and fun part of the West End! George with the main office, Walter and Anthony and the front desk staff, and the maintenance team are the kindest people you'll ever meet! They're always on top of handling everything, I've never had to wait for or worry about a maintenance request. It honestly makes a difference to live in a building where you know everyone and they remember you as more than just another resident. I would highly recommend anyone looking for place to live in the West End/DuPont area to check out this building! Other pros include having a Trader Joe's within walking distance, several coffee shops nearby, and the location is so close to DuPont Circle without having the deal with the noise! And they have a coffee and tea bar, which is an absolute life saver! read more

I've been living here for a few years. This is really a great place, with amazing quality, supurb location, and all the other amenities. Grocery is very convenient, there are Whole Foods, Trader Joes within 15mins walk, and there's a very nice, cute Street Market newly opened with a lot of stuff. Most importantly, its management team is super professional and helpful! George is really like a big brother who takes care of EVERYTHING! Repair is always very in time no matter whether it is in weekend or in the evening. 24-hour Front Desk - super secure. They've done a fantastic job during the COVID-19 to make sure everyone is safe !! Definitely recommend this place to people who want to enjoy the DC!! read more

Living in the Hamilton House was a wonderful experience. From the easy leasing process to maintenance requests being responded to immediately. George and David (management for the building) are some of the best management I have met in an apartment building. They genuinely care about their residents and are always there to answer questions. Shout out to Sondra at the front desk throughout the week who is an absolute gem. She always steps in to help with anything. She is such a wonderful face to see when coming home. The alcove studio apartment was very spacious, had a beautiful open kitchen, and let in tons of natural light. Overall, fantastic experience for my time spent there. I absolutely loved living at Hamilton House. I was in a studio which was a tight squeeze but for just me it was perfect. the appliances are extremely nice and well kept. Loved having (a very nice) washer and dryer in unit. All of the staff is so so friendly and always willing to help in whatever way they can. Whenever there is a maintenance issue, the staff is always on it ASAP and are really nice about it. The location is great because it's very much in the city, but also very very close to residential area. It is extremely easy to set up auto-pay and the portal is really easy to use. Only a few things I would change about the apartment: -I was on the third floor facing the back alley/dumpster side of the building, and it was extremely loud back there with the trash trucks coming very early in the morning -I eventually had to move because I just could not justify the cost anymore. you definitely pay for what you get with the appliances, upkeep, security, and general cleanliness of the apartment/building. But it was just too small for the amount I was paying -The gym is absolutely tiny. The machines are in great shape, but there aren't enough of them. There are also no free weights whatsoever. There is a sauna, but I never saw anyone using it. -The bathroom is very small. Very nice, but very small. Which might not bother some! -there are no pets allowed. I do not have any pets, but I could understand why this would be a dealbreaker for some. I would have loved to see dogs around the building. Just a personal preference :) Overall I really loved living at this building and I will miss both the apartment and the staff. The "free" coffee didn't hurt either :). I will be checking back in the future to see if prices drop at all so I can move back in!! read more

I moved into Hamilton House three months ago and have had an amazing experience thus far. George and John in the leasing center have been the kindest and most welcoming. The team at the apartment building really makes you feel at home. Tom and Tony at the front desk are great, and have been working with the building for many years. For Halloween, the staff gave us Starbucks gift cards! It's the little things... My apartment itself, a studio, has been great. I have no complaints. The shower pressure is great and you can request maintenance easily if needed. I'm very happy here and would highly recommend the building to anyone. read more

I lived in Hamilton House for two years and absolutely loved it. The newly renovated studios are a bit expensive but everything is brand new, you have a great washer/dryer, you don't pay utilities, and the location is perfect (5 min walk to red line, 10 min walk to blue/orange line). The management invested a lot in updating the building over the past two years including: new elevators, new carpeting and lighting on each floor, renovated roof deck, new equipment for the gym in the basement. And I believe they are adding a key fob for the front door. The management and front desk people are extremely friendly and helpful. It never takes more than 24 hours for something to be fixed or responded to. I never had any major problems in my two years living there. The only downside is the garbage trucks that come in the morning anywhere from 7-8am. If you live in the back of the building, as I did, this noise can likely wake you up. If you are up that early anyway, than you have nothing to worry about. To be honest, I got used to the noise pretty fast and it never really bothered me. Also, the pool and roof deck are great. The pool gets great sunlight for most of the day. read more

Outstanding place to live. I lived here and so did a coworker and a friend. All of us really enjoyed it here. Location was so close to work, I could walk to red/blue/silver/yellow lines in minutes. I lived on the first floor facing the pool and it couldn't have been more convenient. 24/7 concierge/security staff were always polite and accommodating. The pool was great. George and David are two of the nicest guys I have ever met and handled any issues that came up quickly and always with a smile. Oh, and there's free coffee off the lobby for residents. Might seem like a small detail but for a copious coffee consumer like me, it was clutch. Highly recommend this place, 5/5. You won't regret if you rent here. read more

Great location. Helpful staff. Lived here for a year but moved because the building doesn't allow dogs -- only downside. Apart from that, my unit was clean, modern (newly renovated), with new washer and dryer. Location is fantastic. As someone pointed out, there is heavy construction on New Hampshire Ave, so it WILL get noisy during the day on the street side. Not sure it's fair to hold the building responsible for that. I lived in a studio here from June 2014 to June 2015; I loved the location, amenities, and the staff. Hamilton House is almost halfway between the Dupont Circle and Foggy Bottom Metro stations (closer to Dupont), so it was extremely convenient to walk/bike to either station and have a one-seat ride to anywhere on the Red, Orange, Silver, or Blue lines, especially while I was commuting or going to the airport. Several Capital Bikeshare stations and DC Circulator stops are nearby too, and I used them often. I enjoyed the rooftop, gym/sauna (never crowded), and neighborhood events. The landlords and tenants association cared about fostering our community, and I miss their kindness. I appreciated small favors, like them allowing my out-of-town guest to use a free parking space for a weekend because it was available downstairs. The maintenance crew were superb too! I spent weeks searching for Dupont apartments before I moved here, and visited many other buildings while I lived in the area, but Hamilton House is the best in their staff who genuinely care about you. read more

The trash trucks are AWFUL super early in the AM and it's definitely a little echo chamber. Toured Hamilton House with my daughter after we were looking at other apartments in the area. Walked in and was greeted by George. We did not have an appointment but George dropped everything to show us some vacant apartments. We were very impressed with everything and felt completely confident that our daughter should live here. She moved in in August to begin grad school at GW. Everything has been great. The staff has been so accommodating and helpful. George has gone above and beyond to help and be available for anything my daughter needs. We would highly recommend this apartment. It is clean, with brand new appliances and beautiful hardwood floors. My daughter is very happy. It has been a perfect place for her to begin grad school, especially with it being completely online. read more

If your job is not a traditional 9-5 steer clear of this place. I have lived here for over a year and the construction work has been near constant. As soon as one job is finished another one is begun. Residents are also given no notice when to expect construction in a nearby apartment. The result is that you can never be sure what days your apartment will sound like the inside of a sawmill, but you can be sure that they will be way more frequent than you would like. Another result of all of this construction work is that my water has been shut off for the day around ten times since I started living here, which is significantly more often than the other two apartments I have rented in the area. Having said all of that if you do not want to use your apartment between the hours of 9am and 5pm Mon-Fri, I'm sure living here is quite nice. In the year and a half that I've been here I have never seen a roach, which is more than I can say for my last apartment in the area. The front desk people are lovely and the pool is also very nice. read more

This is a great place to live. Management is very responsive, accommodating and friendly. The location is fantastic, just a couple blocks from DuPont south metro, and easily walkable to stores, bars and restaurants. The neighborhood has a very peaceful feeling although you are right in the city. There are no issues with utilities, things breaking or the quality of the units. Everything is well managed and in great working condition. It's actually also extremely soundproof, never hear any neighbors. This is overall a really great place to live. read more

Normally the Hamilton House is great -- the location can't be beat, the management has been excellent, and the amenities are good for the price. However, currently there is extensive construction that is supposed to continue for the next few months. I would not advise moving into the Hamilton House at this time, if you have any intention of spending any time at all in your apartment during business hours. The construction is on the concrete balconies on the front of the building, and there are upgrades going on throughout the building. The noise is extremely loud (even if you're not on the front of the building, you can still hear it, and it's extremely disruptive). Despite the fact that we residents are completely unable to use our apartments for 8 hours a day, the management office has not offered any formal concessions to all residents. read more

I lived here while I attended GW for grad school for about 2 years. I couldn't imagine living anywhere else! Sure, there was some construction and renovations going on for the first few months, but now the building is absolutely beautiful. Management is great too--every single person on their staff would bend over backwards to accommodate the tenants. The units are new, clean, and I never saw a bug in my apartment (I hate critters, so this was a HUGE plus). The rooftop is amazing if you want to relax; you can see the Washington Monument and the National Cathedral from up there. Also, all utilities are included except for cable/internet, so you never have to worry about being charged for using your AC/heat. I highly recommend checking this place out. I LOVE this building! I have lived here for 8 months and I am very happy with it. The location can't be beat. It is a 5 minute walk or less to Dupont Circle metro and a little over 10 minute walk to Foggy Bottom metro. It is amazing for GW students, only 10 minute walk to campus. It is wonderful to have a 24-hour front desk and my maintenance requests have always been taken care of that same day. I live on the 7th floor and have never had a bug problem. I live in a studio, and was originally looking for studios around $1200 in the Dupont area. The studios in Hamilton House are more than that, but it is such a drastic improvement over the other places I saw that it is definitely worth it. I love the parquet floor, big windows, and it's roomy for a studio. The only reason I am not giving it 5 stars is the noise. First of all, I can hear noise from the people above me occasionally. Also, I live at the back of the building, where the trash gets picked up at 7am every morning. If I'm not already awake, it usually wakes me up. So if you are a light sleeper I would reconsider if you are looking at an apt in the back (not facing New Hampshire Ave). However, it's really not a big deal if you start work at 9 and have to be up around then anyway. My only other complaint is that the pool (open from Memorial Day to Labor Day) is not guest-friendly. Any guests are $5 during the week and $10 on weekends. It seems like they could at least give a certain number of guest passes per person. I haven't used it that much because it's not very fun to go alone! I just wish I had known beforehand, but it definitely wouldn't have stopped me from living here! read more

I moved to DC back in summer of 2016. Upon moving to the area, I did research on nearly **a hundred** apartment buildings in DC. Keener Management always seemed to come out on top. In a few months I'll be renewing my lease for the third year! Here's why: -George in the management office is absolutely incredible. He is incredibly kind and honest, and I swear he knows everyone in the building by name. If he's out in the lobby and sees you headed toward the door, he'll hold the door for you. He is the epitome of good service values. When I looked at other places to live, a lot of complaints came from people unhappy with management at other buildings for being dishonest, swindling money out of tenants, or just not caring. You absolutely do not have to worry about that here. He truly cares so much! -My apartment, like most in the building, is renovated and beautiful. I love the full kitchen (so large for a studio!), hardwood floors, granite countertops, large window, my OWN washer/dryer and stylish finishes. I'd also like to note that when I moved in, it was the cleanest apartment I had ever moved into in my entire life -- they do a great job preparing the units for new residents. -The building has great amenities which include courtyard pool, rooftop patio with grills, basement gym (not huge but gets the job done), parking garage and bike racks if you desire, and an impeccable front door staff. Shoutout to Sondra, Julia and Tony! The lobby and common areas are always so well kept. They are cleaned regularly. I hear them vacuuming outside in the hallway often! I also love that during the holidays they put up a beautiful christmas tree and a menorah as well. Throughout the year they put on resident events you'll actually want to go to. They bring in great catered food and offer drinks, too. -I have literally never seen a bug in my apartment. Not even a spider. When I was looking to move to DC and looked into tons of other buildings, people constantly complained about pests. I was incredibly motivated to find one where that would never be an issue. A friend of mine lives several blocks away in a non Keener apartment building and complains of roaches climbing out of her sink. EW! I never have to worry about that here. -Maintenance is wonderful. They come by same day and fix things when you need them to be fixed. They are always kind and professional. I've never needed to wait for something to be fixed. They do routine maintenance work as well and always give you an official notice when they plan to stop by rather than just dropping in unannounced. -The location is top notch. I am so biased but Dupont is easily one of the best neighborhoods in DC. There are tons of bars, restaurants, coffee shops, brunch places, shopping, the Dupont farmers market and more going on. Whole Foods and Trader Joe's are within walking distance and are my go-to grocery stores. I always feel safe in my neighborhood. I work in Georgetown and getting there is a breeze. The D6 which goes toward my place of work picks up and drops off right by the building. Hamilton House is also just a moments walk away from the red line. Foggy Bottom GWU station for orange blue and silver lines is less than 10 minutes away too. When weather permits, I can easily walk to foggy bottom/west end, georgetown, adams morgan, 14th st, U st, monuments, and more. I love the convenience of living downtown but New Hampshire Ave has trees/greenery and pretty town homes along it which makes it feel much more homey rather than living in the center of a busy business district. With that said, the busier parts are just around the corner so you don't have to worry about walking too far to get in on the action! -The building undergoes renovations and routine maintenance throughout the year which can be noisy at times. However, it's important to note that most, if not ALL, buildings of the same caliber do this to remain competitive and updated. Management is extremely sympathetic and understanding and willing to make things as easy as possible for tenants should they be affected by the noise. They take care to only do work during weekdays and business hours. That's a lot more that can be said for similar buildings! -DC rent is always expensive. While the building is pricey, it is worth every last penny. You truly get what you pay for, and at least here, I feel you get even more. I do not have a car but everything is so accessible I don't feel the need to. I could be paying a few hundred dollars less to live outside of the city in an isolated area but pay the difference of those few hundred dollars in car payments, parking, insurance, gas, maintenance, and ubers to get to and from the city when driving isn't an option. This way, I'm spending the same amount but don't need to worry about the headache of owning a car and commuting in. Overall, Hamilton House is a 5 star building and I recommend to anyone looking to move into the area! read more

The Hamilton House is such an incredibly wonderful property. I lived here for three years, and could not have been happier. The building itself is extremely well-maintained, has a gorgeous roof deck (with sunset views), a great pool, and newly renovated interiors. It is in an unbeatable location, right at the heart of Dupont, with easy access to the Redline, and within walking distance to Georgetown, Adams Morgan, 14th Street. etc. And most importantly -- the people at the Hamilton House are some of the kindest, most caring, responsive folks you'll ever meet. From the property managers (George and David) to the front desk and maintenance staff, everyone is an immense pleasure to work with, and they create a family/community atmosphere that is very hard to find. I have to agree with the reviews below. The noise level in this building is atrocious, and there is absolutely no forewarning regarding when the apartment right next door will be gutted. A little common courtesy and some honesty would go a long way. I have been told multiple times that "the noise will only go on for a few more days" or "there are no plans to renovate the apartments around you at this time," only to have the drills and hammering persist for weeks and months on end. I agree that it is not fair to hold the building responsible for construction across the street, but the noise level in the building is something they are clearly in control of. In addition, the rent INCREASE at the end of this is insulting. There have been absolutely no attempts at compensating residents for the inconvenience (to put it mildly) of living in the middle of hammering, drilling and saw milling. I ultimately spent days sleeping in my car while working night shifts because it was impossible to sit in my apartment, let alone sleep, with the noise. I would have stayed in a hotel room, but for the amount I am paying in rent and the lack of any sort of compensation or understanding, its absolutely impossible to afford. The elevators are slow and unpredictable (often going up instead of down and stopping on each floor despite no buttons being pressed). The water being shut off at random while this construction continues is frustrating. However, the front desk people are largely wonderful which is nice. Ultimately, I love my apartment itself, but the experience I've had here is only contributing to my search for other buildings in the area. Perhaps this building will be wonderful once the construction is completed (though who knows if we'll get an honest answer about when it will be finished?), but until that time I'd steer clear. read more

I lived in a one-bedroom apartment on the third floor here for one year (I had to move for my job, otherwise I would not have done so), and I had an excellent experience (thus the top rating). The highlights: - Keener Management (especially George): The leasing office is spectacular (after having now done 2 apartment searches in the Metro area within the past 12 months, this is even more readily apparent than ever before)! They know each of their tenants on a first-name basis, and are always willing to answer any and all questions you may have. To be fair, I was probably a pretty annoying tenant (I submitted a couple noise and odor complaints during my time there), but I was always treated politely and received very prompt responses within 24 hours to pretty much every email I sent them. Both the move-in and move-out processes were smooth and uneventful, and (to their credit) they were very honest throughout the process and did not once try to charge me for any damage that wasn't mine or give me a hard time about the apartment's condition upon moving out. - Staff (maintenance and front-desk): Everyone here is very kind and nice. Maintenance always responded to requests in a very timely fashion (and I had several, ranging from replacing my dishwasher to fixing a leaking pipe under the kitchen sink to replacing the door handle on my front door), but they always did the work well and quickly, whether or not I was at home. The front-desk staff always said hello, and they were always good for a smile when you told them you had a package waiting for you. - Amenities: HH has some great amenities, ranging from the pool to the rooftop terrace with grills to the gym (though small, it has a couple treadmills and elliptical machines and some weight machines, so it gets the job done if you are like me and just like to get some physical exercise in during the winter months without a gym membership). The balcony in my apartment was a huge plus, if you can get one. - VERY thick walls: I heard almost nothing in my apartment the vast majority of the time I was there. The only noise complaint I ever submitted had to do with someone above me (though that was only a problem once, and never again), but I couldn't hear anything through the walls (and that was impressive, since someone a few doors down from me played music so loudly it shook the hallway outside at times). Nevertheless, once I shut my door, I couldn't hear a sound. Really nice bonus (especially for someone like me, who's a light sleeper). A little bit could get in through the bedroom closet (where the walls are thinner) and the bathroom air vent, but not enough to be disturbing. - CLEAN: I lived there for a year, and never saw one pest or insect, excepting one silverfish I'm pretty sure I brought in myself. I only vacuumed my apartment once a month (if that), but I never saw an insect (and frequently left my windows and glass door open, with only the screens for protection). For an apartment in DuPont, this is miraculous (and rare)! The (albeit very limited) downsides: - Not totally smoke-free: to their credit, they are trying to change the culture, but the building is not yet totally smoke-free (as long-term residents who lived there before the smoking ban was implemented are not forced to stop smoking, as long as it doesn't disturb other residents). As someone with severe asthma, I thought this would be a problem, but it really wasn't. I had an issue at one point with marijuana smoke that irritated my asthma a bit, but purchasing odor destroyers and the efforts of Keener Management to speak with the problematic apartment smoothed it over, and it was never a problem again. - Not sure about outward-facing apartments: my apartment faced the courtyard (with the pool), so I'm not sure how noisy the apartments facing New Hampshire Ave. are. So I suppose I would recommend an interior-facing apartment, if possible... Definitely rent from here if they have availability! It was an awesome building for a year, and I wish I could've stayed longer! read more

We lived in the Hamilton House for a mere 18 months. Sadly, we had to move, as my spouse is returning to school and we could not afford to continue to live there. We moved into to a decently-sized 1 bedroom apartment that had just been renovated -- beautiful new fixtures/floors, stainless steel appliances, granite countertops, etc. All of that was wonderful, and we found the staff always very friendly and helpful. Renee, the weekday receptionist, is an absolute gem. I'd say the management of the building is excellent. We were right on the front of the building, but new soundproof windows were installed during our time there, and they really minimized the noise, so that it was no longer a problem. The bigger problem was the construction on New Hampshire Avenue, which has taken up an awful lot of the available street parking. I do wish the building was more communicative about the roadwork (perhaps they were not able to be). (Before we moved in, they warned us about construction in the building and in the building across the street.) The downsides were parking (a place in the building's garage was beyond our budget), the expensive rent and the increase during our time there (I think it's on par for comparable properties in the area; ultimately we probably would have had to move for financial reasons anyway), and the construction. We did see a mouse once but never had a rodent or bug infestation. There were a few minor issues I'd have raised had we not moved: low water pressure in the bathroom, and a new streetlight across the street which was particularly bright and invasive (like the work on NH Ave, not the building's fault). If the Hamilton House is within your price range, and you can afford to rent a parking space, I'd enthusiastically recommend living there. read more

Lived here for two years in a new remodeled studio and loved it. Management was fantastic, always addressed maintenance issues (the few that I had) promptly and with a smile on their face. Good group of people live here, respectful neighbors and never had any issues with noise- construction or street noise, although my apt faced the back of the building. Now that the paving on New Hampshire is complete, hopefully all the complaints below have become a moot point. I should add that it seemed a tad unreasonable to change $10 per guest on weekend days. I suppose that's somewhat standard across other buildings w rooftop pools in the area, but seemed pricey. Otherwise, new gym downstairs is great, the roof deck with lounge chairs is it's best kept secret, the remodeled units are beautifully done with fantastic appliances, and the people working there could not be nicer or more professional. I hear they will continue to update their lobby and keyfob system. This will only make it even better....! read more

Absolutly loved the Hamilton House! Our daughter Lived there for three yr during Law School @ GW. The Managment & staff are absolutly Top Shelf! Unbelievably helpful, responsive & caring. Never had any issues ever! Moved into one of the newly renovated apts in her second yr. just stunningly beautiful! Gorgeous kitchen, washer & dryer in your apt, clean, airy, quiet, hard wood floors. Worth evey penny. Full gym in the basement, washer & dryers in the basement for heavy loads and a lovely roof top patio with lounge chairs & tables. The pool is delightful too. Right off DuPont Circle on a tree lined street across from beautiful red brick town houses. So central to fine restaurants & GW. Whole Foods & GW ER just a few blocks away. Walking distance from several beauitful parks including Rock Creek. Best collegict expectancie ever living there. Totally quiet for grad students. We will miss manager Earnst, Renea and all the the staff! They treated our daughter like family! Best housing in DC!!!! read more
