One Hill South is a new luxury apartment building in Navy Yard right across the street from Slipstream and Bonchon. The moment you walk in, you're greeted by the friendly front desk person. He'll guide you up the winding staircase to the second floor. This is where you'll find the community room for parties. It's gorgeous! It's simple yet elegant, perfect for Instagram photos. I'm a little torn on how to review this place.....I called One Hill home for three plus months while working in the area and initially was very impressed with the concierge cadre working the main area to the rooftop grassy area with amazing views of the Capital building. We enjoyed that so much we were up there nearly every single night enjoying a cup of coffee (they have a free machine near the gym that worked most of the time) while reading a book. A couple of weeks after we got there we noticed the maintenance of the common areas was being 100% neglected. Broken/dirty chairs/sofas, poorly maintained grills and half of the equipment (fridge/grill) were in some state of disrepair if not outright not functioning. We had a small gathering from work and had to split our time between a table w/ working fridge and a grill across the way to cook dinner. I'm not sure why they ignore this area of maintenance, was really a bummer. The Equinox labeled gym was nice and not typically overcrowded. One of the rowers and one of the treadmills was always broken, and the cold/infused towels were stocked about 50% of the time. If you are able to get access to the amenities at their sister property (adjoining 10k) they have three saunas (standard + infrared + steam room) with an indoor lap pool and hot tub. I am torn if I would live their permanently. read more

By management I mean previous PM, APMs, Michael Herrington (VP), christian Banovich(Regional Manager) and Neil Cerbone(SVP - Executive Head of Customer Experience). OHS has many issues which management "listens" to and then does nothing to fix. Issues: *Petroleum smell from THEIR building next door is entering the building and making some pets and Residents are getting sick. *Not a controlled/secure building *Cleanliness (dirty hallways, mailroom, elevators, roof, grills) trash most days (I'm confident it builds up before they call for removal) *No AC/Heat in the hallways (seriously) *Coffee machines and vending machine rarely work *THEIR equinox gym is poorly maintained, no wipes to clean machines *TVs rarely work *Wifi is spotty I honestly recommend you look elsewhere, this is not an elite building. This building may look beautiful from the outside, but the minute you walk in you will hear lies after lies. This is the gold standard for buildings in DC- from the front desk to the leasing agents to the maintenance. This is an amazing place to live and they make it super easy- starting with chad, the amazingly helpful agent, sooo responsive and answers seriously any question no matter how ridiculous it may seem- try to get him if you can!! James the manager is really responsive and helpful as well. And of course- shoutout to Henry, Joe, and David. You guys are the best. The entire maintenance team is amazing amazing amazing as well. The amenities are amazing- a full equinox gym and soul cycle bikes - along with a beautiful beautiful rooftop deck with a pool and doggie area!! One of the highlights of living here, for sure. They have tons of really unique resident events- tons of space to do work, study, have an event- this building truly has it all. And it's GORGEOUS!! Unfortunately I moved to a city that doesn't have related realty, but I would 100% rent with them again. Thank you OHS for an amazing year. read more

We moved into to this place in May 2018. It has been the worst decision ever. Tom McSally is very unprofessional. And his assistant secretary Nikki Hayes is incompetent and rude (See other reviews) I cannot access my building with my fob and instead of these morons reprogramming the fobs they come up with some elaborate bs story about a circuit board malfunction. What's ironic is that everyone elses fobs works including management's own. They have come up with story after story non of which make any sense since a circuit board malfunction wouldn't discriminate between entries. They purposely disabled our fobs access to our elevators after we complained. This level of pettiness and unprofessionalism is completely unacceptable. Additionally, when we asked Mr. McSally to fix the issue he became belligerent and irate. Additionally, this isn't the first unpleasant encounter with management. We were promised compensation for the difficulties/ discrimination we experienced in renting at the property and we never received any although we contacted the regional manager. We never even received a call back. Additionally about the property, the garage access is inconvenient as it does not go directly to your apartment, the concierges are temp employees and are not very helpful, the washer and dryer is small, the apartments aren't insulated very well which contributes to extreme temps. The building security isn't good. They boasted a doorman but there is no doorman. They frequently let people in and up with out review or ID. For a company that boasts customer service and charges for it the service is very poor. There are a bunch of comparable places to live in Navy Yard which are more acceptable. read more

1st week at One Hill South and I LOVE IT! Like wow, this place is amazing! One week in, and here are my thoughts: Building - The building is beautiful. The furniture is modern and well thought out. The gym is fantastic, you won't need a membership at another gym with their Equinox residential gym. It also has a basketball court and yoga studio. I'm praying that they have a yoga instructor from time to time. My favorite room is the private conference room with the mini private study rooms. On-going Construction - I have not heard loud construction noises that you would expect to hear. I think that's due to the fact that all the major things are done and they are just doing the finishing touches. All the amenities on the 2nd floor have been completed and the rooftop should be completed on April 1st. I rarely see or hear the construction crew. Concierge - The concierge is the best part about living at OHS! It feels like I'm living at the Ritz. They have been amazing and have gone above & beyond. I recently called to ask if they had a bottle opener (mine got lost in the move) and they said no, but offered to buy one and bring it up to my room. Ten minutes later, my friend and I were enjoying a bottle wine, thanks to the staff that personally delivered a brand new bottle opener to my room. Room - I love everything about my one-bedroom. My favorite part is the "fresh air vent", it pumps fresh air into the room, and there's another vent that sucks the air out (details). Also, I love the gas stove and kitchen! The laundry machine, oven, and AC are techy, so there's a learning curve on how to use them. Good Luck! :/ Property Manager - It's Related Rentals (RR) first property management gig in DC and they have exceeded my expectations. I have lived in buildings that were managed by Buzzuto and Kettle, and they don't come close to the level of service RR offers. Related Rentals have gone above and beyond, responsive, and a pleasure to work with. Neighborhood: It's Navy Yard!!! If you don't know by now, it's the new hip neighborhood in DC. It's a few blocks away from the river. Philz is the local coffee house. Due South is delicious. National stadium is right next door. Metro is two blocks away. Future projects in the neighborhood include a Wholes Food, movie theater, and more. Take it from a DC Native that has live across the city! This place is amazing! read more

Lived here almost two years - strongly considered renewing my lease, but will be moving out to save money to buy. Yelp reviews really helped me when moving, so, I figured I'd return the favor to anyone looking. Long story short, this is a really nice building, with great amenities and a generally good staff; apartments are great - never hear my neighbors - and the few maintenance issues I've had were fixed promptly, thoroughly and efficiently. The weekly visits from Hello Alfred (tidy, run errands, etc.) are super helpful as well. About the amenities: the gym is incredible, the rooftop is worth the price of admission, the grills, pool/hot tubs are great, and the dog run is a nice to have in a pinch. The party room and other "rentable" areas are also fantastic, if pricey. Expensive, yes - but you generally get your money's worth. If you're reading all the reviews, you'll notice a dip in the ratings coinciding with the gasoline fumes (now gone) next door; these are accurate - there was a definite dip in service and quality (along with fresh air) for about six months-ish (mid-late 2018) coinciding with the construction next door and losing some better staff members. I'd say that the majority, if not all, of these issues have been rectified and the new staff are solid-to-awesome again. To put it in numerical terms, over two years, the building started a 5, slowly descended to a 2-3, then has crept back up in the 4-5 range for the last six-ish months. I averaged that out to a 4.079, but since that's not an option, 4 it is :) The only remaining annoyance is the construction all around the building, particularly if you're parking here in the garage, but hey, it's a city. We deal. To sum up, this is a solid building with amazing amenities, and I'd recommend anyone move here now that they seem to have found their staffing/operational stride more permanently. read more

A luxury building FOR SURE! I lived in OHS from Jun 2017 - Nov 2018 in two different units and loved my time in both apartments! I first lived in a HUGE 2 Br/2Ba with a roommate. We had tons of storage and an amazing shared living space. Then I moved into a huge 620sqft studio with a private terrace... seriously living the dream! My favorite part about the building BY FAR is the staff!! The concierges are kind and caring. They knew me by name, greeting me every time I walked in and out, went out of there way to help me by either helping with groceries, reserving the elevator, or even just asking about my day/family/life. I would honestly consider them friends. The maintenance team is quick, responsive and also very kind! When I moved in, I was struggling with one of my lights and they came right away to show me how to fix it (it was all a dumb mistake on my part but they were still so nice about the whole thing even though I pretty much wasted their time). During a tragic time in mine and my roommates lives, the management team sent us a beautiful bouquet of flowers and a kind note. And the leasing team will bend over backwards to help you as you transition, move in and out, answer calls on their off time and even while they are working out if you really need them (Only once - definitely tried not to make it a habit haha) But long story short - this staff at OHS is kind and caring and treats you with respect and like people, not just tenants. They will go above and beyond to make sure you are truly enjoying 5 star living. You will see in the past that there are some negative reviews regarding the staff here, but I doubt you can find anywhere that enables you to be rude and disrespectful to others and expect 100% kind/perfect service in return ;) The units themselves are gorgeous with amazing amenities - that's what you are really paying for. The views are unbelievable. The pool is the largest in the area. The GYMMM!!! it is INSANE for an apartment gym! a 24/7 Equinox right below you? It doesn't get any better. Full size basketball court, year-round hot tubs, pool table, free compass coffee, party rooms and more. The few times things were broken/out of order, the building goes above and beyond to make up for it. When I first moved in, there was difficulty with the free coffee machine so they were bringing in gourmet coffee every morning AND handing out free delicious breakfast in the lobby! Everyone can make mistake, but OHS always delivers to make things better. As the last review said, there was a time when there was a strong gasoline smell from the construction surrounding - but it has stopped. They also gave the ENTIRE BUILDING a month free rent ORRR let you break your lease without any penalties. Like I said... mistakes happen... but they always correct them with far more than I would have ever expected. Construction in the area can be annoying/frustrating at times, but overall, it did not affect my daily living. The windows are super thick (used in NYC buildings!) and block out a lot of noise. The apartments in general were super sound proof for nice, 'quiet' city living. If you want luxury in DC - you should definitely live here. It may be pricey, but it is worth every penny!! I have been a resident of One Hill South since July 2017. I love the building and the amenities, they are top notch. The rooftop is spectacular. Love the pool! The best service, included in my rent, is the in-home package delivery. The other is Alfred, the in-home hospitality service that takes out your trash, tidies your apartment, and delivers your packages to the post office. I see people have complained about the gasoline smell due to the construction next door. Unfortunately a new building is being constructed on a lot that was once a gas station. I smelled the gas in the lobby one or two days but have not smelled any type of gas fumes since, or in my unit. Management has addressed the issue and emails are posted almost daily with construction updates. If residents in the building still have issues smelling gas fumes, management provided detailed instructions on what to do. OHS has problems and they are not perfect but way better than my previous residences. I have lived in several different luxury apartments in the DMV and so far this is the best. read more

I had such an amazing move in with JB, the leasing agent, and Curtis, a former concierge. The concierge staff was knowledgable, friendly, and really made me feel at home after and abrupt move. Since then, however, approximately 4 months after moving in, all the concierge staff have been fired or departed. The front desk is a rotation of temp staff. Packages are "lost" (im at $1600 of funds I cannot recoup) and the management staff has no urgency at all. As a matter of fact, they all but blame you for the issues. The temp staff frequently allow visitor in the building 1)without checking ID and/or 2) sending them to your apartment without calling to notify you first. Concierge no longer holds groceries for you and good luck getting your packages. Frankly, the rent is too expensive for OHS to not provide the 5 star service they pride themselves on. I can't recommend this building based on the problem after problem that I've experienced living here for two years, including building security and responsiveness to emails and apartment maintenance problems. The most recent problem that we've been dealing with is particularly pungent smell of gasoline stemming from OHS's phase 2 construction site at 950 South Capitol Street SE that has permeated the entire apartment building including individual apartments for over a month. Related Rentals has done nothing to ameloriate this dangerous situation and in fact has taken lengths to conceal the severity of the situation --such as neglecting to inform residents that they will install carbon filters in our apartments but only on residents request. The smell of gasoline has been so persistently strong throughout common areas and individual apartments that is it affecting my, my boyfriend's, and my neighbor's and their pet's health. I've personally experienced and heard from my neighbors of symptoms ranging from headaches sleeplessness, and migraines, to nausea, vomiting, and fainting. This is completely unacceptable. My neighbors and I have reached out to Related management multiple times. They have all been uncooperative and combative. I would not recommend moving into this building. read more

Management will just lie to your face, and blow smoke to get you to go away. Took me 6 months of constant complaining to get the broken back door fixed to the bike room. Now this company is starting a pecong phase next door and the whole building smells like gas to the point tenants have to leave the building in order to get relief from the fumes. Management doesn't care and refuse to acknowledge the problem when it is happening. Building is not secure and concierges often let random people in who do not live in the building. We have lived here for 1.5 years and management have never followed through with anything promised. A million promises on signing the lease only to have none of it come through. When confronted with issues their response is always they are waiting on contractors and never take responsibility. Dont move here if you want 5 star service as advertised. read more

I think there were some growing pains or bumps when they first opened, but by the time I moved in in December 2018, everything was fantastic. They bill themselves as a 5 star establishment, and they deliver on it. Everything from the common spaces to apartment amenities to front desk staff who will know your name within a week and the management team who will bend over backward for you... if you're like me, you've never before felt like your landlord was on your side, and you absolutely will at OHS. This is on top of your quality of living going through the roof. You have a lot of choices in Navy Yard, but OHS/Related is seriously on another level. You won't regret going with them. read more

I'm currently staying in a hotel because I can't suffer the toxic fumes from the 2 phase construction of One Hill South. Management is terrible, and doesn't care about their residents health... only their business bottom line. The company can't retain concierge talent and the staff keeps quitting because they can't tolerate the fumes. Before the fumes, it was still terrible. The building was not cleaned or maintained, there were significant security challenges, and packages were not delivered. The building is beautiful but if you can't breath or the building is dirty...who cares. Not worth the money or trouble. I seriously don't understand how management lives with themselves knowing how people are suffering. read more

Before renting you need to visit. The petroleum fumes are over powering so see if it's something you can live with before signing a lease. Additionally, security is not good - I rented because it was more than just fob access - there was a human on the desk. However, in the last 6-8 months the human on the desk has not been monitoring the front door and the building is wide open. Finally, if you have mobility issues there is only one bank of elevators and access to them is restricted at times (cleaning and floor repair) - managements solution is to take the stairs to the second floor and get on an elevator from there. read more

This review is about the experience I had with the leasing office, specifically Chad. I will comment on the building itself as well. My boyfriend and I looked and toured many places in navy yard and by the wharf. We did our research and figured out where we wanted to live, what we were looking for in terms of size, layout, appliances, and amenities. We started looking in February even though we weren't planning to move until July. Not every leasing consultant was thrilled to hear that news when we showed up to tour. Moreover, in most cases there was little to no follow up from the leasing agents. Chad Brofermaker was our gold standard for which other leasing agents will be compared to. He was personable, forthright and more importantly, diligent about following up with us. He was never pushy and didn't flood our inbox but when something came up that he thought might interest us, he shot us an email. And sure enough he was on the money with a beautiful floor plan that we fell in love with! Of all the places we toured, OHS was the top choice for location, floor plans, appliances, and amenities. We were blown away. The sad news is, the pandemic hit and we both landed on unemployment. We couldn't pull the trigger with all the uncertainty of the current climate and the apartment ended up getting leased quickly. We ultimately decided to wait and plan our move for next year but Chad and OHS deserve recognition for the effort and the standard they have set. Make no mistake, the building is luxury and the price reflects that but in life, you get what you pay for. read more

I have lived at One Hill South for a little over a year and in that year the quality of service has deteriorating to 2 star living not 5 star living as advertised. I don't know what happened, but almost the entire staff quit and the staff was part of what made living here wonderful. The apartments are lovely inside, but the building is now often permeated with the smell gasoline and the building is not very sound proof. I hear dogs barking in other apartments all the time and I'm half deaf....literally. Plus, the hallways are smoldering hot. I just received a notice about a flower delivery and it turns out, my flowers were delivered to the building two days ago. Fresh flowers they are no longer. I have written to the building manager and assistant manager, especially about the gasoline fuels and they don't even respond to my emails. Don't move in to OHS. The price of rent is not worth it. read more

WARNING: Beautiful and the amenities are very nice but the building has a major problem: TERRIBLE cell phone reception!! Especially in units that face the courtyard. Most of the time, I only have one bar on my phone inside my apartment and have had dozens of dropped calls since I moved in a month ago. Family and friends who call me complain that my voice goes in and out, or they can't hear me at all. I haven't received any voicemail messages while inside the apartment--not one--since I moved in. The only time I have two bars and clear reception is when I'm next to the window. The management is aware of the problem but I don't know if they're telling potential tenants. A manager admitted in writing that the materials used to build the building interfere with cell phone signals and that there aren't many cell towers in the area. Had I known this, I would NOT have moved here! For $3,000 a month, I should be able to make and receive calls anywhere in the apartment--and not have to sit or stand next to the window all hours of the day and night! read more

I moved in in December 2017, and ever since I have had issue after issue after issue, and to this day some of them have not been addressed. SECURITY in this building is shotty at best. Anyone can walk right into the building unchallenged. We have a Facebook Page which has the history of all that is currently going on in this Building. The high turn over rate of staff has been incredible. As of this post, tenants, and pets have been getting sick from the unbearable contamination of gasoline in the construction next door to the point where we have requested special filters be installed in our units. This has been going on for over a month with no resolution in sight. Tenant mobilization is currently underway to try and find how to best them to realize that we have rights as well, and will not succumb to the level of treatment as Avoid this place for now. The building is beautiful and rents expensive, the building boasts of " 5 Star White Glove Service", but that has been nothing but a myth for me thus far. read more

I lived at One Hill South for a year and recently moved out. I loved the building itself, the finishes in the apartments are beautiful, the rooftop pool is a place that takes you away from the hectic city living. However, over the course of my one year stay I had a few issues with management within the building. Most recently receiving your final moving out check from Related - the monies you may have over paid because you may have moved out in the middle of the month like me. So for any others that move out the standard for getting your refund back is 90 days. I called several times and sent emails to check on status. All you will get from Nikki is you will have to wait 90 day. Well I just sent another email this week to check and received the same answer - wait 90 days which at this point is over. Well I finally got the check with a post marked date of 6/15/2018 - almost a month ago. You would think that a building as beautiful as One Hill South they would be able to hire a competent staff that provides helpful service even after you leave. All Nikki would have to do is go beyond the 90 day answer and make the effort of picking up the phone and calling corporate and checking, not too hard. Good luck moving out and still receiving your great customer service from Related. read more

For a newer building, it seems to have several issues, like breaking AC units, water pipes leaking regularly in common areas, and strong petroleum odors from Phase 2 construction that is making residents ill. If I could offer a zero star review, I would. For an apartment complex that touts the phase, "Five Star Living," the actual experience living here has proved to utterly substandard. We signed a lease three months before moving into our two bedroom and two bathroom apartment. Being the first ones to live in our apartment, we expected a few minor issues but did not predict the lack of attention and miscommunication between all levels of staff and management when dealing with our apartment issues. When we moved in, we faced two significant issues. First, the assistant general manager told us the day we moved in that we could not use the master bathroom shower because the shower door was not installed properly. She said it would be fixed by the end of that week. After they missed that deadline, they continually pushed it off week after week. Eventually, we realized that management will say whatever they need to placate the situation but fail to place the required emphasis on contractors to fix issues expeditiously. Two and a half months later, we were finally able to use the two bathrooms we had been paying for since we moved in. The second major issue we experienced was a clicking sound in the walls that had something to do with the way the building was built (they still haven't explained to us what the actual issue was). The clicking was so loud in the two bedrooms that we were forced to sleep on an air mattress in the living room for three months before they were finally able to fix it. While attempting to fix both issues, workers made multiple unannounced entrances into our apartment. They left holes in the walls, dust everywhere from cutting the holes and furniture in the middle of the room most times they departed and left it that way for days until they returned. Long story short, we spent three months living in the space that amounts to the size of a studio apartment while still paying the rent for a two bedroom and two bathroom apartment. After repeatedly reaching out to management about the issues (most management was unaware-- highlighting the lack of communication between staff and management), the new general manager offered subpar compensation for what we've dealt with. When asked how he decided on this unsatisfactory recoupment offer, he refused to provide an explanation. We are utterly disappointed in this apartment complex's management and cannot wait to move out. read more

I went in for a tour last Saturday and the leasing agent was very ditzy and unprepared. She could barely answer my questions. She kept saying "oh sorry I'm new.." For a luxury building, I definitely had higher expectations. After the tour I asked her to email me the 2 floor plans we saw and to date I still have not received an email. Based off of my initial experience and interaction, I will not be considering this place. Train your leasing staff. read more

He tried to get me to fill out an application on the spot and told me you better apply soon because prices are probably going up soon. High pressure sales tactics do not work and have the opposite effect. I am not going to make a big decision about an apartment on the spot. I choose to tour One-Hill South just to get a feel for what the most beautiful piece of real-estate on this side of town had to offer and ooh boy...this is as good as it gets!! I was over impressed. To add, the staff and leasing team are even better. They really get the job done. They are personable, friendly and kind. The developers did an amazing job bringing it all together. The team at One-Hill South is really paying attention and catering to the markets needs. I had previously left a 5 star review that I have since deleted due to the poor handling of gas odors making me ill in my apartment. This is a beautiful building with incredible units, gorgeous finishes and top notch amenities, HOWEVER, inhaling toxic fumes for 10-15 hours a day X 3 months is a serious health risk. I do not want to break my lease and move, however management has stated that despite this toxic living environment, residents are not even permitted to break leases if they wish. The "relief" being provided to residents is grossly insufficient. Until I feel comfortable in my home, I cannot recommend anyone move here even though it was probably the best and most lux rental building in DC. PR for Related in DC will continue to suffer until residents are given the simple thing we ask for: hotel accommodations and/or sufficient abatement to temporarily relocate until toxic gas fumes excavation next door is complete. read more

The people in the leasing office of this building have to be the stupidest people I have ever met in my life. Despite giving me them a cashiers check, which is guaranteed funds insured by my bank for the full year, they still refused to let me lease the unit I was interested in as a result of an issue with me guaranteeing a lease for my ex girlfriend. Alexandra, the leasing manager, is flat out moronic and claimed their logic is, according to their legal department, in Washington, DC they have to offer a renewal at the end of the lease term and my prepayment doesn't protect against their risk of not being paid on renewal. Well, Alexandra, that's the same risk with any tenant on the planet. Secondly, perhaps, you may not want to lie that you spoke to someone in your legal department when I actually am a vendor for Related Properties and an investor with Stephen Ross, your majority owner, on tons of properties. And, also, I spoke to legal department and they've never heard of you. read more
