I have not actually lived here, so please discount my review accordingly. However, my experience…read morewith Elevation was negative enough to make me take the time to write a review. I decided to put in an application here on a unit sight unseen because the advertised rent and unit size (at least on paper) seemed to be a good deal. I was really trying to find as much space as possible for as little rent as possible. I came by on a weekend when the office was closed to walk around the building. I was able to follow some people inside and took a look around the areas that didn't require a key fob. The building is at least 10 years old at this point and looks rather dated, but overall it was adequate for my purposes. There were police in the area out front for some reason, but I decided to overlook that, the relatively high crime in the area, as well as the low reviews online for this building, as the price and the space seemed right. I went home and applied online. Now here comes the part that makes me leave the bad review: To apply to rent here, you have to let a third party platform log into your bank account(s) to verify income. In any other place I've rented, I've been able to provide a letter of employment or a pay stub. This practice of handing over your log-in info is sketchy and overly invasive. However, I do think this is a common practice in the DC area and renters probably don't have a choice in the matter. My application was denied because my bank accounts showed no income, despite my having lots of money saved up in my accounts. I've been traveling and had just started a new job. As far as income goes, I make more than twice the monthly rent required. When I inquired why I was denied, the person at the leasing office suggested I had a criminal record or bad credit. This upset me as I have neither. Hearing my voice raise, he decided to look at my application and explained it was denied for "lack of income." When I asked how we can address this, he said I could pay up to one month's rent for someone to be a guarantor for me, or I could provide my own guarantor. Again, I feel it is predatory to make your requirements so rigorous that you can offer someone the "service" of providing a guarantor at the cost of one month's rent. I provided my own guarantor, a family member who was willing to vouch for me. THE OFFICE NEVER FOLLOWED UP WITH ME OR MY GUARANTOR. While I lost out on my $50 application fee, I feel I lucked out by not moving into a place where the office staff are uncaring and careless. At the very least, do what you can to rent out your units and get people to sign. From a business perspective, the management company is losing money by having the current crop of leasing agents representing them.

I moved into The Edison and encountered large cockroaches inside my apartment almost immediately (including in the bathroom and bedroom) despite the fact that: did not unpack, bring new furniture, cook, or leave food out. I ended up having to take the trash out daily. I'm including photos/videos of these encounters (as well as the recycle room to show what it looks like typically) to make clear that this was not a cleanliness issue on my part. I've lived in 10 apartments across 4 states over the years (college + multiple jobs) and have never once had a roach problem before this. While management arranged pest control, the issue continued even after treatment (see the video where Orkin left a card and another roach appeared next to it on the same day. The exterminator reportedly did not see an "infestation," which honestly made the situation more alarming because it suggested roaches were freely entering the unit from elsewhere. Seeing large roaches inside a top-floor apartment is not something most people can simply "wait out for a month" (quoted from the leasing manager, Edgar, in an email to me). He also left a voicemail where he stated, in part, that "keep in mind, the unit did not have roaches before you moved in." (If this is denied, I'll post the audio.) I no longer felt safe or comfortable living there and had still not been able to fully move in, so I made the difficult decision to leave and I was required to pay over $4,000 to break my lease. Because this happened in early fall, I had to scramble to find housing during one of the most expensive rental periods, resulting in higher rent at my new apartment Management & communication issues - The most frustrating part of this experience was management's lack of consistency and accountability. The apartment manager (Edgar) repeatedly: Made verbal assurances that were later walked back or "forgotten, " changed positions regarding notice dates and charges, failed to respond to emails while fees continued accruing, and required multiple follow-ups for incorrect charges (including parking fees for periods I did not use the garage). These shifting claims and communication gaps directly cost me additional money out of pocket, on top of the already steep lease-break fee. No apartment is perfect, and friends in the building did not seem to have the same experience (though almost all had complaints about the leasing office team). But persistent huge roaches inside the unit, combined with rigid enforcement of fees and unreliable communication, made this experience incredibly stressful and expensive. I truly wanted to make it work and gave the property multiple chances, but habitability and basic trust in management matter. If you are considering living here, I strongly recommend asking very specific questions about pest issues and remediation, getting everything in writing, being cautious about verbal assurances, and understanding exactly how lease termination is handled if something goes wrong that's out of your control. I wish I had known all of this before signing. If the property decided to follow up with a generic email or a more forceful denial of any of this, look at the pictures taken days or weeks apart. I'll also post screenshots of the messages if they try it.

ZERO STARS -- LIVING HERE WAS A NIGHTMARE…read more This building is nothing more than an overpriced scam disguised as "luxury living." The only upside is being located above a Trader Joe's and next to Union Market -- but that convenience is not worth the hell you'll go through living here. Let's talk about what really goes on: Shortly after we moved in, our kitchen flooded due to burst pipes, damaging our furniture. Management's response? Drop off industrial-strength fans that blasted 24/7, making our apartment unlivable for over a week. No rent reduction. No accommodations. No reimbursement for our damaged property. Just silence. To make matters worse, the flooding led to a roach infestation, and management ignored our complaints until I threatened legal action. Even then, the exterminator barely made a difference -- the pests stayed until the day we moved out. We literally threw out all our belongings to avoid bringing them with us. And even after the so-called "repairs," our kitchen sink continued backing up with food waste from other units -- yes, other people's food sludge would bubble up into our sink. The rancid smell that filled our apartment was beyond disgusting. Again, management did nothing. They also charge a "community utility bill" that reached up to $300/month, on top of your personal utilities. That might be justifiable if there were amenities -- but there aren't. The "gym" has three treadmills (one broken for months) and a single cable machine. No pool, no lounge, no community events, nothing. The washer and dryer in-unit barely work -- I regularly had to run the dryer two or three times just to get clothes dry. Maintenance requests were completely ignored, even though the staff was always seen wandering around Union Market doing absolutely nothing. To top it all off, the building runs on shared "community WiFi," which constantly went down -- sometimes for days -- forcing us to leave just to get work done. For a building charging this much in rent, that is unacceptable. The management and leasing office -- particularly Edgar -- were completely checked out. Emails went ignored. Concerns went unresolved. They wouldn't even acknowledge you in the elevator, let alone help. The second your lease is signed, you stop existing. This place is a health hazard, a financial trap, and an emotional drain. They rely on the appeal of Trader Joe's and Union Market to lure people in -- and then leave you to suffer in filth, noise, pests, and complete neglect. Avoid this place at all costs. You'll regret ever signing the lease.

They don't even answer the phone at the front desk (good luck getting past AI). The "security" is placed right in front of the leasing office looking goofy. If you really want to keep people safe, security should be right at the front door. If you ask them why security is there, they will lie and say that it's to keep the building safe but in reality, it's because was a violent incident involving one of the people in the leasing office.

For the past six months, I have been attempting to address the problem inside my own apartment using my own efforts and financial resources, but these measures have been ineffective. This ongoing situation is causing considerable stress and is severely affecting my well-being. I previously lived in another apartment for nearly two years and never experienced such issues, which indicates that the source of the infestation is located within the building's common areas or other units. German cockroaches are actively spreading throughout the property, and they pose a potential health hazard as recognized carriers of various diseases.
