HVAC coils post remediation
Erin B.

Equity Residential's (ER) attorney wrote me a "warning letter" explaining that I was not free to express my opinion on review sites b/c doing so constituted a violation of my lease agreement. So if you're wondering why there's a lack of reviews on this community, perhaps ER's aggressive anti-free speech legal positioning has something to do w/ it. I would question where all the good reviews are if this truly were a pleasant place to live. An incidental finding of an enlarged lymph node that was not before I was a resident at Crystal Place has made it impossible to remain silent as I believe others' health is at risk. I'm not an expert so I can't say that the exposure to the mold in my apartment caused this issue, but I hope to have more to report after my appointment w/ a specialist next week. I will edit this review w/ that information & biopsy results as appropriate. If you're still considering living here: I have moved 10 times in the past 15 years for my job so I get to see a lot of apartments & management companies. I have never so much as received a nasty email/letter/call from a landlord before so what I am experiencing at Crystal Place w/ ER is shocking. What I discovered too late is that another management company sold the building shortly before I moved in so the condition of the building I toured was not to be continued over the next few years. At first, this place looks pretty good. You don't notice the degrading maintenance, the differing amenities by sex, the multiple & unplanned (for us) office closures, the "secure" building vulnerable in multiple places, "reserved secure" parking w/ garage doors open for hours a day during the work week & while awaiting parts every time they break like during a two-month "holiday shipping delay," aging elevators seemingly broken as often as not & sometimes even trapping residents before they're taken out of service. You don't realize that no one's going to come when you call the 24 hour maintenance number, leaving you to think there isn't any emergency maintenance. You don't hear about the lies we're told like during the weeks we went w/ lukewarm showers while they worked on "resequencing" a boiler after a power failure, even though we lost hot water days before the power failure when a boiler failed & they didn't replace it immediately. You don't see all the strangers let in our building when the lounge is used as a polling station, right in front of our elevators w/out any additional security to ensure these visitors don't end up on your floor. You have yet to receive the emails from management threatening to tow your car or dispose of all your belongings if you don't come down to the office b/c they can't figure out how to keep good records of who pays for storage or parking. You cannot yet imagine how miserable it is to live in a place where the management has no respect for your privacy, demanding entry to your apartment nearly every month of your lease for multiple days, routinely changing those dates or the services promised at the last minute, w/ no regard for your plans, vacation, or schedule & consistently threatening you w/ violating your lease & eviction should you resist. You could never guess that choosing the wrong apartment complex could expose you to pathogenic mold spores, doing irreversible damage to your lungs, sinuses & immune system. I didn't look up at the air vents or wonder what those dark dots were or what all that carpet-like fuzz was on the vent blades. I didn't think that when I told Management there was mold in the vents that they'd just paint over it. I didn't foresee that when I tested it myself (b/c they failed to do so even after telling me they would) & presenting them w/ third-party lab results showing significant mold growth in my vents, that they would simply wipe down the vents & vacuum out the ducts. I didn't anticipate them putting my health at risk & lying to me over & over, promising to properly remediate the mold only to hire cheap air vent cleaners that stick vacuums in my ducts that spread the spores over my apartment & belongings. I wouldn't have guessed that when I asked about the materials used they would ignore me, only to discover that they hired an unlicensed tech to spray a in my vents that is not even EPA approved. I would never think that despite writing me a formal reply promising to provide lodging while I was displaced from my apartment that they would later ignore these promises as well as the Virginia landlord tenant act requiring that they provide accommodations, leaving me w/ over $1k in hotel bills.I didn't think a company grossing over $3 BILLION annually would skimp on a process that can be so detrimental to a tenant's health & cause irreversible long term effects. I never thought I would miss my plywood shack from when I was deployed in Afghanistan but at least there you knew people were trying to kill you. Here, they do it w/ a smile & a key stroke, all while charging $3000/month

You can see the trend of the electrical bill increasing.

I really want to recommend that you live here, however, our utility bills are insanely high here. Equity (the owner of the building) has contracted with Calpine. Calpine is an unregulated third part power provider that can raise and lower their rates as they see fit. You will have no idea how much will be charged month to month. For my 700 square foot apartment, I pay almost $ 300 for my electric. Other than that, its is a very nice place to live and is very clean. Until Equity changes the contracts, negotiates a lower price, or provides another remedy, I cannot recommend that you live here.

Watching thunderstorms roll across D.C. from my balcony at Crystal Place was one of my favorites parts about living in this building.
Tyler R.

My wife, roommate and myself recently ended our lease at Crystal Place after living there for 3 years and I have to say that so far it's been one of the best living experiences I've had in this area. The building, being built back in the 80's, and having been built along the train tracks and next to the airport, is probably one of the most well built apartment buildings you'll find in Arlington and maybe the greater NoVA/DC area. Despite the noisy surrounding, if you're inside, you barely hear a thing thanks to the concrete construction, and heavy duty double-glass windows. Further, you'll also rarely if ever hear your neighbors. I think in 3 years time, the only time I really heard noise from other apartments was when the one above us was being renovated. Speaking of which, most of the apartments in the building (if not all at this point) have undergone renovations to make them a bit more modern, so while you'll still notice some 80's-esque features in your apartment, you'll have nice things like granite counters and stainless appliances. The bathroom's have electric air-blow heaters as well, which is quite nice in the winter :-D. While I didn't frequently utilize the amenities, the pool was quite nice and seemed to rarely be very busy, even on hot summer days. If you're lucky enough to get one of the apartments that faces East towards the city/DCA/Potomac, you're in for a real treat. Doing photography as a sort of semi-pro hobby, the views from our balcony made for some great photos. We saw some stunning sunrises over the river and my favorite, thunderstorms with the Washington Monument as the backdrop. Don't be put off by the airport/railroad tracks. It's fun to watch and like I said before, you likely won't notice it when inside. Finally, the staff. You can't find a nicer group of people...seriously. My interactions with the leasing staff were usually few and far between but when I did talk with them they were always very responsive and caring. Further, the concierge staff here is incredible. Herman, the head concierge, is one of the nicest people you'll meet. He's always willing to go above and beyond to make sure you're comfortable. Harry and Darren are the other regular concierge staff that I normally interacted with and they were both equally great...always willing to help or answer a question if you had one. I really can't say enough good things about this place. If you're looking for a place to live in Arlington and don't need to be right in the middle of the action along the Orange Line, Crystal City is a great area which is continually growing, and Crystal Place is probably one of the best choices for apartment living there.

Ask the Community - Crystal Place Apartments

Hi! Is the building wired for both Fios and Comcast? Thank you!

Yes, it is. Fios just put a lot of new wiring in the building & Comcast has been in for several years.

What are the parking fees? What is your average utility bill?

Hi, Clayton. Parking is available, along with additional spaces, at an extra fee. Utilities vary with some allocated based on square footage. The leasing team would be happy to provide you with specific details based on the type of apartment you are…

The View is only motivated by charging you as much as possible and sometimes providing you with the minimum legal standard of a habitable apartment. Don't expect more from this place. We were nickel and dimed on our security deposit and all our friends that moved had the same experience. They charged us more than we felt we owed, but strangely could not reach the staff at the view, and were ignored. They just want you to pay your bill and not argue here. For 8 months straight, our neighbors played music or the TV from 10PM till 2 AM on and off during the week and weekend. I had concierge go and warn them to stop like 8 times and filed numerous noise complaints, which I felt were not addressed properly as the issue persisted for as long as it did. Even the band that played during the day above us was quieter and more considerate than this guy. They did not care to fix this, because our neighbor was a paying resident like us and that hurts their bottom line. It doesn't matter if you break the rules here. For every problem we had here, it felt like they just want to you live with it. Just like the roaches that infested the building for a time, or when our AC was broken for a month and our apartment reached temps as high as 90 F. They couldn't believe the problem wasn't fixed. This is the experience you will get here, they just want the problem (you) to go away and pay your rent in peace. Literal garbage landed onto our balcony all throughout our stay from other residents tossing their trash from the roof or their balcony. I've seen report cards, boxes and dental floss thrown onto my balcony. It was disgusting. The resident events went downhill in quality and effort. The community is also not really here anymore. Everyone seems angry, and people drive like maniacs in the garage. The elevators are often broken down and in need of repair, often putting residents into a constraint of 1 elevator during our time here When we told the office we'd move out and afterwards made maintenance request, it took them three days to fix it. And they only did so after we went to the leasing office to address it. It was fixed twenty minutes after speaking to the leasing office We booked our loading dock slot and were told a week later that another person reserved it (by email, not via the reservation system). We were informed that it was a glitch, but it shouldn't take two weeks for a glitch in the system to be noticed. They prioritize at all costs, new residents. Once you've sent in your notice to move out, you become chopped liver. If you're thinking of the view, go somewhere cheaper. They raise rents 5% or more every year, and don't provide more value in return. Not to mention the apartment industry in DC is full of price collusion. Go across the street, live somewhere else. You can have a View anywhere.

It is in walking distance to everything - metro, mall, food, hair salons, gyms, Harris Teeter, a mile from Clarendon, etc. All of the apartments are brand new, with stainless steel applicanes, white quartz countertops, hardwood floors, and huge windows. My apartment is very spacious and has a great view. The maintanence guys/staff at the building are awesome. There is someone at the concierge/front desk 24/7 which makes it an extremely safe and secure building. The concierge will call you directly anytime you have a visitor. The leasing staff was wonderful throughout the entire process. Dani, Derek, and Stacey were all extremetly helpful. Not only did they allow me to push out my move in date to one that worked best for me, but they stayed in contact with me throughout my move in and after to ensure I had a smooth transtion. It is nice to know that the people who are running the building are really there for you and make an effort to see that you are enjoying your stay. They are always willing to lend a helping hand, even now that I have been living here. Amenities: The amenities at The View are great. The gym is brand new (just like everything else), is open 24/7, and never gets crowded. There is a community area on the 14th floor with a flat screen tv, bar area, and a great area for entertaining. Also on the 14th floor is "The Scene" which includes a tanning area and plunge pools - I can't wait for summer. This place is a no brainer if you are moving to Ballson. Love it!

As for the apartments themselves - the features are beautiful. Hardwood floors, big windows, lots of natural light, and stainless steel appliances in the kitchen. My only nits about the space are that the fridge doesn't have a built-in water and ice dispenser as is typical of many local Bozzuto properties, especially the new ones, and some of the kitchen cabinets are a little too high up. Otherwise perfect! Nice courtyard space and gorgeous rooftop too

Other tenants are professional and respectful. The not so good: Parking is a nightmare. You will be charged $180 monthly for a spot 4 levels down. It sometimes takes 5+ minutes just to drive all the way out of the parking complex. Additionally, there have been numerous instances where I have been late to work due to the garage door not opening. The mail room is a disaster. It is a tiny closet that is more often than not left unsecured. There have also been several times where packages are left outside of the "secure" mail room due to it being full. I have had packages that were lost due to this and management was less than helpful. The noise situation is not great. I can always hear my neighbors through the front door leading to the hallway. Again, not acceptable given how expensive these apartments are. The other doors within the apartment are extremely cheap and thin. You can really tell they cut costs in these areas. There are also no fan exhausts in the bathrooms... There are many nice apartment complexes in Ballston and the surrounding area. I wish that I would have rented with one of them instead.

First day I moved in I was towed out of the garage!!! because I was over the line. The leasing office failed to mention if I parked over the line I would be towed. Paid around $200 to get my car out. Also that morning at 8am I woke up to demolition noises happening above me. Apparently they were redoing the apartment on the floor above us to the right. I did not know that since we didn't start getting apartment emails until we moved in. I was exhausted from moving, having my car towed, and having to listen to those sounds all week long... the demolition sounds still were happening until I moved out because they were redoing the gym and then next the lobby. There are always some sort of noises echoing up through the building from somewhere else. More about the garage. There were many times when I would come back late at night and there would be absolutely no parking. I had to park on the street many times and wake up early in the morning at 8am to move my car. It really depended on how many spots they over leased to everyone since it's only 3 floors. The spots are sooo tight that I even scrapped the side of my car on a column! It was awful. Another time when I was coming out of the garage, my tire hit the side of the ramp and my tire popped! I didn't know until I was on the highway and smoke was coming out of it. It was so close to flying off but thank goodness. It was $1,000 in damages just to replace the tires and even more if you include the scrape!! I wrote a letter to management and thankfully they fixed the side of the ramp that was clearly broken with some concrete. Second, for lease renewal, they put that our 2 bedroom renewal was $4,100.... crazy! Our previous lease was $3,300/3,400. With the amount of construction sounds I heard that never ended. I felt like it wasn't worth it. No one leased our apartment until after we moved out. I checked the website and saw it had dropped to $3,050. I was mind boggled since our lease renewal was around $4,000! Third, the sunroom would either be freezing or so hot! The windows overall were very poor insulation. In the winter even in my room it would be cold! Anyone looking to lease the sunroom as a room, I wouldn't do it. I loved using the sunroom and tried to put 2 different heaters in there to use it in the winter but didn't work and one of my heaters is very powerful and had a fan. The temperature would get down to 59 degrees in there sometimes. Even with the apartments heat on, sooo cold. In the summer, you also really sweat in there. If you keep the doors shut though, it does help with keeping your inside apartment warm/cold. Fourth, so much dusttttt. I haven't seen a place so dusty. I had maintenance come to replace the air vent filter in our apartment and fix my bathroom fan dust filter but my bathroom would get sooo dusty in 1-2 days. It was crazy. I hadn't seen a place get so dusty so fast. I used an air purifier in my room cause I wasn't sure if it was good to be breathing that in. Please clean the air ducts to the whole building!!! I'm sure that's why it was so dusty. For the washer and dryer. My clothes wouldn't get fully washed. The dryer also didn't dry our clothes very fast which leads me to believe the vent that runs through the building for moving the air hasn't been cleaned out.... Fifth, you cannot have heat or air at the same time. The maintenance has to come change it in between seasons to either heat or cool air and it would be miserable. Either way too hot or too cold depending. I hated that nest thermostat. I would login and then couple weeks later it would log me out. Happened all the time. It tricks you into thinking it's new when it isn't. Shout out to the maintenance team though!! They always do a great job and are awesome! They respond to your requests in a day. Front desk staff was always sad and in a bad mood! I felt bad for going to ask for packages. Only good things were that the bedrooms are very big which was a plus, everything was newly renovated for the apartments, and the noise levels were good. Didn't hear too much through the walls.

I lived at AVA Ballston Square for several years, and the biggest ongoing issue during my time here…read morewas the building's water infrastructure. In 2025 alone, there were water outages almost every month -- sometimes full shutoffs, sometimes hot water failures -- with many lasting most of the workday. These weren't isolated incidents. There were multiple full shutoffs in the spring, several hot water outages throughout June, and a nine-hour full shutdown in early September. These patterns made daily routines unpredictable and stressful. Communication was also inconsistent. The September shutdown, for example, was buried inside a general maintenance email with no clear subject line indicating that the building would be without water for most of the day. Sometimes management provided bottled water during outages, but other times they didn't, and there was no reliable guidance about what support was available. Even when water was running, the taste and pressure were noticeably worse than other buildings in the area. It was enough that I ended up buying a countertop filtration system just to make the tap water usable. Other recurring issues included strong trash chute odors in the hallways and a front entrance that made it easy for delivery drivers or strangers to tailgate inside. For a building at this price point, I expected better maintenance and stronger basic security. The location is excellent, but the repeated water disruptions, aging infrastructure, and lack of consistent communication made living here unnecessarily difficult. Future residents should be aware of these ongoing problems, especially if reliability is important to them.

The building is nearly 40 years old (built in 1986), but you wouldn't know that once you're in the apartment units themselves. All of the units are fully renovated- new windows, doors, finishes, appliances, everything, and we almost never hear our neighbors from inside the apartment. The elevators are probably the one sore spot of this building- frequent outages that can last for weeks at a time, but there are 6 in the building overall so the worst impact is that you may have to wait a bit longer or hit the bank on the other side of the building during rush hour. We were told the building was undergoing renovation when we signed our lease last year but pretty much all of the planned construction activities appear to have wrapped up. It's unclear if the elevators will be modernized as part of the renovations because they still maintain the finishes and reliability of the building's last update. I would highly recommend this building for anyone looking for a cozy large 1br or 2br+ assuming you don't need more than one parking space. Overall, we find living here to be a great value and if our renewal offer is reasonable and inline with the market, we plan to renew. I am not exaggerating when I say that there is loud, intrusive construction noise almost every single day on weekdays, and this was the case for nearly 2 years straight until I moved out. Other days you can hear incredibly loud drilling which makes relaxation and concentration impossible. Here's just a sample of what you'll probably hear on any given day: https://streamable.com/xxbjqm; https://streamable.com/yydvnp The apartments themselves and amenities are actually quite nice and the front desk staff is wonderful, so it's a shame that the place is borderline uninhabitable. It's a shame because the apartments really are gorgeous, but if you're going to pay this much for an apartment, go somewhere that management makes you feel like a valued resident. The building is still lower occupancy, and for good reason. Super long review, but hopefully it helps someone out. Pros: * stunning apartments - I have the 1bed with balcony and have more storage than I know what to do with, which has never happened to me, especially in DC. My balcony is big enough to lay out and work out on, a nice perk during the COVID situation * great location - can get to the metro without really going outside and there's a Target opening nearby soon * mostly great amenities - Amazon & Tide lockers; gym is huge with 2 Peloton bikes, though I wish they had more DBs/KBs though than just increments of 5 pounds; large roof deck/pool with TV cabanas; pet spa is useful, but the water is cold with no temperature control, and the dryer is also cold air, so my poor dog is freezing; rooftop dog park is a great idea but it stinks and they're doing some unannounced work on it * super quick maintenance * leasing (especially Blake) and concierge (especially Leslie) generally very nice and helpful, though a couple concierge folks can be snarky at times Cons: * dryer is awful. I heard several people complaining about theirs, and even management said they're terrible. Takes about 2 hours to dry a load of t-shirts and I had to research the model on my own to find out these dryers require monthly cleaning that management doesn't tell you about * false advertising on website lists USB outlets in kitchen & bedrooms, but they don't have those (at least in my unit, which the specific unit page said they did) * building is still used as a Why Hotel, so you have hotel people using your elevator/amenities (which they do disclose, but doesn't mean it's not annoying). There are 2-3 units on my floor still used as hotel rooms, so maintenance and cleaning are pretty consistently around, which is a huge annoyance and distraction considering we are working from home all the time. My dog has never barked so much in a building due to all the hallway noises * unit wasn't completely cleaned when I moved in - residue in microwave, dirt/dust/hair in bathroom, previous resident's shower caddies still up (ew), lots of knicks and paint marks on the wood floor, and dryer wasn't cleaned...was only offered an apartment cleaning by the leasing office. No one from management reached out to make sure everything was okay or offer an apology * I also filled out a welcome survey and mentioned all the above with the request someone get back to me, but they never did * A/C has broken 4 times in the past month. Maintenance generally fixes it within a few hours depending on the time of day, but this is unacceptable for a newer building * I can hear my upstairs neighbor walking through the concrete - not just once, like for hours a day at times * I can also hear my upstairs neighbor's shower. It's literally like a running waterfall noise in my apartment, making my work meetings hard to hear, and management has not tried to address this despite multiple notices and attempts from my end * Piggybacking off the last 2 bullets, management does not seem to care about complaints. When I first emailed about the noise from my upstairs neighbor, Ekow (associate property manager) wasn't relaying the sound properly to the tenant so it couldn't be addressed. It took A MONTH for this to end up not even getting close to resolved, when it should've been an easy phone call requesting she step lighter or get some rugs. Reached out the property manager, Aaron, who said he would take care of it and look into blueprints for the water noise. I saw him put a calendar reminder for a week later to contact me, but he never did. * Anytime I email management (whether Ekow or now Aaron), it generally takes a week or longer to get a response. No one ever answers the office phone and they'd asked us not to go into the office, so not sure how we're supposed to get in touch with them. I emailed last week asking about paying my termination fee and it's now been 10 days with no response, including a follow up email 3 days ago. Aaron was very gracious in working with me for the COVID circumstances, but unfortunately everything else from the communication and resident concern perspective has been a huge pain. I've tried not to be too bothersome, especially because things are crazy with COVID right now, but when it takes a month to attempt to resolve an issue or simply answer a question, that's going to cause me to be impatient. Definitely not worth the high price tag to live here.

I cannot stress enough how unsafe and mismanaged this building is. What was marketed as a "luxury…read morecommunity" has devolved into an unmonitored shelter for the homeless -- and management has done absolutely nothing about it despite months of complaints and escalating safety issues. Security is nonexistent. There is no concierge, no on-site security, and no overnight staff whatsoever. The only person ever present is a leasing office worker who keeps normal retail hours. After that, residents are entirely on their own -- which has made this place a magnet for the homeless population who have learned they can easily enter and stay inside. I have personally encountered multiple dangerous and disturbing incidents: * The lobby bathroom was closed for months because homeless individuals were sleeping inside until one defecated and smeared feces across the walls. * Most recently stumbled upon a man, wearing an ankle monitor, chain-smoking in the lounge, eventually sleeping on the couch. * I once walked into the package room at night to find two homeless people living there, complete with a space heater they had plugged in. * I was harassed repeatedly by the same man night after night -- despite begging management to act. Their only advice was to "call the police." Because no one from management is ever on site, I had to meet the officers upon arrival, which allowed the harasser to see me and later threaten retaliation. The few security cameras they claim to have are largely useless -- either broken, facing the wrong angles, or leaving major blind spots. Package thefts go unresolved, and residents are left to fend for themselves. To make matters worse, the so-called "amenities" are nonexistent. Yet the management continues to charge luxury prices and advertise this place as a premium living experience. There is nothing luxury about fearing for your safety in your own building. After enduring this for months and pleading with them to take action, I decided to move out. Instead of acknowledging their negligence and handling the situation amicably, they are now threatening to charge me over $6,000 in early termination fees -- even though their failure to maintain basic security is a breach of contract. I've now had to hire an attorney just to navigate this mess and protect myself. Bottom line: This is not a luxury building. It's an overpriced, unsafe, poorly managed property that completely disregards the well-being of its residents.

I would not recommend moving here. I'm woken up at 7:45 am or earlier every morning (even weekends)…read moreby horrible beeping from the loading trucks, both going in/out of the building I assume for Good Company, and the trucks going in/out of Target's loading dock. I hear construction all throughout the day, I hear my neighbors being intimate constantly, my appliances don't work well at all, my AC has gone out for months at a time, my shower water doesn't stay hot, one day my apartment randomly stating filling up with smoke? (they never found the cause), the fire alarm randomly goes off, exclusively in the middle of the night it seems, and most recently, my ceiling is leaking. I have to put my clothes in the dryer for at least two 3-hour cycles to get them dry. The staff are very nice but it seems like there's really not much they can do about certain issues. For example, I tried on multiple occasions to connect my bank account to the portal to avoid credit card fees and kept receiving errors even though my bank was listed as an accepted banking institution. Management didn't provide any support with the portal other than to give me a phone number that's no longer in service.I was really excited to move on here but it's been a big disappointment. The quality of this place compared to what I pay for it feels like a massive rip off. 11/30/25 - the issues persist. Last month I woke up in the middle of the night to the small of gas and called the emergency maintenance line. They told me since the detectors didn't go off it was probably fine. I never heard anything else and assume they didn't check if there was a leak. Last week, the unit above me had carpet installed in the middle of the day and it was so loud, it shook my desk and computer while I was trying to work and was on meetings. They gave me no notice that the work in that unit would be happening. Don't move here. 12/8 - while I was told noise originated from carpet installation, it's seems new tenants have moved in who like to throw parties which they should really be able to do without disrupting other people but with how paper thin the walls are. After three days of noise, it finally settled down and then the fire alarm went off at 4:40 am. I plan to break my lease early.
