I mentioned this because I think that it established my credibility to critique this brokerage firm given the number of transactions I have done with them. I had a great agent who was with them and he handled the first three transactions I had with them. Unfortunately, he decided to pursue another career less than a year ago and another two real estate agents took over from him (Jeanne and Phil). Even since these two agents took over, my experience with the quality of service and responsiveness has changed dramatically. With the sale of my condo, I had several issues including non responsiveness once a contract was ratified, last minute notification of appraisal, lack of follow through of some of the home inspection items. Then with my pending purchase of a new home, these two agents did not track the various important dates that I had to remember, they didn't notify the builder of my current email address, they were not forthcoming on whether they would be accompanying me on some of the required meetings, they also did not proactively follow up with the builder on my settlement date. Then I decided to email their broker to have him address the issues. He did not respond to me until after I sent him my third follow-up email. He then claimed that his agents provided me good service and have met their obligations. He chose to overlook his agents' shortcoming and did not make an effort to address the issues objectively. All he cared about was to keep his commission. I am a firm believer of rewarding people's good work and have worked with several great agents over the years. I know that the level of service I have received from these two real estate agents at Coldwell Banker Capitol Hill did not meet the basic standards required of real estate agents. Furthermore, the way the broker handled my complaint was another reflection of the lack of professionalism and unacceptable customer service level of this brokerage firm. I would never do business with them again and I will do everything I could to make sure that others know the truth so that they would not have to experience the same thing as I have.

Their financial reporting is exceptionally clear and well organized. The statements are easy to understand, accurate, and dependable, which makes long-term ownership and planning far less stressful. As a property owner, that level of transparency and professionalism is invaluable. Equally important is their dedication to the properties themselves. Yarmouth treats each building with care and attention, not as a commodity but as a long-term asset that deserves thoughtful maintenance and stewardship. If the Employees who supposedly should be Managing the Condominium from the company aren't being biases or doing the wrong things at times themselves. There are Unemployed persons affiliated with the Company to be a Liaison between the Tenent and the company whom lie on said Tenent and to the same Tenent. During the six months that he managed the property, we learned that his company had been delinquent in paying bills, issued unsigned checks, failed to respond in a timely fashion to owner issues, failed to provide timely and accurate management reports, etc. Although he attributed these incessant mishaps to the closure related to COVID, that excuse does not wash. His office was not set up to allow his staff to work remotely. Although he committed to providing management reports on a designated date, I had to request the reports each month. Sometimes, I had to do so multiple times. The management reports were routinely riddled with errors. He punted any business issue to his office manger as he was ill equipped to address them. Correspondence from Joel was always typewritten and scanned, because he did not use email. The service delivery was abysmal. A few days prior to the transition to a new management company occurred, JTM sent a letter to homeowners that not only disparaged the board but contained several untruths or half-truths. The board was dismayed. His refusal to embrace basic technology (i.e., email) and take accountability for his company's poor performance are contributing factors to his company's mediocrity.

Alan drove out of his way to Anne Arundel County to meet with us on a weekend just to talk about what we were looking for, how much we had to spend, etc. He suggested properties to us and arranged multiple outings to see homes he had found or we had found that we wanted to see. All told, Alan took us to almost 30 properties and was always happy to see more. He even suggested we go back to some of the properties for a second visit. We never felt rushed on any of our trips to see houses, and he made great observations that we never would have noticed on our own as first-time buyers (e.g. that the windows in a house were new). Alan replied to all of our emails and calls almost immediately. Alan also put us in touch with a lender who turned out to be fantastic. That's for another review, but given how clueless we were about mortgages, etc., it was great that Alan could refer us to someone he trusted to help us with the process. Once we found a house we loved, Alan was there for us through the whole process of making an offer, negotiating, and closing. He talked us through all the paperwork, attended the home inspection with us, stopped by the house for a pre-settlement walk-through, and made sure we fully understood the entire process. He really made us feel comfortable with the decisions that we were making and he allowed us to be confident in our choices. Even after we had closed on the house, Alan continued to answer all of our emails, to check in to see how things were going, and to follow-up on some remaining issues with the seller's agent. Having a knowledgeable agent is very important, especially for first-time home-buyers, but Alan went above and beyond. He was pleasant to be around (which was good since seeing 30 houses takes a long time!) and always professional. In short, we could not recommend ADMC, and especially Alan, more.

They sat down at my house, worked a timeline, conducted a walk through, and generated a detailed list for what I should do to maximize my asking price. They then set a date to stage my home. They brought their own beautiful furniture to my home and arranged it flawlessly. If I'd have known about them when I bought the house I would have paid for their interior design skills alone! Mind you, this is all free of charge. Next came the open house viewings. They spread the word via multiple home websites and created beautiful flyers for distribution. I was extremely impressed, and even kept a few for keepsakes. Their rapport and professionalism with other realtors is obvious, further enabling my quick sale. Alan and Manuel were able to bring in multiple offers on the home quickly. And I was able to accept an offer for my full asking price on the 13th day. To say ADMC is incredible would be an understatement. I'm extremely happy I was able to conduct business with them, and even happier I gained new friends! When I move back to the area I will definitely be utilizing ADMC again!

Michael worked deftly with the bank and was instrumental in making the deal go through. He was even able to get the bank to make repairs on the property before closing. As a first time buyer, I was at the top of my limit on what I could spend and the house needed some work. Michael was very sensitive to this and even relinquished some of his bonus to me to assist with the repairs. Overall, as a first time buyer and as a buyer of a bank owned property, Michael has very helpful in making the transaction the least stressful as possible. He asked me about what I expected from my house including the price range, location, condition, etc. Like other agents he compiled a list of possible options but instead of sharing that list with me, what all the other agents I worked with do, he personally visited all of the properties he had selected and only sent me a list containing the ones that he thought are a better match for me. This saved me a lot of time and kept me from being overwhelmed and confused with a long list of houses that I have no idea about. We went out twice and looked at several properties, one day we looked for condos and the other day for houses. I was never comfortable buying a condo, because I was thinking I don't get as much as I pay for. So, I was more inclined toward a buying a house. I had visited more than 20 houses with my other agents and none of them were even close to what I wanted. With Michael, the first house that he showed me was exactly the one I dreamed about. The moment I entered the house, I knew this is it. In less than 48 hours I placed my bid and Michael helped me through all the paperwork. The other thing that I really liked about him is his business title. He is really green when it comes to paperwork. Everything is electronic. I didn't have to print or scan a single page. Within a year, we went from being profitable to being a distressed property. After we got rid of them, I thought anyone would be several steps up, but EJF proved me very wrong. They are several flights down into the abyss. Despite co-op members' constant, valid complaints and efforts to rid ourselves of this plague, our board seems to be under their spell, as they were with the other mismanagement company. EJF has different outfits within their company that don't communicate. You never know if you're calling the right people to handle the problems they foist on you. Their customer support is outsourced overseas and has no idea of the needs of our community. You're likely to get several wrong answers before you find someone that has a clue about your problem. Also, by the time they nickel and dime the co-op for every little thing, we could have hired a company that provided full service for far less. Despite their inability to handle the complexities of our co-op, my biggest problem with EJF is the fact that they try to exploit the vulnerabilities of artificially distressed properties they manage. When a management company tries to buy the property they mismanage, that's a conflict of interest. Full stop. End of argument. Steer clear. Don't let your co-op, condo or HOA get caught up in this racket. Board members of four other complexes they manage in my area have related horror stories of their dealings with EJF and the difficulty members faced getting their boards to terminate them.
