My wife and I give Tyler our highest recommendation. First, you are going to be spending a lot of time with you realtor, and Tyler very much became a friend and someone we enjoyed being around. Tyler quickly developed a keen understanding of what we were looking for and always approached a visit from the perspective of whether the house was right for us. And he really helped us stick to our plan/must haves, even when our situation was feeling bleak due to market conditions. He was very helpful on home visits, always keeping an eye out for things that are crucial but aren't always top of mind for a buyer (are the windows new, what year is the HVAC system, etc.). And he was extremely patient with us, even though we were very picky and our search lasted several months. If we ever wanted to visit a house when Tyler wasn't available (which was rare), he always made sure to set us up with a business partner. When it came time to put in offers, I always felt Tyler was giving us good advice and making us as competitive as we could be, without pushing us past the point of comfort. Most importantly, we really trusted Tyler and his judgment, and we could tell how hard he was working for us. There were several times when he could have pushed us into a house that wasn't right for us to collect the commission as early as possible, but he never did. I recommend Tyler with enthusiasm and without reservation. I had very high expectations of Tyler, and he exceeded them on all fronts. I was a first-time home buyer, with some anxiety about the process, and so interviewed several realtors, all of whom were highly-recommended referrals from friends, before making my choice. All of them were great, but Tyler stood out with his deep understanding of the market and cool, easy demeanor, both of which were critical to the smooth running of the process. He was incredibly flexible and had an appropriate sense of urgency in a fast-moving market. We established a rhythm wherein he would send me listings, I'd identify those I wanted to see, and he'd get me in to see them in short order. He worked around my schedule, and took me to see listings during lunch breaks or when I had other free gaps in my work day. Tyler was incredibly responsive via both text and email, and I always got an answer from him quickly. I particularly appreciated these traits because I went on a number of overseas business trips during the course of my search, so timing and responsiveness was critical. I also greatly appreciated his keen eye and understanding of the market. During showings, he'd flag for my awareness potential issues that might affect the longer-term value of the property or otherwise adversely impact my living situation. Most importantly, he provided an objective and even-keeled perspective that tempered irrational exuberance about a few properties. One in particular had some unique features that I found quite appealing (great outdoor space, a unique living area that included a turret, etc.) and made me enthusiastic about it; when we put in an offer, he wisely counseled against a large escalation clause to prevent me from overpaying. I did lose the bidding war, but gladly so; in retrospect, I certainly would've overpaid if I had won. Tyler was also incredibly proactive and diligent throughout the entire process, even post-closing. The example of my successful bid is illustrative. This unit posted on the Wednesday evening before I left on Friday for a 10 day overseas business trip, and it met most of my criteria. Unfortunately, the owner required 24 hours notice to show it, so despite Tyler's best efforts, I was unable to get in before my departure. Given how quickly previous listings had gone off market, I didn't give it much thought. Unbeknownst to me, Tyler had been keeping an eye on it in my absence, and checked in with my shortly before my arrival back to the States to see if I wanted to see it. He got me in the day after I landed, and we moved quickly on a successful bid (which was below listing price, by the way). During the pre-closing period, he proactively tracked everything, and checked in on a regular basis to make sure that I was doing everything I needed to do to keep on schedule for closing. I had another two-week absence immediately before closing (for Thanksgiving and another overseas business trip), and I rested easy knowing that Tyler was on top of everything. He also took care of a few minor hiccups arising out of the seller's staggered closing and move to a new property, and even handled things that the seller's agent dropped the ball on (some of which were post-closing). That said, the real game-changer was that Tyler also showed us a few other homes in different neighborhoods that we had not specifically considered.
