I would first off like to say that anyone who knows me knows I don't post much and have never…read morepublicly written a negative comment about a service or product. That being said Redfin has what they call tour insights. An agent comes and looks at your house and gives a public unsolicited review of your house. This could work for or against you. So my post today is a tour insight on Redfin. We used them for 4 months May to Aug 2017. We had little to no traffic. The agent was fine. She didn't seem overly a go getter but she was responsive and gave input. She set the price. We lowered the price per recommendation and nothing. We decided to pull the house to upgrade kitchen and bath and various other repairs and to stay put until some redistricting talks came to conclusion. No issues! We put the house back up with a fabulous agent and friend in a seller market but just weren't getting traffic so we decided price was the issue. So upon conversation we thought if we lowered the price but went back to Redfin with the lower commission we could net the same profit. Ok business decision. Well let me say the agent we were assigned was arrogant, a bully, condescending and come to find out really good friends with last years agent. The 2 of them wanted no part of our house as I tried to reach out to her to list it. He wanted to drop it from 644900 to 619900. He stated he sells houses and he doesn't even have to take the listing and we were all he had. We verbally agreed on another price but he would only agree to list it for 2 weeks at that price and we would either lower it or he would delist it. As a customer service representative he had none! His verbal aggression and unprofessional alone were the main prompts for this input. He ultimately decided not to list our house which actually worked out best bc the agent who Is taking the listing is ranked top percent nationwide and thinks we are perfectly fine at the price point we are at. He feels confident we are right where the market has landed. He came in professional with a plan and things are moving forward with pure customer service and professionalism. My suggestion is if you use Redfin to sell your house you are probably under valued. I would never recommend nor would I value any comments from this company! My guess is if you are local Severna Park, Annapolis and Edgewater areas you know these agents.. out of professionalism I won't list their names but if they are from this area don't uses them! We went to sell our home with this company. Agent Dan Borrowy was hired. He never came back to the…read morehouse. He took no notes and got numerous features wrong in initial listing contract when it was sent. Did not provide promised marketing report with comps he had gone over in person. Got it wrong in MLS on how buyers would access house. We told him we would be present and would not use key box. He did not draft website write up on house features and we had to. He did not forward late buyer message for one visit. He did not provide us draft of MLS to review and t was wrong. He did not provide us the promised electronic lock box. They take photos and create floor plans. The floor plans were wrong and had ghost walls- again they posted it without having us review first. It and problem photo stayed up for weeks and were never fixed as we paid for, just deleted. He was reminded we had told him the copper fireplace was not to code and should not be counted as a working fireplace. We asked the faked pictures of it with flames be removed and replaced with undoctored photos so as not to confuse folks and give us legal liability. We told him exact photo # that was wrong. They still left it up and took others down. We provided a counteroffer to him but instead he had a phone call with the agent and did not present the offer or come back with a date certain on the appraisal as was a condition of the counteroffer. Instead he tried to give us worst case scenario of how long it would take for an appraisal and that it was out of anyone's control and pressure us into something else AFTER he had talked to the other agent. When I stood firm and provided a date I wanted in the next offer since he had failed to provide a date he all of a sudden noted he could put in and expedite it for $50 more. Then he claimed the lender told him the 10 days I set as he deadline was no problem. I do not know who's interests he was representing by withholding the option of an expedited appraisal but it was not the sellers he represents. He then sent me a contract to sign once we had accepted an offer but what he sent differed from the offer so he apparently did not verify it's authenticity and we could have been stuck with wrong contract. What did he do? 1 Free first consult. Provided contract papers to sign. Organized very late photos and 3D that would not have made the originally agreed coming soon deadline. Made a couple calls. Redfin's marketing system is not as sophisticated as advertised- it kept sending us emails and app hits to buy our own property! We complained to the broker Bryan Waters. He fixed nothing, tried to offer a settlement that would involve a non-disclosure agreement, prevent us from filling out their buyer survey that they post online (so not sure they care about their quality of service), and resulted in no net loss of income to Redfin. We declined their offer.

I've had a horrible experience with Equity Management from day one. It's one thing after another!…read more 1. To begin, the application took almost a month to get processed, and they kept blaming others, but an apartment application should not take nearly a month. They kept telling me that they expect it to be processed in 2-3 days, and whenever I'd call, they'd delay it. I had to go from hotel to hotel every 2-3 days, waiting to get into the apartment. 2. They even make paying rent a huge pain. When I was first moving in, they told me that I could pay my rent by credit card online once I set up an account. However, because they didn't have me in the system, I couldn't set one up. I had to reach out to them multiple times, with a LOT of back and forth emailing to finally get an account set up online. Then, when I FINALLY got it set up and I tried to pay rent online, I got a notice saying that there will be a fee if I paid online with a credit card or a debit card. I suggested that they put a rent drop box at the property site, which they denied. 3. They've entered my unit 5+ times within the last 7 months that I've lived here. They've done everything from major construction changes (widening a closet opening, replacing a cabinet with drywall) to inspections to minor plumbing fixes. The unit was vacant for a few months before I moved in, so they really should have checked everything before they let someone move in. As a single girl living alone, I do not like having strange men come into my unit, especially when I am not around. I understand it is necessary, but I would like to know that my landlord is making an effort to minimize these visits. Not only have I had way too many visits, but the visits are not scheduled properly, and they don't tell you what the visits are going to be for. They told me the other day that they would enter on Monday to do some repairs, but for one reason or another, it kept getting postponed, and I had to call every day to find out what happened and if they were coming at all. 4. When I spoke to corporate, Vicky James, the Area Manager, I believe, about the multiple entrances, she was extremely rude. She kept interrupting me, wouldn't stop talking over me, and was extremely condescending. She said that only in a "perfect world" would they go around with a checklist to make sure everything was done. This is a juvenile statement. Checklists are so elementary and is a basic method of making sure that you get everything done. She was very unhelpful and frankly was just trying to shut me up. 5. There was a storm today, and while it rained heavily, it wasn't for very long (maybe an hour?), and the drain outside my door got clogged with debris from the plants and new landscaping they just did. This caused the water to back up and flood into my apartment. Almost my entire apartment is now covered with water. I have tried calling any and every phone number I could find related to the management, including an emergency 24 hour 877 phone number that was on the Lease. Every phone number I've called has led to an answering machine and the 877 phone number is "no longer in service." Overall, I would highly recommend staying away from Equity Management in any way. I've only been here for a little over 7 months now, and who knows what's going to happen next.
