She said she had "other commitments and would be available by phone for the closing"! In fact, she was in a time zone seven hours ahead of Eastern Time and not readily available at all. She left Dan Metcalf in charge and if I called him, he would tell me that he wasn't the listing broker. The pièce de resistance was him leaving a message with the Title Closing Officer that I "wasn't nice" I have a photo of the message if anyone wants to contact me privately to see it. These people were supposed to be representing me! I had some questions the night before closing and instead of speaking to me, Judi & Tamar responded by threatening me with legal action accusing me of being in breach of contract if I didn't go to the closing in the morning. Gali, the supposed owner, left me a text message or email while I was driving to the closing asking if I was going to the closing and if she should come. I saw it when I arrived at the closing. I responded immediately that I was at the closing. She called a little while later screaming at me that her time was valuable and did I want her to come from Takoma Park to Rockville. I said I did. By the time she arrived the closing was finishing up. She did not say one word to me and no one from this group got in touch to even offer congratulations on the sale of the home. I strongly suggest that you look elsewhere for an agent. They are only interested in cashing your check

Here is the email I sent to Mike; I am writing to discuss the condition of the property in Falls Church, VA 22042 upon my move-in. According to the listing, the property was described as being in very good condition, with refinished cabinets and updated appliances in the kitchen. However, I found that the property required significant cleaning, which should have been the responsibility of the previous tenant. Given the circumstances, I had to hire a professional cleaning lady to bring the property up to the expected standard. I have attached photos prior to the cleaning and respectfully request reimbursement for this expense. The cleaning lady spent seven (7) hours cleaning for $320.00. There was no tenant switchover clean. Please see the attached photos. Regarding the signed lease agreement; With five (5) days after the beginning of Lease Term, Landlord will submit a written report to Tenant itemizing the condition of Premises at occupancy, including the identification of any visible evidence of mold. I received a blank Residential Move-in Inspection. Without the move-in/move-out inspection report it becomes difficult to fairly assess any damages caused by the tenant and to determine how much of my security deposit should be returned or retained. I'd like to bring to your attention an issue regarding the amenities that were specified in the lease agreement. -I never received the written report and the owner was not aware of such a thing. On August 8, 2024 I received an email from my agent. She stated the following: I heard from the agent that he passed along the inspection to the landlord. He said he has worked with this Landlord for a long time and he's very reasonable about getting things fixed/resolved and will be reaching out. Just wanted to give you a heads up he is going to contact you directly. This is normal-- technically after the lease is signed, it is between you and Landlord. Unfortunately the inspection report was not given to the owner. The owner was not aware that the Residential Move-In/Move-Out form was part of the agreement or that I had completed and submitted to my agent. According the lease agreement dated 7-22-2024, the following amenities were promised as part of the rental Refrigerator with ice maker Window Treatments Stove/Oven burner doesn't work Pool I wanted to express my disappointment with all of the above. As you know, I paid $10,000 upfront to move in, expecting everything to be in order. However, I was forced to cut my vacation short to handle the cleaning, which was both inconvenient and frustrating. Given the substantial amount I paid and the expectations that were set, I believe this situation was unacceptable. Moving is stressful enough but the issues I've mentioned made it more stressful and it didn't need to be this way. I don't believe a move-out inspection was completed due to the condition it was in. I have also attached a copy of an email I sent to Mike dated Sunday, August 4, 2024 that wasn't replied to. There appears to be an issue with communication and details. I have been in contact with the owner via text and he's started working on some of the issues, which I greatly appreciate. This email was sent on August 19, 2024 and I have yet to receive a reply. It is clear to me that Mike isn't invested in his clients best interests or taking ownership for his mistakes. His attention to detail is sad.
