The issue at hand revolves around the fact that I am consistently billed for water usage every month, while none of the other occupants in my building seem to be. Consequently, I find myself responsible for covering the water expenses for the entire building. Seeking clarification, I approached the office to inquire about these charges, only to be informed that everyone is, in fact, paying for water. However, upon conversing with five other residents within the building, I discovered that none of them are being billed for water. To provide specific instances, during the period from October 18th, 2023, to October 27th, 2023, an amount of $26.69 was charged to my account. Surprisingly, on October 27th, 2023, I received an additional charge of $93.86, which covered the period from that date until December 4th, 2023. Furthermore, for the month of January, spanning from December 4th, 2023, to January 4th, 2024, I was billed a total of $112.22 for water usage. Throughout my time at Holly Spring Meadows, I have encountered numerous problems. However, this recent incident is not the first time that myself and other residents have fallen victim to deceptive practices. Previously, they attempted to charge us for gas, despite the fact that residents were already receiving gas bills separately. This additional charge was conveniently tacked onto our rent, leaving us with no choice but to pay it. Fortunately, I managed to secure a refund on that occasion. Unfortunately, any sense of relief was short-lived as they promptly overcharged me for water, effectively snatching back the refunded amount. Update: It has come to my attention that you have removed your initial response to the original review. However, I noticed that in your latest response, you failed to include the part where you advised me to refer back to the lease agreement. Although I appreciate your effort in deleting and modifying your response, I believe this only reinforces the lack of integrity within your company. Update: Despite my conversation with management, I was unsuccessful in finding a resolution. However, I did receive additional details about the water charges. It's important to mention that our units do not have washing machines; instead, there is a laundry room in the basement where residents must pay to wash their clothes. What's surprising is that even though individuals are paying to wash in the laundry room, everyone in the building is still charged for the water usage. This means that Gates Hudson is actually profiting from the residents using the building's laundry facilities, as tenants are still responsible for the water bill. I personally go to the laundromat. So I'm still being charged for tenants who still (pay to wash in the laundry room.) Update: Once again your response has been updated for the 4 or 5 time. I genuinely have lost count. You made it a point to include a statement regarding the lease agreement back into your most recent response. (Nothing about this company is transparent.) I will continue to update my review so people know how sneaky and misleading this company really is. Update: If you're considering signing a lease here, I would advise against it. The issue isn't with the office staff though they have a high turnover. It's rather with upper management. They engage in questionable practices and can be quite deceptive and vindictive. If you voice any concerns or express dissatisfaction with their minimal efforts, they will retaliate.

The staff will ensure all things are handled. You never have to ask twice. The Smart House technology makes keyless entry convenient. Pay your rent on line. Get points for using Lyft. Frequent restaurants or services in the area and you build up points off your rent. Deliveries are handled. Even an app that tells you that your package has arrived. Nothing has been left out in providing conveniences and services making your daily living situation the best it can be.

Back in 2024 and 2025, we had to deal with the lobby AC being broken for months, a business center that was basically unusable, frustrating losses of water and power, broken garage doors, and an emergency incident that shut down the fitness center for ages. Things didn't get any better into 2026, with constant issues like broken elevators, broken lobby doors, broken trash compactors that repeatedly forced residents to haul their own trash all the way down to the loading dock, and fire alarm activations. On top of all that, get used to the constant smell of weed and seeing dog pee in the elevators and across the complex. To make matters worse, we have had to deal with a persistent, awful odor coming into our unit from the mechanical room. After enduring 4 months of email correspondence and 4 separate maintenance tickets, when we finally gave our notice to vacate due to the ongoing odor and asked management to waive the fees either fully or partially, the property manager, Hunter, didn't even acknowledge the issue and instead rudely asked us to submit yet another maintenance ticket. With these unresolved conditions forcing us to leave, we were hit with a heavy $6,670 early termination fee, and management has been completely unwilling to work with us on a fair compromise. For a building that markets itself as luxury, the lack of basic upkeep, amenities, and supportive management is disappointing, and future residents should definitely think twice before signing a lease here.

Luxury in Name Only -- Safety Failures, Broken Gates, Nickel-and-Diming, and a Telling Detail at…read morethe Front Desk I'll be direct: the gap between what this building markets and what it delivers is wide, and some of what I'm about to describe isn't just disappointing -- it's a safety and potential legal liability. Life Safety A loose concrete tile in a common area was flagged with caution tape, then the tape came down before the tile was fixed. I fell and injured my ankle. The tile stayed unrepaired. I fell again. Two injuries, same unaddressed hazard. A recurring water leak in a common area froze during winter and caused my vehicle to slide into a structural column -- preventable, wasn't prevented. The fire alarm systems between the two buildings on this property are not integrated. A fire in one building does not trigger an alarm in the other. That is a life safety problem. Piggybacking through secured entry doors is also a regular occurrence, granting unauthorized people access to private areas of the building. Maintenance I have had an active water leak in my unit since move-in. Management marked it resolved. No painting, caulking, or finishing work was ever done. Multiple appliances were broken at move-in and weren't repaired for four months -- this building's own service program promises a 24-hour response and treats plumbing issues as emergencies. Neither standard was met here. Nickel-and-Diming Rent is rent. But on top of $2,995/month, this building charges $125/month just to park a car, a $500 "Additional Fee for Common Areas and Amenities" at signing (and again at every renewal) that's explicitly non-refundable and non-abatable under any circumstance -- including if you don't use the amenities at all -- and a $1,000 transfer fee if you want to move to a different unit in the same building. Residents also receive two to four rent payment reminders per week, including suggestions to flex payments or split rent daily. None of that aligns with luxury residential living. App Fragmentation Managing your tenancy here requires somewhere between four and six separate applications. Rent, maintenance requests, package pickup, building notifications -- all in different systems, no unified portal. That's the opposite of a seamless, high-end experience. Parking and Accessibility My car was towed from a future resident spot. There are roughly eight to ten of those spaces directly in front of the building (in a building about 95% occupied). I live on the first floor. The reason I parked there: the parking garage elevator drops you at a split-level landing between floors D and E -- stairs required to reach either level. There is no way to get a loaded cart from the elevator to your car without unloading it and carrying everything by hand. The building-provided carts are functionally useless in that garage. That design likely warrants an accessibility review. On top of that, the parking garage access gates -- operated by Colonial Parking, the building's parking vendor -- are broken on a regular, ongoing basis. Lines to get in and out of the garage form daily. One Final Detail When I went to the front desk to get the contact information for the company that towed my car, the concierge wrote it down on the back of a Purofirst sticky note -- a company that handles fire damage, smoke, water damage, flooded carpet, sewer backups, and mold remediation. This building has a documented history of water leaks -- including one that froze and damaged my vehicle. That notepad was at the front desk for a reason. It's not surprising. It's just honest. If you're evaluating this building based on its marketing, see it in person and ask specific questions before you sign anything -- the dog treats, coffee bar, and game room aren't the point. The staff are very nice and the building is clean, but as someone who has worked in property/asset management before, I have concerns, and I'd rather see my rent going toward infrastructure and backlogged repairs. A Few Things Worth Crediting The location is genuinely excellent -- seconds off I-395, walking distance to shopping, and a bus stop right out front with free access to downtown D.C. and the Pentagon. Hard to beat if you commute to the District or Pentagon. The staff are also incredibly friendly and responsive -- quick to answer, pleasant every time. But responsive isn't the same as effective. Answering a request fast and actually fixing the underlying problem are two different things, and most of what's documented above is the second kind of failure, not the first. Worth separating two things here, too: the leasing team selling "luxury living" isn't necessarily the same operation responsible for running the building day to day. It's possible the people marketing this property have no real visibility into whether property management is holding up their end, which would explain the gap between the pitch and the lived experience. Likely where the disconnect comes from.

I really could see myself living here for that reason. I ultimately decided that it's a little too off the beaten path for me, but the staff really seemed great. Also a turn off was the package room- people have access to every package- I order online frequently so definitely didn't like that. Another con was that all of the move in fees seemed ridiculous in proportion to what you actually get here. It seems the company is pocketing a lot of money. Otherwise, the property and amenities seemed well maintained. All the same, thank you for a great tour!

Could not pay me to live here!…read more I waited until I moved out to write this, as the staff was so consistently mean that I feared retaliation from them for being honest. From the beginning, when asked a question everyone is mad at you for being there. They act like it's an inconvenience that you exist. If there is a maintenance issue, might as well learn to fix it yourself. They constantly close tickets the day they are put in without being addressed. They didn't fix our AC all summer, even though I contacted them every single week. They do not care that they are breaking the lease agreement. Apartment temperatures reached 90 degrees and they still wouldn't come. When they finally "fixed" it, they turned off the hot water in the process. It took 4 months to get AC back, and they only took action once I pointed out their negligence and criminal activity. They also charged us for not having renters insurance, when we did. When brought up to them, they refused to respond. There is an option to pay a fee to only lightly clean when moving out, this somehow to "lost" and never made it into the system after we submitted it. That is the intentional retaliation that was previously mentioned. CAR BREAK INS ARE COMMONPLACE! One of our cars and multiple other residents have their cars broken into. The gates do not work properly, so you are paying for a gated community when the gate is wide open! Save yourself the headache and don't even consider this place!

The front office was also extremely accommodating when my parents needed to stay for an extended period of time and helped them with an extra key and free parking. But there are so many issues for paying a premium for a Bozzuto property. The elevators are ALWAYS out. The service elevator has not worked in months causing them to shut down the main elevator any time someone has to move. At least 10 times in the past month, and only a 50/50 if they send an email to warn you. Same with water shut off. 10 times in the last month or 2 is ridiculous for any property let alone the amount we pay to live here. As far as the actual apartments, they are fine but built cheaply. The floors that have been replaced are very nice but if you have carpet you will be vacuuming every single day because the carpet is so cheap it sheds HORRIBLY. There is also wood molding missing in several spots and even holes in the floor they won't fix. The floors / ceilings are extremely thin. I swear my upstairs neighbors are Olympic weightlifting at midnight every night but I will say the walls in between units are thick so that's a nice perk. Living on the dog park side sucks if you don't want to hear barking from 6am to 9am everyday but luckily I don't have to deal with it. Overall could be much worse but when you pay premium prices, you expect to have working elevators and WATER!
