They are saying we made 1600$ in damages to the house in 11 months. I am going to fight this. This place needs to be shut down and Jeff needs to be fired. UPDATE: PLEASE NEVER RENT WITH THEM. We just moved out. The front desk lady is very nice and sweet she's amazing. Jeff is very unpleasant avoid this company at all costs. The house they gave us is in pretty bad shape. When we first got there there was graffiti all over the garage full of very offensive language and images. There was also broken glass all over the floor in the garage when we arrived. When I contacted the people about it they told me it was my job to pick up the glass even though this all should've been done long before we moved in. They said they would clean it off this spring. The house had holes in the wall with fiber glass sticking out. They sent someone to fix it. As time goes on the door handles are starting to fall off the cracks in the walls are starting to happen and the paint in the shower is peeling off. The drains in the shower are very slow due to how clogged they are. The floor was very cheaply done and is starting to chip i don't know if they just painted over it or what. To pay $1300 a month and have the house fall apart the way it is with things that should've been fixed long before we moved in is ridiculous. They also do not take card or online payment in 2025 so you have to get a money order every single month and they are closed Saturday and Sunday so you have to put time in your busy schedule to pay rent when everywhere else in the area has an online portal. I am keeping record of everything that is falling apart so that they don't try to take it out of our deposit when our lease is up. They also lied and said the train only goes by once a day. The train comes by around 9 times a day and at 3AM so if you have infants or new borns probably wouldn't recommend. We are coming from Las Vegas where none of this stuff would be acceptable. Please do better next time and try to make the house livable and presentable before your tenant moves in. We shouldn't have to ask for this stuff to be done after the fact it should be done before we ever stepped foot in the house.

I have been a homeowner in this neighborhood for 20 years, and it was till the past 5 years they have been a pain. They will randomly tow your or your visitors cars. The Community managers are people who don't even live in your neighborhood, we are in Fairfax and it's being run by people in Manassas and Woodbridge! There is no care or respect for the residents, since the community organizer doesn't even live there! They will cite you for the smallest infraction, and will not change 10+ year old neighborhood rules. Took our HOA nearly 15 years to change parking rules after my fellow residents stood up! We pay so much in HOA fees for what? The pool is only open for 3 months out of 12! This organization told our HOA to spend 10k+ on security cameras which violate our privacy! Our trash and recycling after 20 years went from 2 days a week to only one in the past 2 years! And they will not change providers who will come twice a week, nor will they negotiate on pricing with the vendor for only coming once a week! We are paying for trash pick up twice a week when they only come once now! This organization will harass residents with mail, and inspections done by people out side of this neighborhood, and then send you multiple notices, and even threatening using lawsuits! This is no way to treat a homeowner, especially one of the original residents of this neighborhood. They even hire people with criminal backgrounds! Beware!

There are a few specific instances that come to mind: - they gave us expired parking passes the day we moved in and my car was towed hours before I went on an international trip - they didn't have the mail keys ready so we had to go back and forth with them and USPS until we finally received our keys two months in - their lists of "acceptable" maintenance and cleaning companies has about one company per list. If you don't use them, it doesn't get accepted and you face security deposit deductions - every single walkthrough or scheduled appointment had the RPM "Pro" show up late or not at all - the carpet on our first set of stairs was completely ruined from dog urine (from before us). We asked them multiple times to contact the owner about replacing it but they wouldn't put the effort in to do so - for our move out instructions, they clearly put that we needed to hire professional painters to redo all the walls. There were many belabored emails that just went in circles, offering no resolution and no apology. Two tenants moved out while NLR was managing the property and there were damages unfixed and no deposit credited. For example, after the first tenant moved out we were told to get the carpet professionally cleaned, then replaced altogether in order to rent. The repairs department was the exception, especially the new manager. He stayed on top of the jobs, and communicated before and after.
