I have rented with dozens of property managers over the years, and we have always left our living spaces in extremely reasonable shape. In fact, I'm not sure if we've ever even forfeited a security deposit. THAT statement alone should make this next even more valid: You are by far the lowest class company I have ever dealt with. I am absolutely appalled with the manor on which this branch of real property management does business. I'll be sure note terrible reviews with ALL of our networks including real estate agents and renters. ZERO of the items noted on move in were repaired, barely temporary bandages performed by the handyman, and we had to live with them for a full year. The property was NOT PROFESSIONALLY CLEANED UPON MOVE IN, grease caked on all of the cabinets and above the appliances. You note missing door stopper (which were barely hanging on when we took possession) and charge $150.00??????? That's a 2000% markup EASILY. Who is making these prices up? Bottom line, you expect a tenant to do YOUR JOB as the management company, essentially renovate the house move in ready for the next tenant, and pay for professional services that are incredibly inflated. SMALL NAIL HOLES AND PLASTIC ANCHORS IN THE DRYWALL ARE NOT EXCESSIVE WEAR AND DAMAGE. Plain and simple, this is highway robbery. You know it, I know it, and I'm not sure how you guys sleep at night knowing these are your policies. Consider printing this email out and posting in your office so all the faculty has to walk by it every day, knowing these are the standards of the company in which they work for. - Terrible communication and response time - NO FLEXIBILITY when a responsible and always on time with payments tenant was in a situation beyond our control to extend lease by just a few days. - Unprofessional and half done "repairs" - Price gouging at the HIGHEST level - Selective resources, ONE OPTION for cleaning companies and landscapers which I wouldn't at all be surprised if those companies were under real properties umbrella. Every time you need a repair they respond with additional requests, some of them impossible. They NEVER answer the phone. They provide awful service and they are very despotic. They are constantly ripping the tenant off, have fees for everything, keep on selling you additional services, and they are very disorganized. I worked for these people 2 or 3 years ago. They are horrible to their employees. At least the ones they outsource from Mexico. They hire one person from Mexico who makes "the good money" and then has this person mistreat the other workers or helps the company somehow abuse them. When I was there, I told RPM PROS about the abusive behaviour of our new Mexican manager, and then they covertly sided with him and worked to overwhelm me with work and get me fired. Lots of people start working for them remotely as maintenance coordinators in foreign countries, particularly Mexico, thinking they will improve their lives, but they all eventually quit when they realize what actually goes on. I would not trust my rentals to people with this kind of business strategies. If they do this to them, because they can, what kind of moral grounds would they be standing on? DO NOT believe the google reviews, make sure to check them out on Yelp as well. DO NOT work with this company if you value your property and your money or your time. I would give them 0 stars if possible. We got lucky to see the other reviews and stop working with them after only a few months, it could have been much worse. This company is predatory and seems to have a business model based on taking advantage of homeowners who want to let their property manager's handle most of the issues (which yes, is the whole point of having a property manager) -They refuse to provide invoices for services we were charged for, claiming their vendors don't provide itemized receipts. They also somehow tend to run right up to their max cost that they can charge for services without authorization each time. -They did not allow us to have the tenant's contact information when we wanted to send her a "Welcome!" email. This (among numerous other mistakes) was what prompted us to dig deeper into their reviews. They don't want you contacting the tenants because it turns out they will skimp on services, not spend your money the way they say it's being spent, or sometimes charge tenants fees claiming it's coming from the landlord. -They wouldn't let us see a copy of the proposed lease ahead of time, becoming defensive when asked and we didn't see the lease until the tenant had signed it already. -They messed up the first lease that was sent to the tenant, no one at their office caught that the lease was 12 months instead of 24 months. -They did very little work to get our house ready for our tenant, my wife had to lock on most of the vendors because we waited weeks and weeks for them to give us quotes from their "network" of vetted vendors. -After that, when we vacated the house 10 days prior to move in, the property manager herself didn't even visit the property until a couple days beforehand, leaving the vendors to their own devices to get the house ready. -When she finally did visit the house and identified an issue, became flustered that something wouldn't be ready for the tenant and told us she didn't have enough time. -They claimed to be small and local group who would be flexible and responsive. Google "Real Property Management" in other states and cities, it's an internation franchise who is anything but flexible -Real Property management makes a great sales pitch, they made lots of promises and quoted us lots of rates and charges verbally that turned out later not to be true. If you are a tenant considering renting a property managed by Real Property Management Pros or a landlord considering utilizing them, I would strongly advise against it. I never leave reviews, but felt obligated due to continuous frustrations throughout my experience with them: Application process: application fee that is nonrefundable whether or not you're selected for the property. If you have pets: Be prepared to pay a pet application fee, nonrefundable pet leasing fee, and a monthly pet fee. In one year I had to pay $760 just to have a pet live there, and an additional $300 for required carpet cleaning from their approved vendor at move out. Lease: The contents of the lease are filled with hidden fees and ridiculous tenant expectations. You must pay ~$40/month for the "Benefits Package" that provides a fraction of that value and you cannot opt out. They didn't supply the air filters promised in the "Benefits Package" for over 10 months and repeated requests and refused to provide a refund. The lease requires tenants to pay for house and gutter cleanings prior to move out and you can only use vendors from their approved list. We paid over $900 in cleaning costs to their approved vendors. The gutter cleaning was entirely unnecessary--their approved vendor was at the property less than 20 minutes and charged $300... Move Out/Security Deposit: After paying the high rates to their approved vendors for cleaning services to get the full security deposit back, over $200 was deducted for overpriced charges on normal wear and tear. For example: $30 to replace two normal light bulbs; $25 to replace a cheap, plastic light switch cover. Because these deductions were exorbitant I asked for a receipt to demonstrate the costs were legitimate and they ignored my request. They also waited until the last possible day to legally mail my check and made an error requiring a new check to be issued, so it took two months from move out to receive the funds. Property management companies and landlords have a bad reputation, and companies like Real Property Management Pros are the cause. I promptly paid a deposit of $1495 upon applying for a house they had for rent. They said they needed it within 24 hours or my application would be null and void. If I had to choose between driving Accross the country daily to manage the property myself, and ever using this company again, it would be a no brainer to undergo the daily drive of thousands of miles. The Title of "Property Management " is misleading. A manager oversees operations and gets boots on the ground when need be to make things happen on behalf of the landlord. A "Financial Liason" would be a much more accurate title. Shady Business practices, verbal lies from the beginning (Careful, I'm sure there will be a counter review saying that I'm making false claims......convenient, I know.) Both "Property Inspections" had to be requested, and were sub par at best. Multiple violations of the lease agreement were noted in both, and nothing was done to mitigate them. The usual answer was, "Well we can't control how people live." The company always seemed to side with the Tenant and fight for them, instead of the landlord who was the one compensating them for their services. All "Repair Work" that was done was shotty and needed to be readdressed after the tenants vacated the premise. Instead of letting my mind be at ease with someone watching my property while living elsewhere, my blood pressure has never been higher. Not surprised about the other ratings. As a landlord, I can tell you that being their client is almost as bad as being their tenant. Suspicious estimates for repairs suggest to me some sort of inside commissions. Inflated cost for repairs after the fact and they state that they were "emergency" and a decision had to be made. Not thorough on move out inspection, but extremely thorough on move in ready inspection, unless you use their vendors. Terrible experience all around and I still stuck with them to manage my property year after year. Gave Lydia every opportunity to do the right thing, but she continued to condescend. After sending over a team to renovate, we lost half a work day because she gave us the wrong code to the lockbox THREE times! Each time acting more annoyed than the previous as if it's our fault. This among other instances where she clearly looked for every opportunity to make things difficult, like insisting on an extra FOB key before she will list the property???! Who says this stuff? Where was this same energy on the move out inspection? To make matters worse, her manager Leesa refused to have the courtesy to share feedback on how to improve the property after we spent $13k to renovate. (Keep in mind their estimate with "their" vendors was at $30k) and decided she didn't want to work anymore. When confronted, she said "I was planning to call and follow up" as if anyone did anything but oblige and be polite to them throughout. Very disappointed and hate to write this review. I have left one of their property's one year ago. For a year, I have been dealing with fraud related to security deposit. i was scheduled to move out April 1. The person who reached out for a walk through of the house said there was no available appointments for a walk through so I told them to let me know of anything that is soon. So we kept the key. Monday comes, which is 2 days after and they had someone do a walk through of the house without us knowing. Would give zero stars if that were an option. I am a tenant and called their emergency hotline for multiple issues to find out that the emergency hotline does NOTHING! You still have to wait until "normal business hours" in order for them to get someone to come out and LOOK.... We had a water leak issue in one of our bathrooms (that is covered under the contract) - RPM charged me $187 just for a guy to come out, look and say "Yep, theres a crack in that tile". Did not fix the issue at all. My girlfriend and I had to fix it ourselves. We've also had AC issues, IN THE SUMMER! Nothing was fixed or resolved, we're still having the issues. When we first moved in, our fridge was giving us issues as well - the owner was nice enough to buy a new fridge, but we had to wait 6 WEEKS for them to bring the fridge and install it. They told us that we'd be reimbursed for the spoiled food and not having a fridge or freezer for 6 weeks - we never got anything out of it. This company breaks their own contract rules and then tries to fight us saying that they are within their means. HA! I have a lawyer investigating this company so that I can get my money back from all the stuff I put into a place that isn't even mine and for this company to charge me and not fix the issue. read more

There is no accountability for landlords. so if this is you, I guess you're ok. I was stuck with a 700$ water bill for faulty equipment that they told me to repair, when i was forced to pay the water bill, they then came to fix faulty equipment. apparently the landlord can hold you security deposit because they feel like it. my property was thoroughly cleaned and left in the same condition as it was when I moved in, and they are holding my deposit for items that have nothing to do with damage. Where do I begin? I was dealing with some difficult tenants who had limited English proficiency and were working with a realtor agent who I suspected was not translating everything correctly. I signed up with Real Property Management pros and I reached out to an account agent. After I finished signing up for everything, she sent an email that I needed to provide them with the key. I was going on a vacation so I missed that in the slew of messages but I sent an email asking what else I needed to do. She did not respond. I later found out that that my tenants were notified without my knowledge (I didn't even see the email they sent) that the Property Management firm was taking over. I did indicate a start date but I was still waiting for follow up from the Property management firm for what were the next steps before they communicated with my tenant. When I got back from vacation, I was confused about who my property manager was and who to meet with to provide a key. . It took me a week to connect with a property manager and even after I emailed and called her on Friday, she didn't respond to me until Monday. I was feeling very uncomfortable with the whole onboarding experience. Now in fairness, the account manager was available whenever I called her, but I shouldn't have to chase someone with phone calls. Account managers should at the least respond to emails until a customer is linked with a property manager. I knew if the process was this complicated for me, I couldn't trust them to deal with my tenants who do not understand basic English. I made the difficult decision to cancel the contract with less than a month in. A month later, Real Property Management Pros sent my tenant an eviction notice for not paying rent. I had a termination agreement with the company but they still went and taped a notice outside of my condo. I later found out they sent me notice they were going to be doing so but this email for some reason was defaulted to my spam and came at least two weeks later. I emailed the account manager about the situation and she just sent me the termination agreement that I had signed- didn't respond or acknowledge the eviction notice. I went online and it was still showing my tenant owed them money. I finally called them and she did not even respond to my phone call. She finally sent a terse email saying it was a mistake from their accounting department and they apologized. I finally emailed their accounting department, and they responded with a polite email. It took them over a month to correct the statement. Here is the final reason why you should consider not working with them. Real Property Management Pros will charge you a $500.00 setup fee. That's a sunk cost. I didn't even bother setting up my tenant for payment because I found their onboarding experience so stressful, but now I have to pay the $500.00 fee for a company I barely worked with and who made my experience with my tenants much worse. I am begging anyone on here to please wary of this company and reconsider. You may think all property management firms are this bad. The new firm I went with had an owner who answered my calls everytime I answered. If anything was missing in my paperwork or with respect to the account, they got back to me in 24 hours. They made sure they did not talk to my tenant until I emailed them first to let them know I was transferring ownership to a new property management company. They even gave me a sample email to write. They even gave me advice on how to deal with the pesky realtor/ translator that was complicating my relationship with my tenants. Please evaluate carefully before you go with a property management company. The could end up costing you a lot of money and providing you with terrible service. read more

Got an automated response from Zillow saying that my request had been forwarded. Then, silence. Next day, used the email function on Zillow. No response. Called the listed number for RPMP. Got an automated voice. Left message. No response. Found the listing agent's contact info after doing some digging, who basically said she couldn't handle the showing because it was her listing. (Huh?) So. Five emails, six phone calls, over four days. No action. If they manage their properties the way they handle rental inquiries, no wonder their reviews are so poor. read more

Vents have not been cleaned, there is significant mold in the bathrooms with a leak in the subfloor which was actually acknowledged by Matt yet did nothing to fix or correct. House was not professionally cleaned as we were advised it would be. Just plain filthy. This would be a beautiful house in Potomac station but this company has neglected it. I applied for an apartment that was managed by Real Property Management Pros in early March. Currently I live in Alexandria. I drove all the way to Haymarket to drop off my earnest deposit. After about a week, my realtor informed me that I was outbid for the apartment. No one from Real Property Management Pros ever contacted me about returning my deposit. I called them 5 times; I never received a response. Four out of the 5 times I called, I had to leave a message (even though I called during regular business hours). When I was finally able to speak to someone, they told me that they forwarded my case to another employee who told her that I had been contacted about how to retrieve my deposit (this was not true). When I was transferred to this person, I (of course) got her answering machine. Finally, I had to drive out to Haymarket (in rush hour traffic on I-66) to find out what happened to my check. I was able to get it back, but no one in the office could explain to me why my deposit wasn't returned to me. It was even more concerning that no one in the office was able to tell me what the procedure even was for returning earnest deposits. The person who was holding my check was not in the office. Since I had to leave, I asked for someone to call me with an explanation of the procedure (in case I applied for another apartment with them). I haven't received a response - it's been 3 weeks. It's very concerning that they can be so cavalier about such a large sum of money. I'm so glad that I was outbid for that apartment. I wish I could give these morons a "zero" star review. For starters, we have a realtor we are currently working with that found a townhouse in Gainesville, VA for us to look at that is being managed by the Haymarket office. We looked, we liked, we applied. I myself have fair credit, my boyfriend has excellent credit and together we have very good income. So we applied on Saturday and after several emails between them and our realtor, our realtor and us, us threatening to walk away entirely, and us being made to feel like liars the whole process they finally approved our application on the following Thursday and said they would send us the lease to sign that Thursday afternoon. On Friday they finally emailed us the lease after our realtor and myself both had to call and email NUMEROUS times. Upon review of the lease we instantly got a feeling of discomfort about the stipulations that we're going to be involved if we chose to rent this property. The stipulations included: only being able to pay the rent online, adding the landlord to OUR rental insurance policy, providing account numbers to our utilities. We have NEVER had to do any of the above things just to rent a property. After emailing and calling several times regarding our issues with the proposed lease and no responses yet again we decided to walk away entirely from this property and these incredibly ignorant and completely incompetent people. We will NEVER look at another property that is "managed" by this company. They have been beyond unprofessional with every step and every response we've gotten which by the way hasn't been very many. Chuck even sent a response back at one point requesting for a review well here it is. I hope other people see this and DO NOT rent from this company. They are conniving and very deceitful in the way they do business and it seems like the lease is wrote up in a way that allows them to come up with excuses to keep your deposit and refuse to fix anything that needs repair throughout the term of the lease. read more

Management pros did me a diservice. I had them manage my property for 2 years. During this time they conducted (1) Periodic inspection. When my tenants moved out, I found that my deck was rotting, there was water damage to my ceiling, the HVAC unit was disgusting. They also made my tenants mad and unwilling to work with us in order to get my house repaired and ready for sale. The "manager" was rude and unprofessional. read more

Property owner and renter beware. The Haymarket office is the one I dealt with to rent a home in Montclair. Moved into a home to discover a flooded finished basement (supposedly the home was inspected the day before). It took me two days and several phone calls to before Mngmnt Pros took any action. The owner was unaware for an entire week. 4 work appointments, 17 days, and the threat of using the county judicial system before the basement was repaired. A door was cracked in the process of basement being repaired. "Don't worry about it" is the response from Mngmnt Pros. I asked for the carpet to be cleaned in basement after the repairs to eliminate the mildew smell. "Not our responsibility" was the response from Mngmnt Pros. Home was filthy when we were first given it. The various contractors even commented on it. I asked Mngmnt Pros to come out and walk through home with me so I could identify to them the issues I had. "Not my job" was the response from Mngmnt Pros. I eventually hired a cleaning crew myself; crew leader told me she would have quoted and charged more if she knew how filthy the place was. Completed the move in discrepancy list which consisted of four pages; zero items were repaired. There was so much that I know I wasn't catching it all. The owner "renovated" the home himself which later led to a massive electrical issue. Took two different electricians three days to chase the problem down and determine the breaker box was unsafely overloaded. Another day off for me to babysit yet another repairman put his patches on it. "Not our fault; nothing we can do" was the only thing I heard from Mngmnt Pros. It was time for my semi annual inspection and Mngmnt Pros told me the day they were coming. I wanted to be there and of course I was told it would be between 8 and 5. At 4 of the scheduled day they call to cancel and I was told they would call later with a new day. Came home the following day with a letter on my counter informing me the inspection was complete. Wonder if they did that on purpose? Owner called me two days later to thank me for keeping the home in such good condition. Felt kind of insulted by that. Received a mass email stating I had to start using Mngmnt Pros' preferred auto payment vice the one through my bank that I had been using for the past four months. Supposedly this was in order to allow Mngmnt Pros to streamline their accounting. I gave in and filled out the form. Curious I clicked on the Terms and Conditions link. There was an extra processing fee to use this system. Seemed fishy so I contacted Mngmnt Pros. Never heard back and never completed the sign up. Wonder if those who did can class action for an illegal rent increase? One night a bad storm hit, the jury rigged sump pumps failed, and the basement flooded. Believing I was to blame Mngmnt Pros came out. Rep looked around, listened, then backed off when I filled her in on everything. Turned out she was new. Asked me for my move in forms and photos because the originals I supplied were lost. Convenient or incompetence? 45 days after I moved out I received my security deposit back minus $455. Some crazy things; one of the 1986 original windows that I reported wouldn't open charged to me. Two things under the sinks that the owner personally installed charged to me. Vinyl siding damage I reported charged to me. And remember that door in the basement? You guessed it; $190 bucks charged to me. We rented a home that was managed through Real Property Management Pros from January 2013-December 2014. 1. The rental process was easy, concise, they gave us good information on how to work with them. Once you were in, I would be completely worried. 2. We submitted multiple issues with the home we lived in, why, because if we were the owner, I would be super concerned. 1) We had three roof leaks bad enough that the walls were separating from the house structure and was a major concern! You would think the owner would submit a claim to his insurance, but we found out the Property management company never informed him of the extent of the damage. 2) The deck was literally falling apart, the back railing was so rickety, that we were hesitant to even allow people on the deck. 3) Termites in the flower boxes and in neighbors house... they declined treatment. 4) Molding patio that was never fixed. 5) Hot water heater died and leaked water throughout the basement. 3. Forget calling to get a problem resolved. The 24 hour phone line was useless as many times it took weeks and even months in two cases to get someone to call back. You would think hey boiling water is soaking into the walls and framing would be a concern... nope. Or hey there is water pouring through the garage ceiling and draining in the basement.. NOPE! Those were not emergencies, and it took weeks to fix these issues or not at all. 4. Hours of Operation: they work 8-4 during week, often times do not answer their phone and they do not work on weekends or nights, so response to general questions is non-existent unless you can do this from work. 5. Return of deposit and pro-rated rent. It has been over 30 days since a new renter has been in the home, and all of the required checkout of lease was completed. The house was professionally cleaned, carpets cleaned and even made the house look better then when we rented it. I do not expect to see it in 2 months.. they are that slow. read more

This is the worst company ever I saw.I received the key 2 days after my contract start. after that, I had to call at least 5 times to send someone for moving inspection.All house broke and water was leaking to the house full of the mold.Still, the job has not been completed after one month. The John Goodwin Customer service manager is very unprofessional and rude.He definitely don't know what is he doing. please look at the property management experience before signing any contract. IT IS DISGUSTING HOW UNPROFESSIONAL THEY ARE. I leased a townhouse for them for over a year and a half. The extra half was basically just because we dreaded moving in the middle of a semester at that time. Our lease was contingent based on two conditions: one was pest control (there was squirrels in the attic and a simple carpet cleaning). The squirrels situation took over 6 months to fix. The carpets were never cleaned. Fast forward to today when they said they were charging over $500 off of our safety deposit for leaving the house in better conditions than what were given to us. Mind you, it has been OVER a month of no replies after I have sent them 4 emails asking them about it. Mind you, their final inspection said that everything was okay. They take forever to reply and will just take your money. They do not care about anything, no maintenance, no fixings, nothing. I hope nobody uses them. They are the biggest headache, stress and THIEVES. I wish I could just move forward and be over them. I hope one person sees this and decides not to use them because they are ABSOLUTELY the worst. I utilized Management Pros aka "Real Property Management Pros Professional Property Management" for a year to manage my house in Alexandria. There were several benefits to their service 8% fee as I already had a leased tenant, 24 hour service line for my tenants, and bi-annual property inspections. They sent regular tips to my tenants (like to shut off and drain hose spigots prior to the first freeze) and had an automated rent payment service. There were also some issues which keep this review at average. Specifically, while their maintenance systems was quickly responsive, the technicians and contractors they use would highlight (temporary fixed, requires larger repairs). These receipts and work orders from maintenance invoices were NOT uploaded in a timely manner and I as the land lord (was deployed overseas at the time) was not informed that there were bigger issues with the HVAC system until the receipts were uploaded to RPM Pro's online server at the end of the year. I valued my tenants so upon return from my deployment I chose to no longer use a property management company because I was local. I understand from a neighbor who recommended them that management and policies has changed so my review may be dated as I concluded their services in July 2013. read more

The only positive aspect of utilizing this company for management of our townhouse has been on-time rental payments. We are in the process of tenant turnover, which we've all known about for months. The property management team has done absolutely nothing to get the needed repairs completed and new tenants found without excessive prompting from us. They were only getting one quote for each repair and when we asked for multiple ones the woman IN CHARGE of maintenance repairs took days to respond and needed us to give her ideas of where to get free estimates. We have dealt with multiple staff at the company and they always respond with friendly sounding messages yet are full of excuses and apologies. It consistently blows our minds how much babysitting they have required to do the job for which we are paying them. We will be looking for another company for management once we get new tenants and only wait until then because we are under contract already with these people to find tenants. I highly recommend you find another company to manage your property if you actually want them to do the work for you. It seems as if we have had to manage them to manage our property. read more
