    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

The level of…read morestress, unclear and vague communication, and finger pointing throughout the entirety of our time in the rental unit, and especially as we broke our lease to buy a new home, was stunningly bad. From issues like arguing the responsibility of holes in the walls (Which were absolutely obliterated when we entered the house), to not being proactive on the owners flip flopping between wanting to rent or sell, to having to constantly stay at home to deal with maintenance issues (leaks, floors, HVAC, roof, mold), to ridiculous things like utilizing a platform that charges a FEE just to pay our rent, had us in a constant spiral of questioning what financial responsibilities we would be on the hook for, and when/if repairs would be made. Everything moved slow, constant mistakes were made, and we had to suffer through a just flat out incompetent team in a run down house and non-existent / overly cheap owners. When the lead of command sends a final message of, "I know it's been a rough time for you", you can guarantee they're going to mishandle any other property that isn't already extremely easy. Tenants - don't be fooled by the friendly demeanor. When it matters, Command will fail you.

Initial email communications were pleasant and informative. When we met Tony at the property, we knew this was it. There are tons of good looking properties around, but very few people like Tony & Jacki. Their passion for their work & attention to detail is unparalleled. The screening process is thorough, but when you consider that a homeowner entrusted their property to Jacki & Tony, you should appreciate the fact that it is. The communication is consistent, but not overburdensome. Their use of technology is right at the front of the pack. The tenant portal hosts all leasing documents, copies of insurance information, accepts payments, and even allows for online service requests. In short, these folks have got it all figured out. They are solid business people, but even more importantly, are good & decent people. You will not go wrong by doing business with JT Management!

    Leased a house in Fairfax,VA that was managed by Circle Property Management for the last 2 years…read more Our application process was smooth and circle property kept us informed throughout the approval process. Move in was very professional as my wife met with them to conduct the initial walk through. They listened and took notes down of the minor preexisting items and were very pleasant to work with. We had 1 major issue during our lease which they took seriously and made sure was fixed expediently. They made sure that the work was clearly communicated to us and we were given time frames that would work best for us (especially considering I work from home). The move out process was as professionally done as everything else with Circle Property including clear instructions on what needs to be done prior to move out inspection and routine follow ups to make sure our move out process was easy. They also provided an ending itemized summary regarding the disposition of the security deposit so you know exactly what is being returned. If we ever find ourselves in the situation where we need a rental property again, we would definitely consider property managed by Circle Property Management!

    Did Circle Property Management (CPM) improperly withhold your security deposit? See my outline of…read morepotential claims against CPM below: Like many of the other reviews, I had a very negative experience with CPM regarding the return of my security deposit. They attempted to attribute issues that were not legally attributable to me, overcharged for repairs, were unwilling to discuss beyond cursory emails, and would not return my calls or connect me to the landlord. As a lawyer, I was prepared to litigate in small claims court -- fortunately, I found my landlord's contact, she was reasonable, and we agreed to settle. Not everyone may be as lucky, so I wanted to provide the claims of what CPM did wrong in case CPM does this to others in the future. Note this is not legal advice -- you may live in a state different than me (I was in DC) and/or have different facts. If CPM tries to do you, consult a lawyer or your state's tenancy aid office (in DC, the Office of the Tenant's Advocate: 202.719.6560). 1) Failure to mitigate damages. It's a basic legal principle that a non-breaching party has a duty to mitigate damages. If you damaged the wall, CPM cannot charge unreasonably expensive repairs just because you breached. Non-breaching parties have a legal duty to keep costs down. CPM did not do this for me and charged $1400 for "minor repatching and repainting," $50 to replace a lightbulb, $75 to tighten a screw, etc. 2) Breach does not equal liability. CPM claimed I was responsible for things such as blind repairs just because I failed to notify them of the issue in breach of my lease. But my lease provided I would only be responsible if my failure to notify caused the damage. Be on the lookout for improper legal arguments like this one and read your lease carefully as to your responsibility for damages. From what I could tell, CPM doesn't have a lawyer on staff, so take their legal conclusions with a grain of salt. 3) CPM's 10% fee. Read your lease. On mine, CPM had a provision that they would charge 10% on any work that was required to be performed by the tenant. But in withholding my security deposit, they charged 10% on ANY work they performed after I left, including work that was not the tenant's responsibility to perform, such as piping and ceiling repairs. I brought this point up to them, and they ignored it. Leases usually outline who is responsible for performing what repairs. I firmly believe CPM knowingly applies this fee to everything in bad faith to anything because they get away with it. 4) Interest on security deposits. DC Code 14 DCMR § 311 requires that your security deposit be held in an interest bearing account, and that the security deposit PLUS interest be returned / accounted for within 45 days of the end of tenancy. CPM failed to account for this for me. 5) Professional Cleaning Fees are Unlawful: DC code § 42-3505.10 states a housing provider cannot charge a professional cleaning fee so long as the tenant returns the promises in a condition within the standard of ordinary wear and tear. CPM still put this and my lease and emailed me multiple times upon leaving to make sure I had paid this, even though DC bars it. If they made you pay this and you live in DC, consider raising. I don't believe parties can contract out of this. 6) CPM may owe you double / treble damages: If CPM withholds the security deposit in bad faith, they may be liable to you for double or triple damages under 14 DCMR 309. CPM should be held as a sophisticated party (they are not just a one-time landlord, they are a property management company). Yet the history of reviews like this one show they have a pattern of improperly overcharging tenants beyond what is reasonable or legally defensible. If you need to litigate, bring up their history from these reviews and the fact they are acting in bad faith (if they are) against what is in your lease or what is reasonable based on your facts. I hope no one else has to deal with CPM, but if you do, I hope this helps.

    I had the displeasure of conducting my sale with this company and I do not recommend them…read more Scott was so condescending when going over my ALTA and explaining what debit was left off by their Senior Processor, Zoe, who had sent it to me two weeks before my closing date. My realtor had to reach out for two days to receive the final ALTA and when she did it was wrong. The night before my closing I finally got the correct final ALTA and it was way off from the one sent weeks back so I asked the other processor if she could go through it with me and she connected me with Scott. He sounded as if I were inconveniencing him by asking about the impactful difference, still no accountability taken for failure of including this debit and no apologies offered. Also, when I signed my closing documents I had to ask if they'd be needing the condo, mailbox, and storage keys. No one even asked! When I emailed about how disappointing this was there was no reply, so now everyone can know how disappointing their lack of communication was and know there are other Title and Escrow companies to use in the Fairfax area for your closing and settlement.
