You really should have cell phone numbers posted in your MLS listings and/or your web site. I have clients that would like to see one of your available rentals and there's no way to contact someone for access. I am a licensed Agent but again, you listing only has an office number (no cell numbers), which means nothing can happen on the weekends for us or for those who's properties you are renting out. read more

We have paid our dues faithfully since we closed in August of 2020. We see that there is no upcoming annual meeting scheduled and in fact from other residents we have learned that there has not been a meeting for the last 5 years. We continue to pay and have no idea how our funds are being spent. We have no pool, no common areas, no trash pickup, etc. Not happy at all! read more

After dealing with Trey Austin, I would suggest avoiding this business at all costs. Whether you're a potential renter or even a contractor, these people are very dishonest. read more

Worst customer service I have dealt with next to Comcast business, ever. I prepaid my rent due to Covid in the amount of $4000 in September 2020. I have been trying to obtain a refund of the overage due after selling my business since January 2021. ARMI owes me over $1900 and 'I can't no satisfaction' after more than 2 months of emails, phone calls and office visits. read more

I do not know how anyone is showed homes at all. When I tried to schedule an appointment to see a home, I would have to arrange to take an hour or so from work. One home is quite close to my job. However they refused to meet me onsite and wanted me to come to the Warrenton office. Guess what.....some of us work. It's how we pay rent. So then I get the speech of how any agent can show us the home. Guess what....other agencies aren't the listing company. Just another way for someone else to do the their work. Something really needs to get re-done in this office. I see so many homes sitting for months on end empty that is listed with them. I wonder if it has to do with the lack of flexibility in their showing schedule. Bad part is the have such a hold on the Fauquier county area. read more

They are rude and do NOT WANT TO ANSWER OR CALL ANY ONE BACK. They also do not put whether the listings are really active or inactive. As far as pets goes they only want pets under 20 pounds. They are unfriendly and unhelpful. read more

Rented a duplex from them that had multiple gas leaks due to neglect (moved into the duplex with a newborn) Mold, that we had to hire an inspector to prove even though we took photographic evidence to them. Of course they kept denying that it was mold even after we sent them the results from the inspector saying that it was actually mold, there were nails sticking up in our steps going up to our door, Plus the double security deposit thing is total BS. every single time we talked to anybody from this company they were rude incompetent and dismissive. The gas leak was discovered by chance only because I had to call the local fire marshal to our place to make sure that this place was actually livable. And he just happened to go into the laundry room and smell a little bit of gas, He then called Columbia and they came out and tested the pipes to discover gas leaks. Really awesome to find out that my three-month-old daughter had been breathing in gas the entire time we had been living there. Great people. read more

NEGATIVE STAR! BEWARE!! DO NOT RENT ANY PROPERTY FROM ARMI !! The most unprofessional property management company!! I lived in a house for 7 years and never was late with rent. I moved out and left the house in 100% better condition then when I moved in. They won't fix anything. They charged me $280 to clean an oven I never used. Light bulb fixture had short and landlord wouldn't fix. A broken window landlord never replace. Worst yet, they did not return my pet deposit. I had an inside cat and never knew I had a cat. Gordon and Pat Bennett were owners and stood behind their criminal actions ! read more

This is the worst business I have ever dealt with. They are underhanded and unprofessional and basically don't care about the tenants of their rentals. They are difficult to deal with, non-responsive to tenant issues, and don't want to return deposits that should be returned. I will never, ever rent from ARMI again. I am also considering filing a complaint with DPOR. Horrible horrible service. If I could give "minus " stars for their rating, I would. read more

Good on maintenance. That's about it. If you want to have to get a new tenant in your property every year...and pay a HUGE leasing fee each time...then this is your place. Had my home with them for a little over three years and I've missed SEVEN rent payments because of the bad tenants they placed. Yes, going into my fourth year and my fourth tenant. And one skipped on the lease a few months early. Isn't it the job of a property manager to find good tenants? If so, I'm batting .000 with ARMI. Stay away. read more

I've been looking for a rental for months and every time I find a questionable one I notice the realtor is ARMI. At this point it cannot be a coincidence. On house simply didn't exist. I drove everywhere but could not find it. I then did an extensive search and it came up under three different cities. Same house, same street address...different city. I've tried to contact them on two other properties and received no response. Renter beware! read more

They are still horrible. Avoid them at all costs. They are unresponsive, incompetent, and unprofessional. The only thing they do is take money and provide a source of threats and never ending frustration. read more

Awful!!! The condo that was supposed to be "move in ready" was the complete opposite. They don't know what they are doing...especially Jennifer in the Gainesville office. Gas was not set up, but checked on the inspection report, we currently do not have water-even though w/s is part of the rental agreement. Whether it be Mr. and Mrs. Gordon as the LL or ARMI as the middle person all around they are incapable of being a sufficient, professional management company and Landlord. They do not tend to the tenants needs even before moving in. STAY AWAY FROM ARMI/THE GORDONS. By the way they deserve 0 stars. I just had to pick one. read more

I cannot begin to describe how awful my husband and my experience with Armi was!! To start just trying to contact them to set up viewings of various houses was difficult and when we did set up appointment several times AFTER THE INITAL MEETING AT THE OFFICE they were 10-15 minutes late to our appointment. We should have taken the hint, but we moved into an Armi property anyway. When we moved in the so called move in ready townhouse needed yard work done, whole light fixtures replaced and a plethora of other maintenance, in addition to being filthy! To get all this done took forever thanks to Armi's inability to communicate with their tenants. In addition their "maintenance men" left doors open at our house and we had to call them back several times to actually fix things. Fast forward to our move out where not only did Armi not look at our initial walk-through and they charged us for existing damages and when I emailed and called it took me threatening to go to a supervisor to get our money back. In addition I asked the property manager in charge of the property if we were responsible for anymore maintenance once we turned in the key, Marci said "no" however we were charged for all the yard maintenance after we moved out. That would have been fine had we not been told otherwise. Unprofessional, rude, incompetent, and dishonest. I would strongly suggested changing your placed of residence before renting from Armi. If there was a negative 5 star rating they would get it. read more

I was contacted by Will Austin to give him a quote for some electrical work at one of their properties in Gainesville. I met with him onsite and we went over the scope of work. I gave him an estimate a day or two later via email and he simply replies that they are looking for something more "turnkey". I simply asked him what's not "turnkey" about what I'm offering? Never got a response. If you're going to waste someone's time, then at least have the courtesy to explain what you don't like about their estimate. Oh well, I guess that's why ARMI now only has 2 horrible reviews and my company Graham Electric has tons of great reviews. Take care Will! :-) read more

DO NOT DEAL WITH THESE PEOPLE!!! They are scam artist and will get you excited about a property long enough for you to fill out an application and pay a 55$ "processing fee". After you have filled out the application and pay them you will be lucky if you get them on the phone. I was told by Paul (who some how does not exist in the office now) that the 55$ is a processing fee. After I paid the fee I was told shortly after that I do not qualify and that they were not going to "process" my application. So shouldn't I get my money back? I just spoke to Jennifer who is now telling me that it is an application fee not a processing fee and it is non-refundable. How convenient. ARMI is a joke! Stay away from them at all cost. You will get nowhere and end up losing money for nothing. read more

This office, managed by Will Austin, managed our single family home which we started renting in May 2011, after we moved out of state. In 2014, after a disagreement over how to deal with a tenant breaking their lease, Will terminated his representation. We subsequently hired a new property manager. We changed the contact information for our HVAC contractor. In doing so, we learned that Will never arranged for the two annual preventative maintenance for 2012, 2013, and 2014!! I paid approximately an average of $250 per year for these services. This is more serious than it appears at first glance because the HVAC contractor changes the dampers for airflow in the ducts for warm and cool seasons. Also, after requesting to manage our termite warranty contract, Will failed to pay the bill, resulting in our notice of impending termination. It seemed to us that Will never felt it is appropriate to raise the rent for a current tenant, and seemed to always prefer lowering the rent when the house was vacant for brief periods of time. So what is best or easier for Will is always the advice the home owner gets. Will's level of service to me, the homeowner, was a disappearing act. Michael T read more

We rented from Austin for 4 years. They are good to deal with until you leave. We were charged repair work for pre existing conditions. We are very sad about how this company treated us at the end of our lease. read more

BEWARE if you are renting from these thieves! They will keep your security deposit no matter what you do! And they won't even take your phone calls! I left the townhouse in Warrenton in BETTER condition than when I moved in (it was dirty and a mess when I moved in), and yet they still stole my money from me! Trust me, I am a neat and clean adult, and I was the only one living there for a year. No pets, no kids. The house was left perfect! This company has the worst customer service, they lack people skills, and they have NO integrity! Ask around! You will not hear one good thing about them! AVOID them at all costs! read more

Can we do a 1/2 star, or a quarter star??? THEY WERE THE WORST!! Don't think about using them as a management company because they don't know what is going on, and they are really not there to help you out as a landowner. We hired them in May 2010 - signed the paperwork & everything. The property didn't get listed until the end of July (available Aug 1st), and we kept having to remind them to put a sign out front of our house to let people know that it was for rent. This should have been clue #1 to us that they were no good. Finally, someone moved in October 1st . . . . Then the tenants didn't stay the entire lease period. They painted the basement without our permission, moved out without cleaning (dog hair & urine stains everywhere & never mowed the grass. The fridge was nasty and moldy, and the cabinet door in the kitchen was broken off). We were told by ARMI that the security deposit would cover the cost of repairs, etc. Time went by and we went out to check on the house more than a month after the original conversation with them. None of the work had been done on the house (even though it was listed for rent, and lock box put up by an ARMI staff member - but oh, I will give them that there was a sign out front). Our house was EMBARRASSING!! And people were supposedly looking at it in that condition. We would have had no idea it was in that condition if not going out to check on it. What if we lived more than 1 1/2 hour away??? Would it have ever been cleaned up? Getting it in good condition was like pulling teeth, and we ultimately had to go out ourselves to clean it. They did have someone mow the grass, but it took about two weeks of calling and calling to get it done. All in all, we felt we were disrespected and treated like they couldn't be bothered to rent out our house. It took several messages to get returned phone calls, communication was extremely poor from the office staff, and when we did have tenants and there was an issue, they wouldn't send anyone out to even look to see if the woodstove door actually was cracked or not. We had to pay $90 to find out that there was nothing wrong with it. All in all, in the year and 3 months they were managing our property it wasn't rented for 6 of the months. I feel as if they had been more on top of things, we should have had it rented the entire time. read more

the opposite of highly recommend. armi appears to do everything they can to take advantage of their tenants. they perform the bare minimum services (didn t provide us with keys to the back door deadbolt... "gosh, we never had those keys" and wouldn t reimburse when we had to make an extra set for maintenance). the apt was delivered in truly awful condition ( "we don t clean apts before people move in" ) yet our deposit was then quickly taken despite being cleaned and left in better condition upon move-out. so, evidently, they never clean the apts and just keeping taking each tenants deposit w/o maintaining the unit. your only hope to get decent service is to hire a lawyer or understand rental rights well yourself. it is unfortunate companies like this prey on people they think can t/won t stand up to them. read more
