I usually prefer to wait until lease renewal or expiry time to review an apartment building because by then I would have had enough experience of living in a building to be able to give a qualified opinion. But in the case of Emerson, I am making an exception primarily because how much of an improvement it is over the last community we lived in. Both were advertised as luxury apartments, and both looked the part. But whereas our apartment in Station on Silver started falling apart within a few month of moving in, with cracks appearing on walls and the floors so flimsy that just the act of waking would make the cabinets tremble, the sturdy and reliable feel of our apartment at Emerson is a welcome change. The second biggest difference is the staff. While the entire leasing team at station on silver had only one lady who was actually praiseworthy and attentive to tenants while the rest always seemed a little vexed and having to do their jobs, the entire team at Emerson is just phenomenal! I have never experienced such honest leasing agents who were so forthcoming about the status of their apartments. Noise from neighbors had been an issue everywhere we lived and when asked, two separate leasing agents at the emerson made no effort to lie like others and claim that noise would not be an issue. They both told me the honest truth that this is an unavoidable issue in such complexes and they've done their best to insulate each apartment but some noise is to be expected. This honesty won me over and in my experience here so far, I've noticed that the noise problem is actually a lot less of an issue here than previous apartments. Beyond being honest, the team is also extremely helpful, attentive, considerate and proactive. Not to mention friendly and really welcoming anytime you visit them. They are the single biggest reason to move here in comparison to other places, and if you have lived in apartments long enough, you will understand how important a reliable and trustworthy management is. The amenities and apartment features are par for the course for modern luxury apartments with a fantastic gym, plethora of meeting areas, pool, Grills, rooftop, SS appliances, gorgeous wood flooring and cabinetry, soft carpeting and great aesthetics over all. Add to that the breathtaking view of the lake from the apartments along the back of the building and you have a recipe for a great life experience here. It's not devoid of cons however. But luckily, all the cons are so minor that they cant really take anything away from the overall Emerson experience, which is why i still gave them 5*. First of all, the building is a bit of behemoth and navigating it can be confusing and cumbersome to the point where we actually find it easier to drive to the mail room than to walk to it. Secondly, parking is not free and reserved parking is quite expensive. Thirdly, guest access is very archaic compared to modern solutions like butterfly MX being used elsewhere. This perhaps makes the building more secure but at the expense of convenience for tenants and guests alike. Finally, and this pertains to the floorplan we chose so may not be an issue on other floor plans, but the utilization of space isn't as well thought out as it could have been. This leads to some frustration when cooking as the kitchen is needlessly cramped with plenty of unused space around that can't really be utilized any other way. The laundry nook is a great little space which could have been so much more useful if the shelves inside had been placed within actual reach. Loads of closet space is again hampered by nice looking but impractical shelving. However, we have a lovely view of the lake, and even the blue ridge mountains on a clear day, so we find it easy to overlook this little niggles. All in all, you will be hard pressed to find a better place to live in at this price point in NOVA. With easy access to all major roadways and walking distance to loads of shops and restaurants, there really is no reason to not love living here.

The _real_ Luxury Apartments. If you lived in the apartments before, you know how it goes. Everything is advertised as "Luxury Living", until you move in. Then you start noticing little or not so little pieces, that were cut, to save costs. It happens everywhere, so I was bit skeptical, when I moved to Emerson. I was looking really hard to find something to put into that "Cons" part of the review. Well. There is none. It is truly, no-corners-cut luxury apartments. Let me put some examples: I am working remotely, so internet connection is very important for me. Preferably wired connection. So that was first thing I checked. All is pre-wired. 8 wires are deployed all over the apartment. Next - it says "Cat 6" on the Ethernet sockets. I was like "Yeah, right, who would run 10Gb wires in the apartment". Nope. It is really Cat6 in walls. Next - appliances. First when I saw pictures on the website, I thought "Nice! Stainless" at least it will look good. Nope - it's not just stainless. It is top of the line Whirlpools on everything. Hardwood floors is a work of art - it is matte finish, that is super easy to keep clean and it look so nice. And that goes on for pretty much everything. My friends aske me how much I pay and comment on "OMG, so much!", up until they visit us. Then it turns " Oh, I see - it's actually a bargain, for what you have here". Pool is absolutely amazing. Common areas will match any five star hotel. Next, the management. I love you, guys! Absolutely every single request from me was addressed. Everything possible and impossible was done, no matter how reasonable my request was. They really do care. Keep up the good work! And big thank you from all of us. If you research the place to live in the Centreville area, this is the one. I promise, you will thank me later.

Maintenance issues: since moving in our washer had flooded the entire bathroom 4 of 5 times and stopped working mid cycle so many times they had to give us a new one after about a year and a half of being there. The new dryer they gave us began smoking and almost caught fire on one occasion. Our roof in the bathroom leaked during a rainstorm which they told me was due to the vents on the outside not being properly maintained. We had a huge hole in our ceiling due to our upstairs neighbors which they couldn't fix for days due to the upstairs neighbors having an extra lock and refusing to open the door. We had so much water damage that caused mold all over the apartment because they just patched it up without actually fixing the moisture. UNSAFE- there was all types of sketchy people hanging around, people got their cars broken into, packages stolen, drug deals happening out in the open. I had to call the police several times on my neighbors for getting into domestic fights at all hours of the morning with a female screaming for help. After i brought this along with the other excessive noise concerns management did absolutely nothing. The "courtesy" officer is a joke and does not enforce noise at all. There was multiple times when many police were called to the complex one time an officer told me there was someone with a rifle threatening someone in their apartment For the price they're asking the apartments are ridiculously old and run down. There are MUCH better apartments for less money within ten minutes of here . Don't waste your money here

One Year Living at Benttree - Review…read more We've been living at Benttree for about a year since we just moved here. The apartment is alright for the price we chose to stay. Location: The location is convenient for walking and driving. CVS, groceries, restaurants, and even Costco aren't too far. This can be both a pro and a con when it comes to saving money. Management Office: Shekerra was our leasing agent and gave us the tour. Since it was her first tour and she had just started working here, she was new, but she was nice and made an effort to answer all our questions. Adrea, the manager, has been nice every time I ran into her. Kayla was also helpful and answered my questions politely. Maintenance Team: Gristian has been the best maintenance experience I've had so far. Collin is very respectful and professional. He always calls before entering, even when entry is allowed through the resident portal. I haven't interacted much with other maintenance staff, but one individual (who has two dogs) could benefit from more customer service training. It would help him better understand how to interact with residents carefully, especially while living on-site. Common Areas: Not too bad overall, but a few things could be updated or fixed: Some stairs are unsafe to walk on, especially when wet or snowy, due to broken concrete pieces. Hallway ceiling paint has been peeling and hanging for over a year without touch-ups or repainting. Playgrounds need more mulch to improve safety for children. Pest Control: There is a pest control fee, but preventive inspections in the apartment or outside seem limited. I've seen Collin checking outdoor areas. Rats do appear occasionally, and I once saw a raccoon near the dumpster, which is understandable. Lots of mosquitoes, especially during summer around the playground. Office Staff: Staff could be a little friendlier, but everyone has their own approach--just my opinion. Trash: Pros: Multiple trash stations, trash picked up on schedule. Cons: Some stations have narrow driveways, and trash trucks can block the entire way while collecting trash, creating a minor hassle for cars leaving the property. I experienced this a few times early in the morning--having to drive another circle to exit isn't a big problem, but it's annoying without coffee. Some trash and cleanliness issues are due to residents, not management. Some people are inconsiderate, throwing trash outside or not picking up after their pets, even though poop bags are provided. This affects the grass and overall appearance, but it happens at many places. Package Room: The community uses LuxerOne lockers, which is nice. Like many properties, Amazon delivery can be an issue because some drivers don't use the lockers properly. This isn't the leasing office's fault, but they sometimes get blamed for it.
