Toured these apartments and they seemed nice. The leasing agent was fairly friendly and helpful despite negative reviews regarding the leasing office. The application fee was the highest I've seen in the area ($80 per adult) which seemed a little crazy. Ended up going with a different place, but the apartment we toured was very nice and spacious for the price. read more

This has to be the worst customer experience I've ever had. We had an appointment with Linda and some other lady at the front desk. We called in ahead of time to let them know. We will be a few minutes late since we are coming from 1 hour away and they said no problem. When we get there they had the doors locked. They wouldn't let us in. We were only 10 minutes late. I would not rent from them, even if I was homeless. These people deserve to be fired and are doing terrible misrepresentation to the company. I hope management can deal with Linda and her annoying little sidekick. read more

Do not rent here unless it is your last choice. They hide and lie about a lot until the addendums on the contract and much more. Worst office staff and support, worst customer support, they do terrible lot maintenance when it comes to snow. And even had an ant problem and they would never come check it out. The staff and corporation is lousy and please don't rent here unless you have to. Also if you want to move out and if you don't tell them at the right time of the month or during the right month, you may go from a 30 day notice to a 60 day notice because . And you just find out you have ti tell them before the first of the month to start the 60 days. so then you're stuck in here for three more months after when you wanted because you asked in the third instead of the first. These people suck, don't come here. read more

I just moved out of Orchard bridge at the end of April 2021 and the reviews are right. The apts are nice for the price but the leasing office and am gulf Corp is trash. They are scammers. The leasing office are complete incompetent an are not to be trusted. When I moved out, I got a letter back from amgulf in June 2021/this month. Let me tell you they charge me for light bulbs not change on the top bathroom light, trash bags left which was not left, ice trays taken, a bogus fee of the drywall in the bathroom damage which I had ask could they do something about and that bogus carpet cleaning fee. Sara is not to be trusted because I sent emails and she never responds after I have move out and sent video of my inspection. DONOT MOVE IM TOO THESE APTS. Everybody who gave low rates on this review is speaking the true. I would give them a zero if I could. read more

We were denied of our application. We met the criteria with our income and have an excellent credit score but they denied us. We submitted the application almost 3 days before we found out we were denied. We had to call them to know if we were approved or denied. They told us they will let us know the day of submitting the application or the next day but it ALMOST TOOK 3 DAYS AND WE HAD TO CALL THEM.... That is extremely unprofessional!! We lost $100. They probably kept it in their wallet. Also I felt like one of the associates there Sarah could have better manners in terms of being kind also staff seems gloomy atmosphere is very dull and sad. There is no reason for us being denied. Also might I add its in the middle of nowhere. They have a huge billboard sign in the road to attract the people to rent so they can take their money. There's no shopping centercenters nearby and evrything else is far out 3-4 miles (15-20 minutes drive). Why live in in a place like this? Save yourself your valuable time and money. Don't go here. read more

Stay away from these apartments. As posted by another person below me I've never been evicted and have always been qualified for any type of loan I've ever applied for. Sara is a unprofessional person. I asked her for her supervisors name and number. She said her supervisor doesn't have a number(seriously). She would only give me an email address which wasn't a direct email to a person. Most importantly she was very persuasive to get me to pay in cash for my application. I asked for follow up documentation and she could only say it was decided by corporate and she couldn't see anything from her end. To me it sounds like Sara enjoys taking people's money. I only called to follow up because it seemed odd that I got denied housing here and accepted at another apartment that has been around and is more re-known. read more

This is a poorly run apartment complex, most the team in the leasing office are trash (basically everyone except Cristy). I made her my focal point when working with the leasing office which is unfortunate because I feel like most tenants would rather work with her than anyone else. Amgulf built and runs these minimally viable apartments into the ground. They will get you in them, sign all the papers then nickel and dime you over your time there then drain all of your security deposits (apartment, pet and garage) all because they want to update their apartments on your dime. I have been in contact with a few folks who had the same experience with these apartments. This apartment complex has been up for over 6yrs now, still can't get all their facilities certified (no gym, no real leasing office). The leasing office is run out of a 1br apartment. They don't clean the property very well, people always littering, they had to get on a discount plan with the county so they can afford to get 1 recycling bin for the complex. They couldn't even get a truck in to plow the snow from the complex, spamming tenants with emails asking for volunteers to shovel snow. They try to blame it on the county but why are they the only complex with this issue? So if you feel like calling up maintenance to fix things every month, ok with not going anywhere when there is a decent snow fall or if you feel like have your bank account drained by a run down apartment complex or want to spend time stalking the one person in the leasing office who actually gives a $#&* about you and the complex...then this is the place for you. You know the hassle of moving and once you move, you don't want to move again. Don't regret your next move, go with another complex. You'll be less stressed and either have more money in your bank account or you will get more for the money. read more

This is the worst apartment complex I've ever dealt with. They unexpectedly gave me a 30 day notice to terminate my lease and move out. They did not have a reason why and refused to cooperate and work with me. I emailed corporate and they never responded to me. I paid rent on time or early every month and never caused problems. The management team is extremely rude, unprofessional , neglectful, and not good at communicating. The lease was month to month and they said they had the right to end my lease with 30 days notice without cause and there's nothing I could do about it. They eventually stopped responding and answering my questions and never called me back. They also did this during the holiday season when it's completely inconvenient. Also, they did not give me my security deposit back and refused to help with repairs during the last month. Also, the leasing office told me via email to come up to the office to sign a paper, but when I asked if and when I can come up there, they ignored me. The office is appointment only but refused to make an appointment to sign a necessary paper. Also, they hung up on me when I called and asked a question. They are demanding, passive aggressive, and just plain rude. All they care about is getting residents in for the money and then they don't take care of them after that. I do not recommend this apartment complex at all unless you can afford to be randomly kicked out and all the stress that comes with it. Beware! They are monsters! read more

O stars. My Heat and AC didn't work for 6 months. Price was great but at the end of my lease they terminated me for complaining about it. At least that's my assumption cause they never gave me an anwser. Read the fine print of your lease. My apartment went 6 months with no insulation and 5 months of maintenance telling me they "adjusted the vent" lol in the coldest winter. Leasing office always says call corporate but corporate never answers lol. I am been saved from the shackles of this place. God is good! But save your coins people lol. They barely anwser the phone before you move in and they definitely don't anwser when you leave. read more

The worst leasing office ever, I would give them 0 stars if I could. Doors and windows are drafty. Windows will be moldy in winters. No gym or real leasing office. People always asked me where the leasing office is when I took a walk with my son. Because it is hard to find. Do not expect to get your deposit back. They charge whatever they want, like dryer door dirty, washer top dirty, even something not broken. IT IS A SCAM. We bought a house at the end of 2021, we told the leasing office we were going to move out in a month, they said the notification should be 60 days. We paid a one month rent bill but we did not live there at all. We tried to call them, but no one answered the phone. My husband had to go to their office to ask about the need to clean carpet and crayon marks on the wall. Sara said  we have lived there for more than four years, they will change the carpet and repaint the wall anyways.  We do not need to clean the carpet, only need to vacuum it. However, when we got our deposit back, they did charge about 300 dollars for cleaning carpet and marks on the wall. That's not what she said at all. I sent an email to her, she said "They do paint the apartments after someone moves out but crayon marks on the walls are not considered normal wear and tear". But we told her it was crayon marks at first. Two doors＝550 dollars. I knew one bedroom door needed to be replaced. I have no problem with them charging us that, but they also charged a replacement for one bathroom door which it's not broken. That's ridiculous. She said the leasing office does not do the move out inspections. She has no information on the broken doors. Seriously? read more

I went to view these apts, and while they are a good bang for your buck, the leasing agent seemed annoyed that I was there or that he even had to show me a place. He wasn't engaging at all. So, needless to say, I'd rather spend more to receive better service. If that was the first impression he was giving, I can only imagine what it would be like once I sign my lease and many of the reviews have reassured me of that! Oh, well! Their loss! read more

Where do I begin..? This was my first move out of my parent's home and boy do I regret moving there. Kristy, Don, Sarah, and the new Latino Male working in the office... TERRIBLE. I promise they are very terrible when it comes to communicating any and everything. You literally have to tell them that you are expecting a phone call back or email for them to follow up. One major issue that my roommate and I had was moving out. Why is that a common trend for these people? Like, let us go!!! Obviously you aren't doing anything great to keep us here so let us leave. The first issue was signing the form to move out letting them know the day. Kristy's brainless, foolish, dull-witted self gave us such a hard time about the move out date. We had to redo the form because she stated she didn't receive it exactly 5 days before the requested move out date and we were then GIVEN a specific date to move out on. What kind of sense does that make? After dealing with that foolishness of course we were faced with the pandemic. Luckily we had moved out things out but then inspection came along and I called and asked since they scheduled the inspection in the middle of the day on a Monday as if no one works, to see if they could change the time. However, The Latin man that works in the office stated that we, the tenants were not allowed to come to the inspection. Now, this is 3 days prior to the inspection and they have not given any written notice of this at all. Of course, I'm shocked and confused because we have agreed to be there and now they are saying we can't be there. Fast forward, the gentleman then gives me a hard time on the phone then hands me off to Kristy. I then received a notice on the door two days later (one day before the inspection) stating that we could not be there due to COVID-19. Fast forward to two days after the inspection, they said everything was fine, nothing would be taken out of our deposit other than the carpet cleaning fees. I received the notice final inspection now in the mail and they charged us for tons of miscellaneous fees. They are crooks, ignorant, thieves, low-down people. DO NOT LEASE FROM THEM! Even if it is your last resort! You are better off at Motel 6. Kristy and the whole leasing staff need help and more common sense. read more

DO NOT LIVE HERE!!!! I'm saving you the trouble and displeasure of ever meeting anyone associated with Amgulf. Who's as you'll notice has an F rating with the better business bureau. Anyways.... when we first moved in we loved it ! Not because of the staff or anything the community did. Simply because of the price and how clean it was. I mean it was brand new so hopefully would be clean... so after about the first few months. We noticed every window in the apt was not properly installed and the builders cheaper out and didn't use EE glass as required. How that got past Clark group I'm not sure. But they would consistently leak and damage the surrounding window wood and paint which multiple residents were charged for. Our heating and AC was broken for over two months and they would just keep sending inexperienced techs who had no clue what they were doing. I know because I used to service and build HVAC equipment. And when I finally explained what the problem was. It still took weeks to fix and I even considered cutting into the ceiling myself and fixing it and also to see how badly built these "NEW" apts are. They will charge you for smoking in the apt even if your not a smoker. They will charge you for ice trays and light bulbs hat have burnt out when you move out. They will organize your walk through when they know you can't make it. That saves their ass... so they think haha They will hold your deposit for no reason. And newflash enjoy the so called amenities if you do decide to live here because in our whole two years living their we never got to see or use any of them. Excuse day after day about permits and bosses. They are ignorant,non-caring,spiteful people and yes even the office ones. The "so called big dog" who sits in the back office does nothing so never ask for him. He couldn't hit water if he fell out of a boat. And for gods sake don't get caught in a snow storm here. You'll be snowed in for weeks.... and thats a fact. And in case anyone else is going to court with this shady non real estate company because they are not a real estate company just know that you'll win your case regardless. I lived here with my best friend for almost 4 years and it was the best years of our lives!! This was my first time moving out and the process was easy. The office staff were always so nice and helpful. We didn't run into any maintenance issues. The mailbox, office, and pool were right by our building so it was convenient. Our apartment was a 2 bedroom 2 bath. The layout was perfect - bedrooms were on opposite sides of the unit so we got our own privacy. The sunlight in the morning came through our dining room/kitchen so weekend breakfast was always a vibe. The walls weren't that thin and the noise was minimal. We had really nice neighbors throughout the years in the building. When we moved out, our inspector was also very nice and we had a good idea of what the charges would be. All reasonable and we received our security deposit check mailed within the expected time. Fair rent price, and in comparison to other apartments in the area this place was the best deal and the apartments felt a lot bigger. read more

If I could give 0 stars to this property I would. I think a 2 year old kid could be better managing this property. You walk in there and they tell you they will open the gym and clubhouse within a couple months, I lived there for 2 years and they never opened it, my neighbors who lived there longer said they've said that since the opened the apartments for rent. The will also tell you after a year your contract goes month to month and there's a 30 day notice, and by the time I gave my notice they said oh it's 60 days in this month because we don't have a lot of applications so I had to pay an extra month of rent even if I don't live there anymore. I also handed the keys and told them I want them to inspect the place because since I have the empty place for a month I could have time to fix things so they don't try to rip me off with my deposit too (because I also read other reviews about how bad they are with this) and she said they can't, which is unbelievable since there's a whole month they can come and do it. Please beware and DO NOT rent there, they are lying all the time, have no ethic and until today I'm waiting for a response of an email I sent them, I can't believe this place is still open to the people. read more

This place is a joke! The apartments are VERY nice, but the down side is that you have to deal with the incompetent scheming management. You can find a 2bd/2bath for a great price but they will rob you out of your money in the end. If you look at the other reviews, you will see how many other people have made the SAME statement (beware...management will tell you that the people on the reviews are fake, but little do they know, I've been in contact with a few and they are real, true and accurate). When it's time to move out, you better believe you won't be getting your deposit back or they will give you very little out of the $900.00 deposit. One person that I've been in contact with said they only received $40.00 back. They charged me for something as little as blown lightbulbs during move out time. So not only did they take my $900 deposit but they charged additional amount and now trying to take me to court because I said I'm not paying the additional amount. If you live in a place for years, normal wear and tear happens and it even states that on the move in checklist (I might log back on later and show pictures because I took my own when I moved out). They evicted me and other tenants and said they don't have to give a reason. I paid my rent and never had an eviction. They evicted me because I complained on my neighbors and they didn't know how to handle the situation so one day I came home with a notice on my door. How professional?? I don't even have the energy for these clowns (lol). I'm glad I'm living in a nice/better community with a management team who knows what they are doing and not just evicting people because they want to. It costs more, but ill pay to be happier and work with people who are competent and know how to communicate. read more

This place does not even deserve a star. Do not waste your time with this place. The leasing office is extremely unorganized. Run AWAY! Lived here from December 2014 to July 2016. I paid my $900.00 security deposit before moving in. The ladies in the office are great and the local manager was okay too. I was happy living here until it was time to get my security deposit back, after moving out in July 2016. I passed the local inspection and walked away thinking I would get my deposit back within the 45 days promised. Sixty+ days later, AMGULF Corporation, the property management company in Fairfax, refuses to refund my money. No reason given. So off to the lawyer's office I go. Formal BBB complaint filed. Even filed a complaint with my company...the DoD, the Office of Veteran's Affairs, and ABC News. We're off to court next! I can't recommend renting here. I would have highly recommended this place, but you have to delight your customer from the beginning to the end process. Unfortunately, the Office Manager at AMGULF has a stick up her butt and that's where the positive relationship ended. It's only $900.00 bucks, but it's the principal. You can't take someone's deposit and refuse to give it back just because... read more

My family moved into Orchard Bridge Apartments in 2015, a few months after it opened. The price was great, most likely the let's get people moved in quickly rate. They had a number of amenities listed, pool, fitness center, car wash. Unfortunately they were not available... We were told they would be within 2 weeks of our moving in. They said they'd take $15 of the first month. That time came and went... yet no amenities. Always it was next month. Then we had a big snow storm, and their docs say they will plow starting at 3". After 24" and several days... They plowed. After our year lease we decided we had to stay due to a family situation. Unfortunately we were told we weren't being allowed to renew and we had a month to get out. I guess because I complained about the lack of amenities and them not plowing I was forced out. Apartment was great... But lack of noted amenities and poor management I would say move on. read more

Upon leaving i had my walk through and everything was fine until it cam to receiving my deposit refund. This review is to support the other 1 star reviews out there. I am writing this because I hope the people who represent Orchard Apartments see this and perhaps make changes that would improve their current state. I am currently living at The Point over in Manassas Park. I wanted to see what other places were there to live in the area, so I went to Orchard Apartments this past Sunday for a tour and perhaps a potential place to live. However, their office was closed. They do not even work on Sunday which I found kind of odd. Most complexes are open on Sunday because they know the people they intend on renting to have JOBS and probably work Weekdays from 9-5 or so. Anywhoo....Everything happens for a reason. Because had I not seen these reviews I might have signed something I would have later regret. So my main reason for leaving this review is to show that their office hours are bad, and these reviews have influenced me not to rent there. read more

THE WORST MANAGEMENT I HAVE EVER DEALT WITH. This place is so unorganized it's scary. My roommate and I have lived here for over 3 years and have constantly had issues. Our community center is still not open and our pool did not open until over a year after we moved in. When it comes to the winter time, be ready to plow your way out of the complex yourself or walk to an Uber on 28 because the management office does not hire anyone to plow. In the summer time, bugs are everywhere inside the units and there's not much they do about it, even after many complaints. All of the appliances are very cheap. I could go on, but the main reason I am writing this review is because of our bill this month which was $2000+ over what it was supposed to be. My roommate had to manually calculate all the fees and send them the correct number. This recalculation was done on the 5th of the month with one of the leasing office assistants. Therefore, we did not drop our checks off until the 6th as we were not going to pay over $3000 and pray they credit our next bill (considering they have always been very inconsistent and incompetent when it comes to any type of fees). The leasing office gives you until 11am on the 6th of the month and then payments are late any time after that hour. When attempting to drop off the check only an hour or so after the cut off, they stated they could no longer accept checks and payment would need to be in the form of a money order or cashiers check. This is very inconvenient for anyone who works, as the office is only open during regular business hours. When explaining our situation, the office manager was not flexible at all and came off very rude. The lack of understanding baffled me. The manager stated "next time just pay a few extra dollars and then just wait to receive a credit back", as if $2000 is just a "few" extra dollars. If we were living paycheck to paycheck, this would have been detrimental. The fact that they minimalize their mistakes and continue to hold the tenants accountable (while also charging late fees for this) is sickening. It is also frustrating since we have never been late on any payments the entire time we've lived here. We get no warning and are expected to pay 10% of our bill which was incorrect). I would highly recommend looking elsewhere for a place to live and save yourself the headaches. read more
