Worst management EVER! Manager there, Interrogated my mother when all she was doing was passing utilities to her name in the parking. I immediately went personally and cancelled the lease agreement, we don't need to have that headache. Soon as I got there she had nothing to say anymore, she went to hide in the office. The common areas and amenities like the gym and pool are always well kept and clean. Any service requests we have made answered efficiently and in the same day. This apartment community is in a favorable location with easy access to grocery stores, places to eat and shop. I felt it was important to write this review as almost all other reviews I was seeing are from when the apartment complex was under management of Rosemary Ridge. TGM was not responsible for the performance of the apartment complex at that time. Rosemary Ridge did a fantastic job of catering to their tenants, announcing any apartment visits, and maintaining their property. Since TGM has gained ownership and begun management, I can not say this has been the case. TGM promptly began renovations without any sort of accommodations to the tenants. Each apartment has to live with a construction zone inside their homes, for several days, with early morning drilling, hammering, trucks backing up, etc that can be heard from neighboring buildings. Parking situation was difficult for tenants as shipping containers have been occupying the parking lot for renovation storage. There was little sympathy from management, when tenants tried to express their concerns with the renovation process, such as water and bathrooms not being available, their home not being livable during the renovations, pet concerns, etc. Outside of the construction itself, groups of construction vendors are still knock on doors asking for access to fulfill afterwork that tenants were not informed of. They expect to enter the apartments w/o tenants knowing who the vendors are and if they are even legitimately hired by TGM. This is an issue of safety to the tenants. The vendors are not escorted or announced. Other than that, the facilities of TGM (previously Rosemary Ridge) are not being upkept. Take the gym for example: The cable bill has not been paid by the apartment complex for several weeks, so the TVs in the gym do not function. Many of the machines don't even power on. They must have gotten rid of the cleaning lady, who used to be seen daily, so the gym's child care room is in disarray and litter and dirt can been seen throughout. The water dispenser was broken for weeks. TGM's idea of renovation was to tear the bathroom signs off the wall and place new "improved" signs, halfway covering the ripped off paint. Ultimately, it comes down to Rosemary Ridge was fantastic, and unfortunately, TGM has been riding their reputation wave in the reviews. The apartments may visually look better, but it came at a high cost in quality management. read more

I have been a resident since this was a Bozzuto property, Rosemary Ridge. I left a 5-star review for that. Years pass and now it's TGM Ridge and that's not necessarily a good thing. I've lowered my rating down to 3 stars. Things seemed to have run much more efficiently as Rosemary Ridge than TGM Ridge. Some of the current staff are legacy Bozzuto employees and they do a pretty good job on the day to day operations and maintenance. There are some minor nuisance issues such as work orders not getting logged for the maintenance staff and not receiving notifications when a package arrives. For the most part, however, the issue is with new projects. Here is the problem area. TGM Ridge has some property renovation projects that they just don't seem to manage well or at all. First was the pressure washing. That was a complete fiasco. The contractor spent an excessive amount of time talking on their cell phones, disappearing in their vehicle and talking to one of the ladies on the property rather than actually working. The schedule that was put out for the residents was almost useless. Keep in mind that during this work, you were expected to keep your balcony cleaned off. That meant bringing your plants, furniture, etc. inside and not using it. This issue was reported to the office and I don't believe anyone cared as nothing seemed to change. Next was the balcony board replacement by Iron Fish. Again a schedule was put out to the residents and you were expected to clear your balcony while this work was being performed and not use it. The schedule was absolutely useless. The contractor never showed up for the entire week that was scheduled, meanwhile the plants, furniture, etc. are sitting in the living room. Admittedly I don't know if the delay is with the contractor or TGM Ridge or both. This issue was reported to the office and, like before, no one seems to really care. To make it even more frustrating no one seems to know when these folks are going to actually show up to do the work. They have a major renovation project in progress to upgrade the cabinets, appliances, etc. There is a schedule for that work as well. I'm not sure how that is progressing. Since we are scheduled before Christmas, we will not decorate for the holiday. Hopefully, the contractor will meet their schedule and not slip into January as we have guests coming. Fingers crossed. Where TGM Ridge needs to improve is as follows: 1 - They need effective on-site project management. Don't just hire a contractor and then walk away and let them do whatever they want. TGM should be doing routine progress inspections and paying as milestones are achieved. 2 - If there are delays that are the contractor's fault, hold them accountable. Hold up payment, don't pay them or simply fire them if they are not performing. On the flip side, we as residents, have a responsibility to be prepared and not impede work. If a resident causes a delay, hold them accountable as well. You can skip their unit and move on to other units to maintain the schedule. Too bad so sad for them. Come back at the end of the project and complete those units at your convenience, not the residents. Don't make other responsible residents that have prepared for the work as instructed suffer delays caused by inconsiderate people. 3 - Communicate effectively. If you know there is a problem with a project schedule put out an email or some notification to the community to let the residents know what's happening. To date, not one notification has come out about the delay with the balcony board replacement. Meanwhile, my living room is full of plants and furniture. Very frustrating. As a resident, this is like watching a slow-motion train wreck. You can see it coming, but as an onlooker, you can't stop it. read more

I've lived at TGM (and its prior iteration Rosemary Ridge) off and on several times, but at this point for the last 3-4 years. The management and ownership changes over the last year or so have really made a difference. It was perfectly fine before, but has improved where there were areas of opportunity missed by other property managers. Faith and her team feel a bit more like the functional wheel than now that she is running the proverbial show, and having been here quite a while to see what the areas of opportunity were it's been a great change. While every place will have its pros and cons or nit-picky nuances from time to time, this is the nicest apartment community in the area (and trust me, I looked at them all over time and space and still none really come close to having a majority of that 'check list' you're keeping in your head); it's well kept, convenient to everything in Manassas (especially if you're a commuter) and feels like a community rather than just an apartment complex. The office staff is always pleasant, the maintenance crew is always on top of things and friendly, and they have community events and nicely redone amenities to enjoy (with plans to continue those enhancements). Comparatively, nowhere else in the area updates and maintains the way TGM does, and I've enjoyed living here - which is why I keep coming back! I just bought my first home so this is my last bit of time here, but if that ever changed for some crazy reason, I'd definitely be back. If it weren't time for me to fly the rental 'nest,' I'd also be staying without question. read more

I was living in this community from August 2017 to August 2021. That means I lived there for 4 years. The only reason I moved out is because my family is growing and I was not be able to keep my daughter at an apartment anymore, especially due to COVID-19! Let me tell you something, throughout my life, this community has been my best experience of living. Very comfortable. I'm now renting a townhouse in Wheaton, MD, from an owner, and oh boy, every day I have a problem with one part of this home. But living in TGM ridge was completely different. When we moved-in, everything worked as it should be. There is no issue with appliances or bathrooms etc. Even if sth happens, the staff was responsible fast and polite. I do totally recommend this community from every point you may consider to live in a great apartment. If you look at the community map at the first page of their website, the community consists of 3 relatively attached phases. I lived, with my family, in Cupids Dart Ct location, in CONWAY floor plan. The apartment was 1bedroom, 1-den, and 2 full-bath. The den is actually like a bedroom, the den has large window + closet, so that was my child's room. Look at CONWAY floor plan. I really recommend it. The community amenities are up-to-date and fantastic. They had had a plan to update all apartments, but due to the pandemic, it's delayed. Although the apartments are better than most in the neighborhood, I wish they had upgraded my apartment before I left! So this is another thing you may consider when you wanna see the floors: if they are updated or being updated or not. I hope my review helps. I really didn't find any negative point to write about it for them. Maybe I wish they assigned designated tags for residents' cars and their visitors/guests, but that was not a major challenge. Not a resident. I went into to rosemary ridge in hunt for an apartment and the sweetest lady helped me out. Faith was by far the best leasing person I've ever met. I've looked at every apartment in the area I feel and by far faith was the best. She was bubbly and excited about the apartments selling me on not only the place but my surrounding neighbors. She was just amazing I went with another property for personal reasons but if you need an amazing apartment and a fun time viewing it I think rosemary ridge the place for you! My fiancé and I lived at Rosemary ridge (now TGM ridge) for three years. What can we say other than we loved it. It was just what we needed for our starter apartment. We splurged and got the two bedroom two bath Roanoke style on the third floor with the vaulted ceilings. I know three stories is a hike but if there is a 3rd story with the vaulted dealings GET IT. It made all the difference for our decor and just made the space feel so much larger. The staff is amazing... especially faith in the leasing office. From remembering our names every time we picked up a package to even remembering our cats name haha. The maitnence staff was very quick to respond to any issue we had... especially one hot summer day when our ac went out and they were there within the hour to fix it. We were very sad to say goodbye to the complex and lovely staff but we bought our first home and it was time for us to start a new chapter in our lives. Overall 5 stars. Highly recommend. read more

Lived at rosemary ridge for 2 years. The community was well kept, staff is helpful and outside noise was rarely an issue. You can hear neighbors walking if they walk heavy and walls are a little thin.Also police will ticket you overnight if tags are expired. Overall it is the best community in Manassas and would recommend. read more

Sadly had to cancel my rental application at TGM Ridge due to NO URGENCY in the office with my application processing. I love the apartment and the price so on Saturday, March 2, 2019, to make my application and paid app and holding fee. Advised the leasing consultant that I was looking for an immediate move in and was told it wouldn't take but 2 or 3 days to get everything finalized and have a decision on approval. I called and called the office after that time and always told me it was pending. I will call you back. Well, that day never came it, I finally got a called back on Monday, March 11, 2019, at the end of the closing day with the results. I was dealing with Faraz seriously dislike this leasing consultant dishonestly and lack of customer service. If you don't know something ASK l!! Don't assume anything. Especially when you tell me to call the screening people, and they told me everything looks good, it must be something wrong with their software. The worst part I called the TGM office Faraz answered on 3-way with a screening agent, and she told him it something wrong with his software and gave us both the number to call to get it fixed. He had the nerve to say to the screening agent why I can't do it myself!! Are you freaking serious! The screening agent told Faraz it is your job to do it!! I have loved calling Rosemary Ridge my home for the past 3 years. When I was looking to move to Prince William County the first place I looked at was Rosemary Ridge. Faith in the leasing office was very knowledgeable about her community and the surrounding areas. She was and has always been hands on in making sure you are having the best living experience in your apartment. I have never felt like "just another tenant", and the Rosemary Ridge landscape has always been beautiful, clean, most of all always well maintained. From the swimming pool, beautiful up to date fitness center, playgrounds, community events for tenants and children, it has been the best living experience ever. David Hall who is the property manager at Rosemary Ridge takes time to hear residents concerns and take swift action in which you are sure to see improved results. Hands-down if you are looking to move to the Prince William County area, Rosemary Ridge is the best community to move to. There have been more positive experiences since my last review - the pet waste is less and the neighbor with the trash received a personal visit from the staff and the problem has stopped. I also had special support from David Hall and Faith when we needed to pest treat the apartment. They were very helpful by scheduling me first that day and making the clubhouse available for my dog and I to hang out for the 4 hours the apartment was sealed after the treatment. read more
