We were so skeptical coming from another Avalon property but our experience here was so different than the year before that. The office staff cares about getting to know you- Tim and Caesar really got to know us over the year we were there. We enjoyed talking with them. If an administrative problem ever came up, they resolved it quickly and professionally. We didn't feel hawked as we did in other communities and felt that our personal space was respected. Maintenance is equally awesome- they always were respectful of our space and put protective covers on their shoes so that they wouldn't mess up our carpet. We really appreciated that having a small child. The apartments themselves are great. They are quiet- we very, very rarely heard our neighbors. Our whole building was polite and everyone always said hi to each other. Grounds were well kept and the community is extremely walkable. We miss going for walks here! Parking is a dream here when it comes to apartment communities and we felt so safe. The only suggestion I have is to install some more lighting as it is quite dark at night when you take your dog out. We never had an issue with pet waste on the property- pet stations were always well stocked and residents seemed to respect that. The fitness center is small but works for an apartment building, we wished it was open 24h due to our schedule but it has pretty reasonable hours. The pool is awesome- great size, plenty of sunny spots and shady spots. It was relatively busy on weekends but for the most part it was just right. When it came to move out we should have gone with the clean sweep option and ran out of time on move-out day. We felt the cleanup fees we were charged were fair and not unreasonable. I would have loved to stay another year here but we moved out of the area. So thanks Eaves for a great year, you're doing an awesome job.

The area in which these apartments are located is gorgeous. Fair Lakes is a heavily wooded area, well-manicured, and clean. 2. Convenience. Just about every kind of retail store, restaurant, dry cleaners, and fast are close enough to walk to, but not visible from the apartment complex. This is one of the primary considerations for deciding to live at Eaves, Fair Lakes. 3. The grounds of the property are always kept in excellent shape. This is an Avalon property, and they care enough to spend a lot of money on landscaping - plenty of flowers and loads of trees and shrubbery. The landscaping staff is excellent. The grass is always mowed, they pick up the leaves in autumn, and in season, keep the place colorful with flowers. 4. Amenities. Volleyball court, tennis courts, a playground, a car wash area, a swimming pool, and a small workout room complete with a weight machine, ellipticals, stationary bikes, and treadmills. 5. Eaves/Avalon is dog-friendly. Yes, you pay a pet fee, but you get, doggie bag stations all over the place, and fields for your dog to run and play in. 4. Parking. Eaves offers carports (protects from blazing sun and snow - for a reasonable fee), but there is plenty of parking on the grounds. No matter how late you get home, you'll never have to walk far enough to your front door to be inconvenienced. 5. The best maintenance staff I've ever seen anywhere. They are fast, responsive, very good at what they do, and - they make you feel like you matter and very well taken care of. They are friendly and considerate. But most of all, they keep their word. If they commit to doing work in your apartment, they do the job well and within expected time frames. Pedro and Larry are a pleasure to deal with, and their can-do customer service is one of the big plusses to living here at Eaves. NEITHER BAD NOR GOOD (BUT STUFF YOU MAY WANT TO CONSIDER BEFORE YOU DECIDE TO LIVE HERE). These are fairly old apartments. For the past few months, construction folks have been repairing just about every building the complex. On the good side, you know they care enough to keep the structures in good repair. On the downside, noise (if they are working on your building, you can almost forget about teleworking), and the construction guys seem to take forever to get the job done. It is almost like they've become a permanent fixture here. This Christmas, my back door was taped off like it was a crime scene. Enough said about that. Amazon Drop Off Boxes. These are great when the delivery guys are competent. Too often, they are not. I have had more packages show up late, delivered to the wrong address, or not show up at all, only since moving here. If you don't get a lot of packages, don't worry about it. Overall, Eaves at Fair Lakes is a pretty good place to live. During my search process, Monie helped Camden stand out from the rest by making sure I knew exactly what to expect through the leasing and move in process. The office even pushed for my apartment to be ready a couple days earlier to accommodate my move in window. When I arrived in Herndon, my apartment was even more beautiful than it was online. I have an amazing courtyard view and high vaulted ceilings. No carpets on the first floor is such a big score for someone with two dogs. Packages being delivered directly to my door and valet trash are services I never want to live without now. Having a full size washer and drier is this renters dream come true after living in LA County. The hallways are generally clean and I have never seen a bug in or around my apartment. I rarely ever hear my neighbors, and from my perspective smokers are generally respectful of the smell. Maintenance responds incredibly quickly to any issue I've had and property management followed up after my move in to make sure everything was up to my expectations. I feel safe walking my dogs around the building any hour and the location is incredibly convenient. Neighbors keep to themselves for the most part yet there is still a friendly sense of community. Like any other building, there is room for improvement, but this doesn't change the fact that I think this community stands above the rest. 1. The only place to walk your dogs is the street. I was surprised to find out there is no fenced dog run on the property, especially with the amount of open space we have between the two buildings. There are only dog "stations" (poop bags and trash cans) on one side of each building and it just so happens to be the busier street side of the building. Although I know some people will always be irresponsible dog owners, I believe this is a huge reason why people leave their dog messes and even bagged poop all around the entrances. 2. If you walk around the neighborhood, you can see into 3 other buildings gym's and they are all EASILY double the size of ours, if not more. The gym is pretty pathetic and lacks a lot of basic equipment, don't expect it to replace a gym membership. Any more than 2 people trying to do weights or cardio at the same time in there gets awkward as there simply isn't enough equipment or space - if one treadmill is down (which has been the case for a few weeks) it's a battle to beat others to the two working ones during peak hours. My one bedroom might actually be larger than the gym that's meant to accommodate two buildings worth of people.. I would LOVE to see this improved and it would honestly guarantee me resigning my lease. 3. Although the chirp access gives me an added sense of security, it can also create incredibly time consuming problems. If you forget your phone or it dies, you are completely SOL until you run into someone else.. I have forgotten my phone on a 3am dog walk (cause I'm half asleep and just not thinking to make sure I grab my phone) more than once. Expect to be out there for a while if you don't have your phone and it's an odd hour... Service in the parking garages can be nearly impossible to get sometimes which is very frustrating if you have groceries and get stuck in there or have to walk all the way around. I also don't love having to pull my phone out while driving through an area with a lot of pedestrians to get into the garage - you can turn it onto Bluetooth sense you by the entrances but it drains your phone battery really quickly. This is honestly both a pro and con because I do feel our building is safer than some others in the area.

After living at Passport Apartments for approximately three years, I ultimately decided not to…read morerenew my lease. For much of my time here, I enjoyed living at the community. The location is convenient, the apartments themselves are well designed, and my experience during the first couple of years was generally positive. Unfortunately, the overall quality of the property declined during my final year, which ultimately influenced my decision to move. My experience during the past year included: * Declining responsiveness from management regarding resident concerns. * Frequent common area maintenance issues, including elevators regularly being out of service and the garage entrance gate remaining open for an extended period while awaiting repairs. * Common areas becoming noticeably less clean and well maintained than in previous years, including stairwells that often smelled of dog urine as well as trash or pet waste remaining in common areas for extended periods. * Persistent nighttime noise from neighbors and barking dogs. * My vehicle and a friend's vehicle were both broken into while parked in the garage. I was disappointed that residents were not notified afterward so they could take additional precautions. * A flooding incident occurred on the second floor during my residency, and I was not aware of any communication being sent to residents regarding the incident. * Inconsistent valet trash service despite strict enforcement of valet trash policies. * Broken entry systems and unreliable garage lighting. * Pool amenities that frequently did not operate as advertised, including the pool heater often being unavailable and only some BBQ grills functioning. * Guest parking becoming increasingly limited, with towing strictly enforced overnight (11:00 PM - 6:00 AM), making it difficult to accommodate visitors. * An amenity fee that I originally understood to be a one-time charge later became an annual recurring fee. Throughout my residency, I tried to work with management to resolve concerns as they arose and hoped conditions would improve. Ultimately, the combination of ongoing maintenance issues, communication concerns, security incidents, and rising costs outweighed the benefits of remaining in the community. -- UPDATE July 28, 2026: Simpson Housing replied to my initial comment requesting i send an email or contact them directly. I have attached receipts of an email i sent on March 21, 2026 and again on April 15, 2026. To this day, no correspondence has been completed back to my initial email. I've lived at Passport for two years and genuinely love the apartment layouts and community spaces,…read morebut the management and service have declined so much that it overshadows everything good about living here. The most persistent issue is the garage, which has been broken for over six months with no permanent fix. I pay for a reserved covered parking space and one night at 11pm with a snowstorm on the way I came home to find someone parked in my spot with nowhere else to go. The leasing office did nothing and when I pushed back they claimed there was no towing enforcement. I called the towing company myself and they confirmed enforcement exists and that the leasing office simply has to make the call. They never did. My neighbor had the exact same issue and the unauthorized car sat there for over a week with no action taken. When we transferred to a new unit in March the apartment was delivered in appalling condition. Painted over hair on the walls, filthy cabinets, clogged sinks and drains, dirty windows and an unadjusted laundry room door. When we raised the issue we were told that is exactly why residents are not allowed to see units before move in, which is honestly not an acceptable response. They eventually offered a gift card but that does not erase the fact that we had to clean and fix someone else's mess ourselves. Having worked in property management myself I was genuinely shocked by what we walked into. To make matters worse the fire alarm goes off frequently in the middle of the night, often around 3am, making it nearly impossible to get any rest. If you have pets this is especially hard on them and it happens often enough that it has become a serious quality of life issue. On top of all this the communication is a real problem. Emails go ignored for weeks even when the issue is urgent like incorrect charges or maintenance reschedules. A newer leasing staff member has an attitude every time I come in and when I asked about reserving a community space three weeks ago I still have not heard back. It is disappointing because this place has so much potential. The spaces are beautiful but the service makes it very hard to recommend.

I usually prefer to wait until lease renewal or expiry time to review an apartment building because…read moreby then I would have had enough experience of living in a building to be able to give a qualified opinion. But in the case of Emerson, I am making an exception primarily because how much of an improvement it is over the last community we lived in. Both were advertised as luxury apartments, and both looked the part. But whereas our apartment in Station on Silver started falling apart within a few month of moving in, with cracks appearing on walls and the floors so flimsy that just the act of waking would make the cabinets tremble, the sturdy and reliable feel of our apartment at Emerson is a welcome change. The second biggest difference is the staff. While the entire leasing team at station on silver had only one lady who was actually praiseworthy and attentive to tenants while the rest always seemed a little vexed and having to do their jobs, the entire team at Emerson is just phenomenal! I have never experienced such honest leasing agents who were so forthcoming about the status of their apartments. Noise from neighbors had been an issue everywhere we lived and when asked, two separate leasing agents at the emerson made no effort to lie like others and claim that noise would not be an issue. They both told me the honest truth that this is an unavoidable issue in such complexes and they've done their best to insulate each apartment but some noise is to be expected. This honesty won me over and in my experience here so far, I've noticed that the noise problem is actually a lot less of an issue here than previous apartments. Beyond being honest, the team is also extremely helpful, attentive, considerate and proactive. Not to mention friendly and really welcoming anytime you visit them. They are the single biggest reason to move here in comparison to other places, and if you have lived in apartments long enough, you will understand how important a reliable and trustworthy management is. The amenities and apartment features are par for the course for modern luxury apartments with a fantastic gym, plethora of meeting areas, pool, Grills, rooftop, SS appliances, gorgeous wood flooring and cabinetry, soft carpeting and great aesthetics over all. Add to that the breathtaking view of the lake from the apartments along the back of the building and you have a recipe for a great life experience here. It's not devoid of cons however. But luckily, all the cons are so minor that they cant really take anything away from the overall Emerson experience, which is why i still gave them 5*. First of all, the building is a bit of behemoth and navigating it can be confusing and cumbersome to the point where we actually find it easier to drive to the mail room than to walk to it. Secondly, parking is not free and reserved parking is quite expensive. Thirdly, guest access is very archaic compared to modern solutions like butterfly MX being used elsewhere. This perhaps makes the building more secure but at the expense of convenience for tenants and guests alike. Finally, and this pertains to the floorplan we chose so may not be an issue on other floor plans, but the utilization of space isn't as well thought out as it could have been. This leads to some frustration when cooking as the kitchen is needlessly cramped with plenty of unused space around that can't really be utilized any other way. The laundry nook is a great little space which could have been so much more useful if the shelves inside had been placed within actual reach. Loads of closet space is again hampered by nice looking but impractical shelving. However, we have a lovely view of the lake, and even the blue ridge mountains on a clear day, so we find it easy to overlook this little niggles. All in all, you will be hard pressed to find a better place to live in at this price point in NOVA. With easy access to all major roadways and walking distance to loads of shops and restaurants, there really is no reason to not love living here.

My car was recently vandalized in the parking garage, TWICE in one week. The garage door was wide open, allowing essentially anyone to walk in, and there was no usable surveillance footage of what happened because there are hardly any cameras. The cameras they do have are these sad little webcam-looking things stuck in one corner of each parking level that barely cover anything. They pride themselves on being a "smoke-free community," but in my experience, complaints were not taken seriously. It wasn't until I recorded a neighbor physically threatening me that meaningful action was taken. The priorities here are honestly bizarre. Apparently there's room in the budget for taco trucks and a dog spa--because, naturally, what an apartment complex really needs is a luxury wellness facility for dogs--but basic security and adequate surveillance? Not so much.
