Run! I moved in January 2025. Since then, my bathroom, bedroom and kitchen have taken on water. I've had to put in 2 maintenance requests for roaches and my car was broken into. Add the amount of garbage that piles up in the dumpsters and I'm pretty much paying $2600/mo to slumlords. I'd give 0 stars if I could. Leasing office is unresponsive, deceptive, and very poorly run. Justin Jones, the community director is never available but is the only person who can actually "make offers". They have a hidden 60 day notice they require in writing or they charge you 150% rent month to month rent that you can't avoid. Maintenance is slow to respond if at all. They came to fix my door frame, and just took the broken pieces. Water leaked into my apt and they claimed they would come paint and clean up the nasty water marks (and possible mold in the vent). Never happened. If you like hearing banging noises every morning and night from your neighbors, this is the apt for you! A tenants vehicle car alarm would go off every 30 minutes all through the night and morning. After weeks of this I asked the leasing office what they could do. They said call the police, we can't do anything. Windows have sliced my fingers multiple times because the glass pops out of the frame and exposes sharp glass when you try to open and close the windows. Worst apt ever. The whole attitude over there is; it's not our fault and we are charging you more for it. Stay away. read more

They swear we didn't give them our new address, when infact we did. They didn't call us or email us. We moved out July, we had a call from collections 2 months after. We never got the breakdown of "the bill" the manager was very rude. They take advantage of the people that live here. If you have emotional support pets ....don't stay here either. They will "lose" the paper work and they will be on you to pay the pet fee. You will be told to fill up paperwork, with questions of why you have an emotional animal. Unfortunately my family and I had a bad experience during our leasing process. We have been looking for a new home since January and TGM stood out to us for many reasons not only did we love the model apartment but we were looking for something closer to work. Our 1st time there we had a tour scheduled again everything went well our 1st day, we were very clear that we were looking for a 2/2 on the 1st floor due to having a toddler and expecting our second child. All units above the 1st floor had carpet in the dining area which is not ideal for my family, nonetheless worrying about my toddler getting hurt from a fall down the staircase. Our leasing agent found us a apartment and called to let us know the lease was ready to be signed however I wanted to tour the unit before signing any documents. She followed up and told us to come by to check out the unit, we were so exited for our moved in date which was supposed to be February 26, 2025. The unit so happened to be a handicapped unit, it was nothing like the model. The counters were very low designed perfectly for a person in a wheelchair, bathrooms had bars everywhere it reminded me of a hospital/ nursing home. She apologized later that week saying she wasn't aware it was a handicapped unit. She asked us to come by a couple weeks later by this time its pasted our move in date but we were understanding and patient with the situation. Come March we go to tour the second unit she asked us to come and see, again she made an error and wasn't aware it was on the 2nd floor plus the carpets were completely ruined the master toilet was broken/ cracked and there was still much work that needed to be done in that unit. Again she apologized and stated she didn't realize the unit was on the 2nd floor. We were still very understanding because we are human and know that mistakes happen, we really liked our leasing agent she seemed like she was genuinely sorry and wanted to help our family. We trusted that we were in good hands. Almost 3 weeks ago she told us our new unit was ready to be toured. Our hopes were high and we prayed for no errors. The day came for us to tour the unit and as soon as we entered the building we experienced such an unpleasant welcome by a repulsive smell. The smell was so powerful even after the tour it was lingering on our clothing. We told our leasing agent and she even told us that she noticed the smell when she did the walk through prior to us going and already notified maintenance. She told us to come back in a week and if the smell wasn't gone we would discuss our options. After the week passes I go to check it out (3/23/25) and even after they shampooed the carpets the terrible smell was still very unbearable and powerful. I knocked on two of the residents doors and I asked about the Oder and they both told me they have complained and nothing has been done. One of the residents shared with me that everything in home her smells and shes so embarrassed to have people over and go places because she knows the smell is so nasty and it is stuck to all her belongings. I called the following day to tell them the smell isn't gone and our move in day was three days away what our the options. Our leasing agent was not at work so we spoke to other people whom we didn't establish a relationship with, the were very dismissive and short, telling us we had no options. We did not want to take that for an answer with how much time and energy we put into this community. Multiple 2 hour drives there and 2 hour drives back home making that a total of 4 hours each trip, being inconvenienced twice with 2 units that did not fit our needs as a growing family. Our move in day comes 3/26/25 we go to the office to talk with a manager the woman Aaron that didn't ever greet us was very cold with us for no reason. when she came and sat down to give us the keys etc we asked what our options were since our leasing agent said we would have other options if the smell was still there. Aaron said we had non its either we sign, take the keys or we take our business somewhere else. I felt so betrayed and dismissed with her tone and words. My fiance asked to speak with her manager since after all we were more than patient with all the errors they caused. She tells us he just entered a meeting and her was going to be in this meeting for a long time and we told her we could wait. Not even 15 seconds later he walked out of his office to talk to us. He also was very insensitive to our concerns and said either we sign or we go our separate ways. I shared with him my daughter suffers from serious respiratory illness and the smell of MOTHBALLS have contaminated the entire building they were trying to move us to. MOTHBALLS are a pest-aside Mothballs are commonly made of naphthalene or paradichlorobenzene, both of which are toxic to humans. The soild then turns into a gas that is released into the air and can cause harm to humans and pets. I was only trying to advocate for my family. read more

This apartment complex is horrible. There are so many things I could go on about, if it's not one thing its always another. The staff in the office are rude its terrible, including the management. They NEVER respond to emails, would rather speak to you in person and avoid every question asked. They take advantage of its residence. They cut the heat or A/C depending on the season and their solution is "open the window" or "get a fan/ air conditioning unit". i've lived in this complex for nearly 6 years. Well, I don't like the office staff. I do love my apartment. They've recently renovated all of our kitchens and bathrooms are painting the hallways added new pool furniture so they put some improvement. However, my issue is when I went to renew my lease. I currently pay for a reserve parking space which for years has been $25 a month. . When I went to go renew, it jumped from $25 a month to $100 a month. I asked for them to justify such a huge increase and was told that the increase is because they looked at market rates. Well, I've called around. No one is charging in the Manassas area $100 for surf level parking. We're not even talking, covered parking or garage parking. The reason I pay for it is for safety purposes if you come into this complex after 9 PM, you are not finding a parking space near your house. Just moved from New York and was referred to about TGM Bull Run apartment complex. I can say that I'm pleased with the outcome of my visit! Was given a tour by Ms.Erinn Evans and she made me feel welcomed and also made sure all of my questions were answered. Also, she was very professional right when i entered and sat down in their leasing office! Not only that but from what i noticed during the tour is that the complex itself is very clean and made me feel comfortable to settle in this location! Actual rating is 2.5. Not sure where to start...I had brand new stainless appliances (3 or 4 years old) that were removed and replaced with all black ones, meh. Oh yeah, refrigerator isn't level as the door swings wide open, and it hits the corner wall behind the door! Lost the cool looking backsplash that was installed 3 or 4 years ago, and replaced with only paint. No sanding, or patching of where the back splash was. Its all rough finished, with strips of glue, nail heads visible, etc.. Paint leaves a lot to be desired, as they only painted where they worked. Now I have a ceiling and two bulkheads with to different shades of paint...very obvious and off-putting. Added one smart outlet, in the kitchen of all places, but only one. Also, that new outlet has a brand new white cover. The other 6/7 outlet covers in the kitchen are the originals, and now look like crap, and its obvious. I do really enjoy the new cabinetry (very spacious) and lighting, very nice i will admit. And I really like the new counter tops. These two saved this from a 1 star rating. read more
