I…read moresubmitted a rental application on December 24, 2025, which was formally denied on December 27, 2025. On December 27, I contacted the leasing office to seek clarification regarding the denial and to inquire about the return of my $500 administrative fee. I was informed that the leasing agent I worked with was out and that he would follow up with me. No proactive follow-up occurred. Based on public reviews and information provided, I understood that refunds are typically processed within 4-6 weeks. By February 5, 2026, well beyond the stated timeframe, I contacted the leasing office again and spoke directly with Sean Jackson. At that time, I was told that my refund had not been processed at all. I was asked to email my mailing address and was informed that Sean needed to coordinate with the property management company and the accounting department. He stated he would follow up with me by Friday or Monday. No follow-up occurred. On February 9, 2026, due to continued silence and lack of resolution, I submitted an inquiry through the Capital Square Living website requesting an update. That same day, La Tonya Wallace, District Community Manager, left me a voicemail indicating she was following up on the email I had submitted. When I returned her call, it became apparent that she was not fully aware of the timeline or prior communications. During this conversation, I was told that the Assistant Property Manager was processing my refund and confirming the mailing address, which directly contradicted what I had been told previously--that no one at the property level could resolve the issue. Ms. Wallace initially stated that refunds take 4-6 weeks, to which I explained that this timeframe had already passed and that I had been explicitly told the refund had not even been processed. Ms. Wallace then cited holiday and weather delays, which was confusing, as recent weather events occurred only the prior week and would not reasonably explain why the refund had not been initiated for several weeks. She later stated there was a system error that prevented the refund from being processed and that the Assistant Property Manager would now send it to accounting. I was told I would receive a follow-up later that day or the next day. On February 10, 2026, I contacted the office at 11:00 a.m. seeking the Assistant Property Manager, Yasmina. I was told she was in a meeting and would return my call. I did not receive a call until 5:39 p.m., approximately six hours later. Ms. Yasmina left a voicemail stating that my refund would be sent via FedEx paper check and that a tracking number would be provided the following day. On February 11, 2026, I called again at 10:50 a.m. and was told once more that Ms. Yasmina was in a meeting. Sean later called back and stated he had sent her a Teams message and was told she was still waiting for the FedEx tracking number. Due to mounting frustration and inconsistent information, I again contacted Capital Square Living directly and left a voicemail. Later that evening, at 5:13 p.m., Ms. Wallace returned my call. During this conversation, her tone was notably dismissive and defensive, despite my continued attempts to calmly explain my frustration regarding the lack of communication and contradictory information. She stated that approvals were required--something that had never been previously communicated--and implied that I was at fault for expecting timely updates. The conversation became particularly unprofessional when Ms. Wallace stated that the FedEx tracking number had been obtained after business hours the previous day, yet this information had not been shared with me, and Sean had relayed different information earlier that same day. When I expressed concern that I was receiving inconsistent or misleading information, Ms. Wallace appeared unaware of what had been communicated by her own staff. I further clarified that the only reason I had been able to speak with her was due to the email I submitted through the corporate website. Ms. Wallace denied this, stating she had already planned to call me. However, her voicemail explicitly referenced my email inquiry. When I pointed this out, she became silent before abruptly stating that she had the tracking number. At that point, I accepted the tracking information and ended the conversation. This experience reflects a pattern of unprofessional business practices, including poor communication, lack of accountability, internal misalignment among staff, shifting explanations, and a dismissive attitude toward a legitimate financial concern. A $500 administrative refund should not require repeated escalations, contradictory explanations, or weeks of unnecessary stress.

Her demeanor was rude, unwelcoming, and unprofessional. I visited the community with my sister, who recently relocated to the area and is actively searching for a place to live. We arrived at 3:15 p.m., and upon entering, Erica immediately informed us that she had a 3:30 appointment. We waited respectfully. By 3:35 p.m., the appointment still had not arrived, yet she continued to remind us of the scheduled 3:30 meeting that never occurred. She then suggested that we tour the apartment on our own. We did so, returned the key afterward, and found that she still had no appointment. Instead of engaging with us, asking whether we liked the unit, or offering next steps, she simply reminded us not to forget our IDs. There was no courtesy, no interest, and no effort to assist potential residents. The experience was disappointing and disheartening. I felt dismissed and overlooked, and based on this interaction, I would not recommend this community. This is not how future or prospective residents should be treated.

She was kind enough to provide a very detailed video tour of the unit. Signed the papers and scheduled a key pick up. Welcome packet had a map, some things about the community and was gifted a nice Van Metre corkscrew and small cutting board. The neighborhood (bldg 2264) seems very peaceful. The grounds are very well kept garden wise. I haven't encountered loud noises during quiet hours or during the day for the most part. The only reason I'll take a star away on this rating is due to maintenance. Any maybe to no fault of their own due to COVID but i placed a work order ticket my first week here. I have not yet been contacted and the ticket is still active. My washer machine was making a loud noise every time the the drum would spin or agitate. So loud you could hear it outside on the floor below. Luckily my bf is a very handy with that stuff and he fixed it after 2 weeks of waiting for someone to follow up. T

From day one, the team here has made me feel welcomed, supported, and genuinely cared for. Nicole, the Leasing Manager, has been incredible. She goes above and beyond to make residents feel included--personally inviting my partner and me to the many events the Viridium team hosts. And trust me, there are plenty of them. From nearly biweekly food trucks to Christmas gift‑wrapping events, comedy nights, community socials, and more, there's always something happening that brings the community together. Abby and Amy, the Leasing Agents, have also been wonderful--friendly, attentive, and always ready to help with anything I've needed. The maintenance team deserves just as much praise. Ricardo, the Maintenance Manager, along with Milton and Kevin, have been outstanding. On the rare occasion an issue comes up, they handle it quickly and professionally. Ricardo always takes the time to explain what's going on clearly and concisely, which I really appreciate. Between the great staff, the sense of safety, the strong community, and the overall quality of living, I truly feel the price is worth every bit. I'm grateful I chose Viridium as my new home after moving up from the South. It's been nothing but a positive experience. Thanks to the entire Viridium team--much love!

Maria is completely unprofessional and lacks common sense and instead of her providing a solution to the problem, she decided to argue an invalid point and waste time. On 5/27/25, after seeing a listing on Zillow I walked into the leasing office and was offered to tour a unit. Aynese was the leasing agent, she is wonderful by the way. After Aynese showed the unit, I decided to take it. Aynese attempted to send the link specifically for the unit twice so that I could apply the day of with the pricing of $2768. Due to that unit begin scheduled for move-in on 5/27/25 but the move in was canceled, which was why the unit was available for show, I liked the unit so I attempted to apply and take the unit off the market. After several attempts by Aynese to email me the the application for the unit I toured at a rate of $2768 on 5/27/25, Aynese was told by her colleague Giselle that the unit was going to take 24 hours to be reallocated on the website portal and that may be why Aynese was not able to send the link for the unit for me to apply. Aynese said that she would connect with me on 5/28/25 so that I could apply to for the unit. Aynese also told me that I would be able to lock in the pricing of $2768 considering the situation with the portal. On 5/28/25 I applied for the unit but the unit was now at the price of $2823. On 5/29/25, I spoke with Aynese regarding why the price changed considering what I was emailed and told. Aynese tried to argue on my behalf but the property manager was unwilling so I asked to speak to the manager, Maria. Aynese transferred me to her manager Maria. Maria argued with me about why I would not be able to keep the pricing of $2768, Maria's argue was completely ludicrous considering I have an email with the states rent I would be paying for the unit. I wasn't even provided a refund for the application fee considering. Maria is a terrible property manager who I believe is prejudice and based on the interaction today is argumentative and rude. I CAUTION ANYONE ATTEMPTING TO RENT AT THIS PROPERTY WHILE MARIA IS THE PROPERTY MANAGER!!!

Every staff members is and responsive. The pool is wonderful - my kids love it and spend almost every summer day swimming. The exercise room is very good. The complex has a covered parking garage. There are several restaurants and doctor offices nearby (my childrens' pediatrician and dentist is 100 yards away). The VRE is a very short walk.

Regarding the community: -As far as apartment communities are concerned, this one is very picturesque. The grass is cut and bushes trimmed at least twice per month (it very well might be more often; point is that they stay on top of it) and there is enough green around to make you forget that you're right off of a heavily-trafficked, main road. They have a beautiful fountain that also offers some very nice, calming background noise when walking around the community. -The pool, pool deck, outside grill and fire pit make the ideal setting to have some fun by cooling off and hosting friends/family for an all-day affair. -Everything around the property is kept very clean for the most part. They have staff walking around every morning, cleaning up where they can. The ONLY negative is that it seems they sometimes don't have enough trash collection space to meet demand. This isn't all the time, but a couple of times a month you'll find that people have simply chucked their garbage wherever in the collection area because the compactor is full. To be fair, this issue isn't solely on the community; there are other trash collection areas that people could walk over to if they could merely summon the meager amount of energy required to not be so lazy. -The gym and bike classroom area are very well-equipped compared to other apartment facilities that I've used. -THIS IS A DOG-FRIENDLY COMMUNITY. If you don't like dogs or harbor the unreasonable expectation that it's unacceptable for them to jump around and play within the apartment in which they live, this community isn't for you. You could always rent a 4th floor unit and make it a non-issue entirely. Anyway, there is a good amount of space to walk your dog in, and they have no less than 5-6 dog waste disposal stations (in addition to an ample amount of trash cans) located at various points around the property. If you come visit and find that the community isn't clean, it's not for lack of trying on management's part. -The amount of available parking is wonderful, offering far more spaces than any other community I've lived in prior to Signal Hill. Tow trucks patrol the area aggressively and WILL GET YOU if you don't have a parking sticker and attempt to stay overnight without a temporary parking pass. -Access to the buildings require a key fob 24/7/365. This was a big selling point for me, as I appreciate the extra level of security controlling who can and cannot access the more intimate spaces leading to everyone's units. Regarding the staff: -Simply put: They are wonderful. -Linda Peters: I have bothered her extensively over various requests and she has always done the very best that she can to assist me in achieving a positive outcome. No matter how hard of a day she's been having, I have never caught her without a smile on her face. As someone who's often time the first person that potential tenants see, that's huge. She has displayed extraordinary understanding and compassion to me on more than one occasion and is willing to work with you, regardless of your circumstances, to find as best an outcome as possible. -Maintenance: They're outstanding, supremely knowledgeable, responsive problem-solvers. Put in a service request one day and they'll be there the next, working around your schedule and making sure that they provide awesome customer-service while also respecting your personal space. In conclusion: We love it here and just signed on for another year. If you're looking for a fairly-priced apartment in the area and don't check out this community, it's truly your loss.

Paying to take the trash to the dumpster that was always filled to visitors having to pay for parking. A car was tolled due to parking on the line within the inside of the parking space. And when it snows good luck because I was stuck for days .
