Now, rather than being isolated to the bathroom, it's spreading all over my home in all vents making it impossible to live normally. The service team can never find a solution and does not communicate clearly what next steps are. Our AC was down all summer and we have been dealing with this smell for over 6 months. After over 5 home visits to identify the cause of the smell, now they are saying something is trapped in the vents blocking the flow but they can't even check because they can't access the roof. I don't know how long they expect us to live like this. We truly regret renewing our lease here for another 12 months. It's to the point where opening the windows and balcony can't even get the smell out. i'm already mentally prepping for them to not have an answer tmw when they are supposed to check or to be given some long wait time to make the fix. We are beyond frustrated.

We moved into the Elms in October 2015. We have not had any "major" issues and the leasing office…read morestaff has always been quick to address any problems or issues. They are nice and courteous and a pleasure to work with. They have begun renovating apartments which is nice. I HATE my current kitchen and bathrooms, I am in a non renovated unit but this may change within the next couple of months as they are now able to renovate your unit without you having to move out and transfer to a renovated unit. I have toured the renovated models and they are a lot nicer than the renovated units at the Edgemoore or Sussex. They have granite counter tops and steel appliances. We also recently got a new washer and dryer unit. I wish that they were getting rid of the carpet and putting wood floors throughout the unit but they are not. Whenever something needs to be fixed the maintenance staff is really quick to resolve the issue. We had an issue with ants this past year and I think it was as a result of the new siding that was being installed and all of the rain we were experiencing. We are on a 3rd floor unit. I called it in and the staff took care of it. I have not seen any ants or other bugs since. The neighborhood is quiet, which is a plus for me. We always find plenty of parking even when coming home late. The only gripe I have about the complex is that when you renew your lease you have to pay a portion of the amenity fee again ($125) and we don't really have great amenities. The "gym" consists of 1 treadmill, 1 elliptical and two weight machines. The space is also very small. This could certainly be expanded. We do have access to the Kingstowne community gyms so that sort of makes up for it. Overall, our experience leasing at the Elms has been a pleasurable experience.

We are veterans and mature adults, and unfortunately, based on our experience, we cannot recommend…read morethis apartment community. Since moving in April, we have experienced repeated maintenance problems, including a dishwasher issue that was initially misdiagnosed. The dishwasher was replaced unnecessarily before the maintenance manager and personnel determined that the actual problem was the circuit breaker. We also experienced ongoing noise disturbances from neighboring residents during late-night and very early-morning hours, with what we felt was an inadequate response from the office until repeated complaints. Another significant current issue involves water entering through the window during periods of heavy rain, as well as a malfunctioning washing machine that will not clear the soap from the clothes and will not drain all the water. A junior maintenance employee, Johnathan, was sent to address the washer. Unfortunately, we felt that his conduct at times during the visit was unprofessional and that the washer problem was not properly resolved. The situation became even more concerning when Ms. Dawn Webster, the property manager, spoke with my wife by telephone. My wife was attempting to explain her concerns regarding the maintenance visit and the fact that the washing machine was still not operating properly. According to our experience, Ms. Webster responded by making false statements about my wife's character that were inappropriate and unfounded, rather than concentrating in addressing the underlying maintenance concern. We found this interaction extremely upsetting and felt that my wife was treated disrespectfully when she was simply trying to obtain a resolution to an ongoing problem with the washer. Ms. Webster falsely insulted my wife's character rather than addressed professionally Johnathan's unprofessionalism and the ongoing issue with the washer. Later, a maintenance supervisor, Augusto, personally observed the washer failing to properly rinse detergent and leaving water and soap on our clothes. He indicated that, given the washer's age (25-year-old washer), a replacement would be appropriate instead of trying to fix the circuit panel. He also acknowledged to us that he has observed Johnathan being out of line sometimes when doing maintenance in other apartment units. However, Ms. Webster later in an e-mail refused to replace the washer and suggested using detergent pods when the issue was not the soap that we have used for months as we never had previous issues until the washer started malfunctioning. Ms. Webster was gone for the weekend and leaving us with a malfunctioning washer without being able to wash clothes. We found this response particularly frustrating and insulting because it contradicted what we had personally observed and what the maintenance supervisor, Augusto, had observed during the full wash cycle. At this point, we still do not have a properly functioning washing machine. Overall, our experience has involved repeated maintenance issues, disturbances, poor communication, and a lack of professionalism from some members of management and maintenance. We encourage prospective residents to carefully consider these experiences before moving here as they will attack you and make false statements when you bring issues.

This is a review for my recent tour here…read more I just wanted to give a shout out to the leasing office staff as they were so friendly & down to earth when I went here for my tour. I really could see myself living here for that reason. I ultimately decided that it's a little too off the beaten path for me, but the staff really seemed great. Also a turn off was the package room- people have access to every package- I order online frequently so definitely didn't like that. Another con was that all of the move in fees seemed ridiculous in proportion to what you actually get here. It seems the company is pocketing a lot of money. Otherwise, the property and amenities seemed well maintained. All the same, thank you for a great tour!

Could not pay me to live here!…read more I waited until I moved out to write this, as the staff was so consistently mean that I feared retaliation from them for being honest. From the beginning, when asked a question everyone is mad at you for being there. They act like it's an inconvenience that you exist. If there is a maintenance issue, might as well learn to fix it yourself. They constantly close tickets the day they are put in without being addressed. They didn't fix our AC all summer, even though I contacted them every single week. They do not care that they are breaking the lease agreement. Apartment temperatures reached 90 degrees and they still wouldn't come. When they finally "fixed" it, they turned off the hot water in the process. It took 4 months to get AC back, and they only took action once I pointed out their negligence and criminal activity. They also charged us for not having renters insurance, when we did. When brought up to them, they refused to respond. There is an option to pay a fee to only lightly clean when moving out, this somehow to "lost" and never made it into the system after we submitted it. That is the intentional retaliation that was previously mentioned. CAR BREAK INS ARE COMMONPLACE! One of our cars and multiple other residents have their cars broken into. They have not been open on Sundays for five years but had just failed to change the information on the reservation line or any advertising. No apology. No offer to set up new appointment. Nothing. On the bright side, I met a resident who went out of his way to walk us through the construction to the leasing office where we spoke to a man who told us that this had been a problem FOR FIVE YEARS! No apology, no offer to reset appointment, and really no concern. It might be nice some day, but that day is not today. Changing advertisements, having real time appointments is minimal management expectation. That does not exist.

The "luxurious" pool is only open certain hours and certain days, so too bad if you have a job. The grills in the courtyard, yep those don't work, but the staff won't tell you that. Bike parking, yep, staff won't tell you the right place and oh well if you're bike is stolen because you were told the wrong place to store jt. The front office was also extremely accommodating when my parents needed to stay for an extended period of time and helped them with an extra key and free parking. But there are so many issues for paying a premium for a Bozzuto property. The elevators are ALWAYS out. The service elevator has not worked in months causing them to shut down the main elevator any time someone has to move. At least 10 times in the past month, and only a 50/50 if they send an email to warn you. Same with water shut off. 10 times in the last month or 2 is ridiculous for any property let alone the amount we pay to live here. As far as the actual apartments, they are fine but built cheaply. The floors that have been replaced are very nice but if you have carpet you will be vacuuming every single day because the carpet is so cheap it sheds HORRIBLY. There is also wood molding missing in several spots and even holes in the floor they won't fix. The floors / ceilings are extremely thin. I swear my upstairs neighbors are Olympic weightlifting at midnight every night but I will say the walls in between units are thick so that's a nice perk. Living on the dog park side sucks if you don't want to hear barking from 6am to 9am everyday but luckily I don't have to deal with it. Overall could be much worse but when you pay premium prices, you expect to have working elevators and WATER!

RECENT DEVELOPMENT!! The senior property manager reached out…read moreto me directly. We had a good conversation She was very professional & polite. She addressed my concerns and honored the parking concession. We taking this down to a one star.... As mentioned the leasing office communication etc is less than desirable. Most recently I've been going back and forth with them on a parking concession that was told to me and written in the "welcome letter" but now they not going to honor because the leasing consultant that drafted lease did not insert the concession. So now I'm stuck paying for someone else's mistakes and incompetence. Buildings - while this is a new community... the buildings does not offer many "smart features" My last new community had many smart feature such as remote controlled blinds, USB port outlets, built in wall setup for TV mount etc. The kitchen cabinets are small and oddly angled in some units. The fridge/freezer combo are small but I noticed some units have different appliances some have an ice maker etc. The amenities that are spread across the three or the four buildings are good. The concierge only seats in the main building where the leasing office is located. There is a decent package locker system for retrieving packages. However I have had packages delivered to the main build which I had to walk over to get, wasn't ideal cause it was a heavy item. Community - appears to be a mixture of young and mature professionals BUT this is a preliminary assumption since the community is not completely occupied. There are some staff members that live on-site as well. It's a relatively quiet community but again not fully occupied. It's a substantial dog community, so expect pet accidents in elevators and such. It's an active community within its self...monthly activities etc. Leasing office - customer service and responsiveness started out great but quickly went down hill. I've had to address several issues on multiple occasions in some cases there was no record of concern, in other cases after I speaking with a fourth person the issue was resolved. This might be "new community woes" but exhausting and irritating. Generally this is a decent place to live. The location is the major draw, obviously.

Shout out to CJ. It has been almost five months since he was terminated, and many residents still…read moreremember the positive impact he had on this property. From what residents have shared and personally witnessed, CJ raised concerns with HR about comments being made in the office regarding residents, employees, and their disabilities. Shortly afterward, he was terminated. Many of us believe his willingness to speak up for residents and coworkers played a major role in what happened. Since then, residents have also noticed negative reviews being posted about CJ while positive reviews continue to appear about office staff. At the same time, there are dozens of resident reviews praising CJ and the work he did here. If someone was truly as unprofessional as certain reviews suggest, it is difficult to ignore the large number of actual residents who took the time to publicly speak highly of him. Several residents and visitors have also heard recordings that CJ says document conversations involving Property Manager Catie Henderson and other office employees. Residents have additionally been shown photographs that were represented to us as showing marijuana being left in a front desk drawer for another employee. These are serious concerns that residents believe deserved proper investigation. Many of us also personally witnessed how CJ interacted with residents. He advocated for people, helped build relationships within the community, and was one of the reasons many residents felt connected to the property. Meanwhile, residents have repeatedly raised concerns about the way conversations were handled inside the leasing office and about comments allegedly made regarding both residents and employees. Residents also documented the property manager's vehicle repeatedly being parked in a handicap space over an extended period of time. After residents began taking pictures and raising concerns, the vehicle was eventually moved. People should read the reviews from residents who actually live here and form their own opinions. Maintenance and the residents themselves continue to be some of the best parts of Platform, but many of us have serious concerns about the culture and professionalism within the leasing office. CJ may no longer work here, but residents have not forgotten how he treated people or the circumstances surrounding his departure. The residents who were actually here know what they experienced, what they heard, and what they witnessed.
