They have not been open on Sundays for five years but had just failed to change the information on the reservation line or any advertising. No apology. No offer to set up new appointment. Nothing. On the bright side, I met a resident who went out of his way to walk us through the construction to the leasing office where we spoke to a man who told us that this had been a problem FOR FIVE YEARS! No apology, no offer to reset appointment, and really no concern. It might be nice some day, but that day is not today. From the beginning, when asked a question everyone is mad at you for being there. They act like it's an inconvenience that you exist. They didn't fix our AC all summer, even though I contacted them every single week. They do not care that they are breaking the lease agreement. Apartment temperatures reached 90 degrees and they still wouldn't come. When they finally "fixed" it, they turned off the hot water in the process. It took 4 months to get AC back, and they only took action once I pointed out their negligence and criminal activity. They also charged us for not having renters insurance, when we did. When brought up to them, they refused to respond. There is an option to pay a fee to only lightly clean when moving out, this somehow to "lost" and never made it into the system after we submitted it. That is the intentional retaliation that was previously mentioned. CAR BREAK INS ARE COMMONPLACE! One of our cars and multiple other residents have their cars broken into. The gates do not work properly, so you are paying for a gated community when the gate is wide open! Save yourself the headache and don't even consider this place!

The service elevator has not worked in months causing them to shut down the main elevator any time someone has to move. At least 10 times in the past month, and only a 50/50 if they send an email to warn you. Same with water shut off. 10 times in the last month or 2 is ridiculous for any property let alone the amount we pay to live here. As far as the actual apartments, they are fine but built cheaply. The floors that have been replaced are very nice but if you have carpet you will be vacuuming every single day because the carpet is so cheap it sheds HORRIBLY. There is also wood molding missing in several spots and even holes in the floor they won't fix. The floors / ceilings are extremely thin. I swear my upstairs neighbors are Olympic weightlifting at midnight every night but I will say the walls in between units are thick so that's a nice perk. Living on the dog park side sucks if you don't want to hear barking from 6am to 9am everyday but luckily I don't have to deal with it. We arrived at 3:15 p.m., and upon entering, Erica immediately informed us that she had a 3:30 appointment. We waited respectfully. By 3:35 p.m., the appointment still had not arrived, yet she continued to remind us of the scheduled 3:30 meeting that never occurred. She then suggested that we tour the apartment on our own. We did so, returned the key afterward, and found that she still had no appointment. Instead of engaging with us, asking whether we liked the unit, or offering next steps, she simply reminded us not to forget our IDs. There was no courtesy, no interest, and no effort to assist potential residents. The experience was disappointing and disheartening. I felt dismissed and overlooked, and based on this interaction, I would not recommend this community. This is not how future or prospective residents should be treated.

She was kind enough to provide a very detailed video tour of the unit. Signed the papers and scheduled a key pick up. Welcome packet had a map, some things about the community and was gifted a nice Van Metre corkscrew and small cutting board. The neighborhood (bldg 2264) seems very peaceful. The grounds are very well kept garden wise. I haven't encountered loud noises during quiet hours or during the day for the most part. The only reason I'll take a star away on this rating is due to maintenance. Any maybe to no fault of their own due to COVID but i placed a work order ticket my first week here. I have not yet been contacted and the ticket is still active. My washer machine was making a loud noise every time the the drum would spin or agitate. So loud you could hear it outside on the floor below. Luckily my bf is a very handy with that stuff and he fixed it after 2 weeks of waiting for someone to follow up. T

After over 5 home visits to identify the cause of the smell, now they are saying something is trapped in the vents blocking the flow but they can't even check because they can't access the roof. I don't know how long they expect us to live like this. We truly regret renewing our lease here for another 12 months. It's to the point where opening the windows and balcony can't even get the smell out. i'm already mentally prepping for them to not have an answer tmw when they are supposed to check or to be given some long wait time to make the fix. I HATE my current kitchen and bathrooms, I am in a non renovated unit but this may change within the next couple of months as they are now able to renovate your unit without you having to move out and transfer to a renovated unit. I have toured the renovated models and they are a lot nicer than the renovated units at the Edgemoore or Sussex. They have granite counter tops and steel appliances. We also recently got a new washer and dryer unit. I wish that they were getting rid of the carpet and putting wood floors throughout the unit but they are not. Whenever something needs to be fixed the maintenance staff is really quick to resolve the issue. We had an issue with ants this past year and I think it was as a result of the new siding that was being installed and all of the rain we were experiencing. We are on a 3rd floor unit. I called it in and the staff took care of it. I have not seen any ants or other bugs since. The neighborhood is quiet, which is a plus for me. We always find plenty of parking even when coming home late. The only gripe I have about the complex is that when you renew your lease you have to pay a portion of the amenity fee again ($125) and we don't really have great amenities. The "gym" consists of 1 treadmill, 1 elliptical and two weight machines. The space is also very small. This could certainly be expanded. We do have access to the Kingstowne community gyms so that sort of makes up for it. Overall, our experience leasing at the Elms has been a pleasurable experience.

Since moving in April, we have experienced repeated maintenance problems, including a dishwasher issue that was initially misdiagnosed. The dishwasher was replaced unnecessarily before the maintenance manager and personnel determined that the actual problem was the circuit breaker. We also experienced ongoing noise disturbances from neighboring residents during late-night and very early-morning hours, with what we felt was an inadequate response from the office until repeated complaints. Another significant current issue involves water entering through the window during periods of heavy rain, as well as a malfunctioning washing machine that will not clear the soap from the clothes and will not drain all the water. A junior maintenance employee, Johnathan, was sent to address the washer. Unfortunately, we felt that his conduct at times during the visit was unprofessional and that the washer problem was not properly resolved. The situation became even more concerning when Ms. Dawn Webster, the property manager, spoke with my wife by telephone. My wife was attempting to explain her concerns regarding the maintenance visit and the fact that the washing machine was still not operating properly. According to our experience, Ms. Webster responded by making false statements about my wife's character that were inappropriate and unfounded, rather than concentrating in addressing the underlying maintenance concern. We found this interaction extremely upsetting and felt that my wife was treated disrespectfully when she was simply trying to obtain a resolution to an ongoing problem with the washer. Ms. Webster falsely insulted my wife's character rather than addressed professionally Johnathan's unprofessionalism and the ongoing issue with the washer. Later, a maintenance supervisor, Augusto, personally observed the washer failing to properly rinse detergent and leaving water and soap on our clothes. He indicated that, given the washer's age (25-year-old washer), a replacement would be appropriate instead of trying to fix the circuit panel. He also acknowledged to us that he has observed Johnathan being out of line sometimes when doing maintenance in other apartment units. However, Ms. Webster later in an e-mail refused to replace the washer and suggested using detergent pods when the issue was not the soap that we have used for months as we never had previous issues until the washer started malfunctioning. Ms. Webster was gone for the weekend and leaving us with a malfunctioning washer without being able to wash clothes. We found this response particularly frustrating and insulting because it contradicted what we had personally observed and what the maintenance supervisor, Augusto, had observed during the full wash cycle. At this point, we still do not have a properly functioning washing machine. Overall, our experience has involved repeated maintenance issues, disturbances, poor communication, and a lack of professionalism from some members of management and maintenance. We encourage prospective residents to carefully consider these experiences before moving here as they will attack you and make false statements when you bring issues.
