In fact, I'm not sure if we've ever even forfeited a security deposit. THAT statement alone should make this next even more valid: You are by far the lowest class company I have ever dealt with. I am absolutely appalled with the manor on which this branch of real property management does business. I'll be sure note terrible reviews with ALL of our networks including real estate agents and renters. ZERO of the items noted on move in were repaired, barely temporary bandages performed by the handyman, and we had to live with them for a full year. The property was NOT PROFESSIONALLY CLEANED UPON MOVE IN, grease caked on all of the cabinets and above the appliances. You note missing door stopper (which were barely hanging on when we took possession) and charge $150.00??????? That's a 2000% markup EASILY. Who is making these prices up? Bottom line, you expect a tenant to do YOUR JOB as the management company, essentially renovate the house move in ready for the next tenant, and pay for professional services that are incredibly inflated. SMALL NAIL HOLES AND PLASTIC ANCHORS IN THE DRYWALL ARE NOT EXCESSIVE WEAR AND DAMAGE. Plain and simple, this is highway robbery. You know it, I know it, and I'm not sure how you guys sleep at night knowing these are your policies. Consider printing this email out and posting in your office so all the faculty has to walk by it every day, knowing these are the standards of the company in which they work for. - Terrible communication and response time - NO FLEXIBILITY when a responsible and always on time with payments tenant was in a situation beyond our control to extend lease by just a few days. - Unprofessional and half done "repairs" - Price gouging at the HIGHEST level - Selective resources, ONE OPTION for cleaning companies and landscapers which I wouldn't at all be surprised if those companies were under real properties umbrella. I'm all for companies making a profit, and we appreciate big companies taking on the risk of ownership so that we can keep our expenses low and rent from them, but we expect people to do what is RIGHT. This situation is far from right, and you'd be just as disgusted as I am if it were to happen to your son, friend, or even distant acquaintance. I hope you guys improve on your business practices, or real property (perhaps just this franchise) will soon be just another failed company because they weren't humble enough to follow the golden rule.

Once we moved in the area and started looking at homes, she always made sure that we were happy with what we wanted and never tried to push us or sugarcoat something in order to push us in any way in order to make the sale. She also brought up key items that we didn't think about to help us narrow down properties that meet all of our needs as a family (location, work commute, school, lifestyle, community). Once we found the home that we wanted, herself and her team were able to work around the clock and also from around the globe to make sure we were able to have the winning bid. I loved how she explained everything so openly and clearly, as well as being highly responsive whenever we had questions or needed to discuss things related to our next home. She made everything a breeze which is so necessary when buying and/or selling! It is such a crazy and often times stressful process, but with Jin on our side, I felt at ease and grounded. She has so many connections, knows everyone (and everyone knows her), and is knowledgeable about pretty much anything you could want or need to know. And if she doesn't have the info you're looking for, she makes sure that we get what we need. Our buying process was a little hectic but she truly did an exceptional job of helping us with negotiations, navigating hard and tense dynamics, and dealing with conflictual or complex situations. We needed to upsize and were looking for a single family in Northern Virginia. She helped us find the home that we'd been looking for- a single family in Gainesville! While the home-buying process itself was smooth, our move-out experience was the complete opposite. As a family with young children, we were repeatedly questioned and made to feel uncomfortable over normal wear and tear......things like minor drywall nicks that are expected in any home with kids. These were already being addressed on our end with a contractor, as we had communicated. Despite agreeing to cover repairs and forfeit a $3,000 deposit, we were met with unnecessary comments and a level of aggression that felt unprofessional and unwarranted. It was especially disappointing given that we chose to work with her over many other options, expecting a level of trust and respect in return. We believe in accountability and were fully willing to take care of any legitimate damages....but respect and professionalism should go both ways. Based on this experience, we would not recommend doing business with Jin.

    After having non-paying tenants evicted, having them cause significant damage to my house, spending…read morethousands of dollars repairing it and refurbishing the property, and getting it ready to sell, I contacted this agency to see if they could help me sell the home. It was already on the market, and I already had to lower the price, because it just wasn't getting the traffic. I'd heard about them on the radio, and hoped that their guarantee that if they couldn't sell it, they would buy it was true. Nope. They wouldn't tell me a reason. The woman with whom I spoke basically said, "I can't legally tell you anything about the home, and I can only tell you if we can help you or not." I figured that was fine, since it is currently listed with another agent. I just wanted to see if there were other options out there. "The answer is no," she went on. That's it. That was the exact wording - verbatim. I politely thanked her and hung up. Then I thought of how rude and abrupt that call was. I guess they only agree to list homes they're 100 percent sure they can sell. That's fine, since it reduces their risk and is probably a prudent business practice. But their radio ads make it sound like they're so sure they can sell ANY home, they'll guarantee it by promising to buy it if they can't. Obviously that's misleading at best and an outright lie at worst.

Two weeks ago I received an urgent email that said I needed to cut my vacation short b/c we were ,"due to sign on that Friday." Last week, we were told "in a couple of days". This week "it will be Tuesday, Wednesday at the latest." We are still waiting. In the meantime our 90 day interest rate has expired, and we had to pay $600 for a ten day extension. Bruck told us, "you may want to pay for 15 days."

Debra's personality as a realtor is just what I needed- she is bold, proactive, assertive, quick-witted, and highly experienced. Her no-nonsense, "go-ahead" approach really came in handy when negotiating- she plays no games with other business people and is straight-to-the-point. She doesn't hold back her opinions and canny observations. She is very smart and quick on her feet. She knows just what kinds of questions to ask and things to point out on-the-spot. Because of her decades of experience, she is always thinking a few steps ahead (or years ahead, if you will!) whenever there is a tough decision to make, such as pros vs. cons, in accordance with her client's particular circumstances and/or preferences. What I appreciated most to this day about Debra was that she did her absolute best to ensure that I was getting fair deals in all aspects (e.g., from the seller to the lender; interest rates to purchase price, etc.), especially since I was purchasing a new construction condo which came with a very "seller-friendly" contract. She always spoke up for me and helped me navigate through some BS which came my way throughout the process. To this day, I feel so utterly grateful and impressed whenever I think about all the effort Debra put in. She went the extra mile for everything she did for me. She was basically always available whenever I needed her. Her heart is truly in this field and in her work, and it shows. She was always looking out for my best interests, and extremely patient in answering my bazillion questions as a first-time homebuyer. One could say she is the type to put their blood, sweat and tears into their work- I think that's the kind of realtor people truly need! I must add: even after I settled on my home and her work with me was all done, about 2 months later one evening I needed help with some questions I had. I contacted Debra out of the blue and she happily came over and quickly assisted me with the matter! Debra is not only my realtor, but she has also been like an advocate and a mentor to me. She is always welcome to come by anytime, and I will be working with her and referring her to my friends in the future! She has become a true family friend!
