I have lived at Windson at Aviara for a year and have enjoyed every minute of it . I was so fortunate to come across them a year ago and meeting Lauren Orona who has been nothing short of extraordinary. From the moment I walked in she greeted me with a big smile and very firm sincere handshake, which you don't run into much anymore. She was able to find me the perfect place to call home and got me moved in within 24 hours running into a few challenges along the way she always reassured me that it was all going to work out. I can honestly say that if it wasn't for Lauren's persistence and not giving up attitude I would have walked out and missed out. I highly recommend Windson at Aviara to anybody looking for a beautiful, quiet, safe home as well as a extremely professional ,hardworking staff. Tired, run down and simply not worth the money... Appliances are old and even when new were likely not that good. You know the kind where you have to wash the dishes before putting it in the very loud dishwasher to make sure they are clean. A dryers that stains your clothes with rust. Bad linoleum floors and carpet that was laid before the floor was clean. Feels like rocks. Particle board cabinets that are decomposing and very thin cheap windows. You hear the neighbors flushing toilets, closing cabinets, coughing etc.. Nothing luxury about this place at all. The common areas marginally better but again it's the details you find out when you use the stuff that really dissapoints There is a massive construction site on the east side. Thin walls, bad windows and early morning start times make for very unpleasant mornings and unbearable dust. Maintenance guys are good, office staff ok with the easy stuff but hard questions go unanswered. Forget about getting hold of the property manager, not that she can do much seems everything goes through corporate, wherever they are.. Pricing policy makes you feel cheated and un appreciated as a tenant. Price fluctuates wildly ($200-250). They wanted $200 for me to renew but promptly listed my unit for only $40 more online. They actually did me a favor because I found a bigger, newer place with a garage for less than what I was paying. Thanks Windsor.. Good luck. Awful, smell disgusting, lazy and stupid management. The buildings are old and outdated. They will try to convince you how beatiful it is , well cheap made , if you like cheap and outdated thing . Mostly university of California students live there. If you say something about the smell they throw you out of the building. If you want to reside at the same appartment they ask for 20% increase of your rent. What really makes the leaving conditions awful is the managment. So no stars. so bad... What makes it bad is the fact that the company is Chicago based......that means low requirments, that is why the management is that stupid... read more

We lived at the Windsor for a little over a year and we LOVED it! The inside of the apartments are fully upgraded and beautiful. The amenities are the best that I have ever seen, including a very large gym, beautiful pool and BBQ area, movie theatre and game room. We also felt very safe inside the gated community and loved the neighborhood. The office staff was not only professional, but they really made an effort to get to know all of their tenants on a personal level as well by mingling with the tenants at events including pool parties and food truck nights. We dealt with Lauren the most in the office and she is amazing and very efficient. We are actually going to miss her, which I don't think has ever happened anywhere I have ever lived. The maintenance staff led by Ron is also very on top of things and very friendly. I highly recommend Windsor at Aviara as a great place to live! read more

I normally don't do reviews or give bad press, but I can't NOT say something. Everything about my experience has been kind of ok, but this place is really not worth what they charge...for these reasons: 1. The apartments are very poorly built, so if you live on the bottom floor, it will sound like elephants live above you. It's not just the people I have above me, either. There were other tenants in there previously, and it was just as bad. It's very loud and disruptive. Lord help you if there is a toddle above you. They run everywhere. 2. RATS! Yes, you read that correctly. I have seen MULTIPLE rats on the property since I've been here. Alive and dead. Adult and baby. REALLY NOT COOL!! 3. If you happen to have to go month-to-month when your lease is up, they will charge you a small fortune to do so. For example, I have to stay one month longer than my original lease, and I am being charged nearly $1000 MORE ($962) than my normal rent. Absolutely ridiculous. 4. The carpet is gross. They even replaced it while I lived there...and it's still very poor quality so it doesn't hold up. if you have to spot clean it at all, the spot never actually goes away. NOT WORTH THE COST. read more

Here it is in a nutshell: 1. Models are nice, actual rentals are dilapidated. Our apt already had old carpet (with snagged rug) and paint patches all over. Microwave died, cabinets were beat and musty smell, possibly mold. Also, during one rain event I heard mice/rat or some other critter nibbling on something in the ceiling by the fire sprinkler. 2. Dog poop all over the place. 3. Very slow maintenance response. 4. The initial long term contract price is attractive, after that they will bend you over with a new renewal price and fees. We had a one year lease (2 bedroom) for ~$1900/mo (inc. pet fee). Went to a 2 month extension for $2500/mo (inc. pet fee). Now they are ~$3300/mo (for 2 months) and $2750/mo for 12 months. If you have know you will be renting for a year, it may be worth a look, but not a long term solution unless you like to get fleeced. Renters be warned! read more

After living in this community for one year, the good: gym, pool area, and friendly staff at the leasing office. The bad, however, overwhelmed my experience here. I lived in a first floor, one-bedroom unit. The construction is very low quality and does not match the façade of the leasing office, pool, and gym. You can literally hear each step above and at times it sounds like your neighbor is going to fall through the ceiling. After initial complaints to the office, they offered that we move to an upstairs unit at our own cost. That didn't work well as we had just completed a cross country move. We were happy when our neighbor moved out, but that didn't solve the construction quality issue as the noise level has actually worsened. So, if you are renting here, rent upstairs. Lastly, hefty fee for a garage. At other "luxury" communities, such as Irvine Company properties, the garage is included in the rent. Oh, one more lastly, if we had renewed our lease, the rent increase was about $300 more per month, without any changes to our unit, even though all others are being remodeled as they empty out. No thanks- I am not trying to pay for the upgrades in my future neighbor's unit. read more

I will give them -5 stars if they let me. Office staff is friendly until you sign the contract. They raise my 2 BR rent from $1600 to $1700 after first 12 month then raised it to $2150 for another 12 months lease or $2500 month to month. Their web portal e-payment system over charged and the service request never met on time. Yup...so much about the 'reasonable rent increase per year'. When I was moving out, they were friendly, smiled and raped me over the charges. I remembered a lady warning me about this place two years ago when I was signing their contract...I should have listened. They are only friendly until they sign you up....then you should hope that your income increases by 25% plus per year or have a rich parents or have military pay your rent for you. read more

It looks people write here only when they are upset. Now I feel compelled to document my positive experience for the sake of fairness at least. The place has a great location - very quiet and not far away from all civilization features. Somebody wrote about poor cell phone reception. Depends on the carrier. AT&T works w/o any problem. So don't be lazy and check coverage before you move in. Very clean, good floor plan, staff is there 7 days a week. Most service request are completed within a week and completed thoroughly. Little bit pricey, but you have to think think first what you can afford and what you can't. Big pool. The only bad thing is that smoking allowed over there. Some people complain about dogs' poo and noise from air conditioners. Well, what do expect from living on the first floor? Be sure to look out of the window when you check your apartment. I live on the 2nd floor and don't have these problems at all. Another nice feature - attached garage. Plus only one neighbor. Summarizing, I would say that this is the best apartment I ever lived. We really enjoy living here. Upgraded kitchens and bathrooms , appliances inside looks very lovely, it is a safe gated community. Maintenance has always been on time and meticulous. Our apartment Manager Anjanette has been extremely helpful from the beginning finding us the unit we were looking for , anything I put as my wishlist she was able to match it. As we lived in our apartment any questions I had for Anjanette or a request she got back timely with amazing courtesy and care, felt like family ( her courtesy and help deserves 5 plus stars ).It has been a wonderful experience living here at Windsor last 2 years we love it ! read more

I lived at Aviara for 14 months after going through a divorce and needing a safe and peaceful place to live. WIndsor fit the bill perfectly. The staff is just outstanding. Jolene helped me pick out the best apartment and then she continued to offer help whenever I needed it. She is very customer service oriented. I had a billing issue with the utility company they use and Christine, the manager, went out of her way to get it resolved quickly and ensure I understood everything and felt whole when it was all said and done. The maintenance staff, Ron and Perry, always communicated with me and made sure my repairs were handled promptly. The pool area is gorgeous and the jacuzzi jets are great! The amenities at WIndsor are first class. There are beautiful walking trails all around and the walk to Batiquitos Lagoon via the Golf View Trail is so pretty! It really is a very nice and peaceful place to live. read more

This is by far the best apartment community I've ever lived in. The office team was very warm and friendly, treating me like family. My experience started with Jolene in the front office, followed with Christine as she assisted with finalizing my move in. I also had a good experience with the maintenance staff, Ron was quick to respond and assisted me with a couple of maintenance items right after I was settled in. The amenities of the property are second to none. Starting with a stunning pool area, gym, game room and an AWESOME theater room, which is perfect for a stay at home date night. Overall, great community and better staff. Highly recommend this community if your looking for a great places to live. read more

We had a wonderful first floor apartment with direct access garage. View of farm field and wonderful sunrises. Quiet corner of the community. The apartment was tired and well used. Mismatched cabinetry, discolored linoleum, rusty light bar in master bath. However we were quite comfortable for our 6 month stay. They really jacked the rent by $250 a month in our offer to renew letter. We had no intention of renewing and would have had a tough time justifying paying the increase. We met the new tenant who advised that the rent she would be paying for a one year lease was several hundred less than Our offer letter for the same term. Doesn't make sense. You'd think they would want to keep the existing tenant, assuming rent paid on time and the like. On move out the maintenance supervisor kept me waiting 15 minutes. I had to call the office and ask his whereabouts. No apology for keeping me waiting! Great location and lovely facility. read more

We lived here for a little over 5 months and we were really excited to move out. The apartment itself is really nice and safe. But, I don't recommend anyone under the age of 60 living here. The "quiet hours" are from 8pm to 8am and they are enforced. It's just not a fun place to live if you are someone who likes to have friends or family over. read more

Think twice before you sign a lease with Windsor. I've lived here 30 months paying $2700 monthly and recently inquired about moving to smaller apartment. I've paid $81,000 to live here and was told by Windsor management that my current finances will not support a move to a smaller apartment---basically locking me into my existing lease. Was ready to move in and when they gave me the keys and I arrived at the apartment I rented it was not the model I was shown nor anything about it familiar to the one I thought I rented. Beautiful property and management seems nice, however, when you tour the models make sure that it's the actual apartment you are renting not one "like" it. The model showed nice wood floor material, tile backsplash, upgraded appliances and nice countertops. They forgot to mention that the one I rented will look nothing like this and was carpet throughout. I arrived to old appliances, countertops and carpet that smelled of dog pee. The leasing lady who showed us around said you will be getting this same exact model shown and what I got was far from! I will say they handled it, except for not getting my application fee back hard lesson learned! read more

I lived at Windsor Aviara for 5 months this past summer. After the first week, I developed a rash that never went away for my entire stay. I went to a doctor who suspected it was an environmental issue inside my "home" and I now know that to be true. My air conditioning was broken for over a month before I could get anyone to come fix it. They would come, tell me it was fixed and it wasn't. Finally, after almost 5 weeks, someone came in and realized the thermostat was completely broken along with the compressor. It still took several days to fix this. Whenever I asked for something to be fixed, it took days. Unacceptable, especially for the price I was paying. When I first moved in I thought it was fairly clean, but as time went on, the grounds were disgusting. Poop bags would be overflowing for 2 weeks. Trash bins would be piled for several weeks before being emptied. The stairwell and hallways to my apartment were not cleaned or swept for the entire 5 months of my stay. It is overpriced and highly overrated. I was told I was given a newly remodeled apartment but I think there were a lot of things "covered" up. Once I returned "home" my rash was gone within a week! Even after coming back to San Diego the rash has not come back. The only explanation lies in the apartment as I thought. Think twice before renting here. read more

I have been living at Windsor for just about a year now and it's a fantastic community. From my initial contact to look at a unit through today all of the staff has been a pleasure to work with. Anjanette especially is professional and extremely responsive to emails or inquires. I have had a few minor maintenance requests during this time and they have all been addressed in a timely manner and repaired correctly the first time. We lived at Windsor for over 3 years and very much enjoyed living there. The apartments are well-kept, clean, and it's a safe complex. The property is constantly being updated for the better. Some reviews complain about the pricing, however this is Carlsbad, and it is to be expected living less than 2 miles away from the beach in a nice complex. We had shopped around the area before choosing Windsor, and no other apartments were as nicely taken care of. Every time we had a maintenance request, Perry was always quick to respond and very helpful. I really enjoyed Windsor's pool area with community grills, hot tub, and firepit. I always felt safe in this gated community, with all key code gates, and alarm systems. The neighborhood is quiet, and relaxing. Never had any problems. Would still be living there if we had not moved out of state! read more

This place is overpriced for what appears, in my lay opinion, to be quite shoddy remodels with no upgrade in the actual bones of the construction. I certainly could hear my neighbors and nothing is more offputting to me than listening to the person living above you go pee. For almost $2000 for a small apartment, I would expect better. I was told the units rent quickly but later learned they are have a much lower rental rate than elsewhere in San Diego County. Read the other reviews and you can draw your own conclusions as to why that may be. I know looking for a rental is tough but if I was you, I would save your money and keep looking! read more

I have been living 11 months at Windsor Aviara. My experience was roughly good in this community, apartments are in pretty good conditions, lush environment, well kept common areas. Globally, even if I appreciated the location and community, it is not a 5 star experience. I would take off one star for long time reaction before management takes the lead. My apartment was overlooking the pool, the pool area is supposed to close at 10 pm and 11pm during the weekends. During the summer season, it was really frequent to have teenagers group shouting, going into the spa, or the spool at 1am or later. It took a long time for the management to react, and they just posted a note, while the best would be to have a guard coming at 10pm and ask people to leave and close the gates. I take off another star for their way to handle the last rental payment. Not only they increase the monthly rate unsanely (+10%), they don't advise you about the last prorated rent, they just debit your bank account for the full amount, and advise you will get the overpayment with the deposit 3 weeks after moving out date. Usually you have paid a new rent, and have to manage the cash issue. read more

The location of the apartment was about the only good thing. The place is ridiculously overpriced. The water/sewer bill is shared by the entire community, so even if you are a single person living in a tiny studio, you pay the price for a family of four. The staff is one of the worst I've come across and only got worse after I moved out. They charge an outrageous amount for a week that it takes them to clean up the place, even if you are no longer residing there. The gym is very outdated, placing maintenance calls is horrible. To change one ceiling light bulb can take over a week. Moving out was the best decision I made. read more

It is pet friendly and, yes, people don't clean up after their dogs 100% of the time, but it is not a serious problem. The pet friendly policy adds to the community feeling. We have lived at Windsor at Aviara for over two years now. This is a fantastic place to live for whatever your situation--family, single, just starting out or just moved here...etc. The entire staff has always been great to work with. They are attentive when maintenance needs to be taken care of. The pool is great. It's safe. Other residents are friendly. The schools are just down the street and are excellent. There is a workout room, movie theater, game room and business center which are always accessible. I recommend anyone looking for housing long-term or temporarily. requested a tour of units. jolene was our associate. a great up-seller. in the office first she says oh we dont have any units at 1900.00 per month. 45 minutes later shes showing me a couple at that price. originially wanted me in a $2400.00 unit. one big thing-they require a 60 day notice. while i was waiting i heard her telling a gentleman that 60 day notice is most common. that is bull. ive rented for 45 years and have never rented from a place that had 60 day notice. absolutely no extra parking unless you pay the $25.00 parking fee. parking lot is jammed. alot of the units are not looking out at anything other than a building or a wall 5 feet away. plus they advertise 100.00 security deposit instead of the regular 500.00. not quite-you still pay the 500.00 but they deduct the 400 from future rent. my girlfriend and i were totally disappointed. read more

Sh*ty place to live. I wouldn't pay a dime for the apartments offered and leaving 1 star is one too many. Don't let the photos, the model apartments or the staff fool you. I broke my lease and gladly paid the termination fee to get the hell out of this place. Like other reviews, it smells, there's dog crap that residents don't pick up on pathways & in the parking lot, one particular idiot neighbor left his dogs shit on the stairs (Screw you 1724), there's constant noise from surrounding neighbors because the walls are paper thin and you can hear them talking while in your own living room. A/C units are positioned right outside each apartment window, so when they're constantly running it can get super annoying. If you like fresh air/open windows, you can forget about that here. Oh!! Let's not forget the insane amount of notices to enter my apartment for reasons that the leasing office couldn't explain. Apparently the maintenance crew can dictate what they want to do and you don't have an option but to deal with it. I had a note on my door every other week. Really?? WTF? The right hand doesn't know what the left is doing!!! There's no flexibility with staff when moving in. I was told I couldn't move in/do my walk through until after 12pm..... So I got stuck paying my movers an extra hour to get my keys. Again, sh*ty, sh*ty place. You'd have to pay me to live here. Epic failure and a waste of money! They should level this place and start over......... read more

I am writing this review as an "almost" resident. I went to Aviara looking for an apartment with a fairly short move in (within 10 days). The advertised best price was for either a 9 or 10 month lease and they were running a special that included one months free rent. After asking about having the special apply to the 9 month lease, and being told it would apply, and confirming a December 1st move in date I left feeling comfortable with the experience. The next day I went back because I forgot my ID which I left at the office when I went on my apartment tour. I was informed that I the special was only available on 10+ month leases and that they would not hold the apartment for longer than 7 days. What!?! I was asking them to hold it for 9 days - not an unreasonable amount of time. So now, the lease would cost an additional one months lease to get the special and they were not willing to hold the apartment for two extra days without charging me rent prorated for the months. Obviously, having a happy tenant filling their vacant apartments isn't more important than nickel and diming their bottom line. I also witnessed a poor resident who was moving back overseas trying to turn their keys in before their official move-out date. They seem so unwilling to work with tenant and budge on whatever asinine policies they have. read more

I give this place a solid three stars. I really love living here, feel very safe, and enjoy the people I've met here. Recently though a woman has moved into the apartment near by with her dog. I love dogs! I have two. But she is incredibly irresponsible. The dog is never leashed, lays on the patio all day and snarls at passerbys. I have also spotted him defecating without the owner cleaning up after. I, in no way, blame the animal for any of this. He lacks the opposable thumbs to leash himself, he needs to relieve himself somewhere (although I can only imagine the cleanliness of her apartment), and if I was forced to live outside all day I'd be grumpy too! I feel terrible for him. I tried explaining how selfish she was for how she treats her fur-baby. She seemed quite apathetic. It's too bad Aviara doesn't take the time to enforce the rules that are put into place for safety of everyone. I don't think it's fair to the dog, to the other pet owners and law abiding residents here, or to the late night drivers that aren't expecting a loose animal to be wandering the parking lot. I certainly shouldn't be the one enforcing the rules. I can't believe I am the first to complain about this woman. Why isn't anything be done? If she's here when my contract is up, I will certainly be moving. It's unsafe. read more

The Windsor is in a beautiful area and the interior of the apartments (I was in a 3 bedroom for 2 years) are (prima facie) nicer than most. However, at the price level (2,300 my first year and 2,550 my second) it is simply not worth it. First and foremost, my husband and I both have cell service problems (Sprint and AT&T). Although it is prudent to check, neither of us are huge cell phone users so no big deal there (but may be an issue for you.) Secondly, although the staff is nice (for the most part), they are largely unresponsive to calls concerning anything other than signing a lease. When attempting to get fulfill a service request I was often left days on end without any acknowledgement that my request was even heard. I will say, however, the maintenance man, (there is only one) is excellent, and trustworthy to a fault. When I had the opportunity to run into him and tell him of my service needs he would give me a realistic time frame and fix my issue more quickly then had I submitted the request through the office. If this makes it sound like I had a lot of service requests then I have done my job! In my two years here I have called around 40 times. Yikes! My first request (sadly, as I have kids) included issues with nails coming out of the carpet as well as the carpet coming up at the base of the stairs. I also had to remind them numerous times about installing indoor shutters I was promised at move in. Among the other problems include an eroding patio, broken hinges on cabinets, blinds that would either fall or get stuck when using them for their intended purpose, dishwasher repair, washer and dryer repair, fridge repair (all appliances are old), a faulty alarm system, and the plumbing. Holy hell...the plumbing! That alone is maddening. The shower had to be snaked within the first month (so probably not our doing), the sinks do not drain quickly (except in the kitchen), the bathtubs don't drain quickly, and the toilets...holy crap (pun intended) we have had those snaked countless times!!! Now, I know you could be saying...they just take abnormally large dumps and that very well may be true for the adults but there is no way a 3-year-old girl can clog a toilet with a bowel movement. Not only have they had to physically remove the downstairs toilet to clear the issue (while we had company ), but it has become such a problem that I personally plunge each of the toilets at least once a day. When talking to others within the same building they all say they hate the plumbing leading me to believe that the issue is possibly restricted to our building (let's hope). When I tell the office, they will simply snake it and say that they have done what they can about the situation. Ugh! Other challenges the I have faced living here is he dog poo (but hey, that's due to the residents being inconsiderate), the year around heated pool (which is never heated), the more-often-then-not nasty spa, and the fact that the resident "office" functioned more like an office at a DMV (nothing worked. [this has been fixed in the last month]). As for quiet, this is true, but replace that with cigarette smoke that can seep into your apartment through central air. All and all, yes it is pretty, yes, it is conveniently located, and yes there are good schools in the area, but (for this family) it is not worth the cost. Hopefully, if you do decide to move here, you will have better luck than my family. read more

Im very disappointed with Windsor Aviara. I really had high hopes going in. Great location, some decent staff. I was never impressed with the quality of the apartments. On move in my apartment carpets were stained and there were all kinds of little things that were not to my expectations. The cabinets and drawers and screen door were broken. I was really sad come renewal time when they raised my rent $ 300. Who does that..I guess they do. It was a very difficult year experiencing the Carlsbad fires and dealing with relocation not a fun experience as a single mom trying to make it .No compassion. Your just a number here and it's a corporation. They will take your money and not feel bad about it.On move out i left the apartment immaculate and I just got a final bill in the mail and they totally ripped me off. They charged me for every little thing even the horrible carpet I moved in with.I can not recommend this apartment complex. I am beyond disappointed. read more
