I don't know what the other reviews are talking about because this complex IS very luxurious. I haven't been to all units obviously but the several I saw before choosing mine were all VERY nicely updated. It almost makes me wonder if some of the negative reviews are posted by competitors because Windsor Aviara was by far the NICEST complex out of all the ones I saw. It's very well maintained and after living here several months, I got nothing but good things to say. Is it perfect? No, but it sure is close. I'd give it 9.5 out of 10. Besides the complex itself, this is by far the BEST neighborhood to live in north county, very safe and absolutely gorgeous. Yes, the situation with the gates is annoying since they've already been open several months, hence the 9.5 instead of 10, but they are not broken. Not sure why it's taking so long to reconfigure them or whatever it is they are doing. I definitely do hope they keep the gates and put them back in use very soon. I'm pretty sure all tenants feel this way. Also all the experiences I've had with the staff here have been good too so no complaints there. People have to keep in mind that babysitting 300+ tenants is no easy task. And no they did not pay me to post this review, did not offer me a discount for it, and no I'm not friends with any of them. I've been living here for a year now and I still love it as much as I did when I first moved in! The office and maintenance staff are wonderful, very friendly and helpful. Puts my mind at ease knowing that I'm in good hands. They work hard and it shows because the community is very well maintained and clean. I've been walking around the complex for a year now and I've never seen any dog poop or any trash overflowing. The fitness center and all the other amenities like the pool are always clean and well maintained too. I love the new game room and really enjoy playing pool. Now I get that when all goes well it's easy to say things are peachy, but recently I did have a situation where a repair was needed. The only one that popped up the entire time I've been here. And both the office and maintenance team handled the situation perfectly! The issue was quickly addressed and resolved! They were on it in no time and got things done quickly. What more can you ask for?! Also, I'm not sure how things were here before, and many reviews on yelp are quite old, but since I've been here I've never seen trash overflowing and my unit literally faces the trash area. But you would never know because it's very well kept and no trash ever overflowed there. I like how the brick tall walls keep it all hidden away from view. My experience here has been very positive and I'm happy to continue calling Windsor Aviara home sweet home. read more

I have lived here for one year now. Right after I moved in they started construction on the office, the gym and amenities. I would not have paid this much rent for such a small place knowing the amenities would be disrupted. Everytime I go in to the office, call or email I get no response. I did receive the max rent increase upon my lease renewal. My toilet breaks every 2 weeks, my washer has never been ok, I love the trees. i love the safety of the neighborhood. I absolutely love the maintenance crew. I do have mold concerns. read more

I am extremely disappointed with the management at Windsor Aviara. The staff is consistently unresponsive; they rarely answer the phone and emails go ignored for weeks. It is nearly impossible to reach anyone in the office, and there seems to be a lack of accountability with staff often working remotely with no reliable way to contact them. Beyond the poor communication, I am currently dealing with illegal security deposit practices. Despite requesting a pre-move-out inspection and being told verbally that the unit was in "good" condition, management failed to provide the mandatory written itemized statement required by California Civil Code § 1950.5(f). They then proceeded to deduct $665 for cleaning and painting--charges that are directly contradicted by their own move-out report, which explicitly marks the unit's condition as "Good." Charging tenants for routine maintenance and "prorated paint" while failing to follow state-mandated inspection procedures is unacceptable. If you value professional communication and a management team that follows the law, I would look elsewhere. I am now forced to escalate this to small claims court to recover my funds. read more

Edit: There is still rotting trash/goo because no one has cleaned or disinfected around the trash cans. It smells disgusting and there are a ton of flies. I don't think they ever power wash anything. In the two years I have lived there. They haven't cleaned the stairs or hallways. Again, the sign says luxury apartments, and their prices are very high despite the fact that they don't clean anything. Meanwhile, they're busy building two more units and removing some of the amenities. Also, they said that the gym would be open the entire time of the remodel, but that is not true. It's not open. Therefore, any amenities (except the swimming pool) that you see on the website are not available until the remodel is over and God knows how long that will be. Management response is a joke. You don't think that I have told the office about the trash situation? Please. The only way to get a response from this company is to publicly shame them with pictures and bad reviews. read more

I would give 0 stars if that was an option. This appears like a great place until it's not. Gates always broken so no real security. Facilities have been in construction for a long time, no discounts while they upgrade and you have to join a gym at your own expense. Also if you are late according to their payment system of Bilt which makes errors, you must pay your rent in a cashiers check or cash every month going forward. In addition the sales people are never in the office so if your are late because you can not find them. Tough Luck more late fees. Lastly, if your lease is finally up, good luck getting your deposit back. I took pictures leaving our place spotless only to have them make up some reason not to refund our deposit. Renters beware, you do not want to deal with these property managers, the worst I ever experienced. Much better options. You have been warned!!!! read more

My experience with Windsor has been a roller coaster. Since my initial complaint, and subsequent screaming at people in the office for 3 weeks, I got my problems resolved. Unfortunately, since I have moved into my new partner, there has been no heat! I waited about 3 weeks, not wanting to be annoying. I put in a request I 1/20/25. Realizing that it was a holiday, I figured I would hear back on Tuesday or Wednesday. When I didn't hear back, I call the answering service. I was told that they were only able to send another maintenance request and ask for an immediate call back and an ETA for repairs. 2 days have passed and I have heard nothing from the office or the maintenance team. read more

Hmmm, where should I Start? Let's start in the beginning, 2020 is when I moved in during the pandemic and was appreciated them for renting with them when nothing else was available. However, there are a lot of things that were not right. For example, the plumbing system is always not working, clogging of sinks and showers and toilets, and good luck trying to find a working maintenance man that knows what they are doing. Last Thanksgiving I had family over and no working toilets, and the maintenance forgot about the work order after two months. Also, they had a plumber come out finally to fix it and left a hole in the wall in my bedroom.., exposed too. Besides the Lazy staff and maintenance, the neighbors really are some Karen's and are not friendly, so if you have kids don't move here!!! they will call for everything, my kids couldn't even go outside and play, which is very sad, because they need it. All 5 years I lived here my kids only went outside once or twice. lastly, i finally moved out and didn't receive any mail of any sort and now added a huge bill along with taking the deposit for"cleaning fees" that I deeply cleaned and sanitized , along with being charged of a light that needed to be replaced 5 years ago and forgot about, make this make sense!! also we just moved out a month ago and they sent the bill to collections, which I am going to find out how long it takes for to repay before it messes up me and my husband's credit.. no worries for me .. Another update, it's been over a month and still no security deposit. We got another check of a discrepancy amount of $9 that they missed but the original check of $370 is nowhere in sight. Management is never responsive and always defers to a shell company based in Boston. The Boston company emailed us to say the check was returned to them. There's no phone number for this company to get someone on the phone, it seems like a scam. Worst landlord I've ever dealt with in my life. Would not recommend renting from them. I contacted them for a tour while I was looking for new condos - lots of places don't even bother contacting me back (maybe because it's just my name on the contact sheet and not my husband also - their loss). These guys got back to me quickly and set up a tour time right away. It was quick, easy and professional. They were masked up, as was I. It was a self tour (I only had to give my driver's license so they could photocopy). No fuss, no muss. The units are beautiful, btw! They don't have what we need right now, but they said they would follow up as soon as something comes open. read more

She originally chose this property because of it appeared safe and gated, but her car has been vandalized several times and there is no 'proof' of the incident despite the gated entry and cameras everywhere. The grounds are pretty and kept very neat, the fountain and flowers make it nice for walking. Maintenance has been responsive to needs, and the office has been kind and helpful. The neighbor below me moved out, now I don't hear as much noise, like the slamming cabinets, slamming doors all throughout the day and late into the night, waking me up even 6 nights due to the loud slam and air like reverberations moving the floor up! So without this loudness, if these apartments were better with sound, I've give them a 5 due to I love the area, love walking in the area, love the flowers, trees and two trails right across the street and up a little ways, the beautiful area, close to church and the cute layout of the apartment, all appliances work great but there is a mold issue in the bathroom no matter how many times I clean it and I've only been here two month and clean and scrub, the mold falls out of the shower bath spout and under the soap holder. Updating my review from about a year ago. Still one of the best communities I've ever lived in. Beyond satisfied with all that comes with this place. The apartment, grounds, area, staff and residents. What prompted me to update was a recent maintenance request with my dishwasher. Ron was amazingly quick and left a note explaining what the issue was and that it was now resolved. He even topped it off with a delicious mini candy bar! A freaking candy bar! STOP!!!! The reviews about the paper thin walls are true. Side to side units, even upstairs to downstairs! YOU HAVE BEEN WARNED!!! This complex is ok, however if you have noisy neighbors beware!!! These walls are paper thin and you will even hear their fans and toilets flush! Great location, but I cannot recommend this place.....Once you sign that lease they've got you...... Also, at 4:30 AM there was no hot water so I could not shower a notice would've been nice! read more

This review is as a neighbor, not as a tenant. I only give it two stars because one of my friends loved living there while another had constant problems with the management. It is a non-smoking facility and they have a spot out on the street where some of the residents go to smoke. Kudos to them for leaving the units as they are supposed to but it would be nice if either they, or management would clean up the stubs out by the sidewalk!. My friend that lived there had allergies to cigarette smoke. Her neighbors smoked and when she tried to tell management all the management would do would send out flyers reminding people it is a non-smoking facility. They offered to move my friend to a different unit but when she went to go check it out and spoke to the neighbor downstairs, he said he was actually moving out because everybody was smoking so much in the units and was getting no help from the management. read more

I truly cannot rave about Lauren, the assistant property manager, enough! She is the absolute best! I originally rented with roommates and due to unforeseen circumstances that recently changed. I needed to relocate into a one bed immediately. Lauren went out of her way, above and beyond, to ensure it was a smooth transition and that I was happy. She so graciously provided a sense of comfort during a chaotic time in my life; not out of necessity but out of the kindness of her heart. That's just the kind of person she is. I LOVE this place!! The management team & staff are top notch. Have an issue that needs fixing? Ron on maintenance team is fast as a ninja, courteous, clean, & even remembers by dog's name!!! Honestly you don't run into a community like this everyday folks. What about the other details? Beautiful grounds, gated community, big pool, entertainment/pool table area you may reserve for parties, and mini gym with high end equipment. As you may expect it's a dog friendly community for you animal lovers. When I moved in last June a goodie bag filled with snacks (for humans & my dog), magazines/coupons & a hand written note welcoming me to the community was on kitchen counter. Such a lovely little surprise. Ohhhh & after moving all day those snacks made for an easy breezy dinner. Cherry on top: They have fun monthly events, newsletter, food truck nights, and my neighbors are friends! Lots of different floors plans to choose from but expect high end touches, wood floors, islands, fireplaces & more! I have spent a lot of time here recently with my friend who is a resident. I have found the complex to be beautiful, friendly and safe. This is a place I am considering living because of my time there. Today I needed extra help and with the Covid uncertainty I was lost until I met Perry. I believe he does maintenance. He was friendly, helpful and a pleasure to be around. I thank him from the bottom of my heart. The world needs more people like him. A hero in the time of crisis. My wife and I lived at Windsor for almost a year. It's a decent place to live. Always quiet. Grounds are clean. Pool/spa area and gym are really nice. Some people mention those areas being dirty and/or loud-- we never experienced that at all. Location is great-- just a few miles from the beach. Management-- Jolene, Haley, and Anjanette-- were always really friendly and helpful. Pretty much the entire complex is concrete parking lot, with only a tiny bit of lawn on one end of the complex where everyone takes their dogs to poop. This is a bummer-- it would be great if there was more green space and not so much concrete everywhere. On that note, there are always plenty of open parking spaces, which is a bit unusual for apartments. The reason for the poor review is entirely due to our experience with our security deposit upon moving out. We spent more than 16 hours scrubbing our apartment from top to bottom before leaving. We did touch-up painting where it was needed, we re-caulked along the bathtub where it meets the tile wall, even filled in an area of damaged grout that was there when we moved in. The laminate floors were scrubbed with a toothbrush and then mopped. The place was meticulously cleaned-- I'm talking cleaned by two OCD people who actually spend hours scrubbing things with a toothbrush. Serious stuff. And the touch-up painting done by someone who has painted many houses inside and out for the past 20 years. In fact, the touch-up painting we did was nicer than the paint on the walls when we moved in, which had dried paint drips that had run down the wall in several rooms. Painting 101: don't let the paint drip. So when we received a bill in the mail with a list of move-out cleaning charges, we were pretty unhappy. We were charged $290 for various cleaning items for an apartment that I guarantee was spotless, and I don't use that word lightly. It was ridiculously clean. Oh, and charges for "touch-up painting" that I know was not necessary. So we basically got taken for a ride with our deposit, which is really disappointing. Not only did we get zero back, we actually owed them money. My experiences with management while we lived there made me think we could trust them and that they would be honest with move-out expenses. Sadly, we were wrong. Like I said, it's a nice place to live (if you can stomach paying over $2,000 per month for an apartment less than 900 sq ft.). Just expect that when you move out, you will be charged for some bogus stuff. In fact, don't expect your deposit back at all. Very disappointing. read more

Please read this review if you are thinking of living at Windsor at Aviara in Carlsbad. The pool and spa are usually dirty, cloudy, bandaids and litter. Babies were in the hot tub with diapers on and some off, young children in the hot tub peeing( and talking about it loudly), kids were in the pool on surf boards, young adults drinking with beer bottles in the pool and parties at the pool until 2am. When I asked management about the noise and parties at all hours I was told to call the police. Maintenance walks in to your apartment at any time with a swift knock and enters. I was standing in my bra and he walked right into my apartment. We also have drop cam videos of a person entering to fix something in our apartment, he picked up our mail on the counter and looked at it. We had money missing and that is why we invested in a drop cam. Gardeners will blow dirt o you while laying out at the pool. Fitness room is 81 degrees. Fitness machine broken for weeks. Non-residents come in and have parties and use the pool. Most non residents piggy back on cars entering through the gate. Management just rolled their eyes and said that happens all the time. The office closes at random times and you can't find personnel. Insulation from open ceiling tiles was flying around the game room with fans blowing. Management is very nice when they want you to sign a lease. Once you sign they don't return your calls, they are rude, they stay in their office even when they can see you are waiting, We were promised a garage after renovations were done and they were through using it for storage, we never got the garage. Packages that are tracked to the office cannot be found and these are from the post office so there is no signature required. Maintenance called us at 1:30 in the morning to say we could not use the water. The next day we were still waiting for a call to say we could use the water, but no one called. When we finally reached the office they took an hour looking into it and said sorry our maintenance forgot to call you to go ahead and use the water now. Our towels were stolen from pool area. Cars were broken into. People hanging out on the corner and lines of cars outside on the road. Many apartments letting friends and family in to use the pool and facility. I would not recommend this apartment complex. read more

Pros: Location/Neighborhood Pool and Gym Closets Washer & Dryer Fireplace Central Heating and A/C Cons: Kitchen cabinets different shades of white Outdated countertops Gates - don't be fooled that they make things safe - people tail others as they are going in. My mom and ex-husband are able to get into the community 90% of the time they visit without using the dial resident feature at the gate. The back exit-only gate often gets stuck open, or doesn't open at all. Rent increases I mentioned in my first review that the apartment is nice enough. But not $2100 for a little 2 bedroom enough. Lease is up again, and I think it's only that I made a stink with the corporate office last year about the increase being 9%, that this time is 4%. However, I can't say the same for my neighbor, who they raised it by almost 20%. Yes. 20%. Which is somehow legal because they give notice of increase in 60 days. It's a total slap in the face considering this neighbor was one displaced by the Poinsettia fire that took out a whole building here, and half of ours. I'm fully aware that apartment communities raise their rent every year, but 7, 9 and almost 20%? Ridiculous. If none of this, or any other reviews sway you, the only piece of advice I can give is make full use of the community amenities to get the most out of your rent. I, for one, feel lucky to have found somewhere else to live. read more
