I moved out of a second-floor studio at Solana Mar Apartments. What I Liked - Beautiful Grounds: The landscaping is lush and well-maintained, perfect for evening strolls or a quick outdoor break. - Well-Equipped Gym: The workout room is bright, spacious, and equipped with all the essential machines and free weights. - Modern Apartment Layout: The units themselves have a clean, contemporary design with ample natural light. - Great location: The beach is a 15-20 minute walk or short drive away. Additionally, numerous lovely shops (Sprouts, Starbucks, Marshalls, etc.) and the famous Cedros District are a 5-minute drive or a pleasant stroll away. What Needs Improvement - Thin Floors & Walls: Noise carries easily between units. Even normal footfalls or a dog's soft bark seem amplified in neighboring apartments. - Neighbor Harassment: My downstairs neighbor repeatedly filed complaints about "excessive noise" despite my walking normally (I can't float). I was issued written warnings without the opportunity to explain, which ultimately forced me to relocate. - Unreliable Pool Heat: The pool's heat pump was broken for nearly a year, so unless you enjoy "cold plunges," skip the pool. - Management and Billing Issues: The front office misquoted my move-out date, resulting in an extra $500 charge. Responses were slow, and I felt my concerns weren't taken seriously. Bottom Line Solana Mar shines in aesthetics and amenities, but the thin construction and inconsistent management practices make living here more stressful than enjoyable. If you're seeking a quiet, hassle-free home, you may want to look elsewhere, especially if you have a pet or value clear communication from the leasing staff. read more

I would advise not to apply here. The leasing office reached out to me about an upcoming unit, but after I paid the $60 application fee and submitted my materials, there was no urgency or timely follow-up on their end. I had to chase down info needed to move my application forward. * The online portal is outdated and lacks user transparency. * Deposits are via check only. If you are not local to drop off a check, the 'bill pay' check takes 5-7 days but leasing only gives you 72 hrs for deposit refund. * No initial disclosure of the third-party screening company used during the application process, making it difficult to follow up directly. * Most professional complexes automatically send screening report details via the portal or email. Here, I had to ask separately for the screening company name and report---3 times before I actually got it. * Poor follow-up to my unanswered calls with unclear application timeline made it difficult to know what was happening, creating unnecessary delays and uncertainty. * At one point, I called the office and got no answer -- but then received a vague reply to my email shortly after, which felt inconsistent. I was able to get clarified: * Utility charges (water, sewer, trash) are split among residents, and there is no clear breakdown of usage--meaning residents could be overpaying regardless of personal usage. We started out in a 1-bedroom and loved the complex so much that when our family started growing, we moved to a 2-bedroom just a few doors down. We really do love it here. The location can't be beat - the beach, restaurants, grocery stores, and beautiful nature walks are all within a mile of your door. And the freeway is so close that getting anywhere outside of Solana Beach is easy. The apartments are beautiful, bright, and spacious. We especially love the second floor units - with tons of natural light and vaulted ceilings that add so much spaciousness. The trees outside make for a nice view and block out the nearby street. We're pretty close to the intersection and neighboring school, but have never had a problem with noise from either. The leasing office staff and maintenance crew are honestly just great people - easy to communicate with, quick to respond, and always so helpful. The apartments are immaculate inside, but the landscaping, pool, gym, and clubhouse are kept just as nice. We've made great use of them all! read more

There is constant turnover, Amanda, the management lead is terrible and will provide false information to their corporate owners (Urschel) as well as hiring virtually homeless people who have access to your personally identifiable information. They overcharge "group" utility rates, and do nothing about mold, dog barking, bugs, rodents, and frequent closures of pool and clubhouse facilities. Aesthetically, they look good, but there is a lot of FALSE five-stars, for example, Brianna B (employee at one point?), RJ, etc... if they have reduced rent and are paid.. you may as well disregard their comments. Many people left due to not paying for garbage removal, excess rental increases as well as parking issues and resistance to working towards solutions. So much more to say.. but poor management and poor construction contributing to continued problems over the years (for those few who did stay - not me!). read more

My fiancé and I have lived here the past 2 years, and moved in when they originally reopened after rebuilding. It is one of the most beautiful complexes I've lived in or SEEN in Southern CA for the price. Everything is brand new and works beautifully. The inside of the apartments are open, fresh, and bright, with many white fixtures and countertops. Our place always feels so light and airy. Plus each unit has AC, which is a major win. The community room has a big screen tv and lounging area as well as a pool table. There are rarely a lot of people there so we often use it as a place to relax, work, or bring our dinner over too. We even hosted our first Thanksgiving for our whole family and everyone was so impressed with the space! The gym: ahhhh! My dream gym. I am a big workout person and actually work in healthcare and wellness. That gym has everything you could ever need. AND you can open the garage door for fresh air. There are rarely more than 4 people there so it's really like having your own private gym. Obsessed! There is a great neighborhood around us with great places to walk and even a hiking trail up the hill like 3 mins away. In response to some of the other negative comments I've seen on here.... I'm extremely confused. This place is awesome. The people that live here are kind, friendly, and considerate. Some people have pets, and they're the cutest. Sometimes they bark, but they're DOGS. It has NEVER been anything that has bothered us whatsoever. It is one of the quietest complexes I've visited or lived at ( my fiancé and I always say how lucky we are to live somewhere so peaceful). It's hard to be mad when we live one mile from the beach in a clean and inviting complex. During COVID the management has been so accommodating and understanding during a stressful time for all. I'm getting that some of the negative reviews are because the amenities were closed during COVID19? We found plenty to do instead of the pool, and we're so glad that Solana Mar cares about its residents enough that we have not gotten COVID-19. Also! Bri in the front office is the best!!!!!! So accommodating and kind. RJ is the maintenance manager and there is nothing he can't fix. We are so grateful for them! read more

Lived here 3 years. Thought it was great value for being West of the 5. Dog friendly with a newly added dog park. Great appliances and central AC in my apartment. Excellent responsive maintenance staff. Excellent front office management. Rebecca is great. Nice gym and pool. Walking distance to Sprouts is nice. Right by entrance to newly renovated bike path that leads down to the lagoon. Would have continued renting here, but bought a condo. Management was helpful working with me on lease cancelation terms. The only negative to be aware of is that because there are no carpets, the floors are "thin". If possible, chose a second floor apt over a first floor. Not the end of the world, but you can hear your upstairs neighbors if they walk around "heavily" with shoes on. I had one 6 month stretch that I had a louder upstairs neighbor. I got used to it, but could be distracting on occasion since she stayed up an hour or two after I went to bed. read more

Tenants are still waiting on completion of firepit and bbq as of AUG 5, 2019 - and a lot have received notices of rental increase without all of the amenities promised.. firepit is being worked on in the evening with drilling and other noise issues when tenants come home from a long day. AMAZING apartment complex - honestly, this place is one of the best kept secrets in San Diego... I have experienced such a welcoming small community-like feel, AND the management is world class!! The apartments are brand new, have beautiful hardwood floors, a nice balcony looking out to trees, a convenient parking lot, close to the freeway and walking distance to nice shops... and, the management gives you the quality of care and attention you would expect from the Irvine company. From the time I first started interacting with Solana Mar I have been nothing less than blown away by their professionalism, kindness and class. Brie in the leasing office is amazing - she reminded me of a long-lost best friend. She is smart, kind, fun, professional, always follows through on her word, and made the entire process a breeze and exciting! The one maintenance request I have had was immediately checked out; it was quickly determined by RJ that my heater needed to be replaced. I was kept informed during the whole process, and I was provided a really nice space heater in the meantime. RJ and the management checked in on me frequently to make sure I was okay until I was completely satisfied with the new heater. In addition, the owners response to the uncertainty in the face of the covid-19 pandemic is extremely heart warming. The owner has put our safety and well-being in front of their finances and have been EXTREMELY generous with how they handled the rent requirement for April, which for any other company that would have been financial suicide. They are also very understanding and willing to work with anyone having a difficult time going forward. I feel SO grateful to have found this apartment complex. Living at Solana Mar is a mix. The location is great! There are great breezes and the remodel that was done was great. The units are quite small and there is no storage, but they are fine- it's an apartment. The main complaint is the stress and anxiety of living here and the constant threatening notes that the Property Manager, Amanda, leaves on doors. She has lost the "Service" part of Customer Service- if she ever had it. There is no conversation- just a list of things that everyone must comply with or else. This is not "Luxury", as these apartments are advertised. They could be quite nice. However treating everyone like children and constantly harassing them with notes to the entire community on the door is not luxury. Our water/garbage/sewer is paid individually by a firm that divides the bill for the community and we each pay a portion. However I'm paying more than twice as much as I used to pay for a place that was twice as large. There is no fee breakdown. So, it's unclear exactly where that money is going. And several times the garbage hasn't been collected and the office staff has said that the waste mgmt bill wasn't paid. The parking situation has been a nightmare- again more threatening notes on the door. I have lived in other places where we have assigned spots with passes and we have always been able to share passes for the assigned spots- as long as you don't ever have more than the approved number of vehicles, it's no big deal. This program assigns a specific vehicle to a specific spot and if you deviate you will be towed- No exceptions. We don't live in a world that is that inflexible. Again- treat the residents like adults and let us manage our situations. Instead we get threatening notes on our door- even if we haven't done anything wrong. It's very stressful to get home at 10:00 PM from work and have these notes and try to guess if we were the ones "in violation". Maintenance issues have been fixed very quickly within the units. The maintenance team is great. However the hard water seems worse than anywhere I've ever lived. Overall, people here seem to mind their own business. That's all most everyone wants. Live and let live. If there is a serious issue, address it with the individual. If not, treat people with respect and be nice. I would be happy to update my review if I see a change for the positive. The location is worth it for me, but the constant stress is really tough. read more

My pup and I have called Solana Mar home for almost two years, and we definitely plan on staying. My unit was brand new when I moved in and just so perfect. The grounds are beautiful and well maintained by Janine (she loves her job...so cute!) and the amenities are top notch (super well-equipped gym with roll up garage door, immaculate pool, and clubhouse). Bree, in the office, is the absolute sweetest, so friendly and helpful, and so competent. RJ, the maintenance supervisor, is also amazing. He's so willing to help with whatever is needed, even with my car...he's the best! With all that said, I can't recommend this place enough! read more

Awesome place to live. Everyone is very friendly. This is one of the only places that I have lived in California that the neighbors become really good friends. Most everything is within walking distance if you do not feel like driving, and the beach is only one mile away. Recently moved into this property which reopened this year after renovating all of their units. The property is beautiful and the staff are very attentive and extremely helpful. My fiancée and I had been looking everywhere for an apartment community that had all of the features we were looking for and was close to both our jobs. We were lucky enough to have Taniya as our leasing agent and she helped us find the perfect location to fit what we were looking for. Without her expert advice and assistance we would never have found the property, or the specific unit that ended up being exactly what we wanted. Thanks to Taniya D, the assistant business manager I was able to find Solana Mar Apartments. They recently opened the property and the units look amazing- with modern finishes and really nice layouts to pick from I found the unit that was perfect for me. I had been looking for a place to move for over 2 months as my lease in downtown was coming to an end. The moment I saw the unit at Solana Mar I knew it was perfect. It is conveniently located by shopping centers so it's an easy walk for days I don't want to drive- near the ocean (like less than 5 minutes away) and the unit itself has lots of windows and a balcony for fresh air and sunlight- washer/dryer and stainless steel appliances. I highly recommend Solana Mar. I'll be forever grateful to Taniya for all her help. read more

I LOVE this community! The apartments are all brand new and super charming, with modern fixtures, barn doors on closets, stainless steel appliances, etc. Upstairs units have vaulted ceilings. AC & ceiling fans have been great this summer. The gym, pool & clubhouse (fire-pit, TVs, pool table, WiFi) are all new, clean and modern/chic. Landscaping is always pristine. I proudly tour all of my guests who visit around the property. Maintenance has been great too. All my requests have been resolved same day. They always get permission to enter, and if they perform a service while you're out they leave you a note. RJ has been especially responsive, friendly and helpful. West of I5 & less than a mile walk to the beach. Just across the street from Sprouts & Starbucks. Home sweet home. read more

This small apartment community is FABULOUS! Walking distance to a shops, restaurants, banks, Starbucks and Marshall's! The management company (especially Bri) are always available and quick to return calls. RJ is superb at getting even the smallest problems fixed quickly and efficiently!! It is quiet in the evenings. There's a pool and small gym as well as a small clubhouse with coffee, TVs couches and outdoor patio overlooking the gated pool. Solana Mar has gone through multiple agents and is being run by Amanda Russell (Williams) who makes most tenants feel quite taken aback and ridiculed. She shows disregard for what was promised as amenities and spends more time making sure her office is re-done (3 times that I've seen in less than a year), while tenants do not have the amenities promised. These include a dog run, which causes a lot of barking because dogs haven't had an off-leash area to socialize, no bike storage and then they tell tenants they cannot have their bikes or surfboards or anything on their patios as "it's not storage" as if we must conform to a style they like. Meanwhile, after nearly a year they finally get the bar-b-que and it's an odd style that is nothing like what you'd expect with what you see in the main office and homes. And, to boot, it takes forever to cook as it's the lowest heat possible (not properly installed?) and they expect tenants to all have their own scrapers and to keep it clean.. They have dog poop smear everywhere along sidewalks that they don't properly clean, and I'd predict that in a couple of years it is going to be a dive as they used cheap materials and retaliate against tenants that don't just rave about management. They hire people and expect a lot for low pay, and yet they don't assist their employees in accomplishing a positive environment. They make excuses for everything. AND, they promised that tenants get first priority on available units AND I have NOT received notice at all, or insufficient notice for available units on at least THREE occasions. They have lied and misled tenants and cause more of the angst and stress from noise (hiring /scheduling early morning work) complaints. They allowed barking dogs and parking and other violations to continue while saying they couldn't do anything and yet, they did nothing, which is of itself an issue. They NEVER responded appropriately or to anything specific other than to say they cannot do anything. I tried to stay positive and to assist, but I recommend legal action for anyone who lives here as they refuse to even attempt positive communication with specific and actionable proceedings. My biggest complaint is the lying and Amanda's poor communication and social skills at dealing with tenants as if we are pests, rather than trying to solve the promises that were made. Lastly, I should mention that one of their frequent excuses for garbage piling up, no coffee or water, ants and roaches roaming the gym and walkways and doorwells, pools not being cleaned as required by law, hot tub taking a year to get all the jets runnng, but it's soooo loud because it was installed wrong, or my favorite is that the bills are not paid. What could I say to put this place into words? It's what an apartment community should be. Not for the person/people looking for nose in the air "luxury". Luxury to me is getting more than what you pay for and a great experience as a bonus. The outside landscaping is manicured so you're welcome when you get home. The grounds are always clean and quiet. The management staff to include maintenance should get an award daily. The manager Kelly is very attentive to the residents here and if she says she's going to do something bet on it getting done. The maintenance guys are quick to take care of what ever may be wrong with your place, but that's the beauty of it all....there's never anything wrong. All of them are friendly and you can tell they take pride in "THEIR" community. The places are cozy. I'm in a small one bedroom and its perfect. The Lg. one bdrm is HUGE. If I absolutely had to find something wrong with them I'd say No A/C would have to be it however I've been here since the middle of summer and I've had no issues. Just open a window and your good. The air outside is always cool partly cause your like 5 minutes from the beach. (walking distance by the way). I'm NEVER LEAVING. read more

This is a great place to live! The manager Kelly is always very accommodating and there is a nice sense of community and safety. We get monthly news letters, monthly breakfast, and this winter season, every resident came home to a poinsettia sitting on their doorstep. The staff and management really go above and beyond to make our experience the best it can be. The pool, laundry room, and grounds are always clean and well maintained.
