I would be cautious renting a property that is managed by Golden Key. We rented through them for just over 2 years and the only real problem was communicating with Leo Newsom who was often rude and condescending. At the end of our lease Golden Key advised us that we would be responsible for carpet cleaning and window cleaning. We hired and paid for both and forwarded our receipts to Golden Key. They then kept part of our security deposit to have the carpets cleaned even though we had already paid for carpet cleaning including deep cleaning. They claimed a "pet odor" which was not mentioned at any of our yearly inspections or at the move out inspection. The tenants prior to us had pets as well. We took care of the property like it was our own and left it cleaner than we found it. We have never not received our security deposit back in full. We have not even received the balance of our security deposit yet and today Golden Key stated that they do not represent the property anymore and they will not communicate with us further. Very disappointed. read more

I was referred to Golden Key to manage my rental property when my previous manager was retiring. OMG! This company is the worst company. The personnel are not friendly or even act like they want to help you. Calls aren't returned for days. The last property manager told me she would do things "right now" and days would go by without being done. I had a manager for a while, Adrienne, who was fabulous. She left the company and the new one was awful. The owner must be absentee and letting the company run by itself with incompetent people. I have changed to a new company. One more thing I just found out. Golden Key charged me for a home inspection and lied. The inspection was not found to have been done. I asked for a refund of the $55.00 from both the owner, Ned Paterson and Leslie D. and didn't even received a reply to my request. DO NOT USE THIS COMPANY, WORST EVER! Golden Key was recommended to me when my previous management person retired in 2017. I met with Dana Pruitt who was a pleasure to work with. They did yearly walk throughs of my unit which I appreciated as renters often don't call in problems and I wanted to make sure things were in good condition. At the last walk through I received a couple of pictures and was told to rest assured my renter was taking excellent care of my townhome. All seemed well until January 2023 when I asked them to give notice to my renter as I wanted to update the unit. All of a sudden someone named Leo was contacting me. I asked Leo what happened to Dana and was informed she'd left. Leo sent me an abundance of pictures of the unit which really didn't show the damage. He was more concerned about getting the deposit back to the renter than helping me. When I finally saw the unit I was absolutely shocked at the condition of things. The screen door was broken, the front door veneer was peeling off, the banister was hanging by one bolt, and the furnace no longer worked. My electric stove had been removed and a gas one was in its place. There had been no gas connection in the kitchen. A hole had been knocked through the kitchen wall into the garage and the gas line for the hot water heater tapped into. Holes had been drilled through all my lower kitchen cabinets to run the line to the stove. Needless to say there was much more damage throughout! I don't know who was doing yearly inspections, but they obviously didn't report the damages, leaving me with a huge mess and a much bigger expense than I'd counted on. I emailed Leslie in March 2023 voicing my concern over how things had been handled and never received the courtesy of a reply. Unfortunately, I can no longer recommend Golden Key. read more

Hello, I'm a senior citizen age 65 on a limited income and after faithfully paying my rent on time for 7 years my greedy property manager Golden Key has given me a notice to terminate my tenancy in 60 days under the grounds that the owner will be either demolishing the property or doing a major remodel. I'm under 5% rent control with the Tennant Protection Act. I have a nice ocean view and the actual motivation is to get me out in order to raise the rent by at least $1,000 per month and render me homeless... illegally circumventing the TPA annual 5% rent control increase limit. No other tenant received this notice on the property and the city has no demolition or building permits for this property on file. It's pure fraud and ruthless greed. Now that Covid eviction limits are easing landlords are trying to force even the normal rent paying tenants into homelessness in order to jack up rents to current sky high levels. My ocean view unit on Pacific Street is definitely a target. The fastest growing group of homeless people is above the age 62 in both Orange and San Diego counties. Would highly recommend staying far away from this company. Leo (Property Manager) is beyond unprofessional. The lack of communication is actually impressive no matter what you cannot get ahold of him unless he needs something from you. First he was extremely rude about serving us a 60 day eviction, then they canceled it then they served us again and then they canceled it again then served us for a 3rd time. The whole situation was a mess. To top it off we tried to contact Leo after we moved out he didn't call back for another 12 days. Now they are holding our security deposit because we didn't let them know we were moved out. Best part is Leo said he can help us find a place, we found a place through Golden Key that was posted for a couple weeks and after a couple phone calls he finally answers and says they are about to pick a tenant for that one sorry so it was asked why it was still listed and he made a snarky comment about how they keep listing posted so people apply to make a little extra profit. GK has managed my property (a large private residence) for many years. Although there have been some ups & downs over the years, this review is for my most recent experience in working with Dana Pruitt. When the most recent tenants moved out, I decided to do quite a bit of work on the property while it was vacant as the previous tenants weren't amenable to having work done while they lived there. Dana took over the property at a particularly difficult time. There were a number of vendors that had to be instructed, monitored, and coordinated (painters, plasterers, plumbers, electricians, HVAC & landscaping professionals, etc) as well as items that had to be purchased. Dana is well organized, detailed, fiscally conscientious, provided helpful suggestions, and communicated regularly. She is easy to work with and she was timely in responding to my calls & texts. Dana has a "can do" attitude and she was focused on getting the multitude of jobs done in a timely fashion. As an owner, I found her to have a great attitude of working as a team to accomplish tasks and she displayed a consummate professionalism (even during stressful times!) that impressed me. I rented from this company. This is a bad property management company. When you call for repairs, they take over a month to fix the issue. Don't believe me, look at some of the other negative reviews, many mention the same problem. When you email them, they often do not write back AT ALL. They usually only contact you when THEY have an issue with you. They also micromanage anything you do on the property, and are quick to threaten with eviction for anything they dislike. My agent was a nuisance, he drove by to monitor the apt. He lied to me on move-in because he wanted to hurry and rent the place. He treated me as if he had done me a favor renting to me. read more

I was going to list my home for rent with this agency until I met with some 20 something year old know it all blond trying to tell me that if I did not list my home at "her" suggest price that they were not interested in my business. Needless to say I was "Shocked". I thought to myself who is this person with very little life experience much less business experience to tell me at what price to list my home. I've been a landlord for 25 years rented dozen of homes and not once did she consider I might have a little bit more experience then her and perhaps she should have listen to the "customer" a bit more before sharing her opinion. I guess looking back I'm not surprised as I have experienced this behavior from this millennial generation over and over. They all think they are smarter then everyone and walk around with a sense of entitlement. After about two minutes I literality walked out of her office. Obviously the owner of this company is either completely absent from their business or this person is his daughter or a complete idiot to allow such behavior from an associate. I would highly recommend you "never" do business with this company! But of course just look at their reviews. There is another company i.e. La Costa Homes which I listed my home with. I'm finally getting settled in my new La Costa apartment and have to mention that I have really enjoyed working with Golden Key Properties. Dana Pruitt was FANTASTIC to work with. She was detailed, provided prompt responses and really understood our particular situation. I was traveling out of the country and was able to communicate any questions regarding the lease agreement, move in details and arrange for deposit to secure the apartment. I couldn't have done it without Dana's help! During the move in process there were a few things that needed maintenance attention. Dana clearly outlined items that needed to be addressed and within a couple days their vendor was able to resolve the issues. Beware of this property rental "business"? When you move out they will charge you for things that were deficient on moving in. DOCUMENT AND TAKE PICTURES OF EVERYTHING. They charged us $182 for moving an old grill on the curb before the trash company could take it. They charged us for carpet pretreatment AFTER we had the carpets cleaned professionally. We even had the house professionally cleaned at a cost of $250 so they could rent it right away but barely got half our deposit back. Renters beware!!! read more

We recently moved into a rental home in Oceanside with Bryan Oxley as our Leasing Assistant. Bryan was very professional and attentive to our emails when we had questions about the property. He was on time at the property for viewing and kept us updated on our status as other applicants had applied for the property ahead of us. He informed us that the first applicants had decided not to move forward with the unit and asked if we would like to proceed with the credit check/paper work to get the ball rolling. We ultimately moved into the home last week and couldn't be happier. Golden Key has listings you will not find on other sites so definitely check their website for new apartments/homes that come up. Bryan was easy to work with and the whole experience was stress free, just the way we like it. It's also nice that Golden Key manages the properties so we do not have to deal with the landlord directly (done that before, no thanks). There's a Reason why these are month to month, I have had friends that have rented here including myself awhile back. Whenever there is work that needs to be done in these apartments such as construction, or mold clean ups, etc, golden key will tell you they will send somebody out to fix it and nobody even comes to look at anything for weeks, months. And whenever they send a repair person the job does not get done the right way. Don't waste your time or money renting from these people or you will have a long term headache read more

Ned is a nice person...but a bad Property Manager. He let the tenants destroy our property in San Marcos, CA. We had to invest thousands of dollars to repair the damages. We had to rent two trash bins to remove all the trash the tenants left. I think they are afraid to talk with the tenants. Stay away from this company. Rating=Negative read more
