A maintenance worker damaged my property and lied to me and to his supervisor about it. This company barely acknowledged it. When I moved into one of their apartments, I was verbally informed that there was pre-existing damage to the bathtub paint/enamel, as well as the garbage disposal, and that maintenance was queued up to fix it. I documented it anyway to protect myself against any damage accusations to protect my security deposit. Three months later, no maintenance was ever done, so I opened a ticket. I did not complain or ask for expedited service or any sort of special treatment. I simply pointed out what was needed. The next day, maintenance came while I was at work (which I agreed to, stupidly, but I live alone and had to work). When I arrived home, there was a single couch cushion randomly flipped over along with a bunched up throw blanket and a dark spot on the top couch cushion. When I flipped the cushion over, the couch cushion was soaked through and visibly wet with urine. It is obvious that the maintenance worker brought a pet with him while he was working (despite a building-wide no pet policy being enforced on the lease). I really hope it was a pet... It's a little gross, but I honestly barely care about that. The maintenance worker lied to me about it, lied to his supervisor about it when I asked if anything was reported, and the supervisor lied to me to protect him, and I'm incredibly insulted they simply flipped my couch cushion over hoping I wouldn't notice, instead of acknowledging it or even attempting to clean it. After a back and forth between myself and his supervisor, they finally agreed to pay to clean the couch... That's it. No apology for the days of lies and back and forth, no apology for them situationally applying their own rules and terms of lease, no apology for them essentially allowing and supporting someone to come into my home and destroy my property. My own rent payments were being used to pay the salary of someone who damaged my property and lied about it. Disgusting. To seal the deal, he did not even do a good job repairing my bathtub. It is already chipping where he repaired it... again. read more

This is the worst business and company that I have ever worked with. DO NOT allow them to rent your property for you. They violated my contract and collected money without any action, follow through or accountability. I lost at least 15k as a result to poor management to my property and proper management over a 5 year least. I trusted these people with a job and did not know I had to manage the company paid to manage my property. Please use a different service provider. read more

Went and looked a place this property service was renting, fell in love with it and applied . We were told there were three applicants ahead of us. So, we waited and all three of them did not qualify, so onto us. I wouldn't have applied if I didn't think we wouldn't qualify. We were asked for additional information and we sent it in. Only to receive an email back stating that we did not turn in all of the requested documents. So, I tried calling and left one message on John's cell and also called the business itself. The receptionist transferred me to his office only to be sent to his voicemail . I felt this whole process was unprofessional and I would think twice before applying for one of their properties. UPDATE: I changed my 1 star to 5 stars due to John's sincere apology about missing the email that had all of our info in it due to high amount of applications that came in. He then proceeded to tell me that no one had qualified for the house yet and we could re-apply, so we did. We are now moving into it in September ! So far everything has been professional and John has been easy to communicate with . I would recommend renting from them ! read more

There were multiple lies to keep my deposit and gave me suspicions maintenance employees who made inappropriate remarks. They left a grandmother on the streets in the middle of the covid pandemic. Their lockboxes do not work and then they scam you buy requesting you fill out your application and then they never call you back after they take your money. This should also be a double for their maintenance company Meld. I've had the sewage pump break since the first time I moved into the rental property almost a year ago today and I miraculously had the original contractor fix it by calling his business card number. Palomar charge me a 150$ fee for the different plumber contracted under their company as a 'no show' simply because I put in a request to have it looked at outside the house and it did not require me to be onsite. I called Cesy to reconsider this fee and she simply said 'I'll look into it and get back to you' and hung up which has still not been addressed. I probably won't likely get my deposit back for unknown reasons so I'l be looking into new California housing rights to bring fraudulent companies such as this one to account. read more

I was renting a house with this property service and they weren't great. The communication was horrible and unprofessional. By the time we were ready to move out, we were told to write our own letter to split the deposit. I believe it is their job to create a contract for tenants to sign rather than leave it to us. It is their job. It was a hassle to get any work done in maintenance. Emails were one sentences and unprofessional. I wouldn't rent with this property service again. read more

The most valuable thing a management company can do for us is to make sure that our rental home is occupied every month, and occupied by tenants who reliably pay their rent on time every month. Over the last five years, we have had two different tenants who do that, and not even a vacant month in between. To add to the financial benefit, the people at Palomar have always been polite, courteous and helpful. We have mostly dealt with John and Deborah, who have both been very responsive and attentive to our concerns, but others who we have occasionally interacted with have also been very helpful. read more

We were all the way in Hawai'i and didn't know what to do but John saved us! He found a renter within the month as the other management company was going to take months! I can only speak from the side of a tenant and as a former real estate agent myself. I love the property I am in, and my landlord is very nice, so this review is NOT a reflection of that. My landlord contracted PPM for tenant placement only. They confirmed my move in date, told me to give notice at my current place. I gave notice and then they told me they couldn't do that date for a move in. I had to change my move out date by 10 days due to their error. Our lease agreement had several errors and omissions that I had to ask to have corrected prior to signing. I dropped off a deposit in person at their office, but I was asked about dropping off my deposit three times after I had already done it! Our corrected lease was available for signing 10 days after I dropped off the deposit. I had an appointment with one of their agents on 6/1 at 12pm at the property. She did not show up, call, or text. I called the agent to reschedule for 6/2. 30 minutes prior to the appointment, the agent calls to tell me that she won't be coming after all. Completely unprofessional. read more

If you get a chance to work with him, you'll find that he is not only consistently open for questions and easy to communicate with, but he is also very knowledgeable about Carlsbad. Unfortunately, I have to say that I did not have that experience with Palomar PM as a whole. When I expressed interest in a rental property on HotPads, Eric responded to me first thing in the morning. After filling out the $70.00 application fee (for two tenants total), gathering our updated bank statements (which I had to go to the bank for), credit reports, and organizing paystubs/proof of income, I moved my schedule around to view the property (which was a 45 minute drive from my house). I had already completely loved the place from the pictures and the price, so I was just trying to finish the application process and meet with Eric. On my way there, I received a call letting me know that the property was listed incorrectly, at $400/month below the actual value of the rental. So it was really a one bedroom for $2000/month, which is something I never would have inquired about (as a full-time grad student on a budget). Were they apologetic and sympathetic for making me waste a bunch of time on something that was their mistake? No. I'm left frustrated and exhausted and somehow feeling like it was my fault that the price was listed wrong. I understand that mistakes happen, but this was a HUGE waste of my day and I plan on avoiding their services in the future. read more

I would think twice before renting from this company. Rest assure that they will milk all your security deposit after you move out. I had receipts for carpet cleaning, house cleaning and landscaping when I moved out. They dinged me for everything and took almost half of my deposit. When I disputed the claim, they don't respond and turn their heads away. The staff are uncoordinated and do not respond in time. Go elsewhere, they misrepresent you and care more for profit by either servicing the landlord or their rental tenants. The will milk both parties. Be smart and stay away. read more
