Had an electrical issue with my apartment this year after some absurdly high utility bills. The electrician told me that CPM had the best out of any property manager that they've dealt with. 100% agree with the assessment. CPM are extremely professional and operate with a lot of integrity. I've been living in Su Casa Del Mat for about a year and am pleased with how they've managed things. Rent has stayed very fair. The property managers got things fixed promptly and are very easy to communicate with. They have a lot of respect for residents and the properties. The unit itself is pretty no frills, but that's what I want. I've rented all over the country and have had many different kinds of landlords. If you want to have the worst rental experience ever, rent from this company. They turned my life into a nightmare. We rented a house from them in November 2023. The employee at the time insisted on a 14-month lease agreement. I repeatedly asked if they would require us to move out afterward, as I could not relocate in April or May due to my job commitments. He assured me multiple times that after the initial lease term, the contract would continue on a month-to-month basis. When I asked why a 14-month lease was necessary, he explained that the landlord preferred longer lease terms to avoid dealing with new tenants frequently. Now, they are forcing us to move out, despite the assurances I received. I have clearly communicated my work situation (nonprofit tax deadlines in April and May) and requested just one additional month to manage the transition without excessive stress. However, they have refused, stating that we must vacate by April or May--no exceptions for June. Since they act as the middleman between us and the landlord, I have no way to communicate directly with the property owner to explain my situation. It is clear that some of their employees are not honest. They lied to us, and now I wake up every day under extreme stress and pressure. We are struggling to find a new place since I am mostly working six - seven days in a week due to busy tax season and are now looking for storage just to move our belongings. It's an incredibly frustrating and unnecessary hardship. Despite everything, I can't wait to leave and move on from this nightmare caused by their misleading employee. I have rented from property management companies since 2017, and I have never experienced such unprofessionalism. My experience with this company has been a complete disaster. read more

I strongly advise against renting from this property management company. When we moved in, they failed to disclose that there would be ongoing construction in the community. This construction lasted for 8 months, causing constant noise, shaking, and dust, severely affecting our daily lives. Despite our numerous complaints and requests to be let out of the lease due to this undisclosed inconvenience, they refused. Additionally, they denied paying for essential services like plumbing fixes and insect pest removal, which were caused by the construction they didn't disclose. When we finally moved out, they unjustly kept our security deposit. They even charged us for keys we had returned. They charged $350 for cleaning at move-out which is a blatant scam for a small 2 bedroom apartment. This is after we had already paid for a professional cleaning service and offered to clean again after move out when they claimed it wasn't satisfactory, still during a month which we had already fully paid for, but they denied us access so they could charge us extra. I'm willing to bet they didn't pay anyone to clean again. Again, it's all a scam designed to keep your money. My husband is currently engaging a lawyer and will be pursuing legal action against this joke of a company. Save yourself the trouble and avoid renting from them. Now watch Mike or Greg respond to this denying everything like they do every time someone writes a negative review. You should focus on not stealing from your tenants instead; there's a reason why you have an awful reputation. read more

Prompt and courteous service! My fiance and I were looking for a place in Carlsbad and they helped us with the process.

We have been looking at the Carlsbad area for months, seeking a place. This property management company seems to have all of the listings, at least most of them. We have viewed multiple properties with an older lady who drives a white company vehicle, and she is very rude. She knows nothing about each neighborhood we view. Always in a hurry, and won't answer questions. She will treat you like you are beneath her. I've called a couple of times to inquire, and the operator has an attitude also. You can only get a voicemail when the operator transfers you to managers, and never a person. The reviews that are good here are mostly from owners, not tenants. Almost every tenant review is negative. In my experience, when a property management is combative with online complaints, repeatedly, like this one, they are in the wrong every time. I've seen it too many times. Eventually they sell out to a bigger management company, or use the umbrella of a bigger management company. Such a bummer! I would bet some of the owners that utilize this service want long term, low maintenance tenants who are neighborly. Not sure how this can be achieved with what I've seen from this management company, and this is when they're trying to get your business. When viewing some properties, the neighbors in the area seemed angry towards this management company as well. California is short on housing for now, but it won't last forever, and companies like this will be beat out by upcoming competitors. Enjoy the greed while you can. You can't treat people like dirt forever, and expect to stay in business. Chamberlain really needs someone else to show the properties, at the very least. read more

The CPM team is highly professional , efficient , courteous and always responsive in a timely manner. Whenever I needed maintenance , they were quickly there to help. My moving out experience was fantastic thanks to Greg Gorsuch. His recommended cleaning crew and then quick return of my cleaning deposit made a normally stressful experience very easy for me. If I am able to return to San Diego county from Mt Shasta next year, I will definitely contact CPM and be a happy renter a second time. I rented from Chamberlain for almost 9 years!! Never late on rent took amazing care of the property I was in. And after all that they charged me for window cleaning, carpet cleaning, mismatched lightbulbs, and reinstalling a door on hinges that would take 2 minutes to put back on. I was blown away!!! It is so well taken care of by Our Property Manager Jim and and our Maintenance Team leader Enrique, they go above and beyond making sure this Property Is maintained at the highest level. Jim gently keeps all the residents in the loop of whatever is going on, from, timely rent reminders, to street cleaning, to allow his parking space to be used if we have a guest to our home, he also personally shows up when our toilet plugs up, a smell is in our kitchen, or we have misplaced our keys, and appears within minutes of receiving an email, text or call. He is the most awesome manager ever!!! We feel blessed to call this our home, it is simply a beautifully run apartment community. read more

After 3 years, my husband & I just moved out of the unit we rented from Chamberlain in Carlsbad. Honestly, we had a great experience. Even with a shift in on site management, Dara kept the property running like a well oiled machine. We never waited more than a day for a maintenance request to be filled, and Dara always communicated prior to any water shutoffs or other on site disturbances. Little upgrades like installing devices to pay for laundry with Apple Pay were always appreciated. Although we are happy to be at our new property, the Chamberlain property we rented at felt like home. We never experienced a single Chamberlain employee that wasn't a joy to work with. Was interested in leasing one of their properties in Vista, CA. But they simply cannot be reached. I exhausted all available contact methods and never got any call or message back. They require far too many hoops to jump through just to make the request. I did all that then nothing. No way to see the property, no wonder clients are saying their property never gets rented with this group!! This has got to be the laziest property management company I have encountered. I waited 6 days (4 business days) after reaching out to to them (about multiple properties) before posting this review. Ironically the response time to this review was same day! Try changing your priorities maybe. The attached shows a screen shot you get AFTER entering all of the requested info to view a property (address redacted). This is a poorly managed company with zero follow through and customer service. Several calls and texts over several days went unanswered. We were told we were 1st in line for a listing then after paying $80 for a credit application we were told they went with another tenant. I called and asked for an explanation as we were more than qualified and they said our application wasn't completed which is 100% false. We sent them all info as requested. However after several months, it became apparent (I hate changes) that we had to find someone who would care for our renters and us as owners. I drove by Chamberlain's building (near our apartments) and decided to give them a call. Within a few moments I felt comfortable with Mike Chamberlain and decided to give them a try. Together with my son David, it was the best decision that could have been made. Currently our contact is with Ana Romero. She is a dedicated employee and we have no reasons to complain, as she is trustworthy and punctual. They have made owning this property painless and I cannot imagine changing. This is specific to Lime Grove Apartments though does additionally speak of Chamberlain Property Management: This is a really great apartment community. It is quite a friendly group of people who live here. The manager, Sue, and her husband, Rusty, are absolutely fantastic! They are really friendly, they truly take care of this community, and they ensure the safety and enjoyment of the complex for everyone. It is a really great place to be able to come back to, relax, and enjoy the coastal location. The property management company, Chamberlain Property Management, is awesome as well! They are professional, timely in response for any inquiry or need, and they ensure that this community (and I imagine others) is run properly- that which goes back to Sue and Rusty's dedication to said property. The community is really maintained beautifully, there are grills for tenants to utilize, and everything is clean (which is great!). If there are any needs for maintenance, it is handled by Rusty in an extremely timely and professional manner. I do not review things much, but this place really is something else, and I absolutely enjoy living here and the people that make it possible, safe, and professional. This review is for the Mauna Loa apartments on in Oceanside and Saray B. I stayed there for 17 months. The amount of rent I paid was a great value for the size and location of my apartment. It was an older building, but just before I moved in, my apartment had just been renovated, so it felt new. I had few issues with the property, and the couple times I did put in a maintenance request, Saray ensured it was completed in a timely manner and let me know what day/time the contractor would enter my apartment. During one point in time, I put in a notice of vacating the property, but due to factors outside of my control, my situation changed, and I asked Saray if it was still possible to stay. She was able to work with management to keep me at the property. New washers and dryers were just added recently, and during COVID times, Saray would always make sure the laundry area was sanitized. read more
