We had a really positive experience working with Chamberlain Property Management. Everyone we communicated with was professional, responsive, and helpful throughout the process. We did run into an issue during our application process, but their team took the time to listen to our concerns and ultimately worked with us to find a resolution that we were very happy with. I really appreciate a company that is willing to address a concern and make things right when something doesn't go as expected. Overall, we were very happy with the way everything was handled and would definitely recommend working with Chamberlain. read more

Jim Carr at Chamberlain Property Management is incredible! He made my move into Villas De Laura effortless, stress-free, and even enjoyable. Professional, caring, and always on top of things. If you're moving into Villas De Laura, you are lucky if you get Jim helping you. He truly goes above and beyond, and I couldn't be happier with my experience. Five stars isn't enough! read more

We are sad to leave Carlsbad and Chamberlain Property Managers. They have been so responsive over the last 4 years. Respectful and they get the job done quickly. The landlord is choosing not to rent the condo any longer. read more

After four years of living in a Chamberlain property managed by Greg, if anything, I feel even stronger about 5-star review. They were the best management company I've ever had as a tenant. They treated me with respect, were quick to fix issues, had a deep intuitive understanding how to best solve any problems, and made living in one of their properties an absolute pleasure that was so hard to give up! I really can't wait to live in another Chamberlain-managed property; no other property managers even come close to how great Chamberlain was for me over four years. read more

If you want to have the worst rental experience ever, rent from this company. They turned my life into a nightmare. We rented a house from them in November 2023. The employee at the time insisted on a 14-month lease agreement. I repeatedly asked if they would require us to move out afterward, as I could not relocate in April or May due to my job commitments. He assured me multiple times that after the initial lease term, the contract would continue on a month-to-month basis. When I asked why a 14-month lease was necessary, he explained that the landlord preferred longer lease terms to avoid dealing with new tenants frequently. Now, they are forcing us to move out, despite the assurances I received. I have clearly communicated my work situation (nonprofit tax deadlines in April and May) and requested just one additional month to manage the transition without excessive stress. However, they have refused, stating that we must vacate by April or May--no exceptions for June. Since they act as the middleman between us and the landlord, I have no way to communicate directly with the property owner to explain my situation. It is clear that some of their employees are not honest. They lied to us, and now I wake up every day under extreme stress and pressure. We are struggling to find a new place since I am mostly working six - seven days in a week due to busy tax season and are now looking for storage just to move our belongings. It's an incredibly frustrating and unnecessary hardship. Despite everything, I can't wait to leave and move on from this nightmare caused by their misleading employee. I have rented from property management companies since 2017, and I have never experienced such unprofessionalism. My experience with this company has been a complete disaster. read more

My place was tiny and cozy at the same titime! Thank you Team Chamberlain for all the years!

from the beginning to the end this company was great! :) They are quick to respond to maintenance requests and everyone that worked with my building were very nice. They only did 1 inspection in the 2 years we lived there and were quick with getting back to us with any questions we had. Thanks again Dara for a great experience! read more

I strongly advise against renting from this property management company. When we moved in, they failed to disclose that there would be ongoing construction in the community. This construction lasted for 8 months, causing constant noise, shaking, and dust, severely affecting our daily lives. Despite our numerous complaints and requests to be let out of the lease due to this undisclosed inconvenience, they refused. Additionally, they denied paying for essential services like plumbing fixes and insect pest removal, which were caused by the construction they didn't disclose. When we finally moved out, they unjustly kept our security deposit. They even charged us for keys we had returned. They charged $350 for cleaning at move-out which is a blatant scam for a small 2 bedroom apartment. This is after we had already paid for a professional cleaning service and offered to clean again after move out when they claimed it wasn't satisfactory, still during a month which we had already fully paid for, but they denied us access so they could charge us extra. I'm willing to bet they didn't pay anyone to clean again. Again, it's all a scam designed to keep your money. My husband is currently engaging a lawyer and will be pursuing legal action against this joke of a company. Save yourself the trouble and avoid renting from them. Now watch Mike or Greg respond to this denying everything like they do every time someone writes a negative review. You should focus on not stealing from your tenants instead; there's a reason why you have an awful reputation. read more

Prompt and courteous service! My fiance and I were looking for a place in Carlsbad and they helped us with the process.

We have been looking at the Carlsbad area for months, seeking a place. This property management company seems to have all of the listings, at least most of them. We have viewed multiple properties with an older lady who drives a white company vehicle, and she is very rude. She knows nothing about each neighborhood we view. Always in a hurry, and won't answer questions. She will treat you like you are beneath her. I've called a couple of times to inquire, and the operator has an attitude also. You can only get a voicemail when the operator transfers you to managers, and never a person. The reviews that are good here are mostly from owners, not tenants. Almost every tenant review is negative. In my experience, when a property management is combative with online complaints, repeatedly, like this one, they are in the wrong every time. I've seen it too many times. Eventually they sell out to a bigger management company, or use the umbrella of a bigger management company. Such a bummer! I would bet some of the owners that utilize this service want long term, low maintenance tenants who are neighborly. Not sure how this can be achieved with what I've seen from this management company, and this is when they're trying to get your business. When viewing some properties, the neighbors in the area seemed angry towards this management company as well. California is short on housing for now, but it won't last forever, and companies like this will be beat out by upcoming competitors. Enjoy the greed while you can. You can't treat people like dirt forever, and expect to stay in business. Chamberlain really needs someone else to show the properties, at the very least. read more

I miss the old management. They do great at hiring people who do very little and provide no answers. They love money and love to waste time. And they also love to increase rent, but not get any amenities to justify the rent increase. I don't know who decided to put them all over Carlsbad, but I'm more than ready for them to go read more

I lived at one of the Chamberlin properties for almost four years and my experience was amazing! Dara, the property manager, was always so kind and responsive. Every maintenance person was so nice as well, Stacey, one of the guys I saw the most was literally so kind and just the best! I have only wonderful things to say about this management company! I would have stayed here forever if I didn't have to move out of state. read more

We rent at Villa De Laura with Chamberlain Property Management. We can honestly say this has been the best experience we have ever had with our apartment community. It is so well taken care of by Our Property Manager Jim and and our Maintenance Team leader Enrique, they go above and beyond making sure this Property Is maintained at the highest level. Jim gently keeps all the residents in the loop of whatever is going on, from, timely rent reminders, to street cleaning, to allow his parking space to be used if we have a guest to our home, he also personally shows up when our toilet plugs up, a smell is in our kitchen, or we have misplaced our keys, and appears within minutes of receiving an email, text or call. He is the most awesome manager ever!!! We feel blessed to call this our home, it is simply a beautifully run apartment community. read more

I rented from Chamberlain for almost 9 years!! Never late on rent took amazing care of the property I was in. And after all that they charged me for window cleaning, carpet cleaning, mismatched lightbulbs, and reinstalling a door on hinges that would take 2 minutes to put back on. I was blown away!!! This company absolutely sucks!!! Never rent from them. They will screw you in the end!!!! I left the property in better shape than when I rented it .....they should be ashamed of what they did!!! read more

Daniella has been an amazing property manager so far! I love my time at Sunny Creek, and this is partly because of her! She's so helpful, and willing to put all of her residents first. I want to say that Dara is tbe BEST RESIDENT manager we have had in the 8 years with our Laguna Dr address . We love Chamberlain Property Mgmt as they are responsive but Dara is someone that is responsive, reliable and fits what the job requires. She welcomes you, she smiles and she is interested in how you are. She cleans up the property when necessary with even a Broom. Picks up trash and gives courtesy notices to move cars if parked improperly.....just overall a great management company!!! read more

After 3 years, my husband & I just moved out of the unit we rented from Chamberlain in Carlsbad. Honestly, we had a great experience. Even with a shift in on site management, Dara kept the property running like a well oiled machine. We never waited more than a day for a maintenance request to be filled, and Dara always communicated prior to any water shutoffs or other on site disturbances. Little upgrades like installing devices to pay for laundry with Apple Pay were always appreciated. Although we are happy to be at our new property, the Chamberlain property we rented at felt like home. We never experienced a single Chamberlain employee that wasn't a joy to work with. I would even venture to say Chamberlain probably has one of the best Maintenance Crews in North County. Thank you for a great 3 years! read more

If Chamberlain Property can manage our situation, they can manage anything! Highly recommend! read more

No! Im not confused. And no I did not have a difficult time renting! I only had a difficult time with Chamberlain Properties! You are Bias and discriminated and Violated Fair Housing laws! I am shocked Vicki is your office manager and surprised Your business has not been Sued! Vicki violated Fair Housing laws and The Americans with Disabilities Act Amendments Act; From many of her derogatory and personal questions: questioning as to how I obtained a housing voucher and her badgering and disrespectful and despicable treatment with people with disabilities! Asking "what exactly was my disabilty" One of her many unethical questions is a violation of Disabilty Act. Not only is your company Bias and discriminative; but you sir, are in violations of Americans with disabilities Act and Fair Housing Laws! Shocked you have not been sued! Shocked that people are giving your company business; to run their properties! If these types of questions are catered to the type of property owners you cater too; they too are liable to be sued! I can also see how desperate you are to cover up the negative reviews by having staff provide fake feedback! read more

Was interested in leasing one of their properties in Vista, CA. But they simply cannot be reached. I exhausted all available contact methods and never got any call or message back. They require far too many hoops to jump through just to make the request. I did all that then nothing. No way to see the property, no wonder clients are saying their property never gets rented with this group!! This has got to be the laziest property management company I have encountered. I waited 6 days (4 business days) after reaching out to to them (about multiple properties) before posting this review. Ironically the response time to this review was same day! Try changing your priorities maybe. The attached shows a screen shot you get AFTER entering all of the requested info to view a property (address redacted). They don't have the decency to tell you that you can't see the property up front, but instead waste your time and harvest your information. read more

Had an electrical issue with my apartment this year after some absurdly high utility bills. The electrician told me that CPM had the best out of any property manager that they've dealt with. 100% agree with the assessment. CPM are extremely professional and operate with a lot of integrity. I've been living in Su Casa Del Mat for about a year and am pleased with how they've managed things. Rent has stayed very fair. The property managers got things fixed promptly and are very easy to communicate with. They have a lot of respect for residents and the properties. The unit itself is pretty no frills, but that's what I want. I've rented all over the country and have had many different kinds of landlords. Out of all of them, I'd want most to be involved with CPM. Thank you! read more

Do not hire this company to manage your property they will take your money and never rent your property! My husband's home has been on the rental market for months! We have not received calls regarding potential renters, they make their own rental rules without consulting us! Finally we looked at their google reviews on how they treat tenants! Your liable of getting sued! HAVE NEVER DEALT WITH A MORE UN-PROFESSIONAL AND DELUSIONAL STAFF IN MY life. The approach that vikki took as to attack me instead of listen to her colleagues wrongdoing was despicable. EVERYONE WHO Enters into a contract with this company please beware of manipulation and outright disregard for their tenants. From our tenants: Make sure you know upfront about the charges they will deduct from your security deposit which, they will tell you that you'll be able to recoup all of your money if you take the necessary steps, but as you can see from my experience is inaccurate. read more

If its honesty and integrity that your company serves, it would serve you to get a straight answer from your staff to be upfront about dropping the ball and providing misleading and incorrect information. It was overall a waste of valuable time to get a unit on the market with the right company and I didn't feel the need to waste anymore as I did here. For yelpers, it would be of value to read all the reviews, especially the current ones and you can decide for yourself. This has been my experience and opinion and you will see that many of my reviews weigh heavily on overall customer service. This is where I felt my experience with them fell short. read more

This is a poorly managed company with zero follow through and customer service. Several calls and texts over several days went unanswered. We were told we were 1st in line for a listing then after paying $80 for a credit application we were told they went with another tenant. I called and asked for an explanation as we were more than qualified and they said our application wasn't completed which is 100% false. We sent them all info as requested. I suggest you read all of the other online reviews. I wish I would have earlier. This company is not to be trusted and they lie. Total scam for $80 in application fees. Imagine how much they make in people simply applying while having no chance of getting the place you want??? Never again.... read more

To whom it may concern, When we first purchased our apartment complex in Carlsbad, we were recommended to use another large management company. However after several months, it became apparent (I hate changes) that we had to find someone who would care for our renters and us as owners. I drove by Chamberlain's building (near our apartments) and decided to give them a call. Within a few moments I felt comfortable with Mike Chamberlain and decided to give them a try. Together with my son David, it was the best decision that could have been made. Currently our contact is with Ana Romero. She is a dedicated employee and we have no reasons to complain, as she is trustworthy and punctual. They have made owning this property painless and I cannot imagine changing. I would be more then happy to give a personal recommendation for anyone that is considering the "best" property manager in the business. Alan Long Sent from my iPad read more

This is specific to Lime Grove Apartments though does additionally speak of Chamberlain Property Management: This is a really great apartment community. It is quite a friendly group of people who live here. The manager, Sue, and her husband, Rusty, are absolutely fantastic! They are really friendly, they truly take care of this community, and they ensure the safety and enjoyment of the complex for everyone. It is a really great place to be able to come back to, relax, and enjoy the coastal location. The property management company, Chamberlain Property Management, is awesome as well! They are professional, timely in response for any inquiry or need, and they ensure that this community (and I imagine others) is run properly- that which goes back to Sue and Rusty's dedication to said property. The community is really maintained beautifully, there are grills for tenants to utilize, and everything is clean (which is great!). If there are any needs for maintenance, it is handled by Rusty in an extremely timely and professional manner. I do not review things much, but this place really is something else, and I absolutely enjoy living here and the people that make it possible, safe, and professional. To Chamberlain Property Management's team, Mike, Sue, and Rusty, a sincere thank you for all that you do and continue to do especially in these really unusual times. read more

I stumbled across Chamberlain Property Management's website and I must say that it is done very well and convenient for residents, property owners and prospects. I was fortunate enough to find a great apartment complex managed by CPM when I first moved to California almost five years ago. Living here has been a pleasure and I've been treated fairly at every turn. Our manager, Susan, has always addressed any issues that have come up quickly and has been willing to work with me on any problems that arose over my tenancy here. The property is well maintained, Jaime has always been quick and efficient when performing any necessary maintenance within the apartment. This review is for the Mauna Loa apartments on in Oceanside and Saray B. I stayed there for 17 months. The amount of rent I paid was a great value for the size and location of my apartment. It was an older building, but just before I moved in, my apartment had just been renovated, so it felt new. I had few issues with the property, and the couple times I did put in a maintenance request, Saray ensured it was completed in a timely manner and let me know what day/time the contractor would enter my apartment. During one point in time, I put in a notice of vacating the property, but due to factors outside of my control, my situation changed, and I asked Saray if it was still possible to stay. She was able to work with management to keep me at the property. New washers and dryers were just added recently, and during COVID times, Saray would always make sure the laundry area was sanitized. read more

5 stars and ask for Mark. Mark has been such a great property manager to work with. Im a general contractor and a vendor that works for many management companies. I highly reccomend Mark and Chamberlain property management as Mark communicates, documents everything, cares about the properties he manages, and it shows. Mark takes the time and meets us at properties when something has gone wrong at a property while many other property management companies just send a work order, mark and his team actually manage the property and go out to the properties. Thank you Mark and I highly recommend him as a property manager. read more

My wife and I have been residents at the Ocean Breeze apartments for eight years now. CPM has consistently been proactive in maintaining a safe and pleasant environment and responsive to our issues and maintenance requests. Our manager, Susan, is the best; easy to talk to and direct in her communication, we always know what's what. She's efficient, professional, and friendly. Susan has let us know of situations in the neighborhood that might affect us, and we feel she cares that residents have a good experience. We've also gotten to know Jaime, who takes the lead in maintenance. He's a great guy, very professional and friendly, never leaves a mess, and easy to work with. Any time a CPM representative needs to enter our apartment, they communicate in advance and give us options to come at our convenience or when we're out, if we prefer. I feel the people that are the "face" of CPM to us are great listeners and communicators. Just for an idea on some of the maintenance requests we've brought up that were addressed in a way that leads us to describe CPM as responsive and proactive: our carpet has been replaced, our refrigerator was replaced, and our stove was replaced. They offered to replace our dishwasher just to update it but we are fine with the one that's there now. We've had assistance with clogged drains and fixtures several times. The handrail on the outside stairs began to give us splinters (another tenant scraped it up) and CPM replaced it. A bike thief hit our racks a few times and CPM installed a light in the area. The parking lot was resurfaced and restriped. When re-roofing nearby caused an invasion of rodents, CPM worked closely with us to get rid of the pests surely and quickly. Bottom line: Based on our experience, I would not hesitate to recommend a CPM-managed property or to rent one myself again. read more
